Shocking experience, the day before we were meant to move in we were told in a watsapp we can't move in from an expected pipe burst. I was expecting a call from someone and no one did, I had to follow up. My boyfriend and I were left homeless. So dodgy and didn't make any sense. I would AVOID

By far the most unprofessional and rude agency I have come across in my years in London. Very unresponsive in our communication, so much that they never bothered to notify me that the apartment I wanted to see was no longer available. I ended up going to the viewing and no one was there. They claimed that they never confirmed my viewing, however they asked me if I was available at a certain time and I confirmed that I was and I will be there at the time they proposed. Every other agency would at least have the decency to email me that the property was taken. I lost time from my work for nothing in the end.

I can’t give enough praise to Concept for the service they provided as property managers during our time with them. The service was excellent. We moved from London at the beginning of 2008, intending to sell our Tooting house. Economic downturn meant it didn’t happen so we put it up for rental from August 2008 to August 2022. We used two well known management companies in succession and got absolutely abysmal service from both. Then we used Concept and what a difference! In our six years with Concept we always had exemplary service with whatever needed to be done. They found us great tenants, let us know when things needed to be done and provided excellent contractors to fix problems. Communication was always first rate, things were done in good time and charges were always reasonable. They also worked hard to keep our tenants happy, something that was important to us. We have now sold the house and therefore our relationship with Concept has ended but if we wanted to let a property again we would definitely use Concept. Ali, Usman and Georgina are an absolute credit to the company and we’re very grateful to them for their diligence and competence. Well done, Concept!

Left me in a rat infested property whilst pregnant for 10 months, rat droppings discovered a few days after moving in which have only now been hoovered up. now there is a dead carcass under the floor boards giving a repulsive smell which makes my bathroom unusable and concept will not do anything about it claiming there is no smell or confirmation of this. Both Ali and kwame very unprofessional and have completly ruined my life due to not helping solve the issue at all, haven’t even attempted to locate the smell! I am now stuck here as cannot private rent, been laughed at by agents and refused help.

I found a great apartment off Concept Agents and had no complaints throughout the duration of my stay. However, when it came to moving out, our experience was anything but great. Despite receiving our checkout document and agreeing on an amount to be deducted for oven cleaning, Concept tried charging us for additional items not previously raised a month after we had moved out. When we refused to sign up to it, they refused to refund our cash and ignored our request from DPS. Kwame went ahead and stated that he was only doing it so that we could get desperate and agree to the new deductions. It took us 2 months of back and forth and having to lawyer up before this was resolved. They need to treat people better even when their tenancy is up.

I was with Concept for one year, my tenancy has just ended and unlike most short term tenancies we received our deposit back in full which really was a blessing. Thank you Anum!
It was a rocky road with Concept this year. When we started we were lied to a lot about the house with regards to what could be used. BUT, the man who initially let us the house has since been fired, and I feel Boyd was a root for a lot of problems.
There has been a change of management over the last year and the company seems to be improving itself. They are still pretty slow in replying to emails, so would always recommend a follow up call.
From what I understand, the Landlord of my old property was a very difficult individual and I do feel the estate agent (particular shout out to Anum) fought for us, the tenants, which is a breath of fresh air for estate agents in London. The company is in the improvement stage at the moment and I hope they continue to grow; and maybe don't take on any mean Landlords in future!
Now, for end of tenancy we were messed around a lot. It was a month long battle to see if we could stay in the house or not. We were eventually exactly 2 months before end of tenancy (the legal cut off day you can tell tenants if they have forced to move out). Once he failed his HMO, and it was clear we were living with a locked room that was a serious fire hazard, we were glad to leave. When dealing with the deposit initially it was worrying as empty threated were thrown by Farah for a court day as 'per rules' which was completely unlawful once I looked through the contracts. So make sure you keep on top and thoroughly read tenancy agreement and DPS contract, don't get scared by false accusation!
Anum is truly the company's saving grace, a whole star is hers. She is wonderful and was really helpful once she took over the management of the property.

Naeem helped us move in and he really put the effort in to help us get the property. Even after we moved in if we needed anything he was very reliable in his response.
I recently lost my keys and Farah was quick and helpful to get me a new set.
We recently needed something fixed and Anum got someone in soon after to have it done. We were surprised at how fast it Was!
They answer their phones all the time and are always ready to offer wonderful service.

So I get a phone call from saying that a engineer needs to access my property to carry out a gas safety check I got told it would take abwt 15 mins....So the engineer arrives on the Saturday morning (Now I've been in this property for 4 months and have never had a issue with the boiler),He fiddles around with the boiler but tells me that the job is going to take a few hours I had to go out so I arranged for him to come a few days later..when I got bk later that night my heating or hot water was not working anymore(I have a 9 month old baby),I didn't say anything because I knew the engineer was coming a couple of days later..He then arrives on Tues I tell him that since he touched the boiler I have had no hot water or heating he just mumbled and said BUT u have gas coming out of your cooker????now any plumber will tell u it is completely separate from a boiler..He then spans a hour and a half in my bedroom were the boiler is he then fits a air vent by cutting off the corner of the door and applying the air vent if I cud post a picture u would not believe it..He then tells me I need a new boiler(even tho as I said was working perfectly fine before he touched it) and then he left I then took a look at the boiler and it is now leaking which means he has somehow destroyed the pressure valve????.
I then contact concept housing ask to son to manager now understandbly I was upset as there clown of a engineer has destroyed the boiler and I have no heating or hot water so my baby can not have a bath or keep warm I said I want it sorted now the manager said it will get sorted wen it does.....CONCEPT IT SHOULD BE CALLED "CIRCUS OF CLOWNS ESTATE AGENTS...

Quite possibly one of the worst letting agents I have come across in my 7 years of renting to date. My recommendation is to avoid at all costs.
- At check in clearly missed off various items wrong with the decoration and state of the property (I realise now why they tried to do this, to ask for deductions..) luckily I reviewed and made them add these. This point goes to show how they are aiming to make their buck out of you.
- Responsiveness during the tenancy to problems and issues was extremely poor. On occasion their was no response at all and you had to call them numerous times to get them to look at the issue.
- Check out (here the real fun starts). Emailed them and spoke in person when handed in notice. A couple of days before scheduled move out date I rang to arrange the check out. Was told that I had not given notice to move out and would be charged another month. Only upon sending them their email and explaining numerous times this was confirmed over the phone with their letting manager did they concede to this fact. This shows their lack of professionally and organisation.
- Check out date - had arranged to meet at specified time, after 10 mins of not showing up I call the office, put on hold, then told they can't make it for another 30 minutes. I could not wait any longer due to conflicting appointments. I requested to rearrange but was promptly hung up on. Called the lettings manager back and requested to come the next day but was told I would be charged another days rent, which seems ridiculous as it is their fault. In the end they asked me to leave the keys with the business on the corner of the road.
- Then told that everything is fine and the deposit will be released once send through all final bills paid, which is done same day. Few days pass with me asking where the money is, to be told this is being processed. around 10 days later I am told the deposit will be released within 3 days. They then come back 3 days later and start with the deduction process (despite saying was fine before). It is clear that in the whole 2 weeks they had not looked at the file in any way shape or form as new questions came up on bills etc. Then proceed to send me photographs and video claimed to be from check out date (the date from the photos was 2 weeks after check out and I can only assume the video was done the same day also - complete fraud if you ask me, they could have done anything in the time between)
- Takes 1 week to get them to even give us an estimate of what they want to deduct. Asked to deduct for cleaning (we had a professional clean on move out and supplied evidence of such) even though the property was in the same condition as when we moved in. In the end we agreed to a £100 deduction in spite of this because I couldn't be bothered arguing any further with the incompetent people they have working there. Furthermore, they refused to release the undisputed amount of the deposit - this is in clear contravention of TDS rules - but concept clearly don't have a clue about these anyway. Instead of raising a dispute which can take longer to come to agreements on it was easier to just accept and get our money back.
- They also charged a "check out" fee for their work - I have to question what work this was during those initial two weeks. When asked why I should be paying this in full, response was "it's in the contract and we have done the check out" Absolutely no attempt to rectify any of the issues that i bought up at any point. Only interest is to get their money and leave you in a worse state.

Concept Estate agents is an absolute shambles. They are unresponsive and don’t reply to emails (unless its regarding a fee to be paid). Issues we had when moving in were never resolved and it also took a month to fix a broken washing machine - with no updates provided along the way. If you can avoid renting through them I would strongly advise doing so.
Boyd Knight is particularly unhelpful and unresponsive.

Awfull! Phoned them with a complaint. The issue was from Thames Water asking me to settle a water bill. The request came in towards to 4.5 year mark after leaving the property in question. We had to settle up with Concept Estate agents and provide proof that we paid all the electricity and water bills before we could move on to the next property. Job done. Phoned them a month ago and requested all the documentation for the bill in question. Spoke to their only lady there and was assured that I was going to get the necessary paperwork sorted. 3 weeks later phoned back again. Spoke to staff member Boyd about this and was assured to get back to the same day. A week later, same story. Started to phone everyday multiple times and same story. Started to get a bit worried and did some homework on how long legally businesses are allowed to keep paperwork. This turned out to be 5 years. I'm in the 4.8yr region, so obviously my case is a lot more serious than others. Phoned them, back and trying to get this paperwork for the last couple of months, I tried to remind them on my telephone conversations that legally this is supposed to be kept by them. With no threats what so ever I asked for the relevant paperwork and no one gets back to me what so ever unless I phone. Everyone was trying to be help full, but no-one gets back to me with the necessary paperwork or solution. The last call made today, I asked for anything that anyone in my situation will start asking. 1. Who am I speaking to. 2. What is going to be done about this. 3. When will I get confirmation on this information etc. I asked for the information and was told that my voice is threathing and that the police will be called in conjunction to my enquiry. All I asked for was the paperwork that they where legally bound to provide. I did not threaten them with their lives or their family's. I just reminded them (Every phone call was recorded) that I have been trying to obtain the necessary paperwork that they where legally bound to keep for five years and that I needed this paperwork. I did not even get a chance to state what the issue was about, as I wanted to make it clear first before any issues where made that they are LEGALLY bound by LAW to keep these records (Which I have been trying to get from them for the last 4months) and they haven't provided them. Got the phone put down twice in my ear saying that I'm threatening them. Phoned back and said that this is all I stated and then got the phone put down, even before explaining. Nobody was threatened, just wanted to state the facts. The most unprofessional people to deal with in any matter.

AVOID! I rented with Concept in 2015/16, not worth it no matter how much you like the property. They delayed/ignored crucial repairs for almost half our tenancy. Things eventually escalated to the point of us withholding rent in case we needed to pay for repairs ourselves. (Landlords beware?!) In the end concept managed to get the repairs done, but we lost the value of a bathroom for about half the tenancy and this was never compensated!

I was recommended to Concept by a friend, previously I was using a corperate estate agent who were charging an extortionate amount of fees for managing my property and not really providing a good sevice. I am very pleased with Concept and the way my property is managed. I can always talk to someone and get a straight answer.

Terrible. At the end of our contract, Daniel Wilkinson said we had to provide notice on our Assured Shorthold Tenancy – which everyone from Shelter to the OFT says is untrue. In reality he was covering up his incompetence: no-one from Concept ever asked us whether we wanted to stay in the property or not.
Repairs were slow in getting done, and sometimes never happened. Correspondence was mostly replied to pretty quickly. They wanted a huge chunk of money out of our deposit when we left the property – but the check-out report was full of inconsistencies. We ended up refusing to pay the full amount and paid only about £40 in the end.
Avoid.

Just rented a property through these guys, they were really helpful and everything was transparent. I needed to change my move in date, they helped arrange an alternative date with the landlord and make all the necessary changes. Very pleased with the way I was treated.

Had such a worse experience with them. put down money for a property about 4 weeks ago but didn't agreed for the house. had to call about 12th times for my money. I kept on getting told that either the money would be transfer on the day of the call or already being transferred. In the end I had to shout at them and tell them that I would get police involved if money is not transfer. finally I got my money back.
NEVER EVER recommending any one to go there.

If I could give less than 1 star I would.
Avoid at all costs. Absolutely useless, refuse to fix anything, terrible communication, they have failed to give 24 hours notice on numerous occasions to enter the property. Will never go near them again and I advise everyone else to do the same.
