We really appreciate how they tailored their approach to our and our property's needs.
The entire team was helpful, available and responsive to us. Although the process itself wasn't straightforward, there was no point at which we questioned selecting Bridges as our agent. We felt like valued customers.
Niall, Charlotte, Morven, Zoe and the rest of the team made a stressful time a lot less difficult.

Selling our home was a daunting prospect, but from the moment the Bridges team stepped through our front door with a friendly ‘Hello’, and a ‘we’re here to help and guide you’ attitude, we couldn’t have been placed into safer hands. Kellie explained the process superbly, listened to all our questions, and answered them with patience and clarity.
Marketing day was arranged and a ‘WhatsApp’ group with the team informed us of who was visiting and when. The survey, video and photos were all completed on that day, and we were also introduced to Charlotte, who would be looking after the sale of our property. The video she presented for our property was amazing!
Just 5 days after going ‘live’ on the market we had 3 vetted viewings. Kellie did an impressive job of negotiating an offer on the day that we gladly accepted. We can’t thank the whole Bridges team enough for their nothing’s too much trouble attitude, and personal service from beginning to end.

They do the social media side well which was one of the main factors in choosing them.

We submitted an offer on another property that the seller accepted on the condition that we have our property on the market & an offer accepted within 4 weeks.
We had 2 different estate agents come out to give us a valuation on our property, we explained our situation to them both. There wasn’t much between the estate agents when comparing valuations, fees, timescales to get on the market etc. however Bridges Properties social media stood out to us & the engagement compared to the other agents left us thinking if we were to have an offer accepted within 4 weeks we’d have the best chance of doing that with Bridges. We were made aware the average time to sell a property at this time of year was around 42 days.
We instructed Bridges on the Monday evening after our valuation appointment on the same day. Photographer & home report were booked in for the Wednesday and we were live on the market by Friday afternoon, a very quick turnaround, which we both needed & appreciated!
The WhatsApp group chat was great for communication - we were kept up to date at all times. There were several Bridges team members in the chat & ALL of them played a part in helping us out & getting our property on the market, answering queries, taking viewings & providing updates.
Our main point of contact from
Bridges was Charlotte. Charlotte let us know what to expect & kept us up to speed with viewings and answered all sorts of silly questions that we had.
Charlotte negotiated an excellent offer on our property which we were delighted to receive & accept, all within the timescales we had set out in the beginning which lifted a huge weight off our shoulders.
We can’t thank the staff at Bridges Properties for all of their help so far. Selling a property is a stressful time for everyone but I honestly believe it would have been so much more stressful without them.
Our own personal opinion is that Bridges Properties are the best estate agent in West Lothian (maybe even in Scotland). They run a slick operation & they work well as a team.
Hopefully we don’t have to move home again, but if we do, we would definitely get in touch with Bridges to sell our property!

Amazing service from the whole team who supported our house sale in Livingston.
When originally looking for an agent, my partner loved their social media channels on so it was amazing to see our property on one of the posts! The fact the business has so many good reviews also gave us peace of mind.
After reaching out, we had Niall come to the property, he was great and very knowledgeable. He talked us through the process and explained in detail. We are doing an express mover/ exchange with the house builder for our new property and instantly asked for Bridges to be our agent based on the initial conversations and recommendations.
We had lots of interest from day one and we were excited when viewings were booked on the first afternoon the property was live! I credit this to the team and the fantastic marketing photos which really made the property shine!
Kellie and Niall supported the viewings and did a fantastic job of showing the property in the best light to the viewers. The communication from the team post viewings was also fantastic. Also shout out to Chloe and Jodie for responding quickly to my questions on WhatsApp!
The WhatsApp group worked well and the street app was great as we were able to keep up to date with viewings and our offers. These apps also allowed for great communication, quickly!
Due to the team, we ending up accepting an offer on our home within 5 days which allowed us to push on our express mover process for our new dream home. Another special shout out to Ali who was great through the process, especially the offering and acceptance stage and gave great advice!
I would fully recommend the bridges team to anyone in Livingston and the surrounding areas thinking about selling their property.

1st class service from Bridges Estate Agents in Livingston. Huge reaction on their social media channels on ‘coming soon’ before the property was advertised for sale ?? Immediate viewings and lots of ongoing interest throughout.
Post our enquiry with the Bridges team we had a meeting with Niall. He talked us through the Bridges packages and explained the entire sales process. Once we agreed he arranged all the initial phases to get us to market.
The sales team Charlotte, Kellie and Ali supported the viewings and did a fantastic job of explaining the property and surrounding areas to the viewers. The communication from the team pre and post viewers was brilliant. The WhatsApp group worked well and the app kept us updated. This was as well as phone calls from the team, brilliant.
Chloe was our Bridge’s office contact and was good at coordinating and arranging any requests that we made through WhatsApp or as a result of a phone call.
Morven, the teams manager, was always available to support her team and answered any unusual questions or requests from during our process really efficiently. This kept the whole process running smoothly:
The teams efforts lead to us selling our home in under 2 weeks, which allowed us to complete our small chain and get ourselves moving.

We came across some difficulties when selling our home privately. Bridges showed up and took away all the stress and worry. Everyone was extremely friendly and very knowledgeable!! They honestly made me feel very comfortable and safe.
The whole process was quick and easy and the team were a simple text away at any time. They took no longer than 5 minutes to respond which I thought was amazing.
Ali came to meet us and spoke us through the photos and process and was very helpful and friendly.
We were then passed over to Morven who arranged and dealt with all the house visits. After each visit she gave us feed back on how she felt the viewing went. This was really reassuring and gave us a lot of hope! After only 1 day of visits Morven called to advise there was an offer on our property. She guided us through the next options and stages which was so very important.
From this point on we have had daily updates and text and never had to ask questions.
Our house was on the market for 9 days and it was the most easiest and stress free way!

I don't usually leave negative reviews, but our experience with Bridges is worth warning people about.
1.Lack of professionalism: Our offer was rejected (which we understand) with no feedback or explanation. The next day, we received an email from Bridges congratulating us on the purchase and detailing the next steps. They eventually admitted it was a mistake and that the email was not intended for us. We appreciate the written apology we received, but this was unprofessional and disappointing of Bridges.
2.Lack of transparency and disorganisation: After making our offer, we were asked to wait for a decision at the end of the week, then again until the beginning of the following week; our offer was rejected when we pressured them, but again, no decision was made on our 2nd offer, and we were asked if we wanted to blindly increase our offer (with no other information), and the estate agents kept booking more viewings, while telling us no closing date would be set! We waited for 10 days in total from our initial, verbal offer...
3.Lack of transparency on viewing availability: After being told on a Thursday that viewings would not begin until the following week, we were then told that due to a cancellation, we could view on a Saturday after all (meaning there had been viewings booked for the weekend when we were told viewings had not begun!).
I hope their communication with their customers/sellers is more transparent than it is with potential buyers! On a positive note, the viewing agent was punctual, friendly, and proactive in responding to our initial questions.
In summary, we had a negative experience with Bridges and would advise people to beware of their lack of transparency, disorganisation and unprofessional communication/practices.

I had asked bridges out for my previous property around a year ago and I never used their services.
I find it perplexing why they would use my personal details including email address to tell me they had moved premises especially when I didn’t consent to marketing and never used their services.
After sending an email on the 12th of March asking for their privacy policy and removal of my personal emails - something that they should do given they must adhere to GDPR. They’ve ignored my email so maybe I will get some feedback leaving a review.

We have had nothing but a bad experience with Bridges. It’s actually been quite disheartening. First time around we seen a house we really liked, booked a viewing which they told us wouldn’t be for another week. We asked would it still be available then as they are known for selling houses quickly, we were told yes. We then received a call 2 or 3 days later to be advised it was sold and we didn’t get a chance to go to the viewing. We understand this happens sometimes so decided to look at other houses with Bridges.
We then went to a viewing last week, after having to chase a home report 3 times. We were told about a part of the house we weren’t allowed to access but there was videos and pictures. We had asked for them to be sent over which was agreed. We were also told to go and have a think and we could come back and let them know if we plan to put in an offer verbally. We tried to contact via text, then phone call on Monday with no reply. I have now seen on the website the house we viewed as sold. I also understand people accept offers quickly sometimes, but we feel that we have been pushed to the side and forgotten about and then not even told the owner accepted an offer.
It feels like their priorities are elsewhere, they care more about selling than the people buying. It hasn’t been a good experience and most likely will look out for houses that are not being sold by Bridges.

We have just sold our house through Bridges Properties in Whitburn. From the outset, we knew we had chosen the right estate agents.
Chris met us personally at the property to give us a rough estimate on what he thought would be achievable and to talk us through the process. He then handed us over to our dedicated Sales Negotiator Niall who was our point of contact throughout.
Niall kept in constant contact via both calls and through a WhatsApp chat set up. He was always available if we had any questions or queries. Although viewings were strong, Niall always went the extra mile to ensure that the property was going to reach its full potential. They are extremely friendly whilst being very professional at the same time, making us feel part of the ever expanding ‘Bridges Family’.
This is the second home Bridges has sold for us this year… which in its own merit is nothing short of amazing.
Within the week of home No1 selling, home 2 was on the market with the ad looking as best as could be on all platforms given that the home belonged to my dear passed away Mother-in-law, and was in a very tired, aged state.
But with a wee overhaul, some new appliances and some fresh re-marketing strategies utilised by the young tech savvy sales team in the office, an extra £10k was added to the value of the home. So, worth the blood, sweat, a few hundred quid and MANY TEARS & bruises.
Kai and the team were on hand anytime to reassure us and make the process as smooth as possible for us, keeping us informed by email, WhatsApp & The Street app (when it didn’t crash - personally though, I just think Billy goosed it - SOMEHOW ???????????).
Although Kai was our agent to begin with, and as great, knowledgeable and professional as he was, as time passed I didn’t want the young lad becoming fed up so transferred taking over the sale management to Morven and just as before, Morven’s expertise and genuine interest in our needs made all the difference. Because the house which lay and better lay - even after a ‘pause’ & an almost full overhaul (until the right person was meant to have it) SOLD! ????????????and we just cannot can’t thank that wee lamb’s perseverance enough! Morven absolutely knows her mustard when it comes to selling houses, that’s a certainty????????. You my wee scone, are an absolute Godsend and mahoosive credit to Bridges ??????????????
But as I said in a previous review about Bridges, there is NO ‘I’ in Kris’ team of young hotshots. From the selling agents to young Nicole… the tiny, happy wee soul whose big smile is the first thing we are greeted with upon entering the office & who is the wee soul who tirelessly kept us updated regarding every appointment and feedback.

I picked Bridges as during my initial discussions I found they had the best knowledge of the area and they were very honest and open.. I’d also seen their marketing etc and thought it was the best I’d seen. Once I decided the process was seemless - photos, videos, marketing and home report all in a single day… and then house went on the market and 4:5 days later I had two offers which Bridges dealt with. I also loved the fact everything was visible in the app.. which again made it so easy. Cannot recommend the Team highly enough.

Myself and my partner recently put an offer in on a property being sold by bridges properties. We dealt with Morven who was an absolute delight. Our needs and the sellers weren’t quite aligned however thanks to constant communication by Morven we were able to get to an agreement and are about to purchase our dream home. Morven really went over and above, contacting us on her days off and into the evening if there were updates (we were very keen on the property so had asked for any updates asap). Overall I can’t recommend and thank Morven enough.

I notice a lot of the reviews are from people selling. We have just viewed a property being sold by Bridges and what an awful experience. Less than 15 minutes to look round a house and spend the largest amount of money on anything and you are rushed out the door for the next viewing. Do all the people selling their house realise this? We were so close to using them to sell ours, but after experiencing that, we made the right decision to go with someone else. We want an estate agent to take time, talk with the prospective buyers and properly sell the house to them. We are absolutely shocked to experience this after all the positivity around Bridges. Will certainly think twice about buying from them now too! Although having had a conversation with the owner of Bridges he took time to listen to my views.

We were ALWAYS going to have Chris & his team at Bridges sell our properties, not just based on our due diligence and the ratings reviews online, but primarily based on a personal touch - that touch being the gorgeous, unexpected delivery of a stunning bouquet of flowers with a touching note attached upon hearing of my Mum-in-laws death - and all she did was stick let head in evvvvery day when passing Wi a wee “hello” to the team. And they never once ignored her nippy wee “hellos”… Bless their demented hearts, mind lol.
They’re not only tuned in and go all out for their clients, but they also CARE! And that’s their USP as far as I’m concerned, anyway. Each and every one of those bright young men & ladies CARE. And with care comes genuine property experts doing their best for their clients. And to my honest opinion, that’s what we got when they sell a one bed flat in less than a week for way over the asking and Home Report price. They simply will not allow a property on their books to become stale - they do what magic they do and it works.
We also loved the freedom of not having to be at viewings and leaving the experts to do their thing, their pitch, and get that interest generated and keep us updated with feedback, offers etc via WhatsApp and the Street App. But the WhatsApp chats are better in my opinion as you actually feel part of their team and not just the recipient of an e-mail or text. Very personable and one to one.
Would I recommend Bridges to anyone? 100% absolutely. They already have the next one. And I have as much faith in them as I did a week ago.

The team at Bridges were outstanding through the entire process, from valuation to sale. As recommended we got a couple of valuations and Bridges actually estimated the highest value. We wanted to make sure that we weren't just going with the highest valuation but an accurate one and we queried with Bridges why they were higher than the others. They reaffirmed their analysis and really backed themselves to get that price, which they did within only a couple of weeks. It was incredibly impressive. Bridges Properties are absolutely the team to have in your corner when selling your home.
Kris and his team were able to get our home on the market in a extremely short timescale, and in a professional manner. The marketing and social media presence was second to none, and the presentation of our home was fantastic. Which is also credit to the fantastic photographers and videographers that they work with.
The Bridges team were great through the viewing and selling process, and very accommodating of our schedules. Nothing was too much trouble for them. They effectively sold our home within one week of being on the market.
Even when trouble arose with the property we were buying, Melissa (Customer Relations Manager) was our rock and shoulder to cry on, providing both reassurance and advice to help us through the process.
We can't recommend the Bridges team highly enough, and we thank them for their efforts in our journey.

We are in the process of buying our forever home. We have been working with Sarah Jayne in terms of finding the one! Sarah Jayne spent some time getting to know me and what I was looking for and then took me round a few properties. She went out her way to accommodate myself and fiancés schedules. During all the viewings she was so personable and incredibly honest about everything- from what offers her clients are looking for to all the extra fees you don’t think of like factor fees etc- we even discussed decorating so I could visualise myself in the homes!
