I personally had a brilliant experience with Havilands. Ater looking for a property for over 1 year i changed areas i was viewing ,and came across Havilands. How refreshing from most of the other estate agents, mostly terrible. I had a 3 man team working with me Jordan who showed me the property i purchased.
Jordan didn't try any hard sell answered my questions what he didn't know he didn't fob me off as if he knew, but said he would find out and get back to me. Again which was refreshing from some other estate agents. Also gave me really handy tips on solicitors not linked to Havilands to make the process run as smoothly as possible, as opposed to the generic one i was initially going to use.
James, who was the essence of calm, and reassurance. Buying property can be such a nerve racking experience as it's a massive commitment. James provided that calmness required. was very quick and responsive to my queries. Also provided some valuable links.
Katie, was the driving force who ensured everyone did what they had to do making sure i did what i had to do chasing the sellers if required, was like a bundle of energy.
If you are a serious buyer and you really want your deal to go through quickly this is the team for you. As long as you are responsive, they will do the rest. My deal went through in 8 weeks from offer to completion, obviously the seller also has to be as responsive, Katie will be on the case if they are not.

If I could give 0 stars I would. James at Havilands is an unethical person and estate agent. We were stuck in a chain where our seller's were buying a house which was under Havilands. When we put an offer for our house, we were told that we're in a contract race as the house our seller's want to buy (through Havilands) has another offer. Therefore it will really be down to who can get to exchange first. We worked extremely hard to get from offer to exchange in 3 weeks thinking we're there to only find out the estate agents were just playing with our lives to secure their commission. There was never a contract race, the sellers for the house through Havilands weren't even aware of our offer and were always going to go with the other party. We had given our landlord notice to leave that month because we were rushed by our sellers and estate agent so were basically going to become homeless. Due to our efforts, we got this over the line with no help from either Havilands or our estate agent. Never has an estate agent deserved their fees less. Do not recommend going with this estate agent at all!

Richard Smith at Havilands is the sort of agent you think doesn’t exist. Kind, calm, never pushy, and somehow on everyone’s side – genuinely. He listens, he does his homework, he knows what he’s talking about, and if he doesn’t have the answers he gets them for you pronto. He’s professional, clear and honest, with a generous spirit. Richard found our dream home for us, a really special property, and helped us secure it with zero stress – a bit of a magic trick.
If you’re looking to buy a house in the areas served by Havilands, I’d strongly recommend trying to secure Richard’s support personally. His no-nonsense but patient approach to dealmaking is really refreshing. Buying a house comes down to a matter of hours – Richard chose to take time out of his weekend to help us and our vendor align on a sale that was careful, swift, exciting and also fair.

Richard at Havilands has been superb in dealing with us so far. We met originally when viewing a property in which he was and has been since, very punctual, friendly and diligent in his work.
We decided to put our flat on the market with him and we can’t complain at all. He has worked tirelessly to get us the best offers and drum up as much interest on the flat as possible. With regular updates on how things have been progressing we’ve felt in the loop the whole way through the process.

It's been a year since I had unfortunately dealt with the agency. I had looked through the reviews and noticed the agency makes happy so many people they even leave their feedbacks several times! My experience however was not pleasant at all, having left me with some health issues. I would not call the agents professional and I find it's hard to trust them after what I had been through. At first the impression they had made was good but at the end it all went really wrong. It has left me with an unpleasant feeling and I started asking my friends in the area if they have experiences anything like that. I was impressed to find out that there were many who actually had felt the same way. I would very carefully consider if I were to deal with them again and would prefer not to. I went with another agency at the end and was rather pleased.
To be exact, they basically sold my buyer another property on the same road literally several houses down the road. My buyer pulled out on the date we signed contracts and in three weeks moved into the property bought through this agent. It’s pretty obvious that the sale of another property was taking place at the same time as they were “trying” to sell ours! If only they put our property back on the market earlier (even though they were selling to my buyer another property) we wouldn’t have lost so much time.
I see their customer service has improved by now and they are getting some positive feedback though.

Very rarely leave reviews but compelled to help others avoid wasting their time and energy with Havilands. I thought given they have been local for many years they may be reputable, but reality is the most useless estate agents I've ever encountered. Took my flat on to sale and went silent for several weeks. Not a single viewing, not a single call or email to give me any feedback. Zero. Nothing. This is not my first property sale so I'm not naive to agent workings and the process, but of all the agents I have dealt with I can honestly say these guys are the most useless. When I contacted them, they were full of fluff about holidays etc, fine, but where is the proactivity in earning their commission? A simple communication? They valued highly to secure the listing, despite me being clear that I want realistic expectations. They seem to have no one on their registered list in this bracket and no understanding of how to market a property. Please don't waste your time.

Great experience. I've been trying to sell my house a few other agents before trying Havilands and the experience with Havilands was the most positive. I think I had about 5 times more viewings through Havilands than with any of the other agents. The viewings were timed considerately, so that they were usually scheduled to run one after the other, and they were carried out by an agent from Havilands, which I preferred. Also, they confirmed with the viewer that the viewing was going ahead the day before, so that there were no last minute cancellations or no-shows, as was the case with other agents. The communication was great and didn't feel pushy (even when they suggested a price reduction), as can be the case with other agents.

The words that come to mind when I think of Jack are Integrity, Great Communicator and Patience. Jack accompanied me on a viewing to a unique property. I was struck by his knowledge of the property and its current history. The viewing wasn’t rushed, in fact Jack encouraged me to take as long as I needed to look around. Jack pointed out many of the special features in the property and to be honest the conversation between us flowed very naturally. Jack encouraged questions; if he didn’t know something he promised to find out. There was a particular feature in the property that concerned me, when I shared this, Jack didn’t fob me off, instead he listened and understood the concern I raised. On my second viewing, I was accompanied by my mum, even though she was not the prospective buyer, I noted his approach towards her was kind and respectful, answering all her questions too; his approach didn’t change. The housing market has been quite frenetic in the last year, it was so refreshing to be given permission by an estate agent, to take my time and think things through

Buying a house can be quite a stressful process. But from the first meeting, when we spotted our ideal home in the window of Havilands Estate Agent on the Green, Winchmore Hill, and throughout the whole process, Jay Jones made my husband and I feel well looked after, cared for, listened to and truly prioritised.
His professionalism and his genuine respect of others set the tone for the whole experience. There was never a time when I was made to feel I was a nuisance (even when I was quite sure I was a nuisance!); my emails were always answered promptly; our needs were always taken into account and we were always welcome to return to view the property every time we wanted.
Jay never made us feel he was too busy for us and we really appreciated this.

Havilands just recently successfully achieved the sale of my mother's house in Winchmore Hill for the target price they estimated at the outset. It did take a bit longer than I expected but this was mainly due to the ups and downs of the market during COVID and the inevitable problem with potential buyers changing their minds, which obviously comes with the territory. Throughout the journey their service was excellent, keeping me updated every step of the way. They were very helpful, responsive, polite and friendly at all times, no matter who I happened to speak to in their office. Like the majority of people, I don't get involved in buying/selling property very often but if you're considering an estate agent in or around the Winchmore Hill area, I could certainly recommend Havilands.
