Awful experience, rented from these guys back in 2017. Flat was awful, assistance was awful and the application process was horrendous. Reviewing only now after seeing my old emails with them whereby they were completely disorganised. They didn't do anything dodgy with my deposit or such but the price and conditions of the property were unjustifiably bad and considering it was my second rental property, it was suspect that they were so suspicious of my background.

We found Northwood Birmingham back in 2017 while looking for an agency to manage our rental properties in Central Birmingham.
Communication with Nin was very efficient - our questions and enquiries were dealt with in timely manner.
In August 2017 we moved one of our properties under management of Northwood Birmingham and the property was let soon after. Half a year later we moved the rest of our properties under Northwood's lettings management.
The team is very mature (you can count on people staying with Northwood for years) and you can build long-term relationship with them.
They keep an eye on the changes in legislation and inform us when we have to meet some additional requirements (fire safety, licensing scheme, etc.). The properties are let very efficiently - we never had void periods. Regular inspections with detailed reports help keeping properties in a good state of repairs.
If you are looking for a good lettings management agency - I would recommend speaking with Northwood.

Northwood has been the best letting agency I have contacted in Birmingham yet. Clare was very helpful in the entire process! She was quick to pick up calls, answer queries and very kind. Alan conducted my online viewing, and ensured that I had also access to a virtual viewing. I came across some hurdles in the application process, but the agency was very understanding and helped me to resolve all of my problems. The property was dirty when moving in. I asked for it to be cleaned and they said it was not possible. I left the property cleaner when moving out but they insisted in charging a cleaning fee. They really are unprofessional and won't give the time of day to help you. Avoid at all costs.

The service is not good. As soon as you walk in there was music blasting out from a speaker. The staff are not friendly with you and treat you as an inconvenience.
Problems within the property were not dealt with immediately and left for months before being resolved only because you say you will make a complaint to the ombudsman.
They will always be in denial about their mistakes and will not take any responsibility. Even when found to be in the wrong they just shrug it off.

Absolutely terrible service!!! I would give it 0 star if google would let me. I sincerely recommend you to avoid this letting agency at all costs.
1. They do NOT take your complaints or concerns seriously. 2 months after I moved in, I have noted damp patches on the wall. I immediately reported it to their online maintainence platform fixflo, received NO reply AFTER AT LEAST 6 WEEKS and found that they literally DID NOTHING BUT TOOK MY COMPLAINT DOWN. I then called and sent emails to them numerous times. They eventually came and did a visit but STILL NOTHING WAS DONE. Mould patches started to appear in the bathroom and bedroom walls. It is only until the flat below complained about a leak that they finally came and 'fixed the leak'. Just this process took FOUR MONTHS but still nothing was done even until the end of my 1-year tenancy to fix the moulds.
2. Lack of communication between departments and non-efficient. I had to call every few days to chase for my deposit to be returned. Every time they told me 'they will speak to their colleagues and said it should be with me by the end of the day' but in the end it took THREE WEEKS.
I have now moved out and am using a different agency. I must say the service they are providing me is on a whole other level !!!

Very bad service and lots of issues happened throughout the process. Extremely unpleasant experience.
1) Tenancy started at 16th Oct but have not got the kry till 5pm. When contacting them, keep saying about i cannot move in until they got the inventory list, but it is ur problem and should get it ready before i moved in.
2) Take ages to get the fridge and freezer and other things fixed
3?Have not heard anything about deposit repayment after one and half month since i moved out.
An agent definitely should avoid!!!!!!

Northwood started to work with my house sale in March 2020. Very promptly Northwood developed a wonderful advert/ video/photo collection of my home. My house had never looked so good. I was very pleased with the marketing of my property throughout this period of time. Northwood staff have always been very helpful and professional - always keeping me up to date with every detail of the process. At one point it was decided, for a quick sale, to try the auction route. We reverted back to the traditional process in September 2020. The house sale was near to completion in December 2020 but unfortunately fell through. A new purchaser was quickly found and the sale was completed end of March 2021. I found the staff at Northwood very receptive to bespoke ideas and details on how to sell the property. Nin was always willing to work that much later or at weekends. Communications between myself and Northwood were thorough throughout the process. I have used Northwood UK Birmingham to let out my properties on several occasions now on a fully managed and rent collection basis. I have to say that each time I approached them to market my properties, from start to finish, it was a wonderful experience navigating what can be a reasonably complex process.
The Director, Narinder Rehal, has impressed me with his ability to negotiate achievable rents at market rates and also handle all stages of transition from tenants’ initial interest through to tenant occupancy. Narinder was transparent throughout and nothing was ever too much trouble.
The entire team at Northwood UK are very supportive and proactive when dealing with any tenancy or property management issues that may arise, using their experience and candour to explain and expedite matters in a timely manner.
Narinder and his team tolerate my emails and requests always doing so with a friendly and professional attitude and personal touch. The team has been essential to the management of my properties.

Not the worse experience ever, as the agents whom I have been talking to on the phone were helpful and responsive, however on the day of the viewing, the agent himself who arranged the viewing forgot to honour it, leaving us to wait in the cold for 10-15 min. He seemed like a nice guy but definitely needs a bit more training, he lacks preparation.

So our journey with them started when we were invited to view one of their properties in i-Land development. Mr Nin, the managing director of Northwood, showed us around and made sure everything was clear and whenever we asked about something he would respond by showing us how it's done rather than simply giving typical responses. He was rather honest and straightforward. Myself and my wife appreciated that a lot.
We had a couple of other viewings, we either didn't like the properties or the agent/agency as they had hidden costs and they were charging extra for things like a higher floor and so on. We immediately realised that Mr Nin/Northwood was the most honest agency/agent out of all of those who we had dealt with. There were no hidden fees, no silly extra charges, it was fair and straightforward. So, we came back to them and we made a proposal for the property and now we are moving our things there and everything is going smoothly (Godwilling).
We needed a replacement for the parking gate remote and an extra fob. They provided those within 5-6 working days. Honestly, so far, they've have been a good honest company, and I am optimistic that they will maintain that work ethic.
I will keep this review as up to date as possible so it is a true reflection of Northwood's level of service. But in all honesty, as of now, Northwood is undoubtedly a 5 star letting agency.

Absolutely hopeless. I emailed them telling them I was interested in a property as a cash purchaser and they told me my solicitor would stop me buying it because it hasn't passed the EWS test. If you ask them to sell your property they will actually try not to sell it!
Update: their response indicates they didn't read my review, which is exactly what the phone call was like. If your property isn't selling with Northwood, don't be surprised.

I don't know why there is no comments about their behaviour in contracts. In order to see the contract about the property I'm going to rent, I need to pay half a year rent and 5 weeks deposits. When I said I can pay immediately after signing the contract, staff here just say it is their rule (which override the law) to let us pay first. I'm so surprise d no reviews mentioned about that.

I would highly recommend Nin Rehal and his team at Northwood Birmingham. I got to know Nin through my elderly aunt who was for very many years a tenant of his and ,subsequently, in another apartment, he was the letting agent. He is a very honest and caring person who went beyond the call of duty in watching out for my aunt, visiting her and ensuring that his team were always available to sort out any issues in the apartment. Northwood helped me find tenant for my flat in Birmingham in March 2020. Although the rent achieved was marginally below par; however they achieved my topmost aim of quick occupancy. Soon after the tenant find, the situation and market turned grim due to Covid-19 lockdowns. However it was this period when I found their service most remarkable. Avoid this letting agent unless you want to be charged excessively upon move out!
After over 10 years of dealing with letting agencies Northwood Birmingham has by far been the worst. Prior to moving in there was no major issues, however after moving out our apartment was spotless. Despite this we were charged over £250 for an extremely small area of dust (about 15x15cm)on a ceiling which was inaccessible to us. Upon complaint of this we were told this is the standard amount the cleaning company charges. We were also charged £30 for mattress protectors which were never provided in the first instance.
The staff member at the branch hung up the phone to me during discussion of the charges which is far below the standard expected from a public facing role.

Very disappointed with their service. When i moved to the apartment they told me that it was professionally clean,however the apartment was very dirty. Moreover, when i check out, the apartment was delivered in perfect condition , everything was clean up and even i painted the walls. However, they charge me 235 pounds for clean and rubbish removal. UNBELIEVABLE

Poor service. Reported faults including a broken radiator and mould which weren’t noted on the inventory when moving in, told someone would come to fix them and no one ever came. I was also given a broken fob, glued together, which broke completely. When I returned the fob to get a replacement, a member of Northwood staff just SELLOTAPED MY BROKEN FOB TO A KEY RING! Also the rent increased by £30 a month and the administration fees were extortionate. Won’t be using Northwood again.

During my tenancy agreement, i had a couple of issues which Northwood tried to solve (one issue took a long time to fix). Two of the wall electric heaters didn't work, so Northwood replaced them with new ones with a week. I also had issues with the toilet light, which took more than a month for them to get it fixed. One thing I don't like is that they raised their prices from last year. New contract fees, and admission fees, etc all cost more now! They also raised the price of the flat I used to occupy. in addition, you pay a couple of hidden fees, like check out fees, paying to get your flat professionally cleaned by the end of tendency agreement, etc.

“When I purchased the flat I needed to rent it out quickly, Nin was able to organise decor and furniture very quickly and the flat was rented out straight away, which was very handy for me as I live a couple of hours away and I was very busy at work , this saved me money in the long run. I have been a landlord with Northwood Birmingham since 2011, they professionally and efficiently manage 3 of my properties. I have never had any issues whatsoever and have always found them to act in both mine and the tenant's best interests, even though I arrange all my own maintenance, they work with me to ensure everything runs as smoothly as possible. Some of my chosen contractors have caused issues with the tenants in both their time keeping and standard of work, but Northwood have always been there to pick up the pieces and get everything back on track. I would have no reservation in recommending their services to any other landlord looking for a fantastic agent with a polite and accommodating team!

I was recommended to use Northwood by a friend, this branch in Birmingham had not quite opened it doors back in 2008 but I was put in touch in Nin Rehal by another branch. I was one of the first customers and even though the business was still being established, the people remained professional at all times, it proved to be the right choice for renting my house. I rented the property through Northwood for six years using the guarantee rent option, it was best option as you knew the amount which was to be paid each month regardless of whether the property was vacant or not. After six years, the tenants decided to buy the property from me and, using Northwood as the selling agent was also the right choice. I would recommend them to anyone looking to rent their houses and, one day will hopefully use them again once I get round to buying a rental property.”

Northwood Birmingham managed my property for over three years and I remained loyal with Northwood for a variety of reasons: the company's attention to detail; the staffs' prompt response to my queries; the regular feedback I received about my property; the speed at which they found and vetted new tenants; and the overall professional approach of the organisation. I would like to add that the Director, Nin, was extremely helpful and supportive in the early days of letting my property, when I encountered some technical issues with my flat.

Nin has been my agent since I bought two properties for let in Birmingham and has been great from day one in advising me about furnishings and pricing, finding tenants and generally managing the properties. I've had only a few weeks without tenants in the last few years. Sophia more recently has kept me well informed of tenants leaving and new tenants moving in so that I've very little to do apart from say 'yes' to occasional requests. Couldn't be easier as a landlord!

We needed to let our property out at short-notice so I read the reviews online of different agents around B5 and noticed that Northwood seemed to have the best ratings. So I gave them a call and arranged for their agent to visit the property. Aaran was very professional in all his dealings with us, gave us good advice, so on the basis of our initial meeting we decided to go with Northwood. The Agent put our property on the market for a speculatively ambitious amount, and despite this we were inundated with viewing appointments, the third of which resulted in the property being let! The high rental yield achieved was a first for the development our property is in and set a new benchmark for rental yields in this part of town. The way the property was marketed was a major reason for this and hence I have no hesitation in recommending Northwood Central Birmingham to other prospective Landlords

I will highly recommend this branch of Northwood to everyone. I received a very professional and efficient service from them all. My plumbing related issues were resolved on the same day, with a plumber coming to fix the problem. Some other queries took a while as they required the landlord approval and she lived overseas. Several times I requested receipts for my rents and deposit to claim a relocation fund, and they were always provided to me on time. I incurred minor deductions from my deposit and I believe they were very fair and reasonable. Very happy with the service and would use them if I ever have to let a property.

Once Northwood understood I wanted to be kept firmly in the loop of my sale they were fantastic. Nin came and look great pictures and gave me great advice on how to make the apartment look more welcoming during viewings. Alison was always to hand and went above and beyond to make sure I was happy with what was going on during the sale of my apartment. I lived in Birmingham for nearly 4 years. In this time I moved about 3 times and I worked with 3 different agencies. Of all of those agencies Northwood Birmingham provided the best services. They manage a range of nice and modern properties in the city centre. I only regret I haven't found them sooner, when I moved to Birmingham. Perhaps I wouldn't have moved so many times afterwards.
