Quite possibly the worst estate agents in Brighton, the staff have a no customer service skills, they completely disregard your own time and consistently manage to make mistakes on the simplest tasks, if you’re looking to rent from these guys I would suggest reconsidering as they will only cause you unnecessary stress!

Please whatever you do avoid this scamming estate agents at all costs. They were absolutely rubbish when I was renting - never replied to emails and never sorted issues out. DO NOT sign up to the no deposit scheme it’s an absolute scam and just puts more money into their greedy pockets. Horrible horrible experience.

Make sure to challenge them on the deposit return. Tell them you will use the Tenancy Deposit Scheme and don’t be afraid to use it if you believe you are right.
They wanted to charge £455 from my deposit even though I left the property in much better condition than when I moved in. The agent made several false claims, but eventually settled for a £75 charge.
I hope this review helps you get your deposit back and makes these agents understand that tenants’ deposits are only for covering damages, not for them to keep.

Unprofessional behaviour, at first I believed they were amazing until everything went Pete tong!!
I was total multiple different things and then I was told there was something wrong with my credit even thought I proved I had nothing on my credit file I was then informed they were keeping my deposit but I could use it on another property BUT when I fill in the details to view the property I get the confirmation email and then I am not contacted so they are now ignoring me and they won’t reply to my emails stay away choose another agency….

Honestly, my experience with Brand Vaughan was terrible. The responsibility for this falls on them as the house I rented in my third year as a student was through their agency. The property on their website looked significantly better than it did in person; the pictures were misleading. Despite viewing the property in a terrible state, we were assured multiple times that the landlord and agency would clean it thoroughly for new tenants in September. We were encouraged to secure the property as “it would be gone by the end of the day” Feeling pressured, we signed contracts and paid deposits. The first day, However, upon moving in, the house was in an even worse state—filthy, with muck torn carpets, evidence of electrical fires, a flooded kitchen floor, and a toilet in a disgusting condition, most rooms thick with black mould. Every room had an unpleasant odor and the house was infested with mice, we would see multiple mice during the day and even more at night, on the second night we found dead mice under the countertops in the bedrooms and next to the fridges. During the contract we experienced countless issues. Despite numerous complaints, the agency refused responsibilities over maintenance, leaving us with major unresolved issues for 11 months. The house was pretty much uninhabitable and insecure, with doors and windows not locking or closing properly. The maintenance fell on the landlord, but the agency's failure to check the building after our complaints and their reluctance to help us contact the landlord exacerbated the situation. They could not get the landlord to carry out his responsibilities but if by mistake the rent was underpaid £0.32p then you would be harassed via phone and emails for days. Trying to move out, we discovered we couldn't terminate the contract without a fee or finding a replacement. Which proved difficult given the state of the house. Most of us had no choice but to endure this experience for 11 months. The rent was also ridiculous and for the amount of money they wanted the least they could have done was ensured the house was safe, and clean. This agency should not advertise student lets in such a state, as it reflects poorly on their reputation. I strongly advise against renting any student houses not maintained by the agency themselves.

Moved into our student house in September, the amount of issues we’ve already had are astonishing, Mould in bathroom and all bedrooms, MICE which was clearly a past problem which we was not informed of, the shower leaking through the ceiling into the front bedroom which still had no fire alarm or light due to this issue. The biggest problem of all is the estate agents themselves. I’m not sure what our property manager Matt does all day but i can tell you what he doesn't do which is answer the phone or respond to emails.

I sold my house on Queens Park Terrace through Brand Vaughan Kemptown in 2023. My experience of this office beyond my expectations and I was particularly impressed by Kieran who not only sold my house, but also recommended me a new one in another area, and dealt with a number of tricky negotiations calmly, with integrity and respect for my family situation (and very kind to the cat!). The process was long and we were in a 4 house chain, but Kieran kept in touch all the way through.
I would add that the marketing of my house was very good and professional. I was pleased with the price we achieved and with the way it all looked.
Brand Vaughan in Kemptown is run in a rather different way to BV in Preston Park (in my experience). Very different vibe - check them out.

Throughout our tenancy, our flat suffered from several leaks. The worst leak which occurred, took two months to be resolved. It leaked every time it rained, which in Winter happens fairly regular. Despite us raising the issue the day it began, and again contacting them about it every week afterwards, we were constantly met with the same response of "we will look into it and get back to you". At one point, they even told us on the phone that it was fixed whilst we watched it continue to leak! A substantial amount of mould also quickly began to grow around the wall from where it was leaking through.
The staff started out with friendly correspondence, but quickly became rude when we questioned the competence of their response to the issue. They failed to keep us updated with how they were planning on resolving the issue, with us always having to call/email them for an update, rather than them contacting us.
Despite all this, they have still tried to deduct 15% from our deposit for a few cobwebs left on the ceiling by the front door!
If you do decide to rent through Brand Vaughan, I highly suggest making sure a 6-month break clause is in your contract.

Worst lettings agency ever in Brighton. 5 months of issues with the flat and no action taken, they use a pointless website to comunicate any problems experienced but it’s just a way to take time and not do them job. Also they are trying to overcharge and be really unclear in the check out stage . 15 days messaging Matt Ashworth to not receive explanation.

Suzy and I would like to take the time to thank you and all your team at Brand Vaughan for the successful sale of 9a and especially this year's sale of Nos 9 Sudeley Terrace, Kemptown.
Furthermore, and very importantly, without Timothy negotiating, we certainly feel the sale would have fallen through on many aspects of the proceedings between the buyers and all the Solicitors combined.
Since the acceptance of the buyers offer in April this year, events have been extremely demanding and precarious to the bitter end.
Timothy’s resound constant attention to the details of the sale has been pivotal and profound.
You may also be aware, our Solicitor barely communicated with us and unfortunately we eventually lost confidence in them.
However, Timothy constantly kept us in the loop at all times and gave us assurance throughout all the uncertainty we experienced from start to finish.

This is my experience of all BV offices - they don't answer emails and when they eventually say they'll get back to you, they don't.
As a buyer, I hate seeing a potentially good property with them, it really puts me off. But it's a seller's market so buyers are getting crummy treatment with these people.
Please use a much better firm like Hanover Homes or Maslins.

Based on my experiences with Brand Vaughan as a buyer and seller over the last 10 years I can confidently say that they have been nothing but first class and in many ways superior to some others I have experienced. In my case, Michael and his team in Kemptown have been consistently brilliant at bringing in potential buyers and have delivered every time. Timothy, the in-house sales progressor is simply the best at communicating and leading both parties and their solicitors through the process and is professional, knowledgeable and very easy to deal with. We purchased our property through BV some years ago. Prior to selling, we were approached by one of the original Directors, suggesting that we work with him should we enter the sale marketplace. We did that, but the moment our property went to market, we were pushed to the local sale rep. We were reminded, by experience, that BV are no longer the small local agent they were when we first worked with them. After numerous problems with the handling representative we tried to escalate to the directors but were given excuse after excuse as to why our calls couldn’t be returned. Eventually, we were transferred to the branch sales manager - who to be fair was very professional. However, seller beware BV are no longer the local estate agent of choice. They are part of a much larger group.
We have been left with a ‘bad taste’ in our mouth from the negative experience, which included being told by the local rep that our buyers were his friends, and advised to accept an offer (lower than the market price) because the market was about to soften.
We have now completed and left the property, but thought it pertinent to right a review based on our experience.

Having rented my flat out through this company for the last 4 years, I am well positioned to recommend that you seek the services of any other estate agent possible.
Firstly, they hired work people to complete a minor repair to the sealant on the bath, they did this and left sitting water under the bath, that when eventually discovered had rotted the bathroom, front room and hallway floor. Now I wasn't aware that I would need to tell them that leaving standing water sealed under a bath was not a good idea, I foolishly thought that this would be common knowledge, but apparently not.
This resulted in costly damage which Brand Vaughan eventually took minimal responsibility for.
Brand Vaughan also find it hard to follow clear instructions when asked to carry out instructions, instead they prefer to second guess you and assume that they know best, sometimes even when asked multiple times, this can cause landlords issues which should be avoided.
I could go on, but if you need more encouragement, to find a better letting agent then more fool you, you probably deserve each other.

We bought through Brand Vaughan but having seen their customer service to our vendors, we wouldn't hesitate to use them as agents to sell too.
We were in a long and difficult chain, without Timothy's persistence, professionalism, honesty and responsiveness, this would have undoubtedly fallen apart. Thank you to the whole sales team, who were open and honest about the stamp duty holiday among other things, where many agents were not.

I was extremely happy with the service I received when I sold my flat through Brand Vaughan. It ended up being a pretty complex and difficult sale with many obstacles, but I was never in doubt that they were working hard and doing their best for me. Throughout the process they liaised with solicitors and kept me up to date with everything that was happening. I always felt reassured by the easy lines of communication, which in my experience is not the norm when dealing with estate agents. I highly recommend them.

1st time I have used Brand Vaughan as a seller (had dealings with them as a buyer previously) and I thought the service to be comprehensive. The photos were good, floor plan correct, and marketing strong with a positive amount of viewings. Their fees I thought to be fair and i would have no problem recommending them or using them again in the future.

Hi all please don't believe some of these glowing reviews,they are the friends of Brand vaughan just hiking up the google review score and all written by the same person with the same writing style.
Not a reputable company they use UkTenantData as a referencing agency who are highly suspect and you have no idea if your details will remain secure please read on.
I just had a particularly negative experience with this company as a guarantor to a tenant. Not only did they request an excessive amount of personal information (including contacting my employer) without giving clear information about how this data will be used/stored/discarded, they have also been very aggressive in their follow up communications, contacting me both by email and text message (minutes later, before I had a chance to reply) to request further info. The text message requested a call back, which I did as I was not aware it was relating to the same subject as the email. The person I spoke to was rushing me and not receptive to feedback.
When completing their form online , the privacy policy is quoted in the T&C that you have to agree to, but there is no link to it. I guess they expect us to trust them and agree to all without reading the detail.
Their emails to me refer to 'my' tenancy application, even though I am the guarantor and not the applicant. The same wording was used in their communication to my employer )to confirm my employment status and salary details) - this of course caused confusion as it hinted that I was moving house, which I wasn't.
They informed me that they would do a credit check, but did not specify if this is a soft or a hard check.
They mentioned they would need details of my referees, but it remains a mystery what they are referring to (aren't I the referee to the tenant as the guarantor? how many degrees of separation do they need?!).
All in all, they require an inordinate amount of information, give little information about how they use them, are aggressive in their comms and I would not recommend using them if you are a landlord or an agent. If I even rent in the future I will avoid any letting agencies who work with UK Tenant Data.

I recently bought a flat that was on the market with Brand Vaughan (Kemptown). The staff there were friendly and helpful. Timothy Denning in particular was fantastic, working with me to solve issues directly with the vendor when their solicitor wasn't cooperating. He went above and beyond, showed genuine care in helping me secure the property, and was instrumental in making that happen. He even came round to help me when I moved in, as I couldn't find my gas meter! Thank you, Timothy, and the rest of the team at Brand Vaughan.

Honestly the worst letting agent experience ever. We lived in a property for 3 years. Towards the end I asked if we could go onto a rolling contract as we were buying a place. Claire’s emails were abrupt at best. It took a month to get a reply (despite calling and emailing). By this point our contract had run out so I assumed we were on a periodic contract but didn’t have confirmation. I rang the office to confirm, only to then receive a ‘telling off’ email from Claire for discussing with the property management team. I wish I could post screenshots. My mouth was hanging open it was so rude.
Then when we moved out of the property, we were charged £200 for cleaning a washing machine tray and ‘slight’ carbon marks from the 20 year old oven shelves. I was suspicious and rang the number on the cleaning company invoice - it was a mobile number. A guy answered and when I asked if he was a cleaning company he said no! Then back tracked and said yes. I wouldn’t be surprised if this was a ploy to get money out of tenants now that it’s illegal to charge renewal fees.
I have rented for 10+ years all over the UK and can honestly say the staff at Brand Vaughan are the rudest. The flat was spotless when we left and I can’t imagine it took more than 15 minutes to clean the washing machine tray. I scrubbed those oven shelves to high heaven with industrial cleaner so assume they look exactly the same as when we left.
Oh and when they held viewings they have 20+ people in the 1 bed flat at a time. Which they didn’t tell us - my neighbour did! They also left the balcony doors unlocked after a viewing, and there’s no way that they could have kept an eye on all of those people in the flat. Just grateful nothing went missing.
All the good reviews here are people moving in. Looks like I’m not the only one stuck with a £200 cleaning fee when moving out, I would implore you to avoid avoid avoid.

Excellent agent from Brand Vaughan - Felix. Very professional but still personable. He was confident and appeared interested in helping, which is often not the case we find with estate agents. So although we are not interested in going ahead with either of the properties, we would consider using Brand Vaughan to sell our property in if all staff were like Felix.
Just 1 issue: I sent an email to management to compliment Felix and didn't even get an acknowledgement! However, when I forwarded it to Felix several weeks later he responded immediately. Come on management, pull your communication socks up or you'll miss out on important business - 4 stars because of this; 5 stars for Felix.

If you're looking for a house to rent and see this agencies name, just turn away and never look back. They will fake politeness up until the very second you hand over money, and after that you're a walking cash cow for them to exploit in every possible way. They exploit students inexperience, show utter disregard for their mental health, privacy, or even wellbeing, and deceive them in every way possible. Avoid at all costs.

We had been searching for a home on the south coast for more than three years when we found this property, a First and Second Floor Flat in Kemp Town Brighton, advertised by Brand Vaughan on Right Move. From the moment we contacted them for a viewing until completion, they were very supportive, providing answers for our queries and accommodating our frequent requests for return visits. We dealt primarily with Jon Anthony and Timothy Denning, of the St George Road Branch, whom we found professional, honest. Jon was our principal point of contact and he often went that 'extra mile' in his dealings with us. We appreciate that in essence, an estate agent primarily acts for the vendor. However, their support for a buyer, is, I would suggest, a positive approach to the modus operandi of such organisation. We are happy to recommend then.

If you're looking to rent via Brandt Vaughan, look at the all the one star reviews below, they are all from ex tenants. The higher reviews are all from landlords or house sellers so not relevant to you. The common complaint is that this agency retains deposit for no, or false reasons.
My Student daughter rented via Brandt Vaughan last year. The house was a dirty mess when she moved in, she and her fellow tenants had to fully clean it, even though Brandt Vaughan claimed that it had been professionally cleaned.
At the end of the rental my daughter again fully cleaned the property. Brandt Vaughan subsequently claimed hundreds of pound for cleaning, and initially presented a false bill (for another property) and maintained that they did hire professional cleaners.
The staff at Brandt Vaughan initially refused to speak to us about the situation and tried to withdraw the money from the deposit. This in now in arbitration.
