A terrible experience. False promises to say the least. Up until you buy the property, everything is great. Once, you receive your completion date its all about getting your money and hitting their targets. No concern for you as a resident, I live in Enfield from phase one. They promised parking spaces would come available. The complete opposite has happened. Phase 2, units sold to those buying there, phase 3 the same and so on. Near impossible to park. Day by day / phase by phase it gets worse. They even put in application to build another building after pledging they wouldn't. I wish I never bought with these guys. Go elsewhere, here is just about squeezing you in like sardines.... Read more

I approached one of their guys asking if he had a plant room key.
No. Not me he replied
60 seconds later, hes letting himself in to said plant room. When I asked, he said " this is a fob, not a key"
I've worked directly for far more prestigious main contractors on jobs far bigger than a little 8 story block here and as a main contractor M&E manager, I've also taken the time to speak to people with more respect.

Absolute nightmare. Purchased very expensive 'home' in 2017. 4 years later I'm still waiting for them to fix several serious issues. These include several water leaks, which have got mould growing on the walls. Unaligned patio and front doors which means a constant draft throughout the house and insects crawling through. Fire doors have been fitted which do not meet regulations. Showers not fixed to the wall properly. Constant knocking sound coming from under the floor when taps are turned on. And that's the taps that actually flow properly- at least 3 of the taps the water just drips out. Bedroom doors that cannot be closed because the door latch and plate do not line up. Boiler not properly installed which meant it was constantly on for 6 months. Seals in the bathrooms around shower tray not done properly meaning water damage on the ceiling of the floor below. Poor drainage meaning rain water flows directly out of overflow pipes. Weeping vents have been cemented over. Radiators have leaked causing damage to the walls. Bathroom towel rail has never worked. Water pressure keeps fluctuating. The list is endless. A professional inspection was done within the first month of purchase and that found over 120 faults. Unbelievable!
Despite having several 'inspections' and contractors coming to fix the problems, nothing has been fixed. They are also unable to provide any reports from the contractors of the works they say have been done. Countryside continue to say they will complete ALL of the outstanding issues but I'm still waiting. I've had no choice but to escalate to NHBC to resolve. I can provide evidence of everything.... I purchased a top floor flat 6 years ago which came with a 10 year guarantee. Since year 2 of my purchase I have had a leaking roof and they have yet to fix it some 3-4 years later which continues to destroy my property and my family’s well being. Be careful of the “guarantee” they provide because it is not worth the paper it is written on. They are barely an email service and not a company with tradesman to fix the problems. They subcontractor there work too small one man band companies who don’t have the mechanism to provide the guarantee they have sold. I know this as they say they are going to rectify the issues but nothing actually happens and it is like a cycle of emails which never closes out the issue itself. Their house interior is good, however the biggest downside of their design in Beaulieu Chelmsford is when you open the door of the house, the road is literally on your doorstep! There is no pavement or separation/footpath between your house and the road, your house and the road is only separated by the front door, you might get hit and die at the front of your door! for this reason their house is very poorly design! It doesn't take long for them to plan a good internal floorplan usually you just copy and paste the internal house floorplan onto every house, it is the design outside that matters, and this is something they lack and fail to look into.... This is a company that is professional in exortion. I live on an an estate with multiple neighbours that have been ripped off and refused customer service.
If you buy a house with a garden, they'll comfortably give you broken glass and screws instead of top soil for your children to play with.
Our bin shed is far too small for our building, we now have mice and rats as they refuse to sort the problem out.

DON'T USE THIS COMPANY! we have had multiple issues with this company... the staff are rude and blunt and are extremely unhelpful. My girlfriend and I were going to buy a flat, only to be told the day after, because we didn't have the full deposit (6 months before the house was even close to being finished) that we had to cancel and were no longer allowed this as they work to 28 day exchange. I was told that my deposit was going to be refunded, possibly after Christmas due to paperwork that needs to be done before they can process, this was the 16th of December? I am to this day still waiting for this refund and just keep getting the same response when I chase for an update. I keep asking for someone to escalate to - they ignore, i tweeted them asking for an email or contact - they ignore. Worst customer experience and company i possibly have ever encountered.

Awful experience. Property was rushed for completion (end of their financial year).
Unacceptable amount of snags, which took forever to get sorted and required repeated chasing. Management don't appear to be interested.
Since moving in at the end of September, we are still waiting for all the following:
• Communal garden is unfinished and heavily waterlogged as a result of poor drainage.
• Surrounding landscaping unfinished and used for material storage for the next build phase. Looks worse than the local tip.
• Footpath bollard lighting not installed – we still have orange pipes sticking out of the ground.
• Streetlighting doesn't work. Need torches to go out at night.
We have been given repeated assurances and deadlines for the above, which come and go, but there appears to be no real commitment from Countryside to get this finished.
Priority appears to be to sell the next phase, rather than deliver fully on what has already been paid for.... Read more

Very disappointing customer service experience. Spoken to the same person Danielle Morton and on Friday this individual advised me that the company would investigate my problem and someone will get back to me with findings. On Monday I have chased and spoken to Danielle again who advised me - something totally different - to actually find my own contractor to fix the problem. This is something Danielle could have advised me from the start instead of keeping me waiting. This is not what I would expect from Countryside as a company. I was interested in buying in bishops stortford or beaulieu development in chelmsford however I will be avoiding all of their developments now. To the developer reviews matter and shoddy building, small rooms it will effect your sales I suggest you call up and resolve these people's issues and not leave fake generic messages of concern only after they have left a review. Really wish I had a professional snag checker give the house a once over.
From overgrown tree that agent promised would be trimmed prior to move in to a stairs in bad need of a repair after less than 5 years. (NHBC however doesn't consider my report of squeaking stairs as enough "evidence" that this was the fault of the builder.)
Raise any and everything in the 2 years and give over and beyond the needed detail as later the company will refute that the issue even existed based on semantics.... Read more

Really poor after sales service. Sold me an incomplete house and did not resolve issues despite chasing them days on end. Will definitely not make any future property purchases from them.
Important facilities and details were not completed when I moved in despite my moving in 1 week after completion. For example, no OpenReach box despite my insistence through development and sales process that I would need this completed and ready to go BEFORE moving in due to working in tech and often needing to work from home including late nights and weekends. After completion and key collection, which was a week before my move-in plans, I had to immediately courier keys back to them to get in and resolve issues this had not been completed.. Had to spend weeks without internet and it still hasn’t been connected. Customer service promised a Tardis box to tide me over which was not delivered on the day. Getting in touch the next day they made it clear they never had any plans to provide one and are insisting the OpenReach work has been completed even though it has not. It is yet unknown when if ever that I will get the Internet sorted.... Read more

VOID VOID VOID . Would never recommend Countryside Properties to anyone. I have been in my house for just over 18 months and still having issues. The worst has to be the installation of the boiler in which the plumbing contractor (KP Evans) forgot to put the cap on the flue, which means I had carbon monoxide escaping into my house for 6 months without me knowing, until I had an independent plumber service it and find the fault. No apologies given by anyone not even the managers I spoke to. I have taken about 18 days off work to try and get everything resolved. Had most of the kitchen cupboards doors and end panels replaced or refitted. Extensive mould in en-suite. They installed a threshold across the patio doors on top of the upvc door frame, Countryside say it’s per specification and in every house on the Development but have spoken to other residents and one else has one. I have had untold issue with the patio doors. But Countryside will it remove it and admit that they installed the threshold to hide the bodge job with the floor levels that are out. Countryside have said that in this instance I’ll have to raise it with NHBC. Very poor and incompetent Customer Service. Wish I’d never brought this house... Read more

Countryside Properties, better known as Countrywide-boy Properties are the biggest cowboy company I have ever come across. I honestly don't know how one of the toothless regulators haven't clamped down on them seeing as everyone I have spoken to in my building/development is unhappy.
After their incompetent, ignorant and under-qualified customer service team left me homeless twice, I was promised compensation when I eventually moved in. Further to them having to remove all of the internal flooring and completely redo the terrace (twice as the repair was still not satisfactory), one of the cowboys drilled through a gas main when fitting the floor, meaning it had to be done again. After months of being pushed from airb-n-b to hotels and having to chase them to fix all of the problems their cowboys had caused, I was finally allowed entry to my first home and promised compensation.
Their sad excuse for a customer service manager, Fiona (the person who had been promising compensation for months), then sent me an email to the effect of we are glad you are now in our new home but we don't pay compensation. Lies!
Having a legal background, I took them to the small claims court and managed to secure £2500 out of them.
My advice is, don't buy from Countryside. They are lying, scheming cowboys that don't take any care over the properties they build. Once they have your money, you are on your own and it's down to you to chase them to fix the issues they have caused.
If you have already bought from them and they refuse compensation, try filing a claim against them as their legal team don't have the teeth for a fight!... Read more

Our hot water and heating is provided by a central plant room which is technically a good idea. However, since years the reported network efficiency is only about 40% - it should be at least 70%. This inefficiency is leaving every resident significantly out of pocket. Countryside is unfortunately not very interested to solve this problem. Hence, we finally investigated this ourselves. We found that our outdoors plant room has basically no insulation around any of the hot water pipes which are all at a temperature of about 80 degC. These unlagged pipes heat up the room and the heat escapes to the outside as the doors are just made from a wooden grid. Countryside’s response now only after being pushed hard and after receiving all this detailed information several weeks ago and receiving complaints about the inefficiency of the system for years: Let’s have another look in 4 weeks’ time… We provided Countryside with thermal images of the system, we provided calculations about the energy loss and still there is no real movement. As other reviews stated as well– after Countryside got your money and sold you a property, they will ignore you forever… Very poor service! Good luck to anyone considering to purchase in the Great Kneighton development.
OK, took long but here is a little update now:
Countryside finally admits that there should be insulation on the pipes: "As discussed at the meeting in August there does appear to be a disparity between residents expectations of what Countryside is liable for and prepared to do in relation to the district heating system installed. As discussed the system is fully compliant with the regulations in place at the time of installation. Where any issue with the installation is identified, such as the insulation to the pipework we will to get this resolved. " That our flats consumes almost 5x more than the EPC and 2.5x than the local average is apparently no issue for them (EPC consumption benchmark 4,200kWh/year - real consumption including allocated system losses is about 20,000kWh/ year). Countryside Properties sold me a leasehold flat with a lease that included doubling ground rent, and then sold the freehold to an investor who has imposed all sorts of permission fees that are not listed in my lease nor were explained to me adequately.
The doubling ground rent has meant mortgage lenders declining to lend to potential buyers and others pulling out of sales in our building.... Read more

Truly awful company, I’ve been in my new home for 18 months and still have issues outstanding from my original snag list.
They make promises that they don’t keep, acknowledge emails weeks if not months after they have been sent and never attend when they agree they will.
The “Customer Service Team” leave a lot to be desired, I would suggest they attend some external training on how to treat customer with respect and perhaps remember that for most people their home is the most expensive assent they own which makes people passionate about getting things right.
I’ve had the construction director Tony Clayton round twice, even someone of his level doesn’t keep the promises made.
I wouldn’t recommend that anyone buy a property from this company, I honestly wish I hadn’t.... Read more

I absolutely hate this company. Inhumane, selfish building hours have kept my baby up for over 3 months. From before 8am their careless builders start banging as loud as they possibly can until after 6pm every single day, including some Saturdays. They are by far the worst building site constructors to have moved into our beautiful neighbourhood and even though we were considering buying in Acton Gardens, I now don't want anything to do with them ever again and pray to the day they leave. The communication from this company from top to bottom is shambolic. I have had a number of issues since i moved in in May which are still ongoing and not resolved. you have to harass them to come back to you and when they do they never act on what they say. I have had a temporary repair done to my roof which leaks water into my kitchen for over 5 weeks and still no permanent resolution. and still no date confirmed to look at the list of items which need to be addressed since I moved in. Some of which our serious issues and not just concerns. Once they have your money they are simply not interested they move quickly on to taking the next persons. The after care is disgusting and they have completely ruined our new home buying experience.... Read more

Houses / properties are nice... however the leases on leasehold properties have unfair covenants and restrictions- many feature the doubling clause and get sold on to 3rd parties in complicated messes. The freeholds are not true freeholds, rather 'fleeceholds'- as they have similar restrictions too the leaseholders (just worded differently). I would suggest avoiding unless you can get a free hold property with zero restrictive covenants- good luck with that!!... Read more

Customer NOT Care: BUT THEY ARE NOW BEING EXCELLENT, MARVELLOUS for which I am very grateful indeed.
I have been in my new home for almost 2 years and accept that snaggings will need to be rectified along with any defects, BUT and it is a huge BUT, Countryside refuse to respond to emails within a timely fashion and even fail to respond within a fair and reasonable time. I wrote to the MD to express my extreme dis-satisfaction with the lack of communication with the customer. Action Plans are something they have never heard of.
It is now a week since I emailed by letter, and they haven't even had the professionalism to acknowledge or make a short call. My experience is that they are truly disgraceful on communication.... Read more

We were happy with our Countryside house. We were told that a maintenance company would maintain the flowerbeds where trees, bushes and plants made the area look very good. After almost a year nobody has done any work, but they want us to pay maintenance. They have organized this in such a complicated way that nobody knows who is doing what. Some of the area a maintenance company is responsible for. They are partly owned by Countryside and all they do is cutting grass, no weeding. The rest Countryside is responsible for and they do nothing. It all looks a mess and plants ( which of course we have paid for ) are dying and weeds are taking it all over. Simon Cocks who is responsible in Countryside does not even answer our e-mail. We find this so upsetting and people start to hold back their pay. Will not recommend Countryside to anybody...
