Assetgrove needs to be exposed to any landlord who is considering letting their properties with this company. I cannot understand why the council still deals with them??? something very strange about that????. When you read reviews written about them, you will notice that there is one major problem, Landlords are either receiving very late rent or NO RENT AT ALL!. I made a huge mistake and rented out my property on a rent guarantee scheme with them.. well this was a joke.... you were never guaranteed your rent at all, when you call them on a MONTLY basis to enquirer about missing rent, there is NEVER an apology, just excuses, when you email members of their staff to deal with your complaint(Sot included) you will no get any response, I want to save Landlords from from the stress and financial implications of dealing with this company,... Please contact the Council directly and take payments for your property directly , do not go with new company as they all are playing games. AVOID!!! DO NORT USE THIS AGENCY!! I would give no stars if it was possible I moved in last year and within a month notcied mould issues, They do nothing but paint over it which isn't getting rid of the issue my daughters age 2 and 5 has allergies toward the mould I have provided medical note to them to show them how serious it is and they still haven't done anything to fit the problem now we are constantly sick and my asthma has gotten so bad I need to use an inhaler I am 29 going on 30 and have NEVER had to use one before in my life Before I even moved in I was told that the property had mould issues but when I asked the agency worker he said "the people who live above is lying they just want the building to themselves" but because its council i had to accept it And thats just one issue they fail to fix im having to spend my own money to fit other issues and being a single mother with two kids its hard... Do not use this agent if you wish to rent out your property. I received multiple late payments. I was contacted by them 3 times demanding that I need a gas certificate, each occasion I had to remind them that there is no gas at the property. Over a 6 month period they did not notify the council of the tenants in the property and I was left with a summons to pay for the council tax. They cancelled my tenancy agreement without notifying me Furnished items were missing when my property was handed back to me, they have not taken action on this and have responded to my complaint. I was with Assetgrove for 4 years, guaranteed rent is convenient but you will not receive a professional service from them. In the 4 years their lack of professionalism has not changed, I doubt they take notice of Google reviews so I would not expect any improvement in this company.... Read more

The worst and the receptionist is so unprofessional with no respect for callers. They do not repair their property. That is why the will try to show you the property at night so you won’t see all the problems. I’m so disappointed, I even used my own money to fixed up some of the damages and sent them the receipt but they never refund me back. I wish they try and improve their services which will take them far. I sometimes think that they treats people differently because they still have some people giving them 4 stars all customer should be treated with dignity and respect so why are we not having the same service? In Winchmore Hill, North London – Assetgrove Prime Sales & Lettings Ltd., trading as Assetgrove Prime, which owed a landlord £1,820.50. A landlord made a complaint to The Property Ombudsman, claiming that the agent failed to pass on the last month’s rent and failed to compensate him for a new cooker, which was missing at the end of the tenancy. The landlord raised the issue with Assetgrove Prime, but the employee he dealt with stopped responding and the agent denied that the tenancy was anything to do with them and the employee worked for another agency. The absence of an inventory meant the issue with the cooker was difficult to prove, however, it was clear that the landlord was owed 25 days rent. The Ombudsman made an award of £1,820.50. Assetgrove Prime failed to pay the award and they too, were expelled.... Read more

After waiting for a very extended time of period I am very upset after they didn't give my deposit back. My pregnant wife has worked many hours for this 480£ as she was paid 6£ per hour at that time. I live local to their office and I find their attitude to both the people of Winchmore Hill, businesses in the area and even simply passes by as quite unbelievable. I rented out my property using Assetgrove for two years. The process of renting was smooth, and there weren't many repairs required over that period. My flat was handed back to me in very good condition. Stephen James was my contact throughout this process, he was helpful and replied quickly to my questions, either by email of phone, and met me out of hours to hand the property back to me. I DO NOT RECOMENT ! The worse agency I have ever deal with .they never there when needed. Been living in one of their property .everything was damaged .but as it was taking them 2 years to even come and see all the issues I decided to do it all from own packet .yet I had issue with the boiler and cooker they came once over 4 years living there and said it was just fine .I have no warm water few times a week .sometimes can't even cook as the cooker was damage since I moved in .because I had to buy my own wash machine and fridge I have no money to buy a cooker .unprofessionals. disrespectful people .I wish I could move out but I have no choice for another year. DO NOT USE ASSET GROVE...TAKE MY ADVICE. I lived in one of their properties for four years and those four years were a complete nightmare. When I moved in, I found out the flat was infested with mice, they barely did anything to sort it out. The landlord (Omar Khan) then came in to try and sort the problem out himself. It was like something out of Only Fools and Horses. The mice issue persisted. I ended up forking out £300 (I still have the receipt to this day) of my own savings to get an exterminator because I just could not take it anymore, especially as I had a new born baby in the flat at the time. Repairs would take ages to be completed as they have to contact the landlord first to get his/her permission which would cause a further delay. I would go for days (I remember going for one week at the most) without hot water or heating. The landlord would lie about attending the property to fix repairs, sometimes they couldn't even reach him. I slept in a room that had serious damp issue (I still have the pictures to this day). The final insult to injury was when I moved out last October, I received a letter saying I owed for a council tax bill even though I had already vacated the property at that point. Both Asset Grove and the landlord submitted false information about the date I left the property in order to pin this bill onto me however I will fight this. Shame on you Asset Grove and for enabling rogue landlords like Omar Khan to continue to operate unchallenged!!... Read more

Awful, I am a tenant and have been since May 2018 - when I moved inI had water leaking in through my back down every time it rained - this has just been resolved, I had a huge mouse problem(which I ended up having to deal with myself) I haven’t had a working washing machine for nearly a month, I have cracks appearing in my walls, I have water seeping into the walls and now have a structural wall that is soft and crumbly! Asset grove promised so much and advised that they would out perform angels lettings who also offer a rent guarantee service. The have housed 6 children three adults in a four bedroom house, the garden is over grown and full of furniture dumped. Occupier has stated that Asset grove have promised to come and clear it a number of times but have still not done so. In a period of 2 years they have paid the rent over 2 weeks late twice and refuse to pay a charge for late payment, they pay the rent a few days after the rent is due even though the agreement states that rent will be paid before or on the rent due date. Not ideal considering the rent is already paid in arrears. Have served notice to them but knowing them, they wont clear the tenant in a hurry like before. I have chased Neil a number of times and he has failed to call me back even after a number of promises. If a tenant paid asset grove later a charge of £150 would be charged to the tenant but being the tenant in my case they refuse to pay any charges. Be warned when looking through the tenancy as the terms on their tenancy are all one sided to benefit them which is not a fair contract for a landlord. I will give the house to Angels lettings when i get the property back, this is who I should have gone with when I had the chance.... Read more

I gave my property to the company over 4 months ago and not once has the payments been on time, I am constantly chasing the rent and has sometimes been paid 3 weeks late. VINCENT LEBEOUF IS A LIAR, A THIEF AND A CROOK. HE IS WILFULLY WITHOLDING RENT IN BREACH OF THE TENANCY AGREEMENT. We have been landlords for over 15 years, and Assetgrove are by far THE WORST AGENTS AROUND. Rent has been paid late for the past 5 months, and not been paid at all this month. The property is overcrowded (in breach of the tenancy agreement, the HMO license and basic health and safety). Tenants have smoked (weed and cigarettes) and had multiple pets, both in breach of the tenancy agreements. The tenants had flooded the property, destroying a bath, and ruining a ceiling and landing. THEY CHANGED THE LOCKS AND REFUSED TO ISSUE US, THE LANDLORDS, WITH A SET OF KEYS. All issues that have been raised have been ignored, and the COWARDLY VINCENT LEBEOUF has hidden behind being 'in meetings' for weeks now. On the rare occasions we have gotten through to him he has been rude, hanging up on us, telling us to shush and now most recently SAYING "HE WOULD NOT PAY THE RENT, AND IF WE WANT THE RENT WE SHOULD ISSUE A SOLICITOR'S LETTER". This is outrageous, but sadly not out of the mould for a company like Assetgrove, who seem to be charlatans and slumlords. BELLA GAMBY IS ALSO A CROOK AND A LIAR, and previously worked for a reputable estate agency, during which time she convinced multiple landlords to let their properties to Assetgrove, before subsequently joining the staff of Assetgrove (no doubt with a healthy signing-on bonus). She has ignored all attempts to make contact. We have dozens of email chains evidencing everything, and have now sought legal advice. We will be pushing for full reimbursement, a penalty and a regulatory fine to ensure no more landlords (or, indeed, tenants) suffer at their hands. ALL THESE NEGATIVE ONLINE REVIEWS SHOULD PROVIDE SUFFICIENT WARNING - STAY WELL-CLEAR OF ASSETGROVE.... Read more

2017 --------- I am a neighbour, and I have had problems with tenants from Asset Grove. They use the property as temporary accommodation. They crammed a large family into a tiny property. I am facing a lot of noise issues, as their children are running, screaming and jumping. The tenants did say they were having issues with the property and had complained to Asset Grove about a serious health and safety issue. When the tenant moved in, they seemed pleasant people. So I was happy. However, more recently, the tenants have been throwing rubbish out of windows into my garden. I did complain to the tenants, but as you can imagine, I got abuse back. No apology. Companies like Asset Grove are providing temporary accommodation to tenants. They get tenant A from the council and place them in a property. They don't vet the tenants. No checks are done, if the tenants have been evicted for anti-social behaviour. On the bright side, I am just glad, the tenant are n't doing drugs, but as this is temporary accommodation, I don't know what sort of tenants, Asset Grove will put in next. If you are a landlord, don't cause misery for your neighbours by giving properties to companies like Asset grove. Find yourself professional tenants. UPDATE: 2018 - Above tenants moved out. New tenants have moved in. I am angry, their new tenants are playing loud music at FULL VOLUME. Another problem tenant from Asset Grove. Their tenants don't have any consideration of neighbours. It is people like me who work hard and pay our taxes, that is paying for the free home these tenants enjoy. This is what society gets back in return! The worst letting agent ever. Very arrogant staff with terrible attitude and customer service. They make you feel like they are doing you a favour. My house has not been looked after, it's in a terrible condition. They don't listen to tenants complaints and the house continues to deteriorate. I would think twice before using this company.... Company is awful. They don’t look after there Propertys leave tenants with there issues claim to have a 24 hour maintaince team but never do repairs you have to contact the council for them to do it. They care about money only not the tennants. Staff are rude and there Propertys are run by awful people and let out in bad conditions. Would stay clear also most of there Propertys are for care kids who they don’t look after and let there staff steal off them avoid. Let things happen in there company to there tennants that there other tenants are the blame for and do not care... Read more

The worst of the worst. They will win 1st prize for being the worst management agent ever. Extremely difficult and very rude receptionist, full of lies and bad attitude, does not want to listern. Never can speak to any managers, they will fool you by saying that they are the manager. The whole team in general is full of bad attitudes and dont give a dam about you. Talking completely from a tenants point of view. Thinking they will probably suck ass if u were a landlord or maybe im wrong. Properties are complete dog poo. Rodents and roaches in every property. I mean every property. If you live in any assitgrove property, i feel sorry for you. Go doctors and get yourself jabbed up. May god save us all.... Read more

Very happy with the service I received! My flat was rented out quickly and all problems sorted straight away. One tenant turned out to be a nightmare and they were removed and the flat put back together! Why do tenants not respect properties??? ????.... Read more

Assetgrove are a great company to work with, they are honest and professional with their advice. I have given them a few BTLs to look after and they have guided me through all the pitfalls associated with renting properties. The Guaranteed rent scheme is a real plus as it gives total peace of mind. Is there a catch??? absolutely not!!!
