I would strongly advise anyone considering dealing with Aztec letting agency to proceed with caution. In my experience, the process raised several concerns.
After expressing interest in a property, I was asked to pay a non-refundable holding fee in order to move forward with the application. Shortly after paying this fee, I was informed that my application had been successful and that the landlord wished to proceed.
However, the situation later changed and I was told that the application had not been successful and they didn't showed up with a valid reason that my file is declined. As the holding fee was stated to be non-refundable, the money was not returned.
This experience left me feeling that the process was unclear and potentially misleading. I would recommend that anyone considering using this service carefully reviews the terms and conditions and fully understands any fees before making a payment.

Before anyone wants to deal with Aztec make sure you are aware that you are going to loose your money
They say they will find you a property when they do they tell you there is a holding fee that is NONE refundable. Clever and sneaky. They then tell you you have successfully been excepted and the landlord wants to move forward….thats the scam
They don’t arrange with the landlord they just tell you it wasn’t successful and now you lost your money
STEER CLEAR OF THESE MONEY GRABBING THIEVING they only there to screw you out of cash

We received a 5* service the whole way through, any questions asked were answered thoroughly and promptly. The whole process was smooth.

I had an appalling experience as a renter. Aztec were consistently incompetent from end to end and I would warn tenants and landlords against using them.
I travelled from London to MK for a viewing and was left on the doorstep as they had forgotten the viewing. (I called them and Karishma turned up 30 minutes later)
After moving in, I had to negotiate hard for Aztec to liaise with the landlord to replace the broken washing machine.
The most serious issue was that they did not conduct a check-out inventory. The landlord exploited this and invented evidence of damage to claim on my deposit. That was ultimately resolved by the myDeposits dispute resolution service, but that process took 3 months.
I don't think any of this is malicious, but honestly their incompetence is another level. Avoid if you possibly can.
Kudos to Daniel, who is an exception - he was always on top of things but how he survives surrounded by buffoons is a mystery to me.

The workers in lettings show you around the properties, make you feel as though you are likely to get the property. Once you view the property, you do not hear from them again. Their communication is very poor. You end up chasing them to find out the outcome of your interest in the property. The way they treat customers after viewing a property is awful. Poor communication skills and no conscious to get back to the client. Awful and disappointing!

I have let out my property with Aztec for the past 7 years and been very happy with the service. The regular property inspections are second to none with loads of supporting photos and constructive observations and comments.
Aztec do not need to be chased for the rent as it is deposited regularly and a supporting invoice is submitted at the same time. I have found Mr Kemi Johnson to be very professional in his dealings. He always sees the job through and goes the extra mile to ensure Landlord satisfaction. Kemi is an exceptional employee and an assett to Aztec.

Just to address Aztecs reply to my 1 star review and to double down.
Check out issues.
Yes. You were trying to get full redecoration at our cost. If it wasn't for us going through your 2022 inventory (which was your agents job to start off) we would not get most of our deposit. Yes, we agreed to 2 final deductions as we didn't wat you to hold our deposit any longer- it was already almost a month you kept it. We werent in position to wait for it any longer- otherwise we would go hrough deposit scheme complaint ourselves. We still haven't been provided with receipts of the jobs that you claimed you'll do with deducted deposit. Remembering the state of the property when we moved in, you'll probably rent it again to someone as it is.
Customer Care
I am glad you are finding it hard to relate to my comments. Your 'customer care' is appaling. I can recall a conversation where I was told either by Raj or Kemi :' Do I think that landlord has nothing better to spend money on?' Or when you were calling me to charge us for the 'handy man' that couldn't see , nor fix the leak in the bathroom.
Since then we decided to use email route whenever there was an issue. For anyone that risks to use your services - email them everything- save yourself stress and rudeness.
Unfortunately the only special request that we asked for was to be able to have a dog. Yes, you followed up on that the same day. The answer was NO - with no explanation or open discussion.
Oh, I also remember asking you what you want me to do with mouldy curtains and bit of old sofa that was left in conservatory when we moved in- I still didn't get reply to that. (If you want to challenge this I can publish screenshots of the emails ).
Maintenance issues
I never said that you didn't resolve them. It only took lots of time, chasing and stress.
I will say it again- for anyone that is thinking about using your services- think twice. If you can- avoid.
Hopefully Aztec Lettings will review their ways with their clients and maybe improve for the future. All the best.

Aztec Lettings- any other agency is better.
Me and my partner moved in to the property managed by Aztec Lettings in 2022. Initial interactions were fine. We were told that the house will be redecorated by the time we start our contract. Few days before we meant to move in, we got phone call that if we want house refreshed they would need 1 week extra time. We said that it’s ok as long as they deduct week out of our rent fee. We were not going to pay for a week we were not able to be there. They then said that there is no need for it and we can move in as scheduled, property is still in good condition and can stay as it is.
We moved in. Property was tidy on first look but once you stepped in the floors were sticky to the feet and all kitchen surfaces were greasy. It took us hours to clean this up. Gas was on the meter. It was left with debt on. Within first months washing machine broke. Having this sorted was like pulling teeth. We were left without it for more than 3 weeks. We reported a leak in the bathroom. A handy man got send and claimed that there is no issue. Aztec Lettings tried to charge us for their handy man even though he claimed that he will not get paid now because there is nothing to fix. My partner had to record the issue on video and then they eventually sent the plumber. Every issue (and there were more) was treated by the agency like an inconvenience and if you tried to report it over the phone they would be dismissive, impolite and took ages. If you decide to rent with them, make sure you put everything in the email- save yourself stress and unpleasant conversations.
We rented with them for 2 years. They only checked property twice within that period and reported no issues. We handed the keys to property back, leaving it in better cleanliness state than it was handed to us. They apparently checked it the next day, but it took them 10 working days to send us their check out report. And here we were shocked. Aztec Lettings was trying to get full redecoration at our cost! They took pictures of previous damages, visible repairs and scuffs on the walls that were there before we even moved in. Luckily we had the inventory report from 2022 with all the photos and we were able to point out all the issues. In the end we were charged for cobweb swap (£75- professional cobweb swappers must be a great business…) and for one repair which we admitted was our fault. We got our deposit back almost a month after handing the property back. With the issues they claimed were our fault we would probably not get any of it back.
I say again, if you can avoid this agency please do. If you decide to rent with them, make sure you document everything. Take pictures and videos of every corner, wall patch, scratch, paint flake, etc. Use email route for communication so you have evidence for everything.

Michelle from Aztec was a wonderful agent, very knowledgable about the neighbourhood and was able to highlight features that are great for our little girl (such as the lovely walks, the catchment area for great schools) and even a nearby doctor in the neighbourhood (good to know for an expectant mother!). She even provided plastic coverings for our shoes, which none of the agents in other agencies had done (which shows the amount of care she has for the property and her consideration for potential tenants). We really enjoyed our viewing with her!

I recently found a rental property with Aztec Lettings. They were amazing! Having made enquiries through several agents, Aztec were only one of two who replied to my enquiries really quickly. All the team were really helpful and knowledgeable. The website is one of the better ones with video tours of the properties available. My agent Daniel has been great. He was really accommodating with virtual viewings and communicated really well throughout the process. Everything has been unbelievably smooth. I would definitely recommend Daniel Nichifor and the company if you are looking for housing in the MK area.

International Peace of Mind!!! If i was able to leave 6 stars i would.
I was looking for a flat from overseas for my daughter who was moving to MK for a 1yr work term.
As a parent, i explained what i was looking for and Michelle found the perfect location.
She helped us navigate through all the requirements and made sure that everything was put into place when we arrived in the UK.
We literally got off the plane and straight to the flat!!
For those of you that don't know, if you are coming from out of country......there is alot of red tape that you have to overcome....Michelle knew them all!!

Absolutely terrible, if i could give no stars i would. Called and scheduled a viewing which i confirmed multiple times before leaving, travelled from London to Milton Keynes only to be told once i arrived (over the phone, they didn’t have the decency to tell me in person) that the property was no longer available. Their response was simply “that’s the way it is”. Terrible letting agency making the rental market experience worse than it already is.

Horrible experience and I waste of time and money. They asked me to pay 12 month upfront, when I already agreed to pay 6months upfront, due to have a CCj because of a £207 ticket. Bear in mind my tenancy is only for 6 months, agreed on and i paid my holding fee. Only for them to switch it up, stating my partner has bad credit, wasn’t the whole point of me paying for the whole 6 month tenancy to bypass this. Also you asked who would be paying the rent I confirmed it would be me. I sent three month bank statements, showing I earn 6 figure and can afford to pay, you also requested to see my savings account, to see my saving.
Bare in mind they called me to view this property, before travelling from London I spoke to Daniel and told him I had a CCj, but I could pay upfront, if this was a problem with the landlord I understand, he said that’s fine, I should come for the viewing. I want me holding fee back, respond to my email. Worse experience ever!

Awful company, all they want is money , no help to tenants - boiler broken down , door handles fallen off before we moved in and only said to mention it to the landlord, boiler was over 15 years old and based on the comment of the Engineer that came to look at it , “ it’s last legs had long gone 5 years ago “

If you are considering using this letting agency, I strongly advise against it. My experience with them was extremely disappointing, to say the least. Firstly, my house was burned down while under their care, and I received no meaningful help or support from the agency during this difficult time. This left me feeling abandoned and helpless, with no one to turn to for assistance.
In addition to their lack of support in the aftermath of the fire, the agency was also generally unresponsive and unhelpful throughout my tenancy. Anytime I had an issue or question, it felt like pulling teeth to get a response or resolution. This made the entire experience of renting through them incredibly frustrating and unpleasant.
Overall, I would strongly advise against using this letting agency. If you're looking for a company that will provide good customer service and support in the event of unexpected incidents, it's worth considering other options. The lack of care and concern from this agency has left me feeling extremely disappointed and frustrated, and I would hate for anyone else to have to go through a similar experience.

Everyone in this company is extremely incompetent.
When I cleared my flats, they charged me £260 for minor clearing and extra for leaving my mattress behind that I paid for which I told them I would leave for the other tenant staying.
They have poor communication with the landlord and oversell everything.
I have also tried contacting them regarding a false electric bill that they relayed to me after I rightfully paid mine but are ignoring me.

Terrible letting service! Didn’t call me back once, and didn’t inform me at all on the property I was interested in, mid application they allowed someone else to take it and did not inform me about this until I had nowhere to live for a month!! Absolutely disgusting to take advantage of a young couple in a difficult situation and treat them so unfairly… I recommend any other letting service but this one! Save yourself the trouble!

I am a property investor, I have been for both a landlord and tenant for 20 years, Aztec letting is the most disappointing agent I ever dealt with. It might appear to be helpful when you move in and pay money, but it’s highly unhelpful every step throughout the tenancy with no support on maintenance issues. End of tenancy is a complete nightmare ,they are keep bring the clients to visit house almost every day and leave you without privacy. At the end , all to do with them NOT wanting to return the deposit and playing a game finding ways to justify them keeping it. The person called Judy is the most impolite and un caring person I ever experienced. God knows what’s wrong with her, it’s a totally nightmare.
I have been debilitating about writing it as there are all unbelievable good reviews on the website only but My heart told me to warn people about such unscrupulous agent and this is one such agent.

I handed my home of eight years over to Aztec to let, just as the Covid-19 lockdown came into effect. I was stuck in my new home 120 miles away and unable to do anything. But Aztec (Monica and Mo) were superb. They opened up so some last minute work could be done by my plumber. They got the house on the market despite having closed their office and then, because they could not arrange viewings, made and posted a brilliant video of the house showing it off to the best effect.
Within two days, they had two applications for it. They provided information on each and we chose with which to proceed. Aztec kept me informed at every stage of the referencing process - giving me a lot of confidence. The new tenant was keen and moved in within a week of me being informed that he had applied, the initial rent being paid to me the next day. So despite the pandemic and lockdown, Aztec had my house tenanted within 6 weeks of signing me up.
If their ongoing service is as good as their finding and signing-up a tenant service, then I'm going to be a very happy, unstressed landlord.

My only demand was to give me a house for long term. They asked me to move after 6 months. They told me that the landlord want to move back into the house with his family. Since then...this property from Oldbrook is listed every 6 months. Is that o coincidence or they just want to take fees from every tenant???
If you looking something for rent...I highly recommend...NEVER USE THIS AGENCY!!!!

I booked a viewing with Aztec Lettings and called them to let them know I'd be a few minutes late and I was told there would be no problem with that. Unfortunately, when I arrived there the agent never showed up and nobody contacted me. I wasted my time and my money on a taxi to get there and get back.

Aztec Letting have to be the most incompetent lettings agency I have ever dealt with in my 10+ years as a Landlord. They would take money from my rent for works to be carried out then supposedly carry out 'other' works instead, leaving the actual problem without remedy. They do not respond to any correspondence sent to them without at least two follow up calls and won't confirm anything in writing lest you have something to use against them. In the end I had to contact my tenant directly to find out what was happening with the property only to find they were moving out and Aztec had not bother and still insist they do not need to tell me as I have her number? Mohammed especially does not understand the concept of customer service, when I called him to complain he actually refused to listen! I would NEVER use them again and I would advise others to steer clear. The amount of money you will loose, plus the hassle and the attitude of staff on top of the derogation to your property is not worth it. Incidentally this is the second property my tenant rented through them and they have had nothing but problems too! Save your yourself the bother - STEER CLEAR!

If I could give 0 I would. Arranged a viewing and have proof of the text confirmation. But waited over half an hour for an estate agent that didn’t turn up. I called the next day and they didn’t help at all. I wouldn’t recommend this company, no professionalism or customer service.

We tried to view a house quite recently which we've had an appointment for twice which has been been cancelled. On our third attempt we got an appointment but with no confirmation, after calling we had confirmation, turned up at the property and waited for approximately 20 minutes before leaving. We called up a few days later and apparently were told the agent was inside the property but didn't bother attempting to contact us. Rip

I have been with Aztec lettings just shy of 7 great years. And although I have seen many staff members come and go (sometimes quite inexplicably, which can be frustrating as I'd like to know with whom I'm dealing) Aztec has been nothing short of amazing! I have a potfolio managed by other letting agents outside MK & their service does NOT even compare to Aztec.
With Atec you can rest assured that your property is in good hands with a professional & well oiled team. Chris their manager, is just a dream to work with. Punctual, hard-working, multi-lingual & extremely polite.

Its been one year since I left a flat rented by AZTEC, which was rented out full of cockroaches and a flat roof in 12 parts which led to leaking into my son's bedroom every time it rained etc etc etc, and they have still not paid my deposit back yet! nor the £450.00 overpayment.
I would recommend to people to stay away from this company. There are plenty of other agent in Milton Keynes to chose from.

I have used Aztec Lettings for many years, I have found their service to be honest and professional. As a landlord I have found them always willing to go the extra mile to make sure my property matters are dealt with fast and efficiently.
I have used a number of different agents over 8 years and have to say that my experience with Aztec has always been positive. They have made sure my properties are well looked after and have provided really competitive quotes for any issue or repairs whenever they came up unlike some. A lot of the other agents have tried to rip me off by overcharging and hassling me for small issues but I always found Aztec to be open and honest with all quotes; even took care of small jobs that needed to be done at their own expense which I appreciated a lot.
In general I would highly recommend Aztec Lettings to anyone looking at renting or having their property managed. I just wish their were more honest and helpful agents like Aztec around.
