The sale of my property - in an affluent, much-sought-after neighbourhood in Glasgow’s West End - turned out to be far more protracted than it should have been. This was almost entirely a result of the agent’s insistence on focusing on what turned out to be a phantom buyer he had encountered in the street rather than go through the established channels of putting the property on the market with a view to attracting interested - and genuine - bidders. The result was that a property which I had been told would be sold within 10 days of being put up for sale will have stood unoccupied for four-and-a-half months between being vacated by a previous tenant and a new owner (not the bidder initially wooed by the agent) moving in. This long interregnum has cost me as a selling owner thousands of pounds in council tax, additional factor’s cost liabilities, and lawyer’s costs for a deal that was ultimately not concluded. In conclusion, I would say that this is an episode where Clyde Property’s selling agents should urgently review their procedures and resolve to sticking to established rules, specifically avoiding off-the-books deals that involve avoiding putting properties on the market in the established manner. In this case, the attractions to the agent in doing so were obvious; the prospect of earning commission money for doing less work. But the result was a non-sale that ended up wasting time and burdening a client with significant additional costs - and leaving Clyde Property with a dissatisfied customer. All in all, a less than satisfactory outcome.

I had a valuation with Jack in February which was really useful, and then he was good at assisting when I was ready to get my flat on the market.
Everything went smoothly, although I probably would have liked a little more communication and information at the start as selling was a new experience for me.
The portal worked well, I was able to get regular updates on viewings that way, and to see what interest there was for the property.
Doing the viewings myself was quite tiring and time consuming, but had the advantage that viewers could ask me questions all about the flat that I could answer then and there.
Rachel was helpful in getting the sale over the line. Her experience gave me confidence in setting a closing date within a week of the flat going on the market, and it went well with the number and value of the offers I received.
All in all a very positive experience.

Landlord Beaware of high exit fees. We had two properties let by Clyde, the poor service and high fees (12%+VAT) made us decide to switch to a different agents. We already work with two other local agents and both of them are much better than Clyde. On one occasion, Clyde didn't relay the message of rat problems in one of the flats to us for an extended period of time and the tenants suffered and we got the blame. They charge 3 months of management fees as penalty but good riddance! Just because they are a high street brand, they feel they can charge more but there are so many smaller better agents out there.

Bad for tenants and good for landlords.
We had the worst check out process we ever faced living in Scotland. The process took 26 days after repeated calls to the office. Then as all the shady agencies they charged 168 pounds for cleaning when we had already used the professional cleaning services. They know we need the deposit money as soon as possible so they used this against us. They also charged £150 for damage where most of the items were as it is what we got when we moved in. During our more than 2 yrs of stay in the flat we didn't face any problems with the agency or landlord, but it suddenly became a different company when we handed out our notice.
I would advise every tenant using this agency to take photos and note down any micro problem you find and then only sign the agreement. And do the same thing before you handover the keys.
We didn't have this problem with any of our previous agency.

My experience with Clyde was night and day compared to this.
Clyde were engaged and responsive, gave me some excellent advice about how to get things back on track, have a first class approach to marketing (top notch photography and videography, personalised property overviews, excellent social media following etc.), have a fantastic portal to keep you up to date in real-time about what’s happening with viewings and feedback, and are a committed, lovely bunch of people to deal with. You genuinely feel they care as much about a successful outcome as you do. I achieved a sale within 10 days of working with the team, far in excess of the offers I was receiving with the other agency. Disgraceful, exploitative, shameless, greedy, unhelpful, rude - other than that I’m sure Clyde Property are great. After leaving us without heating for 10 months, refusing to make necessary repairs, and just generally being an unhelpful and shoddy organisation, they topped off this excellent service by falsely claiming that we ‘tampered’ with the boiler, and as such deducted £700 (plus more) from our deposit. The fact that we have never once touched the boiler is obviously immaterial.

From the first contact with Clyde Property West End, until the last, the entire team have been nothing short of fantastic.
Each and every member of staff I communicated with were first class, really helpful, with nothing ever found to be too much trouble, it was clear that they adopted a "one team" approach, all aimed at achieving the best outcome possible. The valuer, the viewing agents, the sales negotiators, the staff who answered the phones and sent out the home reports and the client relationship manager were all absolutely first class.
If you are in the position of selling in the west end and buying in the west end at the same time as i was (initially), you need to go with Clyde Property where you will get access to the services of the client relationship manager Tracey Bailey, who you will find both impressive and invaluable.
Tracey will do all she can to help you offer at the right level using her forensic knowledge of the local market; she will make calls on your behalf, review home reports for you and carry out research, but perhaps more importantly, she will be honest and tell you if something is not a good idea or is not achievable. She will then wholeheartedly support you, (as she did with me), in achieving something that is.. and I can assure you I am all the better for it!
Selling a house and buying a house, particularly in the west end is stressful owing to that particular market, so anything that eases the pressure is always a bonus so I was delighted to have Clyde Property in my corner during this time.
They are amazing.

I do not understand . Some listings are added the very same day and I immediately apply for viewing and then I get a response that viewing is fully booked. This happened for at least 4 properties by Clyde and then the listing is in the market since 2 weeks, still the viewing is fully booked. They dont even inform when is the next slot available for viewing . Very poor response

The walk through video is a great additional service that not all estate agents provide. It actually made me want to put a bid in on my own flat, it made it look that good, ha. **Threatening behaviour be warned**: This morning we had our property inspection, a property we have rented for over 5 years without missing a payment or causing any issues. My partner, who is five foot one and female, answered the door to a man informing her he was here to inspect the flat. We weren't expecting an inspection this morning which would usually be fine, apart from the fact I was on a product zoom call with work and had consumed the entire living room to do so (2020 problems). She told the man we weren't expecting any inspections and it wasn't a suitable time - politely. To be fair to Clyde they had informed us of the inspection way back in January. Personally, I believe your processes need to be updated and a courtesy email or call a week before the appointment to remind the tenant would be helpful - especially due the fact we are in full lockdown and we can't have family or friends in our property, but we can allow a strange aggressive man?? The man's response to being told it wasn't suitable was to call the office and I quote him here "Resistance, yeah, lots of resistance" and after hanging up the phone he said to my female partner aggressively "I will be back, I won't need your permission next time to enter your flat, it'll be in the next 7 days and I won't give you a time of when I'm showing up - I do all my rearranged appointments on the same day so I'll just show" My partner was left threatened and with a sense of guilt. May I remind you that we are in a pandemic and most people are working from home. I think having some stranger walking around in the background of meetings or calls would not be on. I'll be calling Clyde's branch manager to discuss further and hopefully get an explanation to the aggressive nature of their male enforcer.

Just over a week until the keys were meant to be handed over, seemed like they had failed to read the terms of the offer properly. Had anything been done? Nope. By Far the BEST estate agency in Glasgow. We had the absolute pleasure of dealing with Lewis (the area manager) and he completely loves what he does. Lewis has gone out his way to come see multiple properties with us, and advise on what work should be undertaken to ensure the properties are desirable for future sale. Clyde are not about flipping properties. They really do care and have a wealth of knowledge. Having dealt with almost every other estate agent in glasgow West End, i can honestly say that Clyde Property (and in particualr Lewis) are head and shoulers above the rest. Travelled 4 hours to come to a house viewing only to be kicked out after 5 minutes (without offer of another viewing) as they found someone sleeping in the house! Also didn’t realise there would be 4 families visiting at once - needless to say we were all disappointed ???????????

We had a first class experience with Clyde Property. Lewis Gilmore, the area director and his team were efficient, attentive, courteous and excellent listeners. We sold our flat in 9 days with 6 offers at closing date. All the marketing team came to our flat as a group to see the flat personally so they could describe it to potential purchasers. We had 33 viewings in a week. Lewis even assisted in the negotiations of our new house free of charge (which we have now bought). An excellent service, thank you Lewis, Nicola, Holly and all the marketing team.

Absolutely terrible service. I made the unfortunate mistake of letting out my flat with them. Sky high charges, never got anything done on time, terrible communication skills. Frequently let both me and the tenants down. When I decided to sell they valued far below any other estate agents in the area. Had I gone with Clyde I would have lost a significant amount of money. I will never use them again. Avoid- there are far superior estate agents out there.

Terrible, bordering on illegal.
Clyde Property forced me to pay a referencing fee of £45, even though this practice is illegal in Scotland. From reading online, I have found that they do this to many tenants. They claim legal inculpability by claiming it is really the landlord who is asking the tenant to pay, and by getting tenants to pay directly to MARAS (a shady subsidiary of Towergate Insurance).
Senior agent Judy Graham is rude and unsuited to working with humans. She made me feel very unwelcome in the West End branch - it's real service with a scowl stuff. Jennifer Thomson seems nice enough but is inexperienced and powerless to help tenants - she was my main point of contact but called in Judy to try to scare me off each time I asked a difficult question.
I requested curtains for the bedroom of my rental property to allow me to deal with the 21 hours of sunlight Glasgow gets in the summer months. Even this was too much to ask, and the inimitable Judy spat down the phone that I should have requested them before signing the contract.
Clyde refused to complete the check out when I was present. Surprise, surprise - two weeks later they sent me a hefty cleaning bill. However, I had photographic evidence I'd left it in a much better state than I'd been given it and they eventually backed down.

Very dissapponting experience today. We are two professional couples looking to rent a property and we expressed interest in one of their flats. We asked it it was available for two couples on the phone. This was confirmed and we booked a viewing. We went to see the property and the person showing us confirmed it was all 4 of us wanting to apply. At no point did she mention a potential issue. We were told to go in person and apply at the Byres Road office, which we did only to be told very curtly by staff that they would not accept two couples and referred us to a letting agency for students, despite the fact we made it very clear we are not students. This was a massive waste of all of our time and energy on a Sunday morning. These mistakes as well as the attitude of the staff in the office struck as as unprofessional and unhelpful.

We arranged to view a property to rent with them for two professional couples and we were told that's OK and we went to the viewing. We were showed around a flat that was very suitable for two couples (lots of space, spare room, storage, etc) and we wanted to make an offer on it only to be told it's not available for two professional couples. That was such a failure on their part to avoid wasting our time and theirs, starting with the website information, the phone call and the viewing itself. The agent at the company just gave us a flier for student renting which was just the cherry on the cake.

I called the office to enquire about this but they put me on hold for several minutes and then they deny the appointment without an apology. Really it is a shame. I could do a half star if I can

Great for buying, selling and getting a tenant. However, the property management side is horrendous (from both a tenant and landlord's perspective). In the past year, all 4 personnel involved in my property have left and the handling of the situation has been poor. (There must be a reason for so many people to want to leave a company??!)

We live abroad but Emily Cullens of their Bearsden office has been so helpful to us in managing the property and dealing with the tenant. We had a couple of issues with the house after the new tenant moved in but she handled it very quickly and made it easy for us given the distance and time difference.

Our house was in the hands of another letting agency who didn't seem to care about our needs and never kept us informed of what was going on. We switched to Clyde in Perth, they worked very hard to get the house to market. The response was so great that they arranged an afternoon of ten minute viewings. This resulted in a few interested parties and a tenant who moved in within a week.
Throughout, their attention to detail, feed-back and helpfulness was exceptional.

Over the years we have had many different agents market our properties, unfortunately sooner or later we parted company due to the poor service and lack of legal knowledge of the agent being below average. One really lost faith in agents.
However this all changed when Judy Graham at Clyde began to looked after us.
She is utterly professional at all times, courteous, completely honest and realistic in her approach when marketing our properties for letting. She has the skill of making one feel relaxed, for what can sometimes be a tense situation.
Judy is a breath of fresh air, in a target run business, full of people all trying to copy each other, often having no real interest or depth of understanding between Landlord and Tenant.

Emily Cullens in the letting team is extremely professional and helpful. Really pleased with way she has dealt with me and my family. The management team should take a leaf out of her book and pick up the phone rather than send emails all the time. Emily is a very personable girl the management team are good but emails all the time can come across the wrong way. Much prefer a phone call with important news. As I'm sure most would. Apart from that great company keeping us updated on the progress of a difficult situation.
