I'm really let down! I'm sharing my story to help prevent others from having to deal with the same problem. In February, I'll be moving to Brighton for work. We started looking for a property in January because we live in London and getting a property to view is really tough. As soon as we found a flat, we signed the pre-tenancy agreement, paid the holding deposit. The reference process also went well but because the move-in date is January 15, we became concerned when we did not hear back until January 10. The agency contacted us again on January 11th with shocking news. The lender will sell the home after having a change of mind. Can you believe that this occurred just four days before the move-in date? I'm in complete disbelief and stunned! The agency informed me that although there is nothing we can do about it, they will return the holding deposit to me. In this situation, what are the renters' rights?... Read more

I feel I am compelled to give Brand Vaughan a 1* review following the treatment my daughter and her friends (students at Brighton University) received at the hands of this estate agent. They moved into a student property in September 2022 which was cleaned to a very poor standard, but they rolled up their sleeves, cleaned it themselves and got on with it. On leaving in August 2023, they left the property in a considerably BETTER condition, than when they found it, having cleaned it from top to bottom …. In Brand Vaughan’s own words “to a very high standard”. Following this they were landed with a £600 cleaning fee. £600!!! They disputed this extortionate fee with video evidence of the state of the property when they moved in and when they left. Brand Vaughan completely dismissed their dispute…possibly without even reading it… and were informed that they would have to pay a further £60 if they wished this to go to an independent adjudicator. As a parent, I so was appalled at how the students’ rights had been so completely dismissed by Brand Vaughan, that I paid the £60 myself due to the utterly unjust nature of the “inhouse” dispute system. I had witnessed the time that the girls spent cleaning and the excellent condition in which the house was left. I was also fully aware that an independent adjudicator would almost certainly lean in the favour of the students who had done everything in their power to return the property in good condition. Thankfully, the adjudicator did indeed uphold the students dispute and reduce the outrageous cleaning fee from £600 down to £240 and my £60 was refunded. So speaking directly to any student reading this review, either avoid this estate agent entirely, or take video evidence of the condition of your property both before and after your tenancy and don’t be afraid or intimidated at the thought of referring your concerns to an independent adjudicator. They are there to support you and the onus is on your landlord/agent to provide evidence that any extortionate cleaning fees that they charge you are proportionate and fair. Thank you to the independent adjudicator IAS for responding quickly, efficiently and justly to support students who have been taken advantage of by large “corporate” agencies. And to Brand Vaughan – I urge you to look very closely at how you treat students who rent properties through yourselves. My daughter was lucky enough to have a parent willing, able and with the financial resources and time to help her to fight the unjust charges you insisted these students had to pay. To make money is fine….to do it by taking advantage of young people when they are often away from home the first time and may be anxious, lonely, uncertain of their rights and vulnerable is not ok and should be called out. You hold all the power and they hold none. If this review makes you take a long hard look at your policies and procedures as to how you handle end of tenancy fees and charges, then it is time well spent in my opinion.... Read more
