From Lockdown on the west coast of Ireland, we were trying to sell an apartment in West Hampstead to an Italian couple living in Italy. Miles organised cleaners, painters, a self storage company and others. Gently but firmly he edged and cajoled both professionals and agents to bring the sale to a conclusion. It was a shock to get an email from him to say the sale had completed and the sales proceeds were on their way. We are very grateful to him and could not recommend him more highly.

run away, run away, run away...
We had an experience with them.
We met them to let one flat. At first there was not any problem.After agreement on a house;
-They made us prepared all bank, guarantor ext documents three times. Because they didn't believe our documents.
It wasn't enough.. for a while later they wanted three months English bank documents although they already know we came to this country just one month ago. (which is technically impossible)
-After we paid all money and prepared all documents which they wanted to let the flat, they wanted extra money for some kind of insurance that they never mentioned before.
-They delayed moving date 2 days before moving.They said they need to clean house. We stayed at hotel this day. But there was not any cleaning at home.
-They told me lie!!! While ? was leaving home, I noticed them more than one month ago. I let all candidates to see house always. One day they called me and claimed ? already accepted to leave the property 6 days before than the normal date. They said they called me last week and ? said "yes" "yes". may be ? didn't understand their language (I don't want to find a name of this behaviour) ... no guys. I know I am not a native speaker. But it doesn't mean you can lie to me easily. I checked all phone calls record to prove myself. They said sorry!!!! after they screwed my last month up at home.
Do you know they couldn't do whole these things, ?f I was a Londoner.
Do you know what happened later? I heard from landloard that new tenants needed to come to house; if not, they had to stay at hotel!! I empathized the guys and arranged my situation and left home earlier...
Now tell me google. Why you don't have "0" point. "1" point is also something while calculating the avarage...

We purchased a property in West Hampstead through Abacus, working with both Guy Daly and Miles Roberts. We found them to be very helpful, friendly and professional. We felt that they understood our requirements from the beginning when we viewed other properties in the area. They then brought the ultimate property we purchased to our attention as soon as it was available. They were supportive throughout the process and contributed to making it as smooth as possible. We would definitely recommend them to any prospective sellers or buyers.

I'm a little reluctant to give a review for this agency (however they repeatedly asked me to do so... so here it is: )
one of their agent Shelley is absolutely amazing, fast to respond easy to deal with, while the other one Alex is totally incompetent. Still waiting for her response for my e-mail from June it is now October (haha... don't see that happening) she sent us the wrong document with someone else's details in it... (pretty concerning, I know). We moved in the property in July she still hasn't sent us the TDS cert, which would be required by law. I did e-mail her then to send us the correct one, it did not happen.
After no response I called her, she reassured me that she would be coming back to me asap. Still waiting....
If you do want to go with them, ask for Shelley and things will be taken care of.

Shelley was amazing in showing us the property and negotiating with the landlord all our needs, she couldn't do enough for us at the time of getting/signing for the property. We moved over a bank holiday and were not given details of who to contact with issues which was highly frustrating at the time (as there were a number of issues), but once the office re-opened all was put right and we are very happy in our property.

AVOID. I've rented with my fair share of bad London letting agencies and Abacus were by far the worst. They are completely incompetent, and are only helpful up until the point they've secured enormous sums of money from you. Once you've paid fees and initial rent, they aren't of any use.
Some examples:
- tried to delay our move-in date less than 24hrs in advance
- we lived there for a year and they never managed to fix issues reported at move in (e.g. broken window)
- told us bills were included and then, when we received outstanding payment requests from utilities companies several months into the tenancy, backtracked on this
- refused to acknowledge that this was theirs & the landlord's responsibility given it was written in the contract we all signed and we eventually had to pay the remainder as British Gas were threatening to install a pay per use meter, including the debt accrued
- repeatedly ignored emails and avoided our calls during the issue with the bills, but were miraculously no longer 'in a meeting' when we phoned using different names
- tried to charge us for there being no working lighting in half the property when we moved out, even though this was a massive issue for us (obviously!) which we had reported to them and the landlord and the landlord was unable to fix until we moved out
- incredibly poor record keeping and communication between employees, e.g. complained at check out that the dishwasher had 'changed brand', when we had reported it to them when it broke and it was them that replaced it
- ended up charging us ridiculous amounts for tiny items when we moved out e.g. £15 for a missing plastic toilet brush. Were you really not going to replace that between tenancies? Revolting.
Avoid, avoid, avoid. The stress and frustration isn't worth it, and is ultimately why we moved out of such a nice, well-located property.
Like many others, I have given 1 star because it's not possible to give 0.

My experience with this estate agent has been disastrous. Our point of contact in the agency Alexandra is totally incompetent.
5 days before we were due to move in we received a very casual email telling us we would not be able to move in. Alexandra was not at all concerned that we were homeless and had no where to store our belongings. She was slow to get back to us with any information and was not at all transparent.
When our new move in date had been established we were given the keys and turned up to an absolutely filthy house covered in builders dirt and mess from the previous tenants which Alexandra was fully aware of and yet failed to communicate this to us. It was down to other colleagues to sort the mess out and help us on a Saturday which Was stressful and unfair for them and a waste of time for us.
There have been a few other issues with
If you expect to be treated fairly avoid this estate agents at all costs because of they are totally incompetent.

My boyfriend and I have rented a flat in Ulysses Rd, West Hampstead for the past 18 months and yesterday some lowlife scumbags broke the door down, ransacked the place and made off with pretty much everything of any value including many things of sentimental value. This was the second time this has happened in 6 months, despite numerous requests for improved security by us and our neighbours in the flat above.
I am now, understandably, too terrified to stay in the flat and so we have reluctantly had to instruct the estate agent, Abacus Estates to terminate our tenancy agreement forthwith. So far they seem to have accepted our position with good grace and have promised that we will be refunded our deposit in full with compensation for our stolen property as this second break-in could have been avoided… we will have to wait and see as so far it’s just been broken promises... I will keep you all informed of the outcome.

My family have been living in the South Hampstead area for over 60 years. Approximately 12 years ago we engaged the services of Abacus Estates to look after our various rental properties. Having dealt with James Altman and his team over the years, i cannot recommend them high enough for their commitment, service and attention to detail. Shelley showed me a couple of properties in NW6 and it was a particularly pleasant experience. She was very attentive to my needs and was not pushy in the slightest. I ended up pursuing another property in a different location and Shelley provided advise on how I should negotiate.

This agency is a joke. We were renting a flat just for 6 months because we wanted to finish our coop with this agency asap. We tried to contact our landlord many times and it was impossible because everytime I asked about number it was different than one on tenancy agreement ( not actual ofc ) and the numbers I have been given, were wrong. Agents told us that everything is included to the rent ( electricity, water, council, etc.) Nope it wasn't. If you want to recive your deposit back ( ha! ) good luck. We've been charged: £170 for checking company, £70 for BANK TRANSFER (just to get our money back) £200 for cleaning laundry machine which was clean. And 45 for 4 lightbulbs. Deposit is not secured. When you're working or you're going out somewhere, agents showing your flat to the people without your permission. So keep valuable items hidden

Dealing with this agency was an absolute nightmare. I never met such incompetent and unprofessional people.
The service was terrible, they make you lose plenty of time. The night we had to enter the flat for the first time, they gave us the key of the wrong flat so we were stuck outside with all our luggage.
They promised us they would have found other tenants to enter the house when we would have left London and of course they didn't, so we had to pay one more month rental even though we were not living there anymore. This is completely unacceptable.
AVOID THIS AGENCY IF YOU WANT TO AVOID PROBLEMS!!!

Rebecca McCarthy was keeping tabs on properties for us and she gave me call at the end of the day -- out of office hours because she was set on us getting this property, she knew it would be perfect for us. We got in a viewing that night and had everything confirmed in a couple of days. The whole process was super easy and Rebecca was very calm through-out the whole thing. Rayna's been really helpful also in getting the property all ready for us.

My review is specifically on Josh Wilson. Two months ago my boyfriend and I were looking for a place to stay. We didn't even know Queen's Park, but took the chance to meet up with Josh who persuaded us that it's a fantastic neighbourhood. He took us to three different properties and even gave us a lift in his car. He is very passionate about his work and very charismatic. He responded to all my subsequent mails and phone calls with efficiency and a very friendly manner. I was very impressed by Josh's excellent work ethic and I can recommend him highly as a rental agent. We are now living in Queen's Park and really enjoying it. We've found that some of the other staff of Abacus were difficult to get hold of once we paid our deposit and first month's rent, but Josh has always been easy to get hold of.

I've lived in an Abacus-managed property for the past two years, and have found dealing with them an absolute nightmare from the very first day. Utterly incompetent and rude staff right the way up to director level; incredibly slow response time to resolution of issues; lack of audit trail of prior raised issues and we were passed around from one incompetent employee to the next. This was not a one-off experience; this was for the entire duration of the tenancy.
I would blanket-ignore any property for rent marketed by this agency regardless of quality; it is a factor often overlooked that your managing agents need to provide a reasonable service to have an enjoyable and hassle-free tenancy. There are plenty of other agencies in the NW London area that will provide a far better service.
I'm giving one star only because it is not possible to give zero. This is the first time I've posted a Google Review because I feel strongly enough that it is in the public interest to avoid this agency.
To Landlords - you are not getting your money's worth in management, and your property will suffer as a result. You don't see the other side of the coin - I imagine they have a quite slick landlord-facing side of the business.
To Tenants - please avoid at all costs.

It was very bad experience with this state agency. We have an appointment at the address of one flat, when the agent arrived,she said that the flat we expect to see it is under offer now and she took us to another two flats which they were in a very bad condition!!!

I sold my house through these guys and I had to say the service was amazing. I also had my house up with Foxtons and it's a completely different service. Abacus are so considerate and really make you feel they are doing their best with ur interests at the forefront of their decisions and suggestions. I worked closely with Fabian who was amazing and kept me informed every step of the way and managed to get me more than my asking price. I would highly recommend Abacus as they are pioneers in excellent personable customer service

What an absolute bunch of jokers!! They are the stereotypical 'wide boy' high pressure sales men. They're just after your money and will say or do anything to get you to hand it over. As soon as you give them the money you will never hear anything from them again. Repairs, problems, defects with the property; forget it, they don't give a sh%t.

My Company, Yam Investments Limited have had a long term relationship with Abacus Estates. We have acquired properties from them and disposed of properties through them. We deal with a great number of agents but in our view Abacus Estates shine above most due to their expertise and knowledge of their market place. The negotiators, administrative staff and Principals are ambitious, creative and enterprising in sales, lettings and management. We would have no hesitation in recommending them.

Excellent service from the manager of the office, Stephen who not only helped us find a great place, but also knew exactly what would suit us, rather than simply trying to get us to take the most expensive property.
He was professional and helpful throughout, and had a great personal touch as well and took an interest in our situation, rather than simply looking out for his own interests. Given what London agents are like, this was a great and happy surprise.
