More than happy with Novus they have managed to maintain the Tysoe Estate well whilst keeping service charge increases reasonable They have been able to undertake large projects (internal Decoration)using the sinking fund so no for one of payments from lease holders (lease holders nightmare). This has been mainly due to there flexibility to work with current residential Directors to look at ways to cut cost and save money i.e. Directors doing the fire alarm and emergency testing and using a local resident to act as an onsite caretaker/gardener.
The five stars are mainly down to our block manger Joanna Wade. I'm a long term resident and former Director of Tysoe Avenue and I've worked with her for many years. Jo is an actual pleasure to deal with. Very efficient and organised and she really knows her stuff and always willing to help. Really feel like you get a personal service, makes you feel like she only manages Tysoe Avenue which I know is not the case as she has a crazy work load. GOOD JOB JO!!! I sleep better at night knowing you our at the helm.

We came across Novus as a result of finding a property to rent as a result of work movements. This was clear at the early stage where the agent Scott was told that the purpose of moving was due to work. At the initial stage there was a lot of pressure applied to put down a deposit, being hounded with potential other viewings and that the property would not be on the market.
Due to work locations being moved unexpectedly, we queried whether we could break the contract and pay whatever was remaining. Surprise to myself was that there was first no process in place, and the agents were rude over the phone offering no help. After some time, I was returned with an answer that it would cost best half of £700 to break the clause, and this would be with VAT. Not only was I disappointed with the attitude, but the way this business claws back their costs through their clients was rather upsetting.
On trying to work with them and agreeing to the fee, we were then put on the spot to pay the money upfront, even before having carried out any sort of work. Th thuggery and brutal approach to customer service was the worst I had experienced. We were confused, lost and out of pocket, and it was a never ending nightmare dealing with Alex and Scott.
After a dreadful wait, a week later we were out of the property. My advise would be please avoid this business. From what I understand there are two people running a rather unorganised and money grabbing business. Save yourself the hardship and look to someone more professional for your property needs.... I own a freehold terraced house in a managed estate,. I pay service charges to managing agent annually and attend AGM to raise our opinions on maintenance budget. When I sat in the AGM I queried the high budget for gardening maintenance where the gardening work only carried out in the remote apartment block area while there is no communal garden in my terraced houses area. Julian Harris of Novus Residential suddenly got mad with my query, may be he thought that I was trying to use this query as an excuse to avoid paying service charges. He then insulted me in front of all attendees of the AGM by saying I was wasting director's time. He ordered me to write to my freeholder (but I own a freehold house) or to look at my title deed or to consult my conveyancing solicitor to confirm that I am liable to pay service charges. In fact I have no indication nor intention to avoid paying service charges and have always paid in full. I was so shock at his madness. It was very unprofessional and aggressive of him.
Most important of all, this managing agent is incompetent to manage Health and safety risks posed by individual household in the middle of the communal area. Julian Harris only cares about collection of service charges.... Read more
