Review of Belvoir Aberdeen and Property at 4B Trinity Lane, Aberdeen
I lived at the property managed by Belvoir Aberdeen, located at 4B Trinity Lane, from August 2024 to December 2024. At first, the property appeared better than expected compared to the online images. It was mostly renovated, fully furnished, and seemed ideal. However, my experience during my tenancy was deeply concerning and requires attention.
Surveillance Without Consent:
I discovered that cameras had been installed inside the property, excluding the storage room. This is a serious breach of privacy and is unlawful under UK surveillance and tenant rights laws. The presence of cameras violated my reasonable expectation of privacy within my home and caused significant distress.
Health and Safety Hazards:
There were multiple incidents that jeopardized my safety and well-being. The water supply was compromised due to an upstairs neighbor’s property issues, including a large hole that led to water contamination. Additionally, the power supply, including water heating, was intermittently turned off, creating further hardship.
Illicit Coercion and Abuse:
During my tenancy, I was subjected to disturbing incidents involving my neighbor, who coerced me into using substances such as marijuana and Xanax, under circumstances I believe were orchestrated. This has raised serious concerns about the safety and integrity of the living environment provided by Belvoir Aberdeen.
Invasion of Privacy and Monitoring:
I became aware that my mobile phone and personal activities were being monitored. Incidents included individuals knowing specific details about my private conversations and actions within the flat. For example, individuals across the street appeared to observe my activities, and my phone number became public knowledge without my consent.
Key Denial and Financial Coercion:
Despite multiple requests, I was not provided with my own set of keys. This created unnecessary dependency and vulnerability. Moreover, the company ceased collecting rent during my stay, which I believe was a calculated effort to exert control over my situation. This led to severe stress, malnutrition, and low blood pressure as I struggled to maintain basic living standards.
Harassment and Legal Violations:
My partner and I were subjected to surveillance of our private interactions, including intimate moments and personal conversations. Additionally, attempts to report these incidents, such as financial discrepancies with my bank, were obstructed.
These actions constitute serious breaches of tenant rights, privacy laws, and human dignity. While I acknowledge that rent arrears have accrued, squatter’s rights and legal protections require landlords to address such issues through the appropriate legal channels rather than engaging in unlawful practices.
I intend to bring these matters to the attention of the Magistrates’ Court, as the cumulative actions of Belvoir Aberdeen and associated individuals are not only unethical but also illegal under UK law.
Tenants deserve to feel safe, respected, and protected in their homes. I hope this review serves as a call for accountability and improvement in the practices of Belvoir Aberdeen

Initially a great agency to work with. They sped us through the application process and were very kind and easily contacted throughout. However if you requested anything for the flat in your application you can be assured it won’t be fulfilled. It’s taken over a month since moving in for anything to be done regarding missing appliances and also a safety hazard below the flat. Although we understand they are not fully at fault and it lies mostly with the landlord, as an agency they should take more initiative ensuring their tenants are taken care of rather than us having to chase them up and remind them each week to carry out what was requested before we paid deposit. Although this may be an anomaly for Belvoir Aberdeen, be cautious.

There was a 6-month period during the (first) lockdown when viewings were not possible but all the same, a lot of co-ordination became necessary when issues (utility supply, furniture removal, condition checking) arose. Jenni went above and beyond and made visits when circumstances allowed, keeping me posted as a non-resident owner. Alanna helped progress the tenancy application when it came in and steered it to successful move-in. Non-existent Customer Service
- I have been a tenant with this agency for over two years and had the most unpleasant experience when I decided to move out. We had a disagreement on final payments and the representatives of Belvoir were genuinely rude and shouting over the phone. Once things went south the employees completely forgot the professionalism, etiquette and even the basic ability to resolve disagreements.
I rarely leave negative reviews, but Belvoir just pushes the limits! I was helping some friends with flat viewings one of which was being presented by Belvoir - when the guy started bragging about their customer service I pointed out politely that I have dealt with them in the past and my experience was far from excellent. The guy then decided to immediately end the flat viewing and rudely suggested we "get going".
I will always advise everyone to avoid this agency if possible. If you decide to move ahead, be conscious and careful with anything you sign and feel free to seek legal advice elsewhere if things go south. In my case they lied about my situation and only a lawyer set me on the right track to deal with them.
Advice to management: Even if you feel your customer is in the wrong, there are more professional ways to communicate. Plus if you are in the right - you have the laws on your side and there is no need to turn savage.

I absolutely love Belvoir, they are the second agency to rent out and manage my property for me and I honestly wish I had known about them from the start. They are extremely professional, they always keep me up to date with what's going on and the woman who is currently looking after it is a star. She has had to deal with who knows how many leaks from the flat above and is always on top of everything and gets it sorted. I know that by using Belvoir I never have to worry about anything with my flat and I highly recommend them.

This has been the worst experience of my life!
Belvoir Lettings simply have no clue what they're doing.
First I move into the property only to find I cannot connect the telephone or the internet as the phone lines don't actually run to the house.
Then I find out as the house was formerly a holiday home and the electricity is provided by a commercial provider who charges double that of what residential providers charge.
When I confronted Belvoir about this they told me it was a situation of my own making when I had not asked the company to provide me with electricity or had I given them my personal details - Belvoir had.
Then the washing machine kept blowing fuses, they sent out an electrician who couldn't find any fault other than a "bad earth" connection and that was that - the washing machine still doesn't work and I've been unable to do any washing for a month.
All of these things are things that can happen - what really offends me is how they took a "it's nothing to do with us we're just the letting agency" attitude, that's what I find disgraceful about Belvoir lettings.
Avoid at all costs or minimum check things like internet availability, electricity provider and other basic amenities within the property as after you've signed that lease and paid your deposit they will wash their hands of you.
You've been warned - They're THAT bad!!!

I have used Belvoir for the past 5 yrs to lease out my flat. I have found them to be very professional with the leasing of my flat, I feel that I can trust their judgment and decision making 100%.
Belvoir have always gotten the best tennents, I have never had any problems at all with any tennents that I have had.
I always feel that they have the best intentions for the tennents and myself at all times,which is why it has always been a good relationship for all.

We have been very satisfied with service from Lewis and his team to date. We let a flat through them which went on market in August but were let down by first prospective tenants who pulled out. The market was slow and flooded at the time but a new tenant was soon found. This is our first experience with Belvoir and so far all has gone relatively smoothly following the initial hiccup with the tenant backing out at last minute.

I'm a Landlord and Lewis and the team have always provided a high level of service to me over the past ~5 years.
They deal with any maintenance issues efficiently including any contractor coordination, and payments are always on time. They have consistently sourced and vetted good tenants for my properties.
The only tenant issue I have had and was unforeseeable, was a particularly tricky situation and they provided me with great advice and support, including persuading me not to take a certain course of action that could have resulted in a very protracted and expensive outcome.

Was a tenant for two years, they are easy to deal with and all the staff seem knowledgeable and friendly. No hidden charges, regular inspections from them are also opportunities to raise any concerns you have. I had three property issues in the two years, two of which were sorted out straight away, one took a little longer but I was kept informed at all times. You can be confident in dealing with them, much better than many of the rogue agencies around!

We have been using Belvoir since our son left the flat after finishing uni, some 7 years ago. During that time we have always had a good relationship with them. They do return your calls, they do remit the money on time, they do keep you informed on matters relating to your property and changes in legislation, they do organise work to be done at reasonable prices - in short, they operate as a professional organisation, much better than some others that we have had to use in other parts of the country.
Being a landlord, some 600 miles south is made easy - happy to recommend them if you are looking for a letting agent in Aberdeen

We mave had excellent service from Belvoir for 5 to 6 years now. They have a team of courteous, knowledgeable and professional staff who back each other whoever you speak with. They seem to really care for their Landlords and Tenants with a personal touch. We have received rental payments promptly and good communication about property care and maintenance, allowing us to be 'hands free' from 500 miles away.

I have been a client with the Belvoir Team in Aberdeen pretty much since they started in the city around 2005. We have had up to 35 properties under their careful management for that period, with a wide variety of properties from larger HMO in city centre to smaller units in Torry. The team have been nothing short of "wonderful" in supporting us as investors and landlords in the city for this period. The team are attentive and courteous, caring so well for both the landord needs and also offering a great service level to the real customers, namely the tenants. I have experience of so many letting agents in UK and in Europe, but Belvoir in Aberdeen are without question the best I have come across in tenant and property management and I would recommend them to any landlord looking for a safe and profitable home for their portfolio.
