I have been staying at the property since 2021, and I have found the experience to be very positive. The rooms are spacious and comfortable; I have my own TV, double bed, sofa, kitchenette and en-suite. The furniture provided is of good quality, and there is plenty of storage space available. The shared kitchen is cleaned weekly, and the garden is also well maintained. The staff at Capital Lettings are helpful and polite. If I have any complaints or issues, I can contact the team, and they are quick to assist. When I first visited the property in 2021, Kaldipe, the property manager, showed me a room but also recommended that I view a different room at another property (where I am currently staying) since it has convenient access to the local high street. I truly appreciate this guidance, as I do not have a vehicle, and living near the high street has made my life much easier. I also appreciate that staff are adamant in maintaining cleanliness at the property, expecting tenants to do the same, while also ensuring all tenants are working professionals. This is the only shared house in London that I would personally recommend. It allows me to enjoy my privacy, similar to living in a studio, while still having access to a shared kitchen. I have lived in another shared house in London where my experience was quite the opposite! I highly recommend reaching out to the team if you are looking for a place to live :)... Read more

Probably the worst estate agency I have ever come across. I was looking for a property with my family, found a place that we wanted to view. We got to the viewing 10 minutes early and the agent called as we got there and cancelled the viewing because she hasn't heard back from the landlord. Why carry on with the viewing if you had no response from landlord and cancel 10 minutes before the meeting? I took an entire morning off work for nothing. We were then meant to get a call back from that agent but her phone has been switched off for ages. Called the office multiple times, requested another viewing and for the agent to call me back but after numerous failed attempts we have had NO RESPONSE AT ALL! Please don't use this agency, they are so unprofessional, ignorant and careless.... Read more

I gave 1 star because you can't give less than that. My experience with them was very bad. They are very unprofessional and incompetent,especially the agent who was in charge of the property I lived in, Vicenzo Nola. He was never available when it came to fix things in the house and, when I left he tried to charge me for a mattress that he personally removed from my room when I moved in. Worst agency ever!... Beware and stay away We rented a room at one of their properties in Ilford with my partner for around 2 years. In terms of rent(£900), it was a bit on the higher side compared to similar properties. Issues which we faced: 1) Weekly cleaners who used to visit the property and at times will use your utensils(plate etc) to have their meal. I don't know how often they were doing it but I caught them couple of times. It also puts you at risk as you are more likely to catch the virus. 2) When we vacated the property the deductions given were really high and unfair. a) we were asked to pay £200 as decoration charges for 1 room. The room was not painted and given to us. It already a a lot of marks and then some marks happened during our stay as we moved few furniture around. b) We cleaned the room thoroughly and after microscopic inspection they managed to find some dust on the blind and then we were quoted £50 for professionally cleaning of one room. c) During our stay there, there were some cosmetic anomalies on 2 of their tables(photos attached). We were not given these tables brand new. But when we vacated, we were quoted the price of brand new tables by them. After struggling for some time, we offered to pay the price if we get these tables to which they responded that these have been disposed off. After few mails(back and forth) we were informed that the table is available in their office. My friend and work colleague was living in this room with his wife before me. When I discussed this with him, I was told that even he was charged over £200 as replacement cost for discolouration of a very small section of wooden tiles. Those tiles were never replaced after charging the customer the replacement cost.... Read more
