Anthony May and his team of Shania Nwangoro-Rule and Amy at KFH Tooting have been first class in selling our house. We spoke to a number of agents when considering selling our house. I'd always thought of KFH as a reputable agent for selling in our area and their reviews were excellent. Anthony was the only agent that had done his homework and knew all the individual selling points of our house, which gave us great confidence in KFH Tooting. Anthony suggested a reasonable guide price (within the range we had been thinking of) and their fees were highly competitive. We approached four other reputable estate agents selling in Tooting and none of them were anything like as good, so we had no hesitation in choosing KFH Tooting to market our house and were not disappointed. Anthony and his team were highly efficient and the marketing was excellent. This led to an accepted offer very quickly, at a price we were happy with. Throughout the whole process the communication of Anthony, Shania and the team has been excellent and quick. All deadlines have been met including specified exchange date and then completion shortly after. I would have no hesitation in recommending KFH Tooting to anyone wishing to sell their house. From the realistic valuation of the property, feedback on what works would help the sale of the property, help in organisation of the works.
Excellent communications keeping myself fully informed of with viewings and feedback from the viewings.
Negotiation of the sale price was undertaken efficiently with a price quickly agreed.
During the conveyancing Daniel ensured that the solicitors, the buyers and myself were all working to complete the sale without delays.
Given the enthusiasm and dedication Daniel worked with and the speed that the property was listed and sold I found the fees for the sale to represent good value.
I have no reservations in recommending KFH Tooting if you are looking to sell your own property.

We sold our house through KFH’s Tooting office during summer 2023. I can say they were absolutely excellent from start to finish. Morgan and Antony were my go to contacts but I also found the rest of the staff very polite and helpful. They arranged viewings to start as soon as our property was launched and were very organised so we always knew when viewings took place, feedback from the viewings was almost immediate. They successfully managed a complicated property chain and we achieved a sale above asking in a difficult property market. I would definitely recommend using the Tooting office!

Suboptimal management.
We live on Tooting high street and KFH manages the buildings we're in. They've failed in different areas:
-Communication: takes ages to have answers from them, almost all tenants have to communicate one single demand so we can finally have a reply.
-Dismissive: whenever there is an issue affecting many tenants, KFH almost always tries to imply that those issues are for tenants to solve, eventhough it does affect the whole building.
- Rude customer service.
- No transparency.
- Bad management of the building we're in. Always wait for an issue to become a disaster before stepping in.
I'm a very objective person and have rented a lot in London, but one this to take away from this experience (shared by myself and the tenants of my building):
I would reconsider renting or buying any place managed by KFH.

Ashley was fantastic. He communicated information to us clearly and helped us with any questions we had. His friendly and warm manner made the daunting task of renting in London so much easier. He would always answer his phone and regularly ring us to update us on our application status.

His involvement (at a number of stages during our sale) immediately correlated with substantial progress on our sale being made, despite a number of logistical challenges that others had been struggling with. Mixed experience with this agency. We bought a house through them, so we are not their "client", but our feedback applies to whoever is thinking to sell their property through KFH.
The negotation process once we made our initial offer was quick. After the initial offer, the seller outright rejected the offer and asked for £50k above asking price. We thought that was ridiculour, as the agent would have put a higher asking price if the true value of the house was £50k more.
Once our offer was accepted, we were dealing with the same agent throughout the legal process. The seller was especially difficult to deal with, but we felt that the agent did not try enough to resolve the many issues we had encountered. I've had to really micro-manage the agent, calling them twice each week on Monday to set the action plan for the week, then again on Thursday to check status. We were always ahead of the curve and had to wait for the seller all the time.
One particular instance where the agent was at fault when my surveyor had confired with the agent their attendance. However, when the surveyor turned up at the agency to pick up the keys, no-one knew that the surveyor was coming and the seller was not notified in advance. This has led to the surveyor being denied access to the property. We then had to re-book the surveyor's time, which has added a total of 3 weeks delay to the whole process.
It was also impossible to get hold of the agent dealing with the sale. I've managed to get hold of an Assistant Manager's details and started copying him in every email so information did not get held up by one agent. I also quickly realised that the agent was avoiding my calls, so I had to use different numbers to call the agent. It is not a surprise that I could immediately get through the agent when using different numbers.
It should also be mentioned that we only managed to see the propety once. We asked to revisit, but the seller refused and it does not feel like the agent had tried to persuade the seller. I think we're the most easy-going buyer to spend a fortune on a property, but only get to see once!
On the advert, it was noted that there is underfloor heating, but when questioned how to operate the system, no-one knew how it works. The agent didn't bother to find out either. To me, this is false advertising.
The completion proces was also a mess. I wasn't surprised by this time. I had a list of logistical questions about the location of meters, alarm, etc. I've had to really chase the agent to get the answers. I've managed to out-think the agent on the final day and managed to arrive at the property to get the keys and talk directly with the seller's brother on completion day to get all the information I needed. I was supposed to meet the agent at the property as well, but he never turned up.
Overall, comparing KFH against my estate agent that was selling my flat in order for me to buy the house, I would rate KFH as 1 out of 10. I've given them 2 stars instead of 1 because at the end of the day, I had managed to buy the property, but the whole process was not pleasant.

KFH Tooting was a professional yet personable team. Anthony did the initial visit and seemed down to earth and we agreed a realistic sale price and sale strategy. The thing I appreciated most was that they didn’t bombard me with calls and emails requesting updates but only got in touch when they needed to or when I needed something answered.
Anthony seemed to lead his team well and was on hand when I needed to address some issues regarding information sharing relating to the estate agents of my onward sale which they dealt with swiftly. Eden and Daniel were the main people handling the viewings and these were usually arranged by email or telephone. There were a couple of occasions when viewings didn’t take place and I hadn’t been informed but Gem was on hand in the office to take my call quickly and update me.
I had a few viewings before the house initially went online and it was only on the online market for 2 weeks before I had a buyer. Photos were done quickly and the same person did my epc. They sent the photos to me and amended details and photos as requested.
Eden negotiated the sale and acted professionally when there were a few discrepancies with my buyers and the terms of the sale towards exchange and completion. He was always easy to converse with and understood my specific concerns and needs.
I only dealt with one other estate agent and they showed no respect for my wishes and continued to bombard me with calls and emails despite me informing them I was not choosing them to represent me, this continued up until the day I completed even though I never returned any emails or calls, so I’m glad I went with my gut. They suggested a higher sale price but that only made me think they did not understand where my house fit in the market or were just using that to get the business.
Overall I felt the KFH team were trustworthy and were able to act in the best interests of myself as a seller and the buyers.

We first contacted KFH on 3 September to view a property near our house. Within a few hours we had arranged a viewing with Martin and a valuation on our house with Antony that day. By 7 September we had our offer accepted on the house and our house on the market for sale. We accepted an offer on our house on 22 September.
Martin was fantastic throughout this process and was a very calm and thoughtful head in what was a very hectic period. We have been amazed at the professionalism, drive and engagement by members of the KFH team in selling our property (thanks go especially to Gem, Charles and Daniel). We were particularly impressed by the fact that KFH had managed to secure 8 viewings on our house before photos were taken of our house and the particulars put online.
We've also used the KFH conveyancing service (Joanne at Londonwide Conveyancing) who have been equally great and very responsive to all our emails and queries.

Estate agents sometimes get bad press but we were super impressed with Daniel, honest, not pushy and understood what we needed. In the past I have been 'hijacked' by estate agents where they show you properties you haven't seen the details of. They are usually out of budget and not what you asked for. Daniel showed us properties that were in budget and that met our requirements. I can't recommend him enough.

I dealt with Daniel Todd at the Tooting office. He was always polite, punctual, responsive and effective. We got to see the property when we needed to, as did our surveyors. Questions and communication with the seller were dealt with rapidly. He did his job well, balancing the needs of buyer and seller. As a result the sale went through very quickly. KFH have a full set of support services, but my experience with these was mixed. One was superb, straight talking and factual, the other used FUD tactics (fear uncertainty and doubt). My advice is to ask your friends when it comes to finding a conveyancing solicitor and your mortgage lender for the surveyor (good place to start anyway). However, these experiences don't reflect on Daniel - he was perfect for our needs.

Antony was well presented when he arrived for the valuation. He looked to the positives about my flat without overselling it. Many other agents talked about the negatives and explained why I wouldn’t achieve my expectations.
Although a relatively simple sale, unfortunate personal circumstances during the middle and end stages made things more difficult for me. Nevertheless Charles helped move the process smoothly through to completion. From a conversation with my buyer, I know he was similarly impressed by Charles.
They advised I use one of their partner solicitors for conveyancing and a lease extension. Although initially unsure, I followed this advice and although not the cheapest, they were neither the most expensive. Communication was very good and the lease extension specialist was patient in helping me understand the process.
I would reuse KFH and Comptons should the situation arise again.

Recently bought a house on which KFH Tooting were acting for the sellers. The viewing process was a cinch and I didn't feel pressured or like we were wasting time on properties that didn't fit for me.
There were a few hiccups through the sale & purchase process but Daniel Todd was impressive - particularly at crunch time at the end - responsive and polite. It felt as though he was on the side of the deal getting done in a way that worked for everyone, rather than trying to squeeze an advantage for the sellers in a frothy market. That meant he earned my trust, which is the thing I expect it's hardest for estate agents to get hold of.
Having had the misfortune to see two purchases fall through earlier this year, I've been in discussions with my fair share of estate agents. It's struck me throughout that the best way to get a seller's business in the future is surely to impress a buyer now, which KFH have done. Kudos to Daniel in particular and the wider team.

I'm leaving this review to share the wonderful experience that I had with Megha, one of the letting negotiators at KFH. She was so incredibly helpful from the moment our communication started, and seemed to very quickly get a sense of exactly the kind of place I was looking for.
The thing that stood out most about the experience —and the reason I’m writing this— was that she was so patient and lovely during the viewings.
I've always found house-hunting an emotionally draining process, and few other estate agents have ever given me any reason to feel as though I could trust them. So I was genuinely really surprised at having had such a positive experience.
Megha did not pressure us at all, and gave me and my partner the time to work out our own first impressions of the flat. At the same time, she was able to answer all our questions honestly and concisely. Most importantly though, she was sincere.
I've really not had the best experience with letting agents in the past. I can quite easily tell when someone isn't being honest with me. So, I was really surprised by how compassionate and honest Megha was with me and my partner. It vastly improved the house viewing experience and we ended up finding an apartment that we loved.
I'm leaving this review because I think it's so important to highlight the value of employees who sincerely connect with customers as Megha did with us. Not feeling pressured or rushed just alleviated so much of the anxiety that I otherwise would have felt, and I am really grateful that she was able to keep the process so simple for us. I truly felt as though she had our best interest at heart, and honestly, I think that might be a first for me in all my experience with letting agencies.

She lied about the flat having a tumble dryer then pretended to not remember the conversation. Shame on me for not putting it in writing. KFH is like any business, some good agents and some bad. Communication was great, we never had to wait too long for an update, and always received a prompt response to any questions or concerns. Having had rather harrowing experiences with other agents on my search for a London rental, Eden was a breath of fresh air!
He turned up, was smartly presented, and is highly articulate. He gave me comfort after a challenging search and once dealing with him I was amazed how amazingly smooth the rest of the process was!
I’ve had some requests and Eden communicated quickly and effectively, arranging for my requests to not only be approved by the landlord, but also written into the tenancy agreement for added comfort.
Compared to any past experiences with estate agents, Eden really appears to be in a league of his own. Can not recommend him enough!
This is all said as a guide dog owner... many agents and landlords won’t even consider me, or just ignore my enquiries. Eden’s response was a simple “yeah, that’s no problem”... and he actually meant it.

I wasn’t happy with KFH approach. They’ve used arguments like “we are biggest, we are fastest” when trying to convince me to sell with them... all true but I quickly realised those things are really bad for you as a seller.
1. Being biggest, means KFH own most huge share of listings in Tooting so they dictate how much a flat should cost.
2. Point above coupled with “being fast” means KFH will undervalue your property to get it off their books faster. There is no reason for them to extra £20k. While it will make a lot of difference to you as a seller, it won’t make much difference to them as an agent on commissions.
Also, I found KFH fees negotiations bit unpleasant. The branch manager immediately signposted 2.4% for sale, which is ridiculous. After I said I’m walking, immediately dropped down to 1.5%... then down again to a fixed fee of about 1%... looked a bit greedy and “trying luck”. I hope not many people have just taken a first offer.

I can't fathom the high score on Google based on my own experience and that of the residents of the block of flats they look after in Tooting.
An absurdly pathetic ability to deal with any issues, which when raised with the appropriate staff are regularly ignored completely. They'd make the cartoon capitalist man from the game Monopoly blush with their ability to charge large amounts of £'s for the most simple of tasks.
Glad we don't use them anymore. Stress levels down, £ levels up.
To be fair, there are pretty much no good letting agents out there in the UK, but KFH have definitely done their best to be the benchmark of useless rip-off merchants that other letting agents can aspire to. Admirable.

It was a great pleasure working with the sales team at KFH. We initially had Ashley Harris come to our property to discuss all the ins and outs of putting our property out on rent. She was extremely knowledgeable, friendly and professional and no question was too silly for her (as we were new to this all). She gave us a realistic insight of the rental market in the area and was not pushy at any point of the process. We then had the viewing team, who I must say were all so professional and polite and kept us in the loop regarding scheduled, cancelled, delayed viewings (something we did not get from some of the other estate agents we had on board). We specifically dealt with Eden Douglas who helped us find tenants for our property. He was so polite, friendly and professional, he walked us through the whole negotiation process and even went over and beyond at one time after we had moved out. The best experience I’ve ever had with a letting agency. Our agent Eden was superb from day 1- booking us in to a last minute viewing and following up really promptly afterwards. He has been extremely helpful and responsive throughout the whole process, and honestly felt like he had our best interest at heart during our property search. I recently purchased my first flat through KFH (I've no experience of them on the letting side of things).
Dylan was so helpful throughout the whole experience, very understanding and always had the time to talk to me when i needed anything. The sale took a bit longer than we first anticipated (by no fault of KFH - just one of those things), but Dylan was consistently brilliant throughout the whole experience. Should I decide to sell the property - I would be more than confident in instructing Dylan to do the job!
On another note, I viewed a fair few properties with KFH and wanted to also acknowledge Chloe - who made the viewings so easy! Sometimes when you are viewing houses the estate agents can be a bit pushy/annoying/too salesy/glare at you while you look around. Chloe was none of these things, she is super easy to talk to and made me relaxed so I could actually focus on looking round the properties at ease. If you are calling to arrange a viewing - ask for Chloe!

They found a few properties for us to look at and one we loved and ended up going for, so we started renting from them about a month ago. Professional service, although pretty formal and impersonal (personally I preferred my previous letting agency which was super warm and much friendlier) but I guess that's personal taste.
They did also ask several times for me to leave a review, and as I've only just rented from them a month ago I wouldn't have normally left one yet as I can't comment on what they're like if something goes wrong, or inspections, renewals, or what checkout is like... fingers crossed.
Giving 3 stars because I really don't like the way they pressured me to leave a review! Also worth bearing in mind that the reviews on here have all come from people who have been pressured to leave a review even though they've only just started using them so will be pretty skewed.

In my offer form I requested a professional clean, which the landlord agreed to and Sean, the lettings agent, confirmed would be carried out before my tenancy begun. I also checked with Sean the week before I moved in to check that this had been done, and he confirmed in an email that the flat had been cleaned. I arrived to my new home on Monday to a filthy flat. The carpets in the bedroom were stained and the wooden flooring in the rest of the property was covered in a thick layer of dust (the property had not been inhabited for a couple of months prior to my moving in, apparently). The kitchen appliances were greasy. Sean said to me, while in the flat with me to give me my keys, "maybe the cleaner forgot to do some of the parts of the flat"... honestly I was speechless. It was so clear that no cleaner had even entered the property let alone cleaned it!! I was insulted that Sean had so blatantly lied to my face. To make things even worse, while I was inspecting the bedrooms, Sean told me he would install the fire alarm which is a legal requirement before I am allowed to have the keys to the property. 2 minutes later the fire alarm fell off the ceiling and smashed all over the floor ... turns out he had used a piece of sellotape rolled up to 'install' it onto the ceiling. Unfortunately Sean had left by now so I was stuck there with a broken fire alarm and a filthy flat. I called the office and asked for somebody to help and eventually some professional cleaners came to clean the flat that afternoon however it delayed moving in by a day, and I had to reschedule my removals van and my own end of tenancy cleaners which was massively stressful. I've asked Sean repeatedly on the phone and via email for the name and contact details of his manager so that I can speak to them about this directly and he has still not given me this.

Daniel was really easy to get along with, but most importantly, as an intermediary between the sellers and ourselves, he was down-to-earth and honest, and always helpful in his advice. We had employed KFH in Clapham to sell our flat at the same time, but to be honest we much preferred dealing with Daniel than our own agents, even though he wasn't strictly working for us! Letting procces take too long, all the time we have to wait for emails.
After 3 weeks of emails, calls, we finaly sing tenancy agreement.
Paid : Deposit, Rent, Fees, Reference.
On house what i want to rent was renovation - house extension.
7 days before move in i email about how is going and recived " Everything is ready for your moving in date"
2 days before move in date I recive call "Sorry you cant move in becouse builders not finish property, it take 1-2 months or more! you cant move in!"
She dont care to find another property, dont help us or anything.
Finaly we have to move out from previous house, we dont have house what we should move in. We had to wait for return my money 5 days and still not recived all money - they charge me for reference!!!
Thank You for stressful month and leaving me without place to live!

Having told KFH about my mould problem a month ago, I have recieved only one inspection to simply look at the problem. I have asked for, but recieved no guarantee of compensation for the impact on various pieces of my property and my health.
I have had to take days off work and a large amount of my clothes were damaged by mould, the first picture is the back of my wardrobe. The problem was made worse as they had screwed the wardrobe to the wall, preventing any ventilation. Should this problem persist much longer I shall be contacting the local health authority as this is simply unacceptable.

I'm living in a house managed by KFH and now moving in a new area next month. As a process of renting, my new letting agent needs reference from KFH. Guess what? KFH demanded 42 pound for information. My new agent called me and requested me to pay it, without which they can't proceed. I called KFH, said there was nothing written like that in my agreement. They said, they wrote it in their website and they can't so anything about it. To me, 42 pound is not a matter, but the way they have cheated is not fair.This is just one and most recent experience of me. They will charge you out of blue and just rip you off.

Nathalie Navasothy is by far the worst person I have ever dealt with in estate agency! Everything she has said/done has been wrong from the start.
1.) Breaching data protection, by adding my flat mate into our email conversation which had my banks statements on!!!
2.) Saying the flat was fully furnished, which it wasn't.
3.) Getting the offer wrong on the offer form
4.) The old tenants are moving out on the Friday, so we can move in first thing on Saturday, that was wrong! Tenants are moving out on the Saturday so we have to wait.
Being the assistant manager, you think she could provide a better service, I would seriously avoid.

I popped in to the Tooting branch mid week to enquire about some lettings as my partner and I are planning to relocate in the Colliers Wood area. We were welcomed with a smile by a young guy named Jesse who was very helpful in finding an array of suitable properties.
We were so surprised at how quickly he arranged viewings for the favourites we had and how flexible he was in allocating times for them. I'm sure we even will be eating into his evening on one of them but he was fine about :). If you are interested in letting in that area I would highly recommend stopping by before visiting anywhere else.

Nathalie helped me look for a house and she was so nice and understanding of my circumstances. I had no clear set date of move in, as long as the move in is after 2 months, also, I didn't mind 2 bedrooms or 3 bedrooms (all in all, my instructions and requirements were fairly vague) - and Nathalie understood this and assisted me accordingly. She was nice and answered my calls (and there were multiple calls cause I'm one to panic!) calmly and helped me feel more at ease.
The whole process took about 1-2 months but in the end, we found suitable house and I'm sure this wouldn't happen without her help. KFH is one of the best letting agency in Tooting, and I personally feel Nathalie is one of the best agents they have and would highly recommend her.

Very happy with KFH Tooting - completion of the transaction due this Friday! I found them professional, friendly, and courteous.
KFH were representing the owner of the house I was buying. I didn't use them for my sale due to another agent being dominant in my area, but would definitely use them in the future.
Before I found the house, I was shown (for 2 hours on a Saturday) a number of properties that were all in the right ballpark, showing they listened to what I was after.
They told me about a new property that was about to come on the market, and got me in for a viewing immediately.
Antony handled the negotiations and he was reasonable and fair, certainly not pushy. I think overall both sides are happy with the outcome.
As usual, things got a bit wild as the chain was nearing exchange of contracts, but Antony had the right balance of frequent communication without being too overbearing. Looking forward to moving in on Friday, and dropping in to the office to say thanks to Antony for ensuring things progressed through to completion!

This has been a long and arduous process starting in late March and now finally ending in September 2016 -six months. The last time we bought a house was 13 years before so we needed the help and advice of KFH along the way. I think it certainly helped that our chain was all KFH in order for the different agents to interact more effectively. It's felt like a marathon - having sold the house we thought that was it but we weren't prepared for our own pre and post Brexit negotiations, builders inspections, council regulations and ultimately delays. Not sure how or why the chain actually held together but it did and we are due to move into our new home next Friday. KFH were highly professional and know the Tooting/Streatham markets inside out. They are tough and keen negotiators, incisive on evaluating pitfalls and navigating meandering and seemingly insurmountable objects of which there were many. I think you could trust KFH to make it happen.
