Don't rent through them if you want to save yourself the headache.. As soon as you move in they'll change their attitude, they are petty and anything but fair. Don't be fooled by the fake 5 star reviews, they're generating those to balance out the real ones...
We reported an issue in May 2023 which they didn't really do anything about. As it got worse and we kept emailing about it they finally sent someone. (Long story short we ended up with a huge hole in our bathroom wall for 9 months. Still paid full rent, on time the whole time.) Later the extractor fan broke in the bathroom. Probably no surprise that all the walls and ceiling were quickly grown over with mould. Everything was immediately reported as per contract, and I even sent multiple follow up emails explaining that one of us is asthmatic and one of us is allergic to mould so it was genuinely a health concern. Still ignored. Then after many many emails to ask for an update we received an email along the lines of 'the landlord is selling so it's not our concern anymore '. It took us complaining to multiple agents who were conducting viewings for one of them to realise that the gaping hole in the bathroom wall and the mould problem actually affects their profit and they sent someone in, 9 months after first reporting the original issue. Fixed the hole, changed the fan, painted over the mould on the ceiling but I had to spend a lot of time and money cleaning it from the grout on the walls. The paint peeled immediately. We once again reported it as soon as it happened and they said they would send someone to fix it. That was in February 2024. We moved out mid July and it still hadn't been fixed, they once again just completely ignored us.
Wait, there's more.
They send an inventory video when you move in - that conveniently leaves out certain details that were wrong, like limescale buildup on the shower head and broken fridge drawers. We sent an email when we moved in, pointing out all details that said video missed and they replied saying they've added it to the inventory. Lo and behold, they tried to deduct money from our deposit for the exact things we said were wrong when we moved in but they now suddenly didn't seem to have any of the evidence we sent them upon our moving in. They also suddenly deleted the inventory video - luckily we took screenshots as we suspected this might happen. When we sent the screenshots of the inventory additions email we sent and their reply confirming they've added it, they went MIA. We got in touch with the previous tenant and they said Theydon's charged them a cleaning fee even though they hired a professional cleaning team and the place was thoroughly cleaned when they moved out. They also confirmed that the fridge drawers were already broken when they lived there.
Anyway, as soon as you move in they change their attitude with you, they don't communicate, they will send one email a week, at 16:59 on Friday so that nothing moves along and they will try to deduct money from your deposit for something, no matter any precautions you might take. I'd say avoid them like fire. If you can't, prepare yourself for endless fighting and poor communication.

When they're good they can be very good. But when they're bad they are very poor. Over the years that I grew up in Leytonstone, Theydons has assisted me with my first move and sale and so it continued for years, eg. asking them for solicitor advice and using their other services successfully. All good. But it all came tumbling down when I asked for my latest house to be valued, only to be told that they don't want me to waste their time if I have another agency in mind! What?? Am I not free to ask around and look for a more favourable valuation, fees and compare quotes etc?? I was quite shocked by the Sale's teams attitude towards me. They appeared to hold it against me for using another agency the last time I moved and they remembered it! So in my opinion the current Sales team is not upholding the values with which I once knew Theydons to be, ie. unprofessional!

I can vouch for the flat inspections when you leave. They did the same to me 12 years ago and I’ve never forgotten it. Absolute rip off merchants. Had the place professionally cleaned and they charged us for dents in the carpet where the furniture had been!! I’ve yet to be able to purchase levitating furniture but if anyone who uses Theydons does I suggest you buy it!! Also charged us for having the Sky dish taken down but I drove past loads of times after I moved out and it never moved… and guess what..12 years later it’s still there. Conmen!!!!

Very poor property management. Be careful when moving out of one their properties. They make it difficult and don’t like you to be present during checks so they can make charges against your deposit. Really poor communication too. It’s a shame as they seemed reasonable until deposits are concerned. Avoid if possible.

First time moving out, Theydons were extremely helpful during my move. They made me feel comfortable and made the procedure super simple and smooth. Answered any questions I had and got in touch with me swiftly. Few issues when moving in, I didn't receive much information on who my suppliers were so I had to figure that out myself, I think It would of been nice to be notified on how some of the appliances worked before I moved in. The whole experience with Theydons was one of the worst of my life . Their director and founder , Andrew (a third rate ex footballer ) was incredibly rude on several occasions , the worst of which was when he came to “inspect” the property and picked that it wasn’t clean enough , nitpicking on every minute detail . I answered him back , he seemed shocked that I did .Then when the tenancy was over , one flat viewing was suddenly cancelled with some lame excuse . Another flat was then seen and the holding deposit paid , only for it to also be cancelled with the excuse “the landlord has gone in a different direction “ . The person helping us , was Louise who we trusted as she helped us get the first property , you could tell by her body language she had been ordered to tell us - It was clear the theydons staff were instructed by Andrew to sabotage our chances to get a place . Everyone in theydons was rude , with the exception of Neil who was a really nice guy . Theydons also lacks diversity in their staff , and are racist to ethnic minorities In the end we had 2 weeks left but thankfully found a place with another agent and spent a peaceful 7 years there with no issues .

Make sure your solicitor goes over details with a fine comb as Theydons will try to rip you off.
Alec from Theydons tried to bully me in to completing on a purchase after falsely advertising things relating to the lease. I don't know how they thought they were going to get away with it.
After being fed a bunch of lies and cheap bullying tactics from Alec, I sought advice from my solicitor who, went over the deeds in detail and uncovered multiple discrepancies.
Theydons kept saying that they will put the property back on the market if I didn't hurry up and complete the purchase.
Long story short, I dodged a bullet there!
Do not trust Theydons! They live up to the stereotype dodgy estate agents!

We viewed a lot of properties with several agents in the area and Theydons were by the far the best and easiest to deal with. Considering how stressful the process of buying a property is, Theydons definitely helped to reduce the stress by being communicative and professional throughout. We dealt mainly with Anthony for the property we bought, but we also viewed properties with James who was great, and Alec was really helpful too once we'd had our offer accepted. Theydons were far better than the agent we used to sell our previous property, and we won't hesitate to use them if / when we move again (hopefully not for a very very long time though!)

I am very happy with my interaction with the good people at Theydons Church Lane. Coming from the USA, this is my first renting experience in the UK and so far I really have no complaints. The thing that's most important to me is communication and they have been excellent at initiating and responding to emails and calls. I moved in two days ago and they flat was in much better condition than during the viewing: fresh paint, some new kitchen items and clean! This was especially important as a first home buyer. Taryn was enormously patient with me, answering all of my questions and ensuring i understood each stage of the purchase.

Although most of the staff were really lovely and helpful at Theydons, the experience was ruined by Andy, the manager. A really unpleasant man who didn't respect us at all. He pulled the classic dodgy letting agent trick of taking money from us for not having cleaned the place properly, although we left the flat much cleaner than the state it was in when we moved there.
When he was at our flat he would only speak to me, and referred to my flatmate (we rented the place together for the whole period) as "your friend", which felt extremely disrespectful, we can only guess it was because she looked younger. We correctly predicted precisely what he would try to get away with at the end of our tenancy. The inventory was done long before we moved in and didn't address any of the areas that he claimed were problem areas when we were moving out, which knowing my rights now, I would never have accepted again. Leytonstone is a nice area to live in, but I would avoid Theydons as long as that man works there.

Absolutely horrific experience. Andrew who runs the company is a complete shyster and Theydons is a very poorly run agency in terms of property maintenance. We called it a day on our tenancy after they left the kitchen strip light hanging of its fittings for 3 months.
They tried to stitch us up on the cleaning and other various costs upon leaving. Fortunately the DPS gave us back the majority of the deposit that they were trying to withhold - which goes to show that they seriously like to try it on and are probably not used to being challenged...
At one point they even tried to blame us for bringing moths into the property. Ridiculous and unscrupulous.
Mice-ridden poorly maintained property yet they expected everything to the letter of the law to be adhered to on the tenants side - but its a completely different set of rules for them on the maintenance side.
Andrew Gordon is an unloved man who seems to take pleasure in causing other people misery.
Please please please avoid them like the plague.

An absolute nightmare letting agent. So glad to have moved on, after two years of appalling service. Any faults reported to them were ignored, whilst receiving many abnormal requests.
Never in nearly 30 years of renting in London, have I experienced such a deluge of harassment.
They tried to keep the entire deposit, made through the The Deposit Protection Service. Thankfully, they failed, another illustration of their bully tactics.
Please do avoid, I cannot state this strongly enough.

I have been renting a property with Theydons for two years and I could not have possibly asked for a better agency!
Any problem my housemates and I had was dealt with beyond efficiently, with care and we were never made to feel like a burden or inconvenience.
At the beginning of our tenancy all the paperwork was clearly explained and thus we never had any unpleasant surprises. The property management staff, Theresa and Lauren have been absolute angels and together with the rest of Theydons team made our tenancy so lovely that we did not want to leave!

If you're a landlord, then you'll love Theydons. Not so much if you're a tenant. Frequent mould, changed move in dates last minute, 5 months to fix a fence, 2 years of damp walls caused by incompetent attempts to fix, charging £38 pounds for a shower curtain and 170 for end of tenancy cleaning, not to mention £600 lettings fees. If you decide to let from Theydons, be prepared to pack the Vaseline on vacation of the flat. You'll be walking like John Wayne. AVOID!
