First time to rent via Fox and Sons, Ajay was the agent who looked after me during the process, he was very helpful, caring , creative and cooperative.
I was looking for one bedroom in kemptown I was lucky enough to get him when viewing 2 apartments which were not what I exactly needed. Once Ajay recognized my criteria he perfectly understood what I wanted and found another apartment for me ( just what i was looking for including the price, the location and description) he was professional and efficient and responded to my messages even out of hours till i got the apartment and arranged with the landlord to change some stuff in the apartment to meet my family needs.
I really appreciated his huge effortt and i am 100% satisfied with his and Fox & Sons services!

When they knew about mu situation and the urgency of the rent for me, they were in the office extra hours for me in their weekend holiday - I don't know every one of them- but that great work was done by Ajay and Katie.

Our experience thus far has been far from satisfactory. We moved in approximately four months ago, and from day one, we encountered numerous issues. We received minimal support throughout the process. Upon collecting the keys from the agency, we were left to navigate finding our flat and accessing the car park on our own. Despite being informed that the garage was "around the property," we were left to fend for ourselves, unaware that the building we moved into had three separate garages.
Upon entering the property, we were dismayed to find it in a deplorable state—extremely dirty and unkempt. Shockingly, we even discovered blood stains on one of the doors, despite being assured that the flat had undergone a thorough professional cleaning just days prior.
Furthermore, despite explicitly requesting that the mold in the bathroom be addressed before our move-in date, it remained unresolved. The photos attached depict the persisting mold issue, which took nearly a month to be inadequately addressed. The individual tasked with remedying the situation merely painted over the mold without proper removal.
Moreover, ongoing bathroom issues persist even after four months of occupancy, yet to be rectified by the property management.
While I am generally reluctant to leave negative reviews, I felt compelled to do so in this instance to highlight the sheer negligence exhibited by the agency and its property management team. It's regrettable because, despite these challenges, the flat itself is undeniably beautiful.

They were the worse letting agency that I have worked with, they don't report things from tenant to landlord and vice versa, they are just on the landlord side and not as a in between person to mediate, they don't do their work properly, are very unprofessional, avoid at all costs to work with this people, there are loads of letting agents to work with

Georgijis has been my broker for the past 3year now, and I cant fault him or wished to change him for anything, he has been top notched in all remifications, he's always on top of his job, even reminds me when I tend to forget some vital infos.
Georgijis is my go to person when it comes to any sort of mortgage issues, due to his proficiencies and professionalism, I have recommended him to all my colleagues and friends who are finding it hard to get a good broker.
Currently he's processing my two properties re-mortgages and I am so relax because he will get the job done without an iota of issues.
I would recommend Georgijis to any human willing to proceed with mortgages either new or old in the property world.

My husband and I were called by one of your agents a couple of weeks ago as I had been looking for a rental.
The woman I spoke to, suggested I come in and speak to your mortgage advisor. I stated it probably wouldn't be worth it due to my post covid credit rating and I didn't want to waste my time, but she persuaded me.
We met with Georgijs Levins, he went through everything and said he would get back to us on Tueaday. That was 2 weeks ago, and we have still not heard from him. I have called and was told he was busy but assured that he would call me back.
I am still waiting.
If it turns out I was correct and was not able to get a mortgage he should at least have the decency to call and tell me that. I find it incredibly rude and unprofessional to just be ignored.

We’ve rented a house we saw on the Fox & Sons website (Kemptown, Brighton). I have to say they have been super efficient and kept us in the loop at all times. All the checks, signatures etc went smoothly and swiftly (online).
The staff at the Kemptown office couldn’t be more helpful Constructive criticism?
Would be good to have instructions for central heating (quite complicated these days with smart thermostats) plus clear advice on the services and aerial arrangements- suggested power companies, what broadband is available and already installed (we went for slower BT but now we see that there is a hi-speed coaxial cable installed already).
I am nitpicking here - the overall experience has been great.

Since then I have had to chase them to get the rental money forwarded to me, I have still not received a statement having repeatedly asked for one for over 5 weeks and received no answer to explain some unrecognised ‘management fee’ deductions. Being part of a large national practice you’d think that Fox and Sons would invest in training professionalism and customer care. Apparently not. From the disinterested Ed (manager) to his staff Alex and the pushiest mortgage adviser I’ve ever met, I found them to be uncommunicative, amateurish and very unimpressive. If all you want is to be connected with potential buyers, then Fox and Sons will meet your needs (as I'm sure, for this, most estate agents would). They did find us a buyer, and we successfully completed.
However, if you DON'T want your estate agent to be exasperated with you if you're unable to host a viewing, or irritated with you for setting foot on an unoccupied property before they have a arrived, or do the bare minimum to get their percentage, and disappear once it was in the bag, maybe you might want to consider someone else.
John Hilton's in contrast (highly recommended) were the estate agent for the property we bought. They were old-school quality service: patient, informative and helpful beyond what they were obliged to do for us. They even dropped the keys to the new (unoccupied) house off to us a day earlier than our moving date, which gave us an invaluable extra day to get everything done.

I waited for 5 days over a weekend for acceptance from the agents for a guarantor, 3 days before I was scheduled to move in. Nothing from the agents, they didn't care. It was only when they gave me the details of the owners and I could speak directly (after 5 long days) that I knew I was actually moving into the house. Then I didn't get to sign the contract until the actual day of the contract starting. I didn't get the keys either. I had not experienced such carelessness from letting agents and I have moved a lot (Berlin & UK). On the day of the move the van was waiting to move in whilst I was waiting for the contract to be signed by the owners. Bad oversight on the agents part! After a 90 mins wait I got to sign the 52 pages of the contract electronically on my phone screen, barely able to read it all! Only then did I get the keys handed to me (with the wrong key for the back door). Michael was really helpful but he wasn't my main contact.

Mostly no issues with the agency approaching the final months. However had an issue where they booked in an inspection and we arranged for 11.30 when I could be home. I arrived at 11.20 to be ready and waited until 12 before calling for an update. Apparently there was a "diary mix up" (the guy had called me in the morning to confirm 11.30 so I am not convinced). The inspection was carried out without me being home at 11. Not a major issue, but I find it unprofessional to not stick with appointments. There was also no explicit permission for access without my presence but agencies are always pushing boundaries in Brighton. Not the worst. Perhaps not the best.

So far so brilliant!
The fees are a little higher than the more budget / student oriented letting agencies but it is so so worth it. The team is really brilliant and I've had no non-sense from them which I've experienced with previous agencies. Fox and Sons has done a great job so far and handled everything professionally. They seems to attract good landlords as my current landlord is extremely proactive and very good.
I've not had any issues in communications at all.
Things to watch out for (but absolutely don't affect service or would make me drop a star):
They tend to push lots of "add-ons" such as suggesting their partner electric supplier etc etc. They're not the cheapest option and F&S clearly takes commission. It's entirely optional, but unless it's right for you don't accidentally sign up for it. Just ignore the check boxes and say "no thank you". They won't take it personally (which shines to their good service).
I'm not at the end of my tenancy, but if there is anything to add I will update the review accordingly.

Pathetic excuse for a company!
Expect to wait in excess of 2 weeks for a return of a deposit (and still waiting) even although, as per the Tenancy Deposit Scheme, they should have refunded it 10 days after our request or presented a list of costs that they are claiming. Albeit most of their suggestion bogus.
Horrific management, especially Jenna who is not only rude but just a horrible person. Clearly she doesn't realise that she is dealing with peoples lives, nor does she seemingly care.
We had to wait over 2 weeks to have a shower fixed, which meant we had no hot water and were showering at a friends house, and when they sent an engineer, an electrician turned up rather than a plumber! Additionally, the rear fire exit door lock was broken and brought to our attention on check-in - fox and sons waited until we reminded them that oursafety is of *some* importance before this was rectified. They also insisted we had a garage at one point (which we didnt) - clearly shows how much they know about their properties.
The only saving grace for this branch of Fox & Sons is Charlotte Falk, who is extremely nice and very very helpful. If it wasn't for her, we don't know what we would have done.
P.s. expect to wait days and days for a response to an email.

"Selling a house can be extremely stressful, especially as my wife and I live on the other side of the world in Australia! However Ed and Robert continued to keep us involved in the process throughout. They even went beyond the normal expectations in order to cater for a very pernickety conveyancing solicitor. Rented a house out through this lot and I don't know what the other landlords here are talking about. They were terrible. They'd never fix anything and I have the tenants on my back trying to sort it; they wouldn't sort tenancies out in time so tenants would pull out and I'd lose money; and I got passed from pillar to post every time I tried to get anyone to do anything. I eventually found another agency to look after my properties, which is what I'd recommend.

A superb estate agent in Kemp Town, with a fantastic sales and letting department, always achieving the highest possible prices and they have a real understanding when it comes down to dealing with tenants. I have a student let where the tenants decided not to pay, they managed to get all the money back from them and I cannot thank them enough. The students in Brighton seem to think they can do what they like sometimes. Thank you for sorting this out Fox and Sons.

I have been a long standing landlord with Fox and Sons and its clear there are some disgruntled tenants commenting on here. But you can take it from a old man who has a number of investments in and out of the city, you will not have any issues with Fox and Sons. In fact I find it disgraceful that a number of tenants are trying to ruin the reputation of an outstanding company. From what I can see from these comments, the house was uninhabitable, so its clear Fox and Sons where in fact putting the tenants best interest first, and from a landlords point of view, I don't want a claim on my hands. I was going to sell my house through Fox & Sons Kemptown but their service was terrible. It's not the most expensive of houses and they clearly weren't that interested when I told them about it. The agent I was talking to in the shop kept taking other calls, and eventually cut our meeting short because they wanted to go out to a valuation. If you're looking to sell your house, find someone else who is actually interested in helping you do it.

I had a really bad experience with Fox & Sons in Kemptown. I rented a flat through them earlier this year and it was a disaster. It was in really poor condition when we moved in, even though they said it would be renovated. The sink leaked, the shower didn't work properly, the carpet had loads of stains on it, and the boiler was faulty. It took Fox & Sons a really long time to sort all of this out and they just kept blaming the landlord, which makes no sense to me, because they were being paid to administer the tenancy, so clearly it was their responsibility to sort out. I'd avoid them if I was you.

Me and 5 other tenants (all students) were set to move into a property on September 1st. We signed paperwork, paid fees, had guarantors sorted and organised everything in February last year. Our move in date got pushed back (with 2 days notice) as there was more building work happening that we were informed about by Fox and Sons employees, and Fox and Sons hadn't made sure the property was ready for us. Five days AFTER our initial move in date we were told the landlord had withdrawed completely and we would have to find someone else to live. During this time I was made homeless, sleeping on sofas for 2 weeks from the 1st of September to the 14th, when we managed to find another property (with a different agency, no help by Fox and Sons.) Fox and Sons employees offered no help other than suggesting a far more expensive property they knew we couldn't afford. They offered no compensation, nor sympathy even as I told them I had nowhere to sleep and asked if they could provide me with emergency accommodation in a hostel until another house was found. Fox and Sons employees were unresponsive, unreliable, and uncommunicative. They were unsympathetic. They failed to do their jobs and left 19 year old students homeless with absolutely no remorse. We are still demanding Fox and Sons to pay us compensation and I will not recommend anyone to use this agency until they do.

My tenancy ended. Our landlord just went awol with our deposits even know we had no oven for 6 months and the terms of our contract were violated multiple times. Our flat was left with electrical wires exposed which we were told would be fixed.
Foxtons did nothing. They didn't even help contact our AWOL landlord. They just took our money and run.
Absolutely scum - Un helpful and un friendly staff - Greeted on entry with gum chewing morons.
I can't understand how they can allow something like that to happen and do nothing?? I will never use foxtons again and will never recommend this lazy company to anyone.

I have found they respond quickly to the the tennants property issues and get them sorted quickly. They keep in constant contact with the landlords which makes it easier to communicate about jobs that are needed to be done. I have worked closely with Jenna in the office and have always found her pleasant and very well organised with job urgencies. It's always a pleasure doing contracting work for this branch. Having a small property in Kemp Town, Brighton brings lots of challenges. There is a frequent tenant turnover and since the buildings are more than 150 years old, there is always some issue popping up. I had a nightmare tenant who was not moving out after giving him adequate notice ! Finally I had to go to court & bailiffs had to make him move out of my property.
Jenna Miles & Charlie of the lettings section at Fox & Son helped me at every stage esp filled so many complicated legal papers before eviction orders were served by the court.

Michael saw us through the purchase of our first flat, which was a lengthy and complicated process due to no fault of his own. During this process, he was always ready to offer assistance and advice beyond his scope as our mortgage advisor and on multiple occasions was chasing up the agent, the solicitors of both sides, and the bank, who were at times not as responsive as they should have been, on matters related to the sale but that had nothing to do with the mortgage itself! This review is specifically for Michael's mortgage services at this branch of Fox & Sons.
My partner and I purchased our first home a few months ago with Michael's help. When we were first put in touch with Michael, we were very sceptical and dubious about what he could offer, especially with the number of horror stories that are passed around about mortgage advisors linked with estate agents. Even though we were very stroppy and demanding at times, Michael remained professional, friendly, and honest (which can be so rare when buying a property!), so gained our trust very quickly.
We were one of the unlucky ones and had a number of properties fall through, which meant it took about a year for us to purchase a home. Even thought we had to go back to him two, three, four times, Michael always treated our case with the same sense of urgency that I would have expected from being a first time customer. He really goes above and beyond what is expected from a mortgage advisor - he often worked late into the night to help us push our files through and would call other estate agents on our behalf to help smooth over issues.
The first time buyer experience is generally not a pleasant one, but having had Michael as our mortgage advisor eased the burden significantly. I can't recommend him enough, and will definitely be going back to him in the future!

Simply WOW!! The ladies in the letting department have been on the ball and catered to our every need right from day one of the process. They are always there to take our questions and help out.
Special thanks to Sammy, who initially showed us around the property and did so in a very professional but comfortable manor. With a wealth of knowledge on the property condition and the terms.
Also another special thanks to Jenna, who has been our property manager and negotiator in the process. She too has been professional and warming to us. The whole process was very calm, smooth and rather quick. But we never felt pressured or was given the hard sell.

AVOID at all costs. I can only go on my own experience, but I would urge anybody against using this company - and specifically this branch. I must stress that this is just my opinion, based solely on what they put me through. But I also cannot stress enough just how BAD MY EXPERIENCE was. They were rude, unhelpful, unprofessional and, frankly, incompetent. I had no idea who to speak to when we had problems. They deflected any responsibility when things went wrong and sided with the landlord on EVERY occasion. They even chased us for rent which had been paid! The idea that they are supposed to be there to help paying tenants is a joke. They effectively acted as a mouthpiece for a landlord who was just as rude and unhelpful, refusing to deal with the most menial problems. Even a phone call was an ordeal, which would invariably result in a confrontation. They also sided with the landlord over a disputed deposit once the tenancy had finished. The tenancy deposit scheme eventually ruled in my favour and returned the deposit, but it went on for far longer than it should have - which was largely down to Fox and Sons. Again, this is just my opinion. But look elsewhere if you can. Their FEES are also extortionate

Only after speaking directly to the landlord, who by the way didn't know I was still waiting for the money, I manage to get some answers, otherwise I don't know how much longer they would have kept taking a piss out of me!!!!!!
