Belvoir - Chorlton and Manchester Central branches (told these are franchises so I wasn’t allowed to report to head office!)

One of the most stressful experiences of my life.
Started to move some of my belongings into the property after receiving the keys (had a cross over of paying for 2 properties for a week as is the case with some of these agents). Property was filthy so contacted to inform I had at stared to move some of my items in (a car load) but it needed a clean as promised.
Returned a week later - no cleaning, everything taken. Took weeks to get just a fraction of my things back (basically anything that couldn’t be sold), bridesmaids dresses, electrical, cameras, bike equipment, boots. All gone. Every person I spoke to Belvoir was unsympathetic - (in particular Kash Asif) and would not take any responsibility. I now own my own property but had rented for over 15 years across multiple City’s and had never been treated so badly as I had been by this company. Property Ombudsman ensured I received compensation for the way I was treated but unfortunately there was enough evidence to receive compensation for my possessions. Please please try and avoid.

This letting agent is by far the worst company I have had the misfortune of dealing with. We should have realised we were in for a bad experience when we first viewed the flat. The person showing the property turned up without any of the keys and left us and another viewer standing around for half an hour while he went and got the keys.
The response to any maintenance issues is laughable. When we moved into the property in July 2017 the fire alarm was not working, and this was listed on the inventory. Despite this, it took almost two months, countless phone calls and emails, and being reported to the council to get them to replace the alarm.

At the start of the tenancy getting in contact with the property manager was almost impossible unless you surprised her by showing up at the office. If you rang you were fobbed off with some excuse about her being in a meeting or being out of the office – which after ringing 3-4 times a day for a week starts to become slightly unbelievable.

It took over a year to get them to call someone out to fix the leaking Juliet balcony doors in both the bedroom and living room. Many of the maintenance issues were never resolved in the almost 2 years we spent at the property – including having no fridge shelves, significantly limiting its use despite being promised a large fridge-freezer when viewing the property, broken light fittings and broken radiators. For us, it got to the point where we felt like there was no more point in following up with complaints as nothing ever happened so felt we just had to put up with these issues.

To no one’s surprise, they were equally as useless when we were moving out trying to get the deposit back. In the end, we had to raise a dispute through the deposit scheme as they were refusing to respond only for them to claim a ridiculous amount of money for maintenance issues that we listed on the move-in inventory.

Possibly worst of all, when we renewed our contract (unfortunately we were not in a position to leave) we were told in an email that no terms of the contract would change from the original and we had to pay the deposit before the contract was sent out. Stupidly, I took them at their word. However, when going through the deposit dispute it became apparent, they had added a clause to the contract for a £120 admin fee if any cleaning needed to be undertaken at the end of the tenancy. Unfortunately, as there was a bit of dust in the boiler cupboard we were liable to pay the fee.

We've been on rent with this agency for two years and they have provided good service. They have answered our calls, listened to our petitions and responded quickly.

Terrible company - stay well clear unless it's absolutely your last resort.

Contacting them is an absolute nightmare. Several times we tried to contact regarding an extractor fan which wasn't working when we moved in (the inventory report falsely claimed it was) in a bathroom with no windows. Took about a month to get somebody out to take a look, and never heard from them again. So that was ignored despite the mould buildup it created (which we were subsequently charged for at the end)!

CHECK YOUR INVENTORY REPORT WHEN YOU MOVE IN - they will falsely claim things are working / clean when they are not. When we moved in the carpets had stains all over them (they claimed it was professionally cleaned but some stains they couldn't get out) "Not a big deal" I thought, until the end of the tenancy when they tried to charge for it!!

On top of this the house was cleaned to a high standard, yet they added random inexplicable 'cleaning fees' totaling about £300. When we asked what they were for we never got an explanation. Took over half of our deposit in fees for nothing so WATCH OUT! Also took about 3 months just to get the deposit back because they make it so difficult for you and you can never get in touch.

All in all - avoid like the plague. Worst agents in Manchester

Belvoir has been really helpful with the entire move in and referencing process. Everybody I’ve spoken with really went above and beyond to get everything sorted in as little time as possible. Great agency and great letting agents.

Giving Belvoir 1 star seems too much.. One of the worst letting companies I have ever come across. The staff were all consistently rude from the day we started with them. We had constant issues and we were always told to put it in an email which was subsequently ignored. Their properties are old, and they do not take steps to help when you have a leak or no hot water. Their furniture is all low quality and breaks easily. They are out to make money off of you. The staff are rude, unhelpful and unprofessional. There were hidden charges in our contract - £120 to make a claim to refute outrageous charges. I would HIGHLY RECOMMEND avoiding Belvoir at all costs!! Worst company, such terrible service, will never let from them ever again. So sad and disappointed with the insanely bad service.

Moving home is always stressful, but Atty made it really easy and proactively found me a place to suit my needs exactly. Really pleased with my new place and very grateful to Atty and the team for helping me to negotiate a good price. Thank you will defo be back next time I need to find somewhere else to live!

I applied for the house during quarantine times, so the letting agents were not allowed to show anyone around, Jade was very helpful and got back in touch with myself as soon as she was able to, brilliant customer service!

Such a lovely team of people and Rob has been fantastic. So helpful and nothing has been to much trouble. Not over bearing but kept me informed and helped when asked.... The service was seamless. The house was rented with the first viewer. Carly and Frazer did a great job. Thank you... Be a tenant for 6 months. Really poor service. Take ages to respond to emails. Make promises for maintenance to attend and break them . Had no hot water for weeks and they were very causal. Took time off work tinker people into the property for repairs ... We've been using Belvoir for a couple of years and have been impressed with the service. They have found us good tenants, and communications have always been excellent.
An online problem reporting system has been introduced and seems to work very effectively. And I speak ... Rob was very helpful and committed throughout the process and gave great advice at times when we encountered difficulties and setbacks and without him and his expert advise we would have truly struggled to sell the property.
He always kept us up to date with ... Still waiting for repairs to be done. Curtains fittings and toilet base. Needs to be refitted. Contractor hasn't been in contact... Found Rob and Hannah very helpful and friendly. They couldn't do enough for me. Rob helped me with every stage of the sale.... Sold quickly as promised. Gave great advice and tips on best way to achieve a quick sale. Always kept me up to date with any developments. True to word, honest and efficient.... I recently sold my property through Belvior, the property had been previously let with Belvior for over 12 years.
It was a complex sale and took a long time to complete. Delays and setbacks had me feeling anxious the sale would fall through. Throughout the process ... Rob was excellent to deal with.
Highly practical and efficient. Greatly helped in talking to solicitors and making the transition much smoother.... Being new to the letting business we were impressed with the friendly and efficient treatment received by all staff.We were taken through the process step by step and given all the help and assistance we needed. Phoned on Thursday 07 February (on a very cold day) reporting that my property had no central heating. Having had no response to this, I phoned four further times during Thursday, Friday and Saturday, with no phone calls from Belvoir to myself concerning when this problem ... What started with dreadful service from now departed sales staff turned into a well managed sale when Rob took over.
He went out of his way to keep me updated throughout the process.

I have known Rachel of Belvoir Enfield for about 5 years now and she is an absolute joy to work with (don't mention the silicon sealant gun!) she is so professional and cares intensely about giving her clients the best possible experience. If you are moving house, I strongly suggest you make her your first call - she is exceptional.
