Avoid this company if you want a sensible valuation. **** Seems to be a running theme between the different offices, undervaluations and mistakes **** For context, They were asked to value an 8 flat development. If you do use, hope that your assesor isnt Leigh Porteous, both her and her Director couldnt even be bothered to bring a measuring device to site, never mind the ridiculous report they produced which was biased throughout, constant references to other properties in a "better development" which is a bit confusing as my development isnt finished... not sure what metrics they use for that conclusion, but it strikes me as bias. The negative attitude towards the development was pretty palpable on their arrival and through the walk through, so much so that I had a long conversation with my broker regarding it after the fact. A waste of £2200 for a joke of what they consider a valuation, which then in turn caused a financing decision to be rejected. Their formulas, current and future value explanations are contradictory. An auction company gave a current condition valuation of 60% higher than DM Hall's valuation. End values of some properties are nearly a third less than close by comparisons according to their report. Also, even though I evidenced that the spend per sqm for refurbishment was less than their calculations, they chose to ignore the evidence and added more than a fifth (100k) to the build costs. But thankfully even though the current and predicted end values were low... They did give some positive advice, suggesting that I insure the develoment for nearly £600k more than their top combined development valuation. Meaning if the the building were to collapse, then a sum £1.9 Million would be what it take to reinstate to the completed level, but again... it would only be worth £1.3 Million How an earth can these be so different? Robbers without masks as the old saying goes!!... Read more
