I would not recommend this letting agency based on my experience.<br><br>The property was not handed over to me in a clean condition at the start of my tenancy. Despite this, I ensured that I left the property in a cleaner state when I moved out after six months.<br><br>Following my departure, the landlord made inaccurate claims, including alleging that I had used my own washing machine and caused damage to theirs. These claims were not supported with any evidence. I was then charged nearly £200 for cleaning a small studio apartment, which I believe is excessive and unjustified given the condition in which I left the property.<br><br>The agency did not provide adequate support or demonstrate fairness in handling this situation. There was a lack of transparency and cooperation throughout the process, particularly regarding proof of the cleaning costs.<br><br>Overall, this has been a stressful experience both financially and mentally. I would advise prospective tenants to proceed with caution when dealing with this agency.

0 stars would be the most appropriate rating to give essence. During my tenancy my mental health deteriorated due to the neglect that essence caused me. Leaving me with without heating, hot water and a working toilet on multiple occasions. This is a terrible estate agency and I would avoid it by all costs!

Despite an unsuccessful purchase (thanks Tri Fire!), I truly couldn't fault Essence Property for how attentive and professional they've been. Logan has been so assuring and the absolute best estate agent I've ever worked with, and I'm gutted to not be going forward with him! He was consistently available for all of my worries and messages throughout the process, and it's such a shame that a dodgy EWS1 company has failed us both. Thank you for all of your hard work, it's been fantastic.

Initially appearing highly professional, they quickly become negligent once you've moved in. Upon moving out, they resort to any means necessary to withhold your deposit, even falsely claiming you haven't paid rent despite having evidence of bank payments. It feels like a blatant act of theft. I would strongly advise against using their services.<br><br>I will take them to court for pain and suffering due to the negligence causing me a lot of stress. I just think they are terrible people and maybe I will bring this to BBC attention of how they are taking advantage of people particularly their deposit

Honestly , I can’t be more grateful for service and the professionalism. The best agency so far and I really applaud the staff especially Clara and Logan . They are quick to help , respond and get solutions and I couldn't be more satisfied with the service I received. From the very first interaction , they demonstrated exceptional knowledge, professionalism, and a genuine commitment to helping me throughout the process of changing my flat .<br>It was a tedious process to be honest but these guys made it easier .<br><br>Clara was always prompt with responses, provided clear guidance, and went above and beyond to ensure every detail was handled smoothly. I SEE A LOT OF FAKE REVIEWS !!!!<br><br>If I could give less than 1 star I would, avoid this company at all cost. I would say that Essence Property is closer to a scam rather than a respectable estates agent.<br><br>My experience has been nothing short of a living hell since I signed the tenancy agreement.I am so happy I never have to deal with this company again.<br><br>1. The day we moved in we noticed the couch had been ripped, reported this as soon as possible to Essence. our complaints where ignored , not only that but we were told we were not allowed to remove the couch and buy our own.<br><br>2. The property contained a total of 4 unused and stained mattresses. Two had been kept in the storage room, taking all the space and making it unusable.Two had been stacked on top of the bed (the bed had a low frame so stacking two mattresses made it seem like a regular hieght). These mattresses where not only completly stained , but they also had wear and tear (springs sticking out etc) so we had to buy a new matress. After buying a new matress Essence and the landlord refused to let us discard any of the matresses. Leaving us to live for a year with 4 unused matresses in the property.<br><br>3. One of the biggest deciding factors that led us to going for the property with Essence was that Essence had offered us the option to take a 6months lease rather than a year. As soon as we received the tenancy agreement, I noticed it had been changed to a 12month tenacy instead of the agreed 6months. I called up Essence to ask about this as I thought it was a mistake, I was told I should have raised it up in writing before agreeing to the lease. This was a rude slap in the face considering I had made it very clear on several occassions to the agent (Logan) that I was only interested in the apartment If i could lease it for 6months.<br><br>4. Upon arriving at the property there was mould in 4 of the rooms. This was also raised as soon as possible to Essence who compltetly ignored our concern until I was forced to involve my solicitor. All Essence did to solve this mould infestation was to hire a painter to paint over the mould. 5 mins of research would tell anybody that this doesnt do anything in terms of treating the mould.<br><br>5. The intercom for the front door never worked. We spent the year being passed between Essence and the apartment management company , both shifting blame endlessly.<br><br>6. When we arrived the property was a complete mess, It had not been cleaned in a very long time. It took my partner and I two whole days of endless cleaning just to make the apartment comfortable enough to live in. We we're too afraid to even try and use the oven for 4 months , despite giving it a deep clean when we arrived.<br><br>7. Upon leaving the property Essence and the Landlord have done everything they can in their power to deduct as much of the deposit as they can. They tried to charge us £45 to replace 3 lightbulbs, I dont know what kind of lightbulbs they wanted to buy. But last time i checked a single lightbulb (the same style as what was in the apartment) could be brought from tescos for £3 each. They attempted to charge us £180 in cleaning fees, we spent our last day in the property deep cleaning it so this was clearly just a money grab attempt. They even tried to charge me £30 for a toaster that never existed , and £15 for a missing mattress cover. Bare in mind all the mattresses were borderline unusable when we moved in<br><br>8. Any communication with this company was beyond terrible, If you call for assistance/maintenance or any issue they either put you to voicemail, or ask you to write an email. All emails just get ignored. Luckily I was living across the street from the office so when I had a problem I could come into the office in person and discuss my issue. (not that anything would be done about it as soon as I left their office)<br><br>I have been renting in the UK for over a decade now, and this is by far easily the worst company I have ever had to deal with. I regret ever calling to view the property in the first place. They are a scam

I moved into the apartment without being told that there were two shattered windows from floor to ceiling. I was told the windows would be fixed asap and during my entire tenancy the windows did not get fixed no matter how many times I emailed and called them about it. The windows also leaked in rain water and they still did nothing. When I had to move out early from the apartment they charged me £600 on top of my rent even though they had a new tenant ready to move in. When I moved into the apartment it was not cleaned properly so I had to do a deep clean for myself and although I left the apartment spotless they still kept my entire deposit and claimed that they needed to have it cleaned. I would constantly email and call the agency and would not get a call back or emailed response. Overall a poor experience from both the agency and the landlord.

I rent a property via this agency and i found them on RightMove. Logan and Clara was super helpful about all the process. The platform they are using called ''good lord'' seems a little bit shady at first but it turned out so well at the end with all the patments and rest. Lastly, before my move in date there was some issue about my boiler and they warn me before but unfortunately it took 2 weeks to arrange an engineer to fix it so that was unfortunate. Overall, it was a great experience for a newby in country and i am definetely recommending them!

I drove from London to Birmingham to view a property only for them to not turn up and not answer any phone calls. This is ridiculous as a professional letting agency, especially since we let them know that we were coming from London. When we went to their office they said they had let the property despite still arranging viewing and not cancelling them.
