Avoid like the plague. Reliably incompetent, devious and money grabbing.
I used the Bangor Branch of Beresford Adams to fully manage my property for 9 months.
Here is a list of things that went wrong:
- I had to return the tenancy agreement 3 times before it was accurate.
- Payment to my account was an average of 2 weeks late every month (despite my tenant consistently paying on time)
- Funds were allocated to my property but not released without me chasing them
- The agreed inspections did not take place because the estate agent “didn’t want to disturb the tenants”
- When I insisted on an inspection, no report or photos were provided (I attribute this to the thousands of pounds worth of damage that were made to my property but not discovered until the end of the tenancy)
- Beresford Adams informing the council that the tenants had moved out when they hadn’t and not rectifying this for months, while I was getting final demand letters.
- The monthly statements were consistently incorrect
- I’ve been charged for two months worth of management fees when Beresford Adams was not managing the property, they have acknowledged this and 6 months later will still not refund me
- The tenants were sent a threat of debt collectors, when they were up to date with payments.
- A member of the team left when she was dealing with my check out report. As a result and without warning me all work on my check out report stopped.
- Estate agents would not respond to emails and even hung up on me
- I left it 5 weeks for Bereford Adams to organise any repairs on my house before I gave up.
- Be aware that Beresford Adams charge an additional 25% of any invoice for work as well as receiving 10% to manage the same properties, which is meant to include arranging maintenance and repairs.
- I had to claim the full deposit from the tenant, which didn’t come anywhere near the cost of repairs. I wanted to claim this all for dilapidations and ignore the £39 which could be claimed as arrears. Beresford Adams said that I must claim the full amount for arrears unless I was going to take the tenant to court. I believe this was untrue and designed in order to claim their percentage of the arrears and charge me for another month of managing the property.

We first contacted the Bangor office of Beresford Adams by phone and the Agent, Alex, was so polite and professional. This continued throughout the whole process, with Alex following us closely all the way. He was very knowledgeable and demonstrated his competence several times over, making suggestions on points we had not taken into consideration giving advice when needed, and was a valuable asset to the negotiations.
We were very impressed by the whole staff in general, who were always available and helpful.

I had a property to let, and on a whim walked into the Bangor office of Beresford Adams to see if they could help me. They couldn't have been more helpful, and the staff were exceptionally friendly. I was sat down, talked through the process and given clear information about the various levels of support and service they could offer. Best of all, they were significantly more competitive price wise than the other companies I'd tried beforehand. Within two hours (!) they'd not only visited the property, but also found a perfect tenant, who moved in a week and a half later.
All in all, an excellent service which I'd recommend to anyone looking to let a property.

*update, they claim it’s tenant error not ventilating the property. Very strange when the whole house was drafts due to ill fitting windows also two couldn’t be closed.
They refuse to accept responsibility even when an independent report insisted by the EHO condemned the property.

They let totally substandard properties out then try to blame the tenant and attempt to cover up their shortcomings.
The house is riddled from black mould and damp in every room.
Numerous complaints fell on deaf ears, resulting in two children being hospitalised with one placed in an induced coma in Alder hey . Caused by living in a substandard property.
They hid the specialists reports that recommended “ It would be cheaper to knock the house down and rebuild it, there is nothing the tenant could of done to prevent any of the damp.”
UPDATE… Customer services still refuse to accept that the house is condemned to the point EHO and Alder Hey wouldn’t allow the tenant to return to the above property due to the hazardous risks. They even expected the tenant to clean the hazardous black mould ..!!!!

We let our house on a long term basis using Beresford Adams in Bangor who are one of a very small number of agents who deal with lettings in North Wales. Matthew and Hannah have both been superb in dealing quickly with all issue. We had absolutely no experience and were helped through the process very smoothly. They advertised for tennants and showed people the property getting a very suitable tennant in a matter of a few days.

Absolutely disgusted with the service of this place. Had a viewing appointment booked and confirmed for Saturday and travelled 215 miles to view a property, only for no one to show up. Waited for almost an hour in the rain, not even so much as a courtesy call to let us know no one would be coming, and calls to their office phone went unanswered. Travelled a further 20 minutes to their Bangor office only to find them closed up early. Would give 0 stars if I could, expected some level of professionalism but have been left incredibly disappointed, out of pocket for 430 miles of fuel and extremely angry.

We did not have a proper check-in when we took over the property and discovered a number of issues that needed to be resolved. However, Kimberley Dafern from Beresford Adams Property Management Department visited the house to see the problems for herself and took prompt action together with the landlord to resolve them. Kimberley was understanding and efficient with a commendable sense of urgency in her desire to have a satisfied tenant. There are still a few residual inconveniences, but in general we are very happy with the service received.

Dreadful estate agency, poor customer service, and back covering when they get it wrong. We were in a rented property and they were instructed by the landlord to carry out the handover, report, and photographs. Prior to and at the handover we were assured by the agent carrying out the handover that we would have a copy of the documentation and then that we would have no concerns about DPS as the property was in good clean condition and only things were wear and tear (in line with our 2 year tenancy), so we would get full deposit returned. Imagine our surprise when the landlord refused to return the deposit and on contacting Beresford Adams they had deleted the entire file - all handover photos, reports, and evidence in their own words "because the landlord was unhappy with the contents"! Their actions deprived us of the only independent handover documentation, and may well ultimately cost us part or all of our deposit. The matter is progressing to Court regarding the landlord and deposit and to the Ombudsmen regarding Beresford Adams and their failure to adhere to their own industry standards as well as their deletion of pertinent handover evidence and files; so further failing in their obligation to maintain records.

When renting a house, nobody told you about the house is for sale. They rented a house where I lived with my children and my partner for 6 months when they had another house for us 0 emails, 0 suggestions as if we were not. Now that we have found a home from another agency, this agency is making trouble. We were in the agency to tell you about the house was sold, about the 2 months we have to go out with the kids, and that we found a home from another agency, she said ok there is no problem and now it came out that this lady did not inform us If we sign up we will get nothing information. Thank you very much for hurting me and my children through you will be homeless!!!!!
