I rarely leave negative reviews but I feel compelled to write this. Our experience with B&V has been nothing short of an extreme disappointment. It all seemed great until we signed a contract - from then on service levels dropped to almost zero and communication with us was appalling. We wasted valuable time and money with this estate agent and I regret choosing them as our agency. We have since moved on and the experience has been like chalk vs cheese. Don’t be fooled by their grandiose claims about how good they are.

I would advise being careful when renting with Brand Vaughan. We have mould, damp, rodents and flees. We have been 3 weeks without WIFI which we are paying for. None of this has been resolved. We appear to be misled in their adverts. The windows are broken & don’t open. They’re not answering our calls, they don’t respond. We feel like we are being ripped off.

Do not Trust Brand Vaughan.As letting agents they are renting out properties, especially to students, that are not fit to be rented. My son is renting a property from BV where the boiler has broken and suffered a flood. They take your rent and not follow up with repairs. Let's hope the government bring in a rent reform bill so BV can be fined. Poor customer service and exploiting the rental sector,especially students.

So disappointed. I’m a current tenant of Brand Vaughan and I can’t seem to speak to anyone! I reported maintenance repair issues in July via their online fixflo system (their new way of doing things) and I haven’t heard ANYTHING since. I’ve emailed twice, haven’t got any response, I’ve called and nobody answers. I’m hoping someone sees this and contacts me ASAP because the service they offer is awful and they have like 4 locations!! I don’t even know who’s in charge of my property. Do not recommend and I will be feeding back to our landlord personally.

The staff accepted my application with the conditions I had provided. One condition was to repaint the entire flat in white. Then they pretended to understand it was only for the main rooms, so the landlord needed a quote to include the corridor and bathroom. This is obviously illogical and seems more like a lie than anything else. If you can paint the largest room, you can paint the smallest one as well.
So they made me wait two and a half weeks, pretending they were waiting for the landlord to agree to a quote. They called me at the beginning of the week to say that the landlord would confirm the quote the following day and that they would reach out to me. They never called me back but sent me an email a few days later saying they had given the flat to someone else.
So basically, they were keeping me in the dark while looking for someone else. I also caught them doing other viewings. This feels more like a scam than a professional agency.

This company got my friend and his daughter living in a house full of damp to the point it made his daughters mattress has damp on it within 12 weeks of living in the property. Walls in bedroom and hallway and kitchen all damp everywhere like they've painted over it and moved him in quickly. This is so wrong and when he posted about his daughters mattress the cheek of the company liking it is unbelievable. There will be legal proceedings following this

We cannot recommend Darren, George (Taylor), and the team at Brand Vaughan highly enough. If there were 6 stars, they'd genuinely deserve it. Darren sold our flat STC within 4 days. However, our purchase turned into an extremely tortuous and stressful process. Several times during the buying of the house and subsequent renegotiations it looked like the sale had fallen through. We were truly fortunate to have Darren and George to manage our flat sale through the very many difficulties of our house purchase, which lasted all of 5 months. We are now happily moved into our new home and it's in no small part due to Brand Vaughan. "Thank you."

Do not rent with this company! They will just sit on your deposit when you move out!
My partner has been waiting for over a month for them to decide on the amount of the deduction, and the amount they are trying to take is ridiculous. Their inventory check is inconsistent and unfair.
The check-in inventory only had distant photos, with no detailed pictures of critical areas like the inside of the fridge, the garage, or the entrance door. However, the check-out inventory was extremely detailed, clearly aimed at justifying unreasonable deductions.
For instance, they are deducting money for a house number door sticker, claiming it caused damage to the door. This sticker was always there and did not cause any damage.
I don't want this review to be too long, so I won't go into all the details, but they are claiming almost half of the deposit. I have never experienced, nor heard of, anyone having to wait this long for the process to be completed, especially with such unfair treatment.
Avoid this agency if you value your deposit and a fair rental process.

Make sure to challenge them on the deposit return. Tell them you will use the Tenancy Deposit Scheme and don’t be afraid to use it if you believe you are right.
They wanted to charge £455 from my deposit even though I left the property in much better condition than when I moved in. The agent made several false claims, but eventually settled for a £75 charge.
I hope this review helps you get your deposit back and makes these agents understand that tenants’ deposits are only for covering damages, not for them to keep.

This is the worse service I have ever received over the years I have been renting in the UK, the team nor the staff in charge of the property we are renting were not present nor have ideas on the state of the flat, the bedroom is full of damp on the walls and smelling, we were told it been fix and we got the keys yesterday with nothing done on that, I called also sent an email to the team with no response from the staff Michael who has been in contact with us.
The toilet basin is linking, the toilet pipe is not properly covered, broken tiles in the bathroom, the rugs/carpet is so untidy, dirty and rough from either over used and not properly cleaned or the carpet needs to be changed.
Fridge freezer is old and unkept, broken washing machine to say the least.
We are really disappointed and unhappy as this doesn't worth the stress and the rentals we, and I don't see my family leaving here as a desired home. It's really sad

Clueless about the property not knowing answers to basic information such as the lease. Rushed with 15minute time slots for a 2nd viewing. Very condescending to elderly parents asking totally acceptable questions, such as where is the TV arial to be replied with "Oh we don't use those anymore". Sexist comments to fiancé behind my back “Typical men asking the boring questions, us ladies care about the fancier stuff". Changing the subject when highlighting issues with the property such as broken drain pipes and windows. Sarcy when testing water pressure of a house we were thinking of buying. 1 cash buyer not using this agent again. On the bright side quick to book a viewing!

With regret, I am leaving Brand Vaughan a 1-star review to reflect my experience with them.
This is not a reflection of all staff at the company, as I did indeed have some positive, professional experiences during my tenancy.
It appears to me that from reviews online, Brand Vaughan seem to earn a good amount of praise from those wishing to buy & sell property. However, like many other fellow student tenants, I have had a poor experience renting with this agent.
I rented a one-bedroom student flat with BV last year with my then-partner. The property was in a good location, was modern, and of just the right size for us.
Regretfully, we noticed a few issues after moving-in.
The ceiling was leaking and a large part of the ceiling therefore had to be removed. The downstairs smoke alarm was damaged by said leak and never replaced. We had to evacuate one night due to the remaining smoke alarms sounding, with the lights indicating a 'gas leak'. On arrival of the emergency gas engineer, they found no fault, but informed us that they were surprised that the property didn't have a carbon monoxide alarm and that we didn't have the correct number of smoke detectors in the flat. Due to the leak, the hallway walls became covered in mould, damp and condensation, which looked bad and smelled worse. This affected my partner's asthma. Despite regular cleaning, use of dehumidifiers and a re-paint, the issue persisted. The bathroom drain was poorly-fitted and leaked. The bedroom curtains came down a week after move-in. One of the windows in the bedroom didn't open. An upstairs window didn't open. Most of the wall edges suffered from paint-cracking. The bed frame was weak. The inventory on check-in missed several issues which I then added. Ironically, on check-out the inventory was very detailed and didn't take into consideration the issues we had logged during the tenancy, which suggests a failure of communication. The check-out inventory also suggested a need for professional cleaning... I had cleaned and redecorated the entire flat and then paid for a professional cleaner to service the flat before moving out... so this seemed unfair. We only had one set of keys throughout the tenancy as this was all we were given. On check-out it took several emails to clarify that we were only given one set and should not be liable to pay for a replacement.
The above issues could have been rectified more quickly, in part, if there was a clearer process for reporting and resolving maintenance issues. Although FixFlo appears to be a very handy online system, ultimately all of my maintenance requests were then sent back to the landlord to deal with. So, in the end, I had to log via FixFlo and email the landlord directly, in the hope of passing the information to them before what would have been 5 working days if left solely with the agent.
These issues aside, the most significant problem we encountered was after our tenancy ended. We paid rent inclusive of the electric bill. Afterward, due to what was framed to be our 'high usage' (more likely caused by the recent increase in energy costs and the need for heating due to poor window insulation) we were made to pay the difference between what the agent calculated to be total usage minus rent contribution. We were therefore left with almost £1.3k to pay. Despite challenging this, we paid the charge after the threat of legal action. The way this charge was raised to us by Tony Sparrowhawk and the subsequent communications showed minimal understanding, simply demanding the payment in full asap. The agent evidently needs to decide if they wish to offer a property fully inclusive of bills, or offer a property where the tenants are liable for the full bill. Instead, they appear to sell the dream and hide behind a 'fair usage' clause. This appears to lie with the agent, not the landlord, as ultimately it is the agent who 'sells' the property and deals with the tenants.
If you are a local student, I would recommend using an alternative letting agent or renting from a university directly.

WORST LETTING AGENCY EVER!!!! DONT TRUST THEM!!!!
As a tenant, they never did anything on time when was needed. Needed to take issue on my hand and work with the landlord to get things sorted. i.e. Boiler needed to be replaced in winter and they never sent any specialist to see.
ALSO, WATCH OUT FOR YOUR DEPOSIT. They use a cleaning agency that adds very dodgy charges to the final bill!

Charge over £3000 a month for student digs, leave washing machine broken for weeks, roof leaking in bedroom on my daughters head for over a month and they haven’t even managed to get somebody round to look at it. Emailed Tony Sparrowhawk at least 3 times and he had no interest in doing anything about it. My daughter currently is in a freezing house with no hot water as now the boiler has gone and they might send somebody round to look at it today. Reporting this to Brighton Council, and will be seeking conpensation.

Just unbelievably awful. When showing a house, the have no clue about anything at all... can't answer a single question about the property. And when called to make a valuation appointment, they are just inept. An estate agency with no expertise or knowledge about property.

This may be the worst letting agent company I have ever used or heard of. After moving into a property let by them I can say that they are extremely unprofessional and incompetent at completing any aspect of their supposed jobs. They are impossible to get a hold of and have failed to help or assist with any of the many problems that exist within the property we are renting with them. Both emails and calls result in no response and frankly I would be surprised if there are even any people that are working at there offices. If I was able to leave a 0 star review I would as even leaving one star feels as if it is too nice as this company are truly the lowest of the low and deserve no respect or business.

Received a valuation from Brand Vaughan for £280,000. This was justified with examples of other properties on their books, in the local area. Although, these properties were of a similar size, they had no sea view, no parking and poor decoration. I went on to sell through another estate agent for £420,000, with 0.8% fees. It sold within two months of being on the market.

We rented an apartment through this agency and they have been extremely unprofessional and lazy from start to finish! It felt like you were dealing with careless teenagers instead of grown up professionals - they never reply to emails and after chasing them on calls, they were not helpful or gave you the wrong information e.g. told us on the phone that they had our 2nd key but when my partner went to get it, they didn't have it! We still only have one set of keys.

AVOID AT ALL COSTS. Dreadful service provided by this company. Told they will email me by a certain date regarding key collection and never do. Told they would ring me back regarding key collection and never do. Then informed on move in date that we actually won’t be able to move into the property until a few days later leaving us HOMELESS. Throughout our tenancy, our flat suffered from several leaks. The worst leak which occurred, took two months to be resolved. It leaked every time it rained, which in Winter happens fairly regular. Despite us raising the issue the day it began, and again contacting them about it every week afterwards, we were constantly met with the same response of "we will look into it and get back to you". At one point, they even told us on the phone that it was fixed whilst we watched it continue to leak! A substantial amount of mould also quickly began to grow around the wall from where it was leaking through.
The staff started out with friendly correspondence, but quickly became rude when we questioned the competence of their response to the issue. They failed to keep us updated with how they were planning on resolving the issue, with us always having to call/email them for an update, rather than them contacting us.
Despite all this, they have still tried to deduct 15% from our deposit for a few cobwebs left on the ceiling by the front door!
If you do decide to rent through Brand Vaughan, I highly suggest making sure a 6-month break clause is in your contract.

We rented a property from Brand Vaughan and found the service to be subpar and shambolic from beginning to end. They will be on your case when it comes to chasing payments or signing renewal documents but expect maintenance issues to go unresolved for weeks on end and to be treated with no sense of urgency whatsoever. During the winter we had several instances of black mould in our flat, which were repeatedly flagged to the maintenance team. Having been passed from pillar to post, it became clear that no real processes were in place and the attitude we got from the team when a contractor was eventually sent out was that they were doing us a favour. We had to put up with no working overhead lights or oven in our kitchen for 8 weeks due to a leak in the ceiling, which was ignored time and again by the team at BV, despite having been raised on numerous occasions.
In spite of the poor performance from Brand Vaughan, they still saw fit to deduct a tidy sum from our final deposit amount on the grounds that we hadn’t hired a professional cleaner when vacating the flat (they proposed having the place cleaned for just shy of £300) and general wear & tear caused by previous tenants. They didn’t even bother updating the inventory (dating back 6 years) when we began our tenancy. Furthermore, I have heard similar complaints from others who have rented from this agency in Brighton and Hove so I feel like my experience is far from an isolated case. A headache from the get go. Save yourself the unnecessary bother and use the services of basically any other letting agent.

I have been with this agency for about 3 years, and as far as there are no problem with the property and you pay your rent, they only contact you for renewals and not much else. I reported a leak 2 years ago, after all this time they haven't done anything, not even pretending. Now is time to renew the contract and they want to increase the rent £100 but without fixing the leaks. Contacted few of the members, and even one of the managers and they just pass the ball to each other, no one is taking responsibility and the ceiling will fall one of this heavy rain days. Be careful with this agency....

It is really stressful for me to keep asking them to take the house off right-move and remove the boards but they wont.

Terrible agent. Slow communication and short notices of visits (barely legal). If something was broken (such as the heating) it would take more than a week to get it solved. At the end of the tenancy unreasonable charges were made against us. We disputed the charges through reposit and almost 50% of the total of 500gbp was written off. Best sales agency I've dealt with, and I've dealt with a few! From top management down to the younger "apprentices", all are polite, honest, knowledgeable and efficient. The house was well marketed and the agents worked hard to close the sale. This letting agency is despicable. In January my grandaughter became seriously ill, she had to be hospitalised. She signed a contract in September for a year. She would have been allowed to leave the contract on February 12th , because she was in hospital under section she was unable to let them know. Clear case of discrimination. They are so cold hearted, they couldn't care less about her all they want is 3000 pounds of a vulnerable disabled girl who is still in hospital as I write this. Steer well clear.

Coming from overseas we rented a flat for 1.5 years with Brand Vaughan before buying a house in Hove. What can I say? Our experience with Brand Vaughan was disappointed beginning to end. Not only the staff is unprofessional, unfriendly and unhelpful (they left us for over a months over Christmas without heating with two little kids ignoring our emails/calls about a broken boiler, just dumping 3 little blow heaters into our flat). No, they also tried to keep/steal our deposit with no legal ground. Thanks to “deposit scheme” we eventually had to pay £300 instead of £1650. We very much felt that it is common practice to keep disproportionately amounts of the deposit for tiny/wear and tear or even old damages in order to make money hoping people don’t bother/have the time/dare to involve deposit scheme and question it.

I had a very appalling experience with them trying to sort our student accommodation, they are very harsh on those who don’t have guarentors or they expect you cough up 6 months rent in advance, I tried getting help from my uni who recommended online guarentors to help in this situation and when asked there response was because of COVID we no longer accept that, they do not help students as much as they claim they gave up on me as soon as I explained my situation and because I’m of them I now have to give up my studies.
I do not recommend at all unless you want intense amounts of stress, in my opinion very unprofessional in dealing with students wouldn’t recommend at all.

Brand Vaughan managed the rental of my flat for 20 years (both under their current name and as Cambridge Residential) and they were always extremely competent, competitive and pleasant to deal with. When I recently put the flat on the market it made logical sense to let them handle the sale and they once again proved responsive, efficient and flexible during what proved to be a complex and estended process (no fault of theirs).

BAD customer service. Hide behind automated emails. Never willing to help you, call you or even try to provide the service they apparently are paid for. Having had estate agents and lettings agents who have been so so helpful in the past - BRAND VAUGHAN need some training!!
Can never book viewings as they just email you saying sorry we cannot help you at this time.
Need some serious vetting!!! You have children working for you that really know nothing about the housing market or how to communicate with adults paying above the odds to live in Brighton. SORT IT OUT!!!!

These people lie to potential tenants about property getting offers in order to increase rent so they can get more commission.
These people will pester you over and over until you sign the contract, and once you've done that they will not be so responsive to you when you need them.
Buyers, sellers, renters and landlords be aware that this company is not for you. "Award winning company", by all means the "award" the company has given to themselves. All these fake 5 star reviews that they've bought and asked their friends and families to write them.
These people are deceiving and conniving bunch and will rob you blindly.

By far the worst lettings service I have experienced. Staff are disorganised and uncommunicative both between themselves and customers. I made a complaint which went entirely ignored for months until The Property Ombudsman were involved. Their treatment of student tenants is abhorrent and their overall service is inadequate. Legal information wasn't stored properly and staff turnover unsurprisingly through the roof.

Fantastic service and super responsive and polite, no matter how often I called or emailed throughout the process.
I had a viewing arranged with them and ran a bit late. They waited patiently for me. When they noticed first property was not for me, the lady came up with a brilliant second idea understanding what I was looking for, and agreed to race there with me before her next appointment.
During the whole contract process including referencing and such, Lizzie never failed to pick up the phone and help me out in a very friendly manner. Never made me feel stupid for asking for help a million times.

We were renting and looked after the property immaculately and paid rent on time.
They charged ridiculous fees at the start of the rental (which are now banned under law) - the highest we have ever seen.
Trying to get anything done (fixing things, getting deposit returned) took repeated and eventually agressive emails before they would respond. Poor professionalism and courtesy.

To get these agents to do basic repairs is no easy feat. I have been left without a working toilet for 2 weeks, without a working boiler in the winter for several weeks; and I have repeatedly asked for holes in the floorboards to be repaired for the best part of 2 years. When I moved in not a single appliance worked and then they took their sweet time to get a repairman out.
When you move in you get a contact several pages long listing all of the possible fines you can incur, yet when it comes to maintaining a property they are not responsive and I have also caught them being blatantly dishonest. The only way you get a repair done is to threaten to complain.

Me and my room mates are still in the process of trying to rent a property but have been supported through the journey to an incredible degree by the staff at Brand Vaughan, especially Ollie as we have been emailing back and forth any time we have had questions, we have received quick and very helpful responses from him. Amazing amazing customer care. I couldn’t recommend any other estate agent more. This process was very daunting at the beginning but they have made it so easy for us and that’s coming from the lead Tennant. Not a reputable company they use UkTenantData as a referencing agency who are highly suspect and you have no idea if your details will remain secure please read on.
I just had a particularly negative experience with this company as a guarantor to a tenant. Not only did they request an excessive amount of personal information (including contacting my employer) without giving clear information about how this data will be used/stored/discarded, they have also been very aggressive in their follow up communications, contacting me both by email and text message (minutes later, before I had a chance to reply) to request further info. The text message requested a call back, which I did as I was not aware it was relating to the same subject as the email. The person I spoke to was rushing me and not receptive to feedback.

I booked a flat viewing two days before the meeting and came from Southampton on time.Despite I called twice the agency no one came.I waited for one of agent for 30 min then I was told that the meeting is canceled and offered another one in 10 days. Besides that the agency is located about 7 min walk to that apartment. I hardly recommend this agency to tenants.

Since moving in, our maintenance requests have been dealt with so quickly and they haven't complained once, even though we have been constantly calling. Honestly the worst letting agent experience ever (I used the Branch on Western Road). We lived in a property for 3 years. Towards the end I asked if we could go onto a rolling contract as we were buying a place. Claire’s emails were abrupt at best. It took a month to get a reply (despite calling and emailing). By this point our contract had run out so I assumed we were on a periodic contract but didn’t have confirmation. I rang the office to confirm, only to then receive a ‘telling off’ email from Claire for discussing with the property management team. I wish I could post screenshots. My mouth was hanging open it was so rude.
Then when we moved out of the property, we were charged £200 for cleaning a washing machine tray and ‘slight’ carbon marks from the 20 year old oven shelves. I was suspicious and rang the number on the cleaning company invoice - it was a mobile number. A guy answered and when I asked if he was a cleaning company he said no! Then back tracked and said yes. I wouldn’t be surprised if this was a ploy to get money out of tenants now that it’s illegal to charge renewal fees.
I have rented for 10+ years all over the UK and can honestly say the staff at Brand Vaughan are the rudest. The flat was spotless when we left and I can’t imagine it took more than 15 minutes to clean the washing machine tray. I scrubbed those oven shelves to high heaven with industrial cleaner so assume they look exactly the same as when we left.
Oh and when they held viewings they have 20+ people in the 1 bed flat at a time. Which they didn’t tell us - my neighbour did! They also left the balcony doors unlocked after a viewing, and there’s no way that they could have kept an eye on all of those people in the flat. Just grateful nothing went missing.
All the good reviews here are people moving in. Looks like I’m not the only one stuck with a £200 cleaning fee when moving out, I would implore you to avoid avoid avoid.

I would not recommend this agency. I have been a tenant in a flat managed by Brand Vaughan for about two years. The property was nice but very badly insulated and the heating wasn't working at all in the bedroom. I sent several emails to mention the heating/insulation issues but they simply ignored them all... Moreover, the flat wasn't clean when we moved in, but we still spent a whole weekend cleaning as much as we could before moving out two years later. They still charged us a £40 cleaning fee... finally, we got our deposit back almost 6 weeks after check out... unacceptable.

Without sugar-coating, I have been in Brighton for almost four years, and rented flats with many different agencies, but never have I dealt with an agency with such professionalism, I got my flat in no time and I was briefed on everything I needed to know before receiving my flat, not to mention their friendly staff! I’ve never before encountered such awful customer service. For students moving into rented accommodation for the first time the service offered is atrocious. No active management of the contract setup, poor, misleading and erroneous communication, and no acceptance of responsibilities. Avoid this agency.

Brand Vaughn were professional during my 18 month tenancy, there were issues with the accomodation and Charley did every thing she could to help and was very supportive.
I would recommend anyone moving into a new build makes sure they are clear on who are serving their utilities and that the building has been registered with BT, water company electric and gas as these were major problems for me, nothing to do with Brand Vaughn per say but it did cause problems during my tenancy.
Also be clear about what will be expected of your rent payments, I had to pay a year of '6 months in advance' which felt a bit OTT considering I had payed a deposit and had already proved I could pay the rent.

Awful money grabbers. They offered to take £200 for 'professional cleaners' at the end of tenancy despite the house being dirty when moving in and finding old food under furniture. We decided to clean it ourselves to a professional standard. We were then told it was fine just a few bits that need going over. And then they decide that those extra bits are going to cost £400 which is more than the origional cleaner cost! Ridiculous and trying to take advantage of students by branding themselves as a student agency.

BV is a great estate agent to work with, but more so having agents like Ollie ensure all aspects are covered and going above and beyond with consistent communication was the key to finding the right home for us. Ollie clearly sets the bar high for other estate agents - a true customer-centic experience that takes into consideration the needs of the tenant as well as the landlord. Highly recommended!

Ollie was friendly and professional both during our viewing and afterwards whenever we popped into branch. The only constructive feedback I have is it would be good if all the letting agents were better informed about properties during the viewings e.g. council tax banding, whether it is GCH/Electric and whether or not the owner would be happy to rent properties furnished and unfurnished. The online application process was also really difficult to use and our application wasn't received which wasted my time and resulted in errors when we had to do this over the telephone with another member of staff. However, otherwise I have found Brand Vaughan to be one of the better agents in Brighton and would definitely use them again.

We had a viewing arranged and arrived on time. Since there was nobody waiting outside, we called the office, where they told us that the agent is inside. After waiting 20 minutes outside we called the office again, and they informed us that the agent has already left without either showing us the place or letting us know that she/he was leaving ...poor service and communication towards clients, would not recommend.

Estate agents generally don't have the best reputation, especially in the rental market where the focus is on smashing targets, rather than relationship building.
Ollie, however, is one of the few good guys. He's professional whilst being friendly managing the relationships between landlord, new and old tenant with great care.
Ollie's best quality is that he is a natural people person, we actually looked forward to seeing him, not often you can say that about an EA and it's his warmth and authenticity that means he will go far, he's a little gem!

I have rented from Brand Vaughan for the past 3 years and have always receive a good service from the agents and property managers. They rent good quality homes, unlike some letting agencies in the city!
Recently, I found an amazing flat which was being advertised by BV and I really wanted it to become my new home. I registered my interest after a Saturday morning viewing but didn’t expect a response until the following week.
Just a few hours later, I was contacted by Ollie, one of the lettings negotiators; he was very polite and professional and advised me that I had been chosen as the preferred applicant - I was ecstatic!!
Ollie worked with me and the landlord, to reach a mutually agreeable contract and I am now looking forward to moving into my new home, in the next few weeks!!
Ollie was able to answer all my questions and put forward any questions/requests to the landlord and he has been very quick to respond, whenever I have contacted him with queries.
If you want a quality home, from an agency who consistently provides a friendly, professional and customer-focused service...contact Brand Vaughan in Hove and ask for Ollie!!

I am rating the lettings department (not fond of the sales too much) . I have moved many times in the last 6 years and have to say that Brand Vaughan has been the most professional, responsive agency I have dealt with. We've been renting with them for almost 2 years and i think the issues raised have always been addressed and taken seriously in a small turnaround time. Special thanks goes to Charlie and Harriet. The property management is better than any other in Brighton for me so far. The letting agents have been a bit pushy at the start but we don't deal with them anymore so that's fine.

After trying to sell my property twice previously, Brand Vaughan pulled it out of the bag. I had a high number of viewings, got a good price but in particular the Customer Service Team (I dealt with Karen Franks) really went 'above and beyond' the call of duty in terms of expediting the completion (communicating and chasing solicitors, buyers etc). They were all very professional and not 'estate-agent-ish'. I would highly recommend Brand Vaughan to anyone.

Awful estate agent, exactly the same experience as below reviews saying about how they don't return deposits in full, citing false reasons for keeping money. We had extremely negative experiences dealing with them during our 2-yr tenancy. They always condescended to us, assuming we had no idea about any of the issues in question, e.g. a damp problem in our flat. They threatened not to renew our tenancy, implying that we were the ones who caused the damp - made us wish we'd never reported it to them and just let the flat rot instead! They would occasionally send us snarky emails accusing us of not keeping the place tidy. E.g. they had the nerve to imply that we were not keeping the garden as it should be, even though the garden was massively overgrown on our move-in date. Yet I know for a fact that they had charged the previous tenants a gardening fee when they moved out. Guess what: they charged us the exact same gardening fee when we moved out despite our having spent hours doing the garden. We also had the carpet professionally cleaned (it was filthy when we moved in, I could hardly breathe with all the hair and dust in it). But of course we were charged for carpet cleaning despite leaving it in an infinitely better state upon our departure. We didn't want anything more to do with these crooks in the end, especially given that they always claim they are in the right, using a sanctimonious tone (makes me feel ill thinking about how they talked down to us!) So we just sighed and accepted the £450 they took off our deposit: the stress of going into arbitration with these people did not bear thinking about, we needed to cut ties for our own mental health! Never had such an awful experience of an estate agent after renting 10+ properties over the years. Stay away from Brand Vaughan Western Road!!

Andrew Gunner at Brand Vaughan literally saved the day for me by taking over from a rental agent who had managed my property for 8yrs & had shockingly allowed it to get into a state of complete neglect.
Andrew not only sourced a reliable & efficient workforce under the guidance of Keiran Brindley of KIFCO to repair the property, he went above & beyond to get a student let sourced right at the very end of the season. I would have been left with an empty property if it hadn't been for his effieciency & hard work. He was always contactable, true to his word & incredible knowledgable about the market & how to get the best for all parties concerned. I highly recommend this agency & especially Andrew Gunner who is a credit to his team.

I would advise land lords to look else where for good management agents. Their contractor failed to seal my bath mastic correctly. BV took my money and never inspected the property during the following 10 months, allowing a leak to rot the bathroom floor. Once I inspected, it took them 10 days to get a contractor in there, and they recommended resealing the mastic again ignoring the rotten floor, and showed little sense of urgency.
Next the new account manager has told me she can't comment on any activity before she took over. I thought I was dealing with an agency, not individuals. Don't you keep basic records ?
Then she announced she was going on annual leave for a week, and insufficient cover was put in place in her absence, leaving me to chase them.
If this is "award winning" management I dread to think what the others are like. #Shocking !!! #don't believe thehype. #too many clients? #Snail's Pace Award #We won't manage your property if you don't manage us !!

If you're looking to rent via Brandt Vaughan, look at the all the one star reviews below, they are all from ex tenants. The higher reviews are all from landlords or house sellers so not relevant to you. The common complaint is that this agency retains deposit for no, or false reasons.
My Student daughter rented via Brandt Vaughan last year. The house was a dirty mess when she moved in, she and her fellow tenants had to fully clean it, even though Brandt Vaughan claimed that it had been professionally cleaned.
At the end of the rental my daughter again fully cleaned the property. Brandt Vaughan subsequently claimed hundreds of pound for cleaning, and initially presented a false bill (for another property) and maintained that they did hire professional cleaners.
The staff at Brandt Vaughan initially refused to speak to us about the situation and tried to withdraw the money from the deposit. This in now in arbitration.

I have lived in nearly 17 cities/towns all over the country, for work reasons, so I've rented a lot of properties and have very clear comparisons on their mode of operation and standards.
Brand Vaughan have won awards but I did not see the quality of customer service. What I did see was inefficiency, lethargy and being communicated to like a little child. There was a profound arrogance in some places and the senior management felt it was beneath them if you escalated a complaint for them to reply to.
Overall they were as 'rigid' to deal with a cardboard box and at several times I felt I should of had my own desk at their offices as I spent so much time chasing them or 'working' on getting THIER work done. They need a staffing level uplift to be more responsive. The set up of the property was like a long running saga to get sorted out and very stressful as I was about move from Essex and needed to know all was in place. On check out they tried to charge me for items that were not mine and the cleaning (which had been done professionally).It was interesting that when I repeatedly asked for an itemised list they could not produce that, then ALL of the deposit was refunded.They also took a long time to deal with my deposit return AND if one person is off there's no hope your item will be progressed...there seems to be no overarching oversight of work streams and resources allocated when people are off.
One thing that did slightly amuse me was when I had to go into the western road branch.... I approached the office totally calm, and had a simplistic transaction to do....I left feeling like i'd been in a wind tunnel....and stressed, when I left..... hardly a calm environment for CUSTOMERS....I'd get all that back office stuff..VERY back office and create a calm environment for customers...Try it its remarkable!..A real litmus test of how a different environment can affect you.
Oh well that's my story--AVOID at all costs..Actually don't have them on your radar in the first place. The harsh reality is they are arrogant and deluded that they are so good, so much so they would never improve based on customer experience. There's many better in Brighton and Hove.

From the start this company really showed that they were going to be hell for the time we were renting the place. Within the first month documents were all over the place, and after having about 8 voided due to incorrect rent amounts, we finally had the tennancy agreement sorted. There were numerous things wrong with the house, and whenever we asked for them to send repair people over, we just had the basic reply of they'll look into it, and then never actually having anyone turn up. By the end of the year there was a disagreement on how much the last months rent would cost (11 and a half month contract) is which they tried to charge us for a full month. When confronted with us saying that that is not what we agreed to, we were met with hostility and patronization, with no apology when told that we were in the right.

Not only did this company manage to leave my front door unlocked on 2 seperate occasions after leaving my property thus invalidating my contents insurance they proceeded to apologize the first time blaming the landlord of which they were there with at the time they left open a 2nd time after blaming that they didnt understand that the front door needed to be locked as thought close automatically disgusted with the treatment I received after blaming anyone and everyone for what happened and that was nothing to do with them to the next email telling me that they were legally responsible for the property when asked for contact information of the landlord, further broke tenants rights twice more by allowing work men in my flat without permissionp came across as extremely unhelpful and would do anything to save their own skin

Very good to me and my housemates all year until it came to checkout time, they were very late getting back to us in regards to how much we were being charged after we had laeft. Furthermore, they charged us for things that were not on the inventory (Carpet cleaning) that eventually made up around half of the charges that we were being left with. Overall, they have left us with a bitter taste in our mouths after being good to us all year. Sad.

Unfortunately, Brand Vaughan falls into the majority of utterly terrible estate agents within the Brighton and Hove area.
They have failed to address numerous property management issues, which have gone on for a year to date. The property management team has not even bothered to contact us to give us an estimation of when when work (if any) will commence.
Furthermore, their staff have failed to notify us of a change of lock to the basement of the address and when asked for it, the staff member was aggressive and unhelpful. I can put up with forgetting to contact tenants as its not seen as a priority, but then refusing me entry cause it was not at their convenience is utterly disgraceful.
The manner in the way they conduct their business is embarrassing and I am not surprised when I saw protestors from ACORN outside their offices. No idea where these 'good' reviews have come from, I can only assume bots!

BV were very good at the beginning , and also with getting a good rental for my property, after that it was rapidly downhill.
I would be constantly chasing them , they allowed the tenant to carry out their own D.I.Y. work within the flat , which ended me losing out on a tenancy dispute because of their negligence.
They will happily take your money but will do little for it , even their check out clerks are useless now facing the cost of replacing a broken oven extractor , cannot recommend.

There have been many, many unpredictable difficulties with our property like getting access and getting it ready for renting. All the staff are always so obliging. In particular, Helen has been a rock of support and still remained calm and reassuring, despite the issues she resolved were not within her job responsibilities. What was extremely helpful was that when things popped up, not only did she report it to us, she also had spoken to trades men and had various options were always open to us! Finally....in honesty I've not looked forward to writing a review as much as this for a while so thanks for that, atleast you did something right...
Brand Vaughan are the single WORST estate agents I have ever had the displeasure of being forced to work with as a prospective tenant for several properties they have their claws in.
I've been to 5 viewings with them but the one that stands out the most (despite them all going wrong in some way) is the one I had with a female senior letting agent...I'm not going to name and shame as I think it's unprofessional, even under these standards of unprofessionality.
I was 5 minutes late due to traffic and explained this, the woman called me every 2 mins until I arrived 6 minutes late. I remember her saying when I arrived "Let's hurry you only get 10 minutes"....I'm a young guy who's working in an international company in a managerial role and earning very well and I was treated like a child.
Get it together guys. You don't deserve any awards.

Brand Vaughan are neither in the property business nor the people business, they are in the money business. Throughout our tenancy they were reasonable, forgetting to contact maintenance for a week here, and charging us £60 to simply continuing to rent our property there, but when exiting the property we found how unprofessional they are.
- We found that they got a cleaner to clean the property without our consultation and billed it to us - the invoice was double that of other cleaners to cover the same items.
- They waited until after new tenants had arrived before sending the invoice - so that we couldn't contest anything.
- Could not provide a detailed distinction between domestically clean and professionally clean.
- Provided a cleaning company that could not be found to be registered with companies house.
- Stated a large cost for a cleaning item in the invoice that was listed in the inventory as 'clean'
- Stated that the landlord having to pay for any cleaning after a tenancy would be 'unfair'
- Stated that upon starting tenancy the property was professionally clean, which is was not, but could not provide any evidence that it was.
- When finally negotiating a more fair value after days of correspondence, stated that the reduction is the cleaning company doing the agent a personal favour - this confirmed that the service was suspect.
All in all, the practices of the agents with this team may vary, and you may have a smooth tenancy for the most part, but when it comes down to money, they will ruthlessly try and squeeze every penny out of you.
You are paying to obfuscate the process of finding somewhere to live rather than to make it easier. You are giving people money for nothing, no skill, no service (that couldn't be automated). And on top of that they speak with you with contempt and derision whilst they take your money.

BV may say there is no record of my name on their database, and they will say they received a false rewiew and discredit their agency. I am not going to use my real name, because I don't want to they treat me really rude. They do the Deposit deductions for no reason. i only wish i can give zero star here. incredibly poor service. never responsive to tenant requests. And refuse to return the deposit and even refuse to provide any reason why deducting deposit. very questionable why this agent is highly rated here. XDDDDDDD.

I would definitely recommend Brand Vaughan and use them again for my next purchase. The sales team I dealt with were great, Sam in particular really helped with the initial negotiation and went above and beyond what I would have normally expected from an agent, the wider team were polite, knowledgable, prompt and quick to follow upon any questions I had about the property.
Annie (Karlsson) has been a delight to work with, She kept me updated all the way through the process, always quick to chase the seller when waiting for further information and ensure the process ran as smoothly as possible. Be careful when renting from them! On checking in we were not given the inventory checklist so we were not aware of how detailed the checkout process would be. On checking out they tried to charge us £180 for cleaning and £70 to change 5 lightbulbs!
After talking to other cleaners we found out we could get the cleaning done for £60. I'm not sure who would have profited from the extra money they tried to get from us.
£70 for 5 lightbulbs was also argued down.
Although, word of warning. We said we'd to go to the TDS dispute process then they threatened to increase the lightbulb charge!
Up until the point of checking out Brand Vaughan were very professional but this was ruined by the extortionate charges they tried to administer on checkout.

We just had a sale go through with BV which we're delighted about, however, the reason for the 3 stars is we felt the service dropped considerably when we were in the hands of the Sales Progressor. They didn't ask the right questions when needed, we had to chase and chase and chase to get answers from them and they never answered the phone, which was so frustrating when we needed to speak to them.

Here i am again... first of all - don't know how in 2014-15 they could get best small company award when they are not a serious company at all... OR AT LEAST WHEN IT COMES TO MY CASE.
I' ve already wrote a bad review back when i was looking for a flat with them, as i was lied to that the flat i kept ringing about (being told to call again as in they haven't heard from the landlord for 2 weeks) was taken when it wasn't. When i got a friend to ring and ask about the "taken flat" they were happily discussing the price and arranged an interview as well. I then called them to ask why the lies, that i wrote a bad review about them. That is when they did give the flat to me(with nothing else whatsoever) and asked me to remove my review as it looks bad.
NOW!! The flat i am still renting with them is one hell of a nightmare. I had to call into the agency so many times
- stayed with no heating/no hot water for 2 weeks ( as the boiler was broken and tbey came to as in fix it 2 times to then replace that the 3rd)
- neighbors keep getting water leeking.. which as in they fix but only to be happening again...
- sink in the toilet leeking.. was then fixed, BUT NOW WHATEVER THEY'VE DONE WATER GOES VERY SLOWlY down the tubes.same in the bath. The plumber said it definitely needs fixing...
- emailed about that 1-2 times to be told to take care of that myself then if i can't, to call
- CALLED IN TO OFFICIALLY COMPLAIN, was calm and nice, THAT WAS ALMOST 2 WEEKS AGO AND NO ANSWER, NO ACTION TAKEN.
- HATE THIS COMPANY, TOLD THAT TO ALL OF MY FRIENDS AND FAMILY.
DEFINITELY DO NOT RECOMMEND!!!!!!!!!!

My partner and I went through the process of purchasing a property which was being sold via Brand Vaughn. Overall, I would recommend Brand Vaughan and use them when it comes to selling my place. The team were all professional and helpful although there were initial problems with communication when we made an offer and they didn’t get back to us for a while when they said they would but after this process things ran a lot smoother which is largely down to Karen Franks (Senior Sales Progressor) she was so helpful, really friendly and was always professional. She kept us updated, our calls or emails were always returned quickly and she helped coordinate things when workmen had to go to the property. Karen made the whole process less stressful, which my partner and I are very grateful for and is the reason I am giving 5 stars instead of 4.

As with all letting agencies that deal with students you will find a lot of unreasonable 'damages' at the check out of the property, so it's important to take photos of everything in the property so you can avoid the charges. Other than usual deposit issues Brand Vaughan are a great letting agency and will deal with all the issues you have with your property and contact the landlord when needed. Their staff is very reasonable and understanding and are even open to negotiations about reducing the amount they find should be taken away from the deposit. However, I feel as though an agency should not be trying to charge students to the maximum and see if they kick up a fuss.

Even though the staff are kind, they do not know clearly about the properties. As I'm a student, I asked twice if the properties I view are for students, they say yes. After viewing the property, I told them I wanted to rent it. However, they said the flat is not for students which make me very disappointed, and waste time unfortunately.

Dealing with state agents can be very stressful and frustrating, especially when they don’t return your calls and you have to chase them to get information when you are trying to buy/sell a property.
My experience with Brand Vaughan was completely different. The Hove branch is a dream team. A very efficient, friendly and knowledgeable bunch of guys who cannot do enough for the client, in particular Jimmy Atkinson who was extremely professional and kept me on the loop of every single detail when I was selling my property.
Their marketing is by far the best one in the area. The descriptions of the properties they have for sale are contemporary, engaging and are complemented by stylish photography.
If you want to sell your property do not hesitate to use them and if you are looking to buy one, keep your fingers crossed and hope you have to deal with them.

My husband and I have rented a flat in Hove through Cambridge Residential for three years. We have been particularly impressed with the Property Managers who work there. Carmen has recently been superb: quick to respond, friendly and a pleasure to deal with in getting us new appliances fitted. Before she was assigned to the flat we dealt with Sarah and she was also excellent. We have rented through several companies in many cities over the years and the professional service provided by these two sets Cambridge Residential apart from the rest.
After 4 years we've just left our property, and were finally managed by Jamie who got our deposit back really quickly and kept in touch with us throuout. We would highly recommend the whole company.

For my last sale they provided a complete end to end service ensuring a detailed valuation, high quality description & photographic brochure, all encompassing marketing, courteous viewings & finally following the sale to completion, ensuring timescales were met. All delivered while also locating my next property and assisting with the financing. The best around.

I got BV round to value my house last summer, I choose them and 3 other agents for a free valuation. A guy called David came round, very friendly. The other agents all said my house was worth between 950,000 and 1m, David asked me what I was hoping for and I said as much as possible. He suggested with good photos and BV marketing to London buyers he could get me 1.3m. Thinking this was great, I gave the house to BV. I did get a glossy brochure and had 2 viewings in the first week which didn't go anywhere. Then no viewings at all for 4 weeks. I phoned them up and they suggested reducing the price to 1.1m. I reluctantly agreed to. Had 4 other viewings over next month and no offers. I rung two of the other agents I had previously had round and asked them for their thoughts. Interestingly both said the first 8 weeks are crucial when marketing your home so a fair and accurate valuation to get a buyer is very important otherwise will stay on the market maybe months or longer. Both agents said Brand Vaughan are well known in the industry for telling people what they want to hear and will happily take properties on that they know are over priced and won't sell but hope to get you to agree to reduce the price over time.
I was so annoyed with Brand Vaughan.
I gave my house to another local agent. They suggested 1m and I get an offer of 985,000 within 2 weeks. The house has now sold thankfully. I am just irritated that I wasted time with Brand Vaughan and their silly marketing ploy.

I phoned them about a flat they had advertised, I told the chap I couldn't afford £450,000 but could possibly go to £400,000 depending on my flat's value and he said it would probably be reduced to that in a few weeks time ! I was thinking about getting them round to tell me what my flat was worth but as they appear to put flats on at a very high price then slash the prices after a while, I don't think that is a very good way for an agent to behave. I won't be using them.

They quickly resolved any issues we had, they voiced any concerns we had to the landlord direct and clearly, and they have been so polite throughout our tenancy. We would like to pass some general feedback from our dealings with Cambridge Residential.
When I started our research, I called around 20 estate agencies in Brighton and Hove.
Only around two or three people I spoke to sounded efficient and helpful.
In my written notes I noted Samantha’s name together with a comment “Very good!!!”.
A few days later we randomly walked into Cambridge Residential (without matching the notes and knowing it was where Samantha actually worked).
We were dealt with by a lovely and very helpful lady – the very same Samantha.
It was only a few days later, when we realised she was the same person from our notes.
She was very professional and efficient in both situations.
We would like to say thank you very much once again for all of her help!!!
We would most certainly recommend Cambridge Residential to everyone looking for a property in the Brighton area!

My first experience of Brand Vaughan was Matthew Sansom, Sales Negotiator, who showed me around the property. Matthew was not your typical salesman - very helpful and genuine and not at all pushy or overbearing. When my offer was accepted Matthew seemed genuinely pleased for me and he was happy to show me around the flat a number of additional times whilst the purchase was going through. Despite it being just a one bedroom flat I managed to spend a fairly considerable amount of time looking around and Matthew was always extremely patient, letting me take as long as I wanted on each occasion and was always happy to take me back to the flat time and time again.
I would highly commend Matthew's approach to sales and would feel comfortable knowing that he was showing people around my property if I were to sell at some point in the future. Unfortunately the purchase was then passed to another member of staff once my offer was accepted. I would have rather continued to deal with Matthew given his friendly professionalism, but I understand that sales progression is not necessarily in the remit of his position with Brand Vaughan.
Whilst not strictly a member of the Brand Vaughan team, I was also extremely grateful to Jim Maye. Jim works closely with Brand Vaughan as a mortgage broker and, after a hiccup with my initial mortgage offer, helped me to find an alternative lender; enabling me to go ahead when I had been ready to give up on the purchase.

We would thoroughly recommend Brand Vaughan all round. It is clear from the number of new listings in each edition of Brighton's Latest Homes magazine that past performance and reputation make them a popular choice, and from the amount of "Sold" boards.
On our most recent sale, we knew we were pushing the price envelope for the area (Saltdean), but through a combination of the sharp photographs, the inspired wording and the informed staff, we achieved in excess of the asking price (...plus the property itself was pretty spectacular!)
We received instant email confirmation of viewings, and summary email feedback around 24 hours thereafter. Once the sale was agreed, a dedicated department oversaw it to completion. We simply wouldn't consider anyone else.

It was all different with Brand Vaughan.

AVOID THIS LETTING AGENT. Although I have no experience of this agency as a professional tenant rather than a student I can safely assume that their appalling lack of consideration and care for us as tenants would not be well translated into any demographic. The staff are welcoming and friendly ONLY when there exists not problem. Their attitude switches to rude, blasé and uncommitted the moment a problem arises in the property. They avoid phonecalls, they claim to note down problems yet the promised solutions rarely materialise. AVOID. The agency fees are inflated and do not translate to the levels of services received.

My partner & I are currently looking to rent a one/ two bedroom flat in the Brighton & Hove area. We've viewed a number of properties in recent months from other estate agents and have been appalled by their poor level of service, namely being stood up on appointments, their inability to accommodate for weekend/ evening viewings, and dingy properties.
We have recently had the pleasure of viewing a few properties on Cambridge's books, and although our search still continues to find 'the one', it's been significantly aided by the team at Cambridge in particular Hannah who has taken us round several houses this past few weeks and been very flexible in her approach to facilitate the hours we are available. She also remembers our requirements (which is handy when we are not always able to check Zoopla for any properties recently added).
As I said, we haven't found the next home just yet, though am hopeful Cambridge will be able to help us find it shortly.

Arranged to view a property, the lady was late and no apology was made. I put in an offer to move in a certain date 1 week after the property would be available, they were meant to phone me back to tell me the outcome. As you might of already guessed this did not happen. I phoned into their office, no apology was made AGAIN! I was told that I was inflexible, when surely the landlord is being inflexible. In two polite word … Rude JOKERS!!!!

The property has never been vacant and has been maintained to the highest standard by Cambridge.
They have at all times been professional and courteous in their dealings with me and have been highly effective in fulfilling the task of letting and managing the property.
Their financial dealings have always been highly satisfactory and of the utmost integrity. All payments and costs are fully documented and all receipts made in a timely manner.
There have been difficulties with tenants along the way from time to time and these have been addressed in a prompt and professional manner always providing a high level of care and attention and in the end effective in resolving such problems.
My recommendation is prompted by the responsive, care and attention overall that I have experienced from the team at Cambridge Residential and any letting of any property in the Brighton and Hove area would be something I would always entrust to them

Landlords and renters beware! Absolutely appalled by their service. We were due to see a property with the team. On the first day, having managed to escape work for 20 minutes they did not show up. We then organised to view it the following day, and again no-show. On phoning them they then informed us the property had already gone. They had not even bothered to contact us to let us know this. They appear to lack any courtesy.
I am afraid I would not contemplate viewing properties with them again.

I have to say we were very pleased with the service and professionalism of Cambridge Residential.
Our initial appointment at the flat with them was very helpful ,informative and constructive and by the end of the same day the excellent photos and accurate details were already on their website.
Within 2 days the flat had been let for the asking rent.
The staff have kept us fully informed throughout the process. We have had 2 maintenance problems at the flat and they have dealt those to our full satisfaction.
We have dealt with other letting agents whose level of care has been very poor indeed.
Our experience with Cambridge has been without fault and we are very happy to have found them.

We had dealt with Brand Vaughan Sales previously and had no complaints although their promise of using technology to the best didn't materialise in our case. So we decided to place our property letting with them. Our experience with the letting department may be down to just one individual - but we found a consistent pattern of promising the earth, failing to deliver as promised and when challenged, changing their story. Not good - smacks of the worst kind of second hand car dealership. Maybe their rapid growth has meant their standards have dropped.
