Liars and bullies.
I was buying a property through this firm, it was taking a little longer than 'normal' due to a boundary issue. I was quite happy dealing with the initial agent who showed me the property and a admin lady who I'd been I regular contact with.
Out of the blue 'Carl' texts and emails me and without introducing himself just starts telling me they're going to remarket the property if I don't exchange soon and I'm going to lose out etc etc.
A little while down the line it gets to exchange day and my solicitors have heard nothing from the vendors solicitors. In order to progress things I call the branch and speak to Aaron asking him to make contact with the sellers solicitors, as technically I'm not allowed to speak to them! Over an hour later and there's no movement. I call back and speak to Aaron who assures me he's tried to call them 3 times and couldn't get through. I'm now getting desperate as I have everything arranged for a few days time and need to exchange today (now 1645). I call the vendors solicitors who pick the phone up after 1 ring. I tell her the estate agents have been trying to get hold of her which she replied to as 'b*llocks' as she had been sitting right next to the phone as when I phoned her!
This branch will bully you through the process and then when it comes to the crunch and you need them to help you they just blatantly lie to you and don't help! AVOID!... Read more

As a landlord of multiple properties with multiple agents, I have to conclude Cubit and West are all about the upfront and not about the follow through. I would say they are good at locating tenants and said tenants are usually of a reasonable caliber. Sadly once that part is done there ongoing service is to the landlord and tenant is shockingly poor to say the least. Under no circumstances take their managed letting service - they do nothing, are poor to respond and you end up managing it yourselves anyway - any managed service from this company is a total waste of money. Have them get the tenant then bin any further involvement with Cubit & West.... Read more

After struggling to get viewings with another agent, we opted to switch to Cubitt and West. After valuing our property, James had kept in touch with a gentle, respectful and helpful level of communication and so when we decided to switch agents it was an easy decision. The slightly higher fees were certainly worth signing up to an agent that we felt we could trust and who has a good knowledge of the market and a professional, friendly manner.
James and the team worked around our family and at our pace, to get us back on the market. James didn't just rely on internet marketing and an open day was arranged early on with potential buyers being actively sought out. This provided us with quality viewings and led to a quick sale of our property. We would highly recommend James and are also appreciative to Carl and the team. WORST SERVICE EVER! Zero stars!
A flat that C&W horsham manage is above ours and has been leaking water into ours for over 2 years now. The previous owners of our flat tried to get it sorted and were ignored. Now we are trying and C&W horsham have taken more than 7 months to sort the flat they manage. (it only needed a new silicone seal on the shower!) Our flat is permanently moist as a result and is causing us health issues. They still don't seem to care. I elevated it to the branch manager and she promised the world and did nothing! I just received another letter demanding payment for non-payment of a utility bill to add to my list of debt collection letters, final demands and threats of court action for non-payment of bills and council tax. I rented a flat through C&W, the rent and all bills were supposed to be included in my rent. This is what it said in my tenancy agreement and this is exactly the hassle free reason I chose to rent the flat. When I started receiving bills they told me it wasn’t their problem and I should take it up with my landlord. It turns out that C&E staff notified all the utility suppliers that I was liable for water, electricity, council tax etc. despite my agreement saying otherwise. I have tried in vain to get them to sort the problem out, after all that is why my landlord and me have gone via an agent. They only seem interested in passing blame onto my landlord. In the meantime I have spend a lot of my own time trying to explain to the council, ulility suppliers that my bills are included in my rent, this has been very time consuming and costly for me. I had a very threatening letter that talks about me getting a ccj for non-payment of council tax, which is of great concern to me because I run a small business. WORST LETTING AGENCY/ESTATE AGENTS AROUND
My husband and I rented two apartments in Horsham Gates with C&W and were disgusted by the service we received. We reported so many maintenance issues to them and nothing was ever resolved.
Whilst we were in one of the properties for a year the extractor fan never worked so mould grew in the bathroom which we had to get removed, the balcony door wouldn't lock, a leaking pipe upstairs which leaked through the ceiling and in to our spotlights in the kitchen.
When it came to the check out they took 2 months to return our deposit - we only got it back because we took them to the TDS! They tried to charge us for two call-out fees because of a leaking pipe because we "shouldn't have reported it". They also tried to bill us an estimated 12 month electricity bill in the month we moved out. We refused to pay their estimated bill and agreed to pay only what we owed (we had metre readings). C&W tried to tell us that the metres were faulty but never offered any proof of this. The TDS also mentioned that C&W were not allowed to take utility bills out of the security deposit, which C&W insisted they could do and threatened us with this if we didn't pay the bill.
We reported a serious issue in the second apartment we lived in (floorboards falling near the balcony) which was also never looked in to.
When we moved out of the second apartment they also refused to give us our deposit back again and demanded to take money out of it for so called damages to the property even though the check-out report showed no damage. Again - we had to take them to the TDS!!!!!
We then had the misfortune of having to buy a house from them because the seller had only listed it with one agent, C&W.
The sales guy who sold us the house left the Horsham branch after we'd put an offer in and didn't even tell us he was moving to a different branch.
The sales agent (Rebecca) who then took over hounded us daily by phone/email and was so unbelievably rude when it came to us and the seller agreeing a completion date. She expected us to pay for our apartment and the mortgage, having them both overlap for a month so that we could meet the sellers ideal completion date. We had to explain as first time buyers (and being chain-free) we would only a agree a date which worked for us and certainly wouldn't look to pay for a mortgage and carry on renting an apartment with a month overlap. She then accused us of delaying the process etc - she was so rude and shouted at us down the phone that in the end we refused to deal with her direct and told her she would need to liaise with our solicitor moving forward for updates etc.
For a company that has lots of branches, Cubitt & West are an absolute shambles. We have urged family and friends to never use them - they are unprofessional, unreliable, scamming agents that are always looking to con money out of tenants. Our advice to tenants/home owners is use a letting agency and estate agent that you can trust, we're yet to find anyone that trusts C&W!!!!!... Read more

Worst agent I have ever dealt with - will never use any and do not recommend anyone to do so.
They made the renting process complicated from start to finish. As their fees are so high you would expect high service levels but this is far from the truth. When you call their office nobody knows anything, there is no product knowledge nor specific person dealing with matters, they all cross paths and to add to insult are all rude.
After having a damp issue in my rented flat, it was agreed there would be a reduction of £25.00 for the last 2 months of my tenancy. Once I had sorted this out my bank and adjusted my bank standing order I called the office to check it was all ok and tell them I had done this and they said it was ok. I then received a phone call a few days later that I was owing £25.00 and had to explain the situation to yet another person. This time I made note of who I spoke to for my reference so this would not happen again. Days later I received a text message that I was £25.00 in arrears! Meaning I had to call them again and this continued for the remaining 2 months of my tenancy which just added to the stress of moving. It was the night before I moved the last voicemail from their accounts team stating I owed this minor amount - again, no communication their end.
The 6 months I rented through Cubit and West were the worst 6 months I experienced on a customer service level and product knowledge and I am so glad I no longer rent through them.
My situation was that the property was not advertised as a short term let by them and after 3 months of living there I was given Notice verbally but the lady on the telephone had no idea of how to do her job as in the end I had to serve Notice myself after them forcing me to look for accommodation elsewhere they then informed me I needed to give 2 months Notice before vacating the property as per my contract which it not what I was told by them on the phone.
The named manager Adam Bottomley of Horsham office was most unhelpful through this stressful process and his strategy was to reply to my emails last thing in the day so that I could not follow anything up until the next day.
SO GLAD TO NOT BE DEALING WITH THEM ANYMORE. My new letting agency are so helpful and nothing like them.... Read more
