DO NOT USE THIS UNETHICAL COMPANY! THEY WILL RIP YOU OFF! They took a deposit from my company, then changed the rules, forcing us to withdraw, and refused to give us our money back! They treat customers like enemies.
They wouldn't even speak to us! STEER CLEAR! AWFUL STAFF, AWFUL OWNER, AWFUL COMPANY.
The reply below is untrue. They knew it was a company let. I wasn't rude to staff. I just asked for a refund, so they said "don't speak to us again". Their idea of a compromise is all one sided. They hide behind their Ts & Cs and have zero empathy with customers. STEER CLEAR, they are trouble! It is them who are unpleasant! Just look at all the bad reviews!

Un responsive and incompetent. I am an owner of a leasehold property and get little to no service for the maintenance fee I am charged by the freeholder. They never send out statements, and then only seem to get final demands to me so they can levy a late payment charge. They are "champions" of referring to previous correspondence that they never send to cover their incompetence. I had to chase them in the first year to find out how to pay them and get a copy of the agreement. They said they would send over on email, they didn't. I had to go back to our solicitor to get copies. Payments are never acknowledged. No documentation or evidence is ever supplied for upgrade or maintenence they claim to carry out. Eg upgrade to a fire alarm system charged for but no engineer ever called or entered property so unsure how this could have ever happened. Many other examples. In my opinion, very shady practices. Their property which mine is attached to and that they also manage is scruffy outside, with unmanaged weeds and cigarette butt's scattered, which Is visible as you approach our property. I am a separate building but they pay no attention whatsoever to our property, external building except when they want more money.
Lastly, For the record, I am a mortgage holder of a leasehold property that they administer and not in any way affiliated to a competitor of theirs or a disgruntled previous tenant as they are also prone to claim when they reply to their many bad reviews.

I was with Cosgroves for 10 years. I had a lovely place but it was an old and cold building which came with many issues over my time there.
Having encountered many letting agents as a customer and also in my time professionally, I can say that letting agents in general are not always very helpful or proactive after you have moved in.
Cosgroves bucked the trend with this and were always quick to respond and help me with any issues, and regardless of any other qualities you might hope to find in a agent, this really is the only thing that matters to a customer.
You're in safe hands if you rent from them.

Avoid if possible, we rented a property, it was dirty when we moved in and the boiler was broken, we had no hot water or heating in January for over a week and were not compensated for this or the cleaning we had to do. When we moved out we left it cleaner then when we moved in. Then money was deducted from our deposit for what was very clearly general wear and tear. The property will probably be rented out without any repainting and the next tenants will be charged as we were.

Have had the best stress free year living in southsea thanks to cosgroves. We were new in the area , new jobs and all. Trevor was amazing, emailed me back as soon as an apartment was available, viewed and from there the process to secure was so fast and efficient. Moved in less than 2 weeks later and now almost a year down the line still no complaints. The team is amazing ????

Refuses to rent me a property as I am unable to view it during the week due to the fact I am working.
I own multiple properties outright that I either live in or rent out. We are looking to rent for a few years in the view of buying in the area in the longer term.
I am sure the landlord will be thrilled to know that an excellent tenant is not even considered on the basis that they have to work in the week and some stupid policy that you have to actually physically view the property.
I am sure this was not the case during Covid.

I bought a flat from Lee at Cosgroves in February 2022, and then resold it with him in July 2022 once refurbished. Lee was highly professional, friendly and thorough throughout both transactions.
Totally on the ball, Lee kept me posted at each stage of the purchase and sale, chasing all parties and updating me before I even had to ask. He secured viewings for me and sold the property quickly, following through with all correspondence and ensured a swift completion.
Cosgroves rates are very competitive, and I would highly recommend them to anyone considering selling a property, or purchasing through them.

I have used Cosgroves' services for over 20 years. They are a family firm not a huge national, a key reason for me choosing them. I have always found them to be very approachable. Trevor, Linn, Bethanie, Daisy in rentals and Lee in sales. I've never had to call the owner of Cosgroves direct with a problem but if I did need to I know he would be there to deal with it.
Cosgroves are highly competent, professional and easy to deal with as a house buyer, seller and through rentals. Buying and selling has been efficient and quick, always keeping up to date with progress. Rentals have been professional, good communication and any issues arising have been dealt with with satisfaction on all sides, landlord and tenant.

I would not recommend Cosgroves estate agent to anyone not even to my enemy!!!
I rented a flat and after a few months of living in the flat, I noticed that the flat has damp due to poor ventilation and the extractor isn’t working properly. I wrote to the agency, and after two months of back and forth, I told them I will report to the council or probably fix the extractor and minus from my rent. At this point, they sent a contractor to check it. None of my complaints was treated. During the 32-month tenancy, I called to complain about several issues with the house, nothing much was done! Their attitude to fixing the house was very poor.
After 2yrs and 6months I moved out of the flat (I cleaned the flat), 2 days later I got an email saying that they will deduct £377.20 from my deposit. I disputed the charges and offered for peaceful settlement by offering them £150 for painting, cleaning and whatever they demanded which wasn’t right actually. They refused my offer and I took the matter to the DPS team. At this point, Cosgrove had now brought a new quote of about £700 which they submitted to the DPS team claiming unimaginable damages! One of them by the name LIN HILL, came up with doctored pictures and videos and unbelievable arguments. I was sad though because I never owed them rent or gave them trouble.
I submitted my pictures and videos to the dispute service after which they only awarded Cosgrove £144 stating that the flat was in good condition and that the landlord should decorate her house by herself. The wear and tear were expected after close to 3yrs. The DPS team gave me back the balance of my money.
I won’t advise any Cosgrove tenant to pay the last month’s rent, as this agency is very fraudulent!!

Lin Hill communicated with us well and took swift action for maintenance and repairs. The admin team were great at sending us all the paperwork we needed for tax returns.

If you're looking for a new home in Portsmouth, Cosgroves is the place to go!. It doesn't matter where you come from, they're happy to help. I recently moved in from Spain and they guided me through every step and did all the paper work online. They help you settle in and make sure everything is going great. I've been renting a flat in Southsea with a roommate for almost 2 years now through Cosgroves and they have been fantastic letting agents from the first day. They have always been quick to sort out any issues we have had or fixes needed and everyone we have talked to through the years have been so welcoming and helpful. I have not had any negative experiences with them and the maintance/repair employees have always been polite and cheerful while visiting. All the agents we have met have been helpful in any way they could and if there were any issues they have done everything they could to help us find a solution. I genuinely didn't understand why some reviews were negative because I've been met with fantastic service from the first viewing we had. I would recommend Cosgroves to anyone looking to let. It's not often you find an agency so welcoming and kind as they are. I appreciate all they've done for us and the amazing service the last 2 years.

Although I ended up buying through another agent Cosgroves were great. Never bombarded me with inappropriate marketing and always professional friendly and knowledgeable about the properties I viewed with them.

We have just sold a flat in Southsea and have been exceptionally pleased with the way Lee Skinner worked so hard in arranging viewings and finding a buyer. We have been renting with this company over a year an they are the worst management company that we could have ever imagine. They have an emergency number that they don't answer. We have had a problem this afternoon, not been able to get in the house at 16:56 and nobody was answering any phone (office, emergency...), and although the office hours are till 6pm, but nobody was in the office. If you have an emergency, you will find no one to help youin this company, so better look for other options. If I could I would give 0 on the rating. TERRIBLE!!!
There was no staff at the office at 17.10 you should review the cameras, I went there and nobody was... I dont have any reason to lie. If there is an emergency phone I am especting someone to pick up the phone, no an automesage.... as I said before useless service..

Loved the lettings properties I was shown, bang in the brief I gave however I had an offer accepted on something else, just after I viewed them.
Trevor was an excellent agent, very thorough and helpful; outwith the rental itself, lots of info about the area, previous tenancy lengths and receptiveness of the landlords etc. It was invaluable for relocating to Portsmouth and an absolute pleasure to meet him.
Based on my experience I will absolutely keep Cosgroves front of mind once I am ready to buy in the area.

Cosgroves have looked after a couple of my units for over two years now. I find all the people to be friendly and efficient.
My main dealings of late have been with Nathan, Trevor and Abigail, whose customer care ethos with tenants and landlords is second to none.
Unlike some letting agents they keep the landlord fully informed, making you feel that you are part of a very professional team.

Poor service for landlords. We had them managing some of our buy to lets and had too many issues. 1. The maintenance work they do is pathetic. As one carpet fitter who works for them explained after he paid Cosgrove's commissions and his costs he is left with very little to buy the carpet.
2. Tennant turnaround is horrendous due to their poor service. Of course Cosgroves love that because they can charge new tenants admin fees.
After few years we decided manage our properties with online estate agent Yopa and we are back in profit.

If you need them to fix something in your home you may need to insist. However, if you do, they will take care of it.
It seems common for Portsmouth estate agents to 'slightly' twist reality to make them look better.

Former tenant here. We rented a flat with Cosgroves for just under 3 years and I have to say they were the best estate agents we've dealt with in Portsmouth. Trevor and Simon were particularly helpful.
During these 3 years we've reported a number of issues (nothing major) which have been resolved promptly. The reason why I'm not giving them 5 stars is because of their female staff, who are not the most pleasant to deal with. I don't know their names, but we've dealt with them only on a couple of occasions, for an inspection and a visit to their office in Osborne Road. Fortunately, we mainly dealt with Simon and Trevor and both have been very very good.
At the end of our tenancy, we expected most of the deposit to be taken by them (perhaps it was just us thinking that most estate agents don't care much about their tenants), but surprinsingly they took a lot less than what we expected. Thank you for that!
All in all, I just wanted to say thank you for our stay and how you've handled things. Finding a decent estate agency, especially as students, is not easy, at least not in Portsmouth. I'd definitely recommend them though!

I was told that I cannot let a property without viewing or someone viewing on my behalf, because I "could pull out if they have not advertised it properly". In the 21st century they were not even open to a skype/video viewing.
This is totally ridiculous for people coming from hundreds of miles away. If they falsely advertise a property that is their fault and should expect to pay for it, if they are in any way as professional as I would hope, then there would not even be an issue.

Cosgroves managed the letting of my property for several years, they were very capable and had good contacts with local builders and plumbers etc. I recently sold my property through their sales department and Lin was incredibly experienced, helpful and friendly. She always returned my calls and emails very promptly, was able to offer great advice and reassurance. She also liaised with my solicitors very effectively. Many thanks.

As a landlord I was very disatisfied with cosgroves. They never checked the property (which invalidated the letting insurance), they bullied and lied to tenants and they stole their money - I can only appologise to the tenants for pooly picking a bunch of thugs to manage my property! They ran this branch like a joke and made up far fetched excuses to justify their poor behaviour. Agents like this should be closed!

I cannot rate this agency and its team of staff highly enough. They managed my property for many years, understanding the need for efficient billing, reaction to tenants issues and so on. Then they acted for me during the sale of the same property, always providing good advice, prompt responses and liaising regularly with legal firms. The whole team are brilliant!!!

Very friendly and polite staff, we had a problem with the date of moving but they were so cooperative and understanding about the situation. Just fantastic ethics!
Even dealing with a gentleman who had a little too many drinks, while my partner and I were picking up keys and signing papers, they handled the situation in a professionally manner.
They were very swift in handling a mistake with keys we had received, was in our post the next day.

Do not use them. I was a landlord with them. The staff are rude, unprofessional, incompetent and I caught them out lying about what my tenants had said to them to be passed on to me. They shirked their responsibilities and took money out of my rental income I had not approved. Disgusting business practices. If you're a tenant and not happy with Cosgrove then talk directly to the landlord they probably aren't aware of how poor Cosgrove behavior is.

Cosgroves get a lot of bad reviews and I really don't understand why! We rented a flat from them for a year and the entire process was incredibly easy, we only moved out so that we could find a larger property.
When we moved out we received our entire deposit back, Cosgroves even found a new tenant to move in early so that we didn't have to pay any extra rent.
The entire team have been very helpful and I would definitely recommend them.

I would not recommend this agency to anyone. The staff are rude and unprofessional. They do not communicate to one another and make the renting process extremely difficult. We paid over £1000 in admin fees for a 5 bedroom house and the day I went in to pay my deposit they could not even tell me how much I owed. They needed to ask another housemate who was working abroad and could not be reached, which left me sitting in their offices for nearly 2 hours whilst I had to listen to their staff complain about boyfriends and being dumped (very unprofessional) . During the 11 month tenancy we called to complain about several issues to the house: the downstairs radiators not working through out winter, the front door being unsecure and easy to break into and having no hot water. None of these requests were dealt with properly and we were left for 5 weeks without any hot water over the winter period. After repeatedly calling to ask for a plumber to help fix this situation one of our phone calls was met by a female member of Cosgroves staff who replied ‘what do you want now?’ This general attitude continued throughout most of our communications with them. I was informed before I moved out of the property that there would not be an inspection carried out on the house as a current tenant was to carry on living there and requested one was not carried out. 3 days after myself and the three other tenants left the property and the new tenants had moved in a check out inspection was carried out without warning. Two months on we have received an email stating that over £350 is to be deducted from our deposit. We are currently disputing these charges but Cosgroves are making things very complicated by refusing to supply myself and the previous tenants with receipts or invoices for the work carried out, even though I have requested them 5 times now.

They are quick to respond, fair to both students (when I was one!) and landlords, professional and overall far better than other agencies in Portsmouth (I have dealt with many over the years). I would recommend their service for sure. Even after needing references or historical information Cosgroves are always happy to help. Absolutely excellent.

Went and looked at the property trough them in Osborne Road, liked it and wanted to get it but was inquiring if I could know if the landlord would wait for few weeks until I serve the current notice to be told they will let me know. waited for 3 days and every time I rang to hear any news as I was prepared to move in even at shorter notice they were very impolite over the phone and the director Kate was very abrupt and arrogant.

Honestly, 1 star is faaaar too much. Avoid at any cost. Very incompetent, ignoring, awful. I had reported several things including broken heater in the bathroom. I reported it 2 months ago, and, surprise surprise... NOTHING!!! and when I call them to chase up the progress, they r rude, telling me unbelievable stories and so on. If it wasn't that i love the flat, I would be long gone. Very unprofessional. If u going with them, be cautious, as they will ignore you with whatever the problem you have.
In this day and age, I would't think that they still operate. Either all of them should be fired including the management or the whole place should be shut down this is how bad they are.

This is the worst letting and estate agent I have had the misfortune to have dealings with. Myself, my partner and our 6 month old son moved into a property in good faith and immediately had to report broken panes of glass, missing door handles, broken locks and a great degree of other issues.
After a week or so more we found a number of dangerous elements to the house including exposed wiring and missing or broken fire alarms. When I politely requested all issues be fixed I was told by Kara that 'the previous tenants had never complained'.
The issues were ongoing and Cosgroves would not meet the legal requirements they were supposed to. I ultimately had to get the involvement of the local council representative who quite quickly identified that they were entirely in the wrong. This finally spurred them on to fix the issues.
Cosgroves is a terrible, terrible business and you should avoid using them at all costs.

Received absolutely shocking treatment, we rented a house which was promised to be refurbished and a basement converted to an extra room, this was all arranged months before we moved in, and about 2 weeks before we were told this was not happening.
Upon moving in we gave them a list of things which were wrong with the house, including a broken extractor fan in the bathroom and mould all up the walls. None of these were done.
After leaving the house we were presented a fine/deduction from our deposit including the things which we raised before hand, so we were paying for improvements which were problems before we moved in. Also we were paying for things such as "unhoovered floors" 6 weeks after we moved out and handed the keys in.
We were given a bill to pay before we moved in again, for the second term, which we paid. After paying everything they asked, we were then told 7 days into the first months rent that they are increasing the fine by £160 for no apparent reason and would not be releasing the keys until we pay it.
Awful treatment, I would strongly advise anyone to not use this company.
