Like others in this review section I felt Belvoir is taking advantage of tenants by charging un-justified amounts of money from the deposit after the tenancy finished. In our case items from the inventory where missing and I understand that we had to pay compensation. However, they initially put forward a ridiculous amount of money. We challenged there claims and the value came significantly down. Katy devlin at belvoir Edinburgh took on a major issue with my sewage and went to bat for me.
She managed miracles at christmas finding tradesmen to make temporary fixes and spent 6 months getting it right for me dealing with scotish water, environmental health and the counci.
All while keeping me informed with every step and all the while dealing with my melt downs.

This letting agency is the worst!
We have never experience an end of tenancy worst than this!
First of all, we've rented the property for almost 2 years and we already had an inspection last year and the property was spotless.
We had the same inspection this year and the date they proposed didn't work for us because we were on holiday. We asked to postpone it to the week after and they threatened us to use the keys without our consent to carry out the inspection! We needed to call them and sort the date out and this is something that never happened to us!
Secondly, we paid for the gardener and a cleaning agency before leaving the property (we paid £330 for the property to be cleaned!) and they are now forcing us to pay another £120 for the cleaning again!!!! We then agreed that we would only pay £102 of the £120 (which I completely feel it was unfair), they then sent us an email to get our acceptance to this fee only for then to reply that we needed to pay the full £120 and took our previous email as acceptance!!!
I am absolutely appalled by this unfair treatment and I'm now raising a complaint with the Property Ombudsman and also started to reclaim the full deposit back on SafeScotland.
I really advise you to look for another agent if you're still deciding between 2 properties to rent.
We always received full deposits back and after over 10 days of leaving the property we still haven't seen our money!... Read more

Belvoir responded efficiently to emails/phone calls, and through the letting agency I had access to discounts from shops as well as prize draws every month, which was a novelty for me when it comes to letting agencies. Among the vast array of Edinburgh letting agents, this one is a real gem. I should know, I've been in contact with most of them.
Not only were they incredibly accommodating (and patient) from my very first viewing, thay also assigned me a property manager that was friendly, knowledgeable and easy to get hold of.
Their repairs system is unrivalled; they've in recent times implemented the use of a platform that's easy to navigate, in the event that you need something to be fixed in your accommodation. Although that doesn't mean that your property manager won't help if you reach out to them by mistake.
I've just moved out, and Lisa and her colleagues made the whole process super smooth for me. That can't have been easy during the current restrictions.
Should I ever need rented accommodation in Edinburgh again, Belvoir will be the agent for me, as they care about their tenants. Thank you!... Read more

I have been customer of Belvoir for almost three years.
The quality of the service has improved very much during last one and a half year because of the new system they have in place for repair, technical intervention, furniture substitution, etc. This online system is easy to follow and to complete and it is a guarantee for a quick intervention. You are usually called the day after completing the form.
We unfortunately had loads of misunderstandings with our washing machine but the problem was always solved in the following days.
We also had our shower plate replaced without too much fuss, as well as our former-very-wobbly coffee table.
The new system is very good, as well the customer service. The letting agents are always very keen to help, reliable and understanding.
We have received an eviction notice by our landlord at the beginning of this year and the agency, in particular Zoe Thomson, was always very kind and helping throughout the whole process. She has always been understanding and keen on helping us to find a solution. Unfortunately we have to move to another city, but she kept helping us providing references for the new flat.
I already said this to her personally and I repeat it again here: it is very comforting to have such professionals on your side when life strikes hard. It would have been much worst without her and the agency support.

Worst agency I have ever had the misfortune to rent with. Landlords be careful as I am aware that the tenants prior to my move in had completely wrecked the place leaving the landlord out of pocket and very stressed with multiple people living in the 2 bed property. Issues were raised upon move in of the flat being unclean, dead bugs in the carpets, the couch covered in animal hair to name a few. These complaints were met with stonewalling and for months they put up the defence that they could not reach the landlord. Four weeks went by without hearing a word from them despite effort being made to try and reach out to them, it wasn't until they were threatened with legal action that the general manager finally reached out. Good service and Belvoir do not belong in the same sentence together. We've had two years of terrible service from them, and only once we threatened to take further action, did we start seeing results - unfortunately too late. There is one shining star at Belvoir, namely Lorraine, who tried her best to assist us, but we already incurred too much damage. We rented a property that had a damp issue from the start - nothing was done about this. Engineers twice recommended to replace the shower - nothing was done. It is so bad that it caused mould on our mattress!!! It started affecting our health.
We complained about a fish and carpet beetle issue which was in the property before we moved in, and Belvoir recommended that we use cinnamon and citrus peels. Eighteen months later, they finally sent out pest control but not before we already had losses in clothes and further damage to the carpets.
I could continue with the list of issues we experienced, but I'll run out of space. I would NOT recommend using Belvoir as agents.... Read more

I came to leave a review cause I wanted to say that, being new to the Edinburgh market, as I was calling around and visiting a number of agencies across the city in September last year to gain an insight and learn what I needed to do to rent a property in the city, Belvoir gave me the best service by a mile. I was then surprised to read the reviews that have been left by a variety of people. While Belvoir never had any properties available at the time that were suitable for me to view, they offered to add me onto their list so I’d get emailed every time anything that met my (very specific!) criteria came up. The lovely lady I spoke to (who’s name I sadly can’t remember) spent over 20 minutes on the phone to me answering every question I had regarding reference checks, application process, safe areas to live, good value for money etc. She was cheerful, friendly and very helpful/knowledgeable. I later popped into the office and both of the ladies that greeted me again were cheerful, friendly and helpful. I can’t say I received this service from any other agent I have come into contact with. Every time I have called the office to check if any other properties might be coming on the market soon, my call has been answered quickly and the staff have been kind and efficient. I have found other agents to shut me down quickly and have a ‘couldn’t care less’ attitude. It’s a shame that Belvoir haven’t been able to find a property for me, by no fault of their own, as I would have liked to have given them the opportunity to be my managing agent as I believe firmly that they would have proven wrong a large number of the, what I believe to be, quite frankly, exaggerated and untrue reviews.... Excellent service. Belvoir look after all my properties and I, without hesitation, would recommend this company. Their attention to detail is amazing, without any fuss they manage my properties which is so important to me as I work full time and live some distance away. As soon as my tenants give notice, Belvoir take it on board to organise everything. Tenants moved out on 24th January 2020 and amazingly new tenants are moving in this weekend. Belvoir has completed checks, sorted tenancy agreement, agreed an excellent rental income while making sure the apartment is in excellent condition for the tenants. Looking after both parties. They have sorted extra keys, sorted cleaning and painting issues, again with no trouble to myself. I have priced loads of letting agents and Belvoir are by far the best value for money as they are professional, friendly and extremely efficient. Wish there was a 0 star option. Landlords beware and stay clear if you want them to do a proper job of looking after your property. Conflicting check in and check out reports, not enough inspections done and only 1/3 of the deposit back which they agreed with deposit Scotland before confirming this was ok - even though the works needed were well over the deposit amount. I then told them I was taking my rental elsewhere when the tenants gave notice and they point blank refused to make the property good. Every single point on the check out report (minus light bulbs) were tenant yet the landlord is left to fix and pay for. The staff are rude and obnoxious - when they turn up! There never seems to be any regular staff in as every time you call "they are off they will call you back". I like having one property manager and one point of contact for everything relating to your property. You wont get that here.... Read more

When an appointment becomes available, the whole waitlist is emailed - no matter what time it is. So if it’s at 1am in the morning and you miss it because you’re asleep, you don’t have a chance.

The condition of the flat at handover was unacceptable, both in terms of cleanliness and condition of inventory. It took 6 weeks to get black mould from the ceiling seen to as Belvoir ignored numerous phone calls and emails. Impossible to get anything done. Staff very rude and Belvoir were ready to take advantage of first time tenants (ie. young students).

Looking at other recent reviews, I see some favourable ones - but also some one-star ratings, which I am afraid was very much our experience. I'd give no stars if I could.
We are relocating from London and needed somewhere to rent for six months while we settled in. Belvoir explained that they were busy for the next couple of days but squeezed us in for a viewing in Lynedoch Place. Not great customer service to make us feel as though they were doing us a big favour, but we liked the look of the flat so took what we could get. We received several reminders (texts and emails) to be sure we made our rendezvous, telling us that we had been allocated only 15 minutes so not to waste it - which was rather offputting, but we interpreted these as a sign of Belvoir's seriousness.
Wrong. We were at the property ten minutes ahead, but the only person who showed up was another potential client who, it turned out, was sharing the viewing. No-one from Belvoir appeared, the other guy left to see another place (but asked us to assure Belvoir that he had turned up), and we rang the Belvoir office.
It took three calls to establish that in fact Belvoir had no record of our appointment. We were stunned. They knew we had come all the way from London for this viewing. Eventually they asked if we could wait, as an agent could be with us in about 20 minutes. (I did mention that anther person had turned up for the viewing and wanted them to know, but they simply ignored me.)
The appointment would have been 45 minutes late if we had waited. We were out of time and said so. We couldn't believe we had been so comprehensively let down. But now that I think about it, the signs were all there. Every time you ring, you have to listen to some marketing spiel -- "Here at Belvoir we know the difference between a house and a home..." and then press a number on your keypad to get through. If you ring too soon after their advertised opening time of 09:00, you may only get a recorded message saying that the office is not open yet. The staff do not seem to get to their desks until nearer 09:15.
Thanks heavens we had booked another viewing - with Rettie - a bit earlier the same day. They knew what they were doing and were the absolute opposite of Belvoir. So we rented from them. And that's my advice to anyone reading this review: go somewhere else. Now settled in Edinburgh for a couple of months, we recently passed the flat we wanted Belvoir to show us and noticed that it still has to To Let sign outside.... Read more

I cannot advise against taking up a tenancy with Belvoir enough. The Edinburgh office is disorganised, uncaring and exploitative of their tenants. They will make every effort to avoid essential repairs and take days to reply to emails and phoning them is no better. It took over 5 months to eventually get them to carry out essential work and even then this only happened due to the mention of court action. Especially to students or first time letters I genuinely cannot express how much they will try and take advantage of you.... Read more

In fairness to Belvoir, I was a difficult customer. I entered a joint tenancy which wasn't working out and then wanted to leave after just 4 months, they politely explained that wasn't possible unless the landlord approved it and found a replacement myself. They got the landlord's approval and I did my own groundwork in finding a replacement. I got my deposit back with no issues also. I will say the only issue I found was, not always replying to emails and my property manager changing 3 times in the space of 4 months. Really poor customer service. Often don’t reply to emails or take an age to respond. Been out of the property for a month and still no deposit back or even a response to advise how to get it back. Unfair costs deducted for damages to the property( £500+ for a damaged bed which was already in poor condition, a burn mark on a carpet and removal of possesions which were left) a breakdown of these havn’t been provided yet despite numerous requests. Very difficult to get hold of - always told the relevant person is away and they'll pass your message on, but it becomes apparent they won't. Equally difficult to get a response via email. I was with Belvoir for 3 years but many issues reported near the beginning of the tenancy were never resolved. After my lease came to an end I contacted them about the return of our deposit and no one I spoke to seemed to have a clue how to do it - they didn't take an inventory before the new tenants moved in. Eventually got Safe Deposits Scotland to talk to them directly but 20 days later they still hadn't reviewed the claim and I had call them yet again. My experience so far with a different agency has been much easier. 1 star simply due to the amount of time I have wasted trying to get hold of them.... Read more

I'd seen the awful reviews on Google and decided to ignore them and go with Belvoir, this turned out to be a massive error. I hope you will not do the same. As long as you never have to get in touch with them, I suppose everything is fine, but we had mold in a bedroom a couple of months into our lease, which is where the trouble began.
All our clothes in the wardrobe were completed covered in mold, my wife had to throw away some very expensive shoes that were ruined.
Belvoir firstly rarely responded to our calls and messages, they refused to reimburse us costs for dry cleaning mouldy clothes and then tried to blame us for the damp and threatened to make us pay for treating the room despite the previous tenants not being able to stay in that room because it was cold and damp, the damp report stating there was cold bringing (therefore condensation occurs) and insufficient ventilation.
We were unable to live in that room for the remainder of our lease because my wife was pregnant and it wasn't safe to be around mold spores, and we had to use my office as our wardrobe. The landlord providing cloth rails to put in my office was the extent of the help we got throughout this whole debacle.
No rent was deducted for not being able to use the main bedroom, no money was given for the costs incurred. The staff at Belvoir were unhelpful, incompetent and even rude at times. But, most of the time they just ignored us outright. The only reason we got our deposit back was that we contacted the landlord directly and explained what had happened, and he instructed them to return the deposit back in full.
If you decide to go with them, do so at your own risk, it's not worth it in my opinion.... Read more

Avoid this agency at all costs! I have had nothing but problems with them. They refused to inspect the flat i was renting before I moved in, which consequently meant that the flat was unclean when I moved in. When we contacted them they refused to come and inspect the flat and ignored our phone calls and emails (one time I rung them 15 times in a day and still could not get through to anyone). I cannot express how unhelpful and unresponsive they have been. Our rent was changed after our offer was accepted after they had 'made a mistake'. I had a viewing in the East Pilton the previous week, but nobody came!!!!!
That's a shame and very unprofessional!!! It wasn't only me for the flat viewing, but also another man and a family with a child. We were all there at 6pm and not only Sue (the agent) wasn't there but also her mobile was switched off and we couldn't find her!!
I wasted my time to view a flat, which I didn't know if I was going to like it at all as there were no photos on the website as well! very disappointed from your customer service...
Next day, I have been sent an email explaining that it was an administration error by their end. I booked another viewing for 2 days later, despite the fact that I have been told before that they were fully booked for the rest of the week..!!! All of the sudden they found some space!!
I confirmed the new appointment but I couldn't make it due to other arrangements. I informed them that I couldn't attend the viewing, however the agent called me at 3.10pm asking where was I!! Afterwards, I received an email from the administrator to review the flat and their services! Funny stuff!!

Make no mistake, Belovoir! is merely an Edinburgh-based English agency composed of the wrecks of the ill-reputed Ryden Lettings. Since the acquisition in 2014 it's been subjugated to royalties and the Grantham's headquarters control—but hopefully not for long. Being another Tory-oriented Sunday Times winner, they seem to be good at aping the corrupt letting management system of their southern allies—with the only exception: they are not allowed by Scots law to charge the tenants agency fees (i.e., premiums). What a misfortune! But don’t worry, they know exactly how to go about their shady business. They'd shamelessly milk the landlords and waste the potential tenants' time while making the naïf landlords believe they are provided with the ‘best possible services’.
In reality, this agency shows hardly any interest in letting out the properties quickly and efficiently, they are also very slow at arranging viewings (under the excuse of having only one field agent), and lastly, once one of their managed properties is taken off the market it’s likely to reappear some weeks or months later (pocketing the holding deposits from failed applicants by any chance?); by and large: they are an incompetent, cunning and rapacious clique. One of the many octopus' arms, 150 or so across the Great Britain.
I came to view the property in 1 Belgrave Place nearly a week after giving the agency a call to arrange the next available viewing. The first encounter made a good impression; I was running ten minutes late, yet the lady agreed to patiently wait outside the house; no complaints, she was polite and proficient. So far so good. I contacted the office later in the afternoon saying I was interested in renting the apartment. After a set of interrogative, somewhat nosy questions, all done over the phone, I was asked to provide 3 years of documented full-time employment history in the UK. Excuse me? How would you expect this from a person who graduated only a few months before? An LL.B degree as matter of fact. And you fill his ears with stories about your fabulous attempts to comply with the recent (nonexistent) Scottish housing regulations that, apparently, prevent you from accepting an offer for half a year rent including the deposit upfront? What? Professionals only? Please define one. It may comes as a surprise to you, the fact that there is a small class of self-sufficient individuals who do not need to be locked in an office nine-to-five in order to earn for living. Oh well, I understand you had to find a way to reject an applicant who, woe to him, happened to be an EU-national. And we all know, it is such a pathetic position to be in these days…
Jokes aside. I can only speculate on the self-seeking ends our "acclaimed" agent was trying to achieve. What is certain, they do not seem to act in the interests of either the landlord or the tenant. As an owner of immovables abroad, I would have never let such people manage my property. Therefore, I’d encourage the current and possibly future clients, unwilling to waste their time and the money, to terminate, or better not even start, any dealings with the agent—instead, look elsewhere. very bad experience with them. The property manager is very unhelpful. Never say anything and whenever we sent a complaint always replied with one line 'it is your responsibility', when it is their responsibility it takes ages to be replied and required repeated phone call to get it done.
At the end of our tenancy, the property manager 'disappear' and when we made a complaint we only get 'the property manager for your place is no longer working here' line.
And we were charged a lot of money for the cleaning even though we cleaned before we leave the property

STAY AWAY. Really bad service from the start. If you get a flat with any outstanding issues don't even try solving them out. I have been a tenant for 8 months, started from the property manager, when up to his line manager and then escalated to the boss, with of course no response and no actions. If you do the mistake to get a tenancy with them be aware for property manager with the initials JR. The guy is characterized by one word and that is unprofessional,; will never reply to your emails or phone calls, he must have said to receptionist to tell he is always away, and they will ask you to leave a message which he will never reply. Last but not least, I have taken action to resolve some of the issues of the flat with my own costs (as I was fed up) and on my exit the flat was cleaner that ever been before. The thank you from JR is charging me 40 pounds for cleaning services which I don't even bother discussing for as my deposit will not be release until 2017 sometime. JUST STAY AWAY. Do not go with this letting agency. Their staff are very rude and unhelpful. I have been with them (previously under Ryden Lettings) for over 3 years and they provide a consistently awful service. The only reason I have stayed is because it happens that my flat is good value for money. I made a formal complaint to their CEO which was ignored after being without heating in one half of the house for over a month at winter - they blamed this on the contractors even though it is their responsibility to ensure the contractors turn up!
Another time I requested a shutter was fixed - the contractor who turned up did the shoddiest job, didn't fix it and damaged the wood and paint, so made it worse. They hire the worst maintenance crews who are clearly just the cheapest.

Rented a flat through Belvoir for 6 months last year and didn't really have any major issues with them and the staff I dealt with were always good to talk to. Flat was clean on arrival and most of my emails were answered quickly although it take them a while to fix the tap in the kitchen which was loose. Prior to exiting the flat I was always kept well informed of when someone was coming to view the property and I got almost all of my deposit back as well which was good although the initial deposit was quite sizeable (more than one months rent). The flats had a leak that took 4 weeks and me complaining to my letting managers boss to fix.
The windows are drafty and we had so much hassle getting someone out who made them worse, at the end up I bought insulation tape myself to keep the heat in.
The flats got peeling paint on the ceiling and nicotine stains all over the walks, Asked for it to be decorated and was told it was rented as seen and to discuss further later on the year, after 6 months and constantly getting emails ignored the landlord agreed to have this done.
I've sent 2 emails to my letting manager this week both ignored as usual. I sent one to her boss that's been ignored to. All I water was an update.
I would not recommend anyone rents from them as it's a constant battle to get anything done. I actually think it's one of the worst letting agents I've ever dealt with.... Read more

Had the most annoying experience with Belvoir Edinburgh.
They had advertised a property at a price 'A'. I made an offer which got accepted by the landlord by the evening.
When the time came for paying up the deposit, I was told the rent is not A, but 'A+25'. I was quite surprised and annoyed and asked the lady to check since their website and rightmove both advertised the rent as 'A' for the property. And then I was told there has been some kind of a MISTAKE.
REALLY?? mistake at 5 places on your website and also on Rightmove???
Had they told me my application was rejected or the rent was 'A+25' in the first place, I would not have been so upset about it.
