I own (and previously lived in) a flat which is in a building managed by Fairways, so they deal with general maintenance and any communal issues between our neighbours. I left a five star review before but more recently I am a bit concerned with some aspects of management, hence the three stars.
Generally day to day management (cleaning, repairs etc.) is good and responses to requests have improved over the last few years.
On the negative side, the financial management for the building has varied a lot. The service charges have shot up sharply in recent years (+17% last year and a further +26% this year) and apart from some vague explanations it wasn't really clear why.
It took me quite a bit of effort just to get a copy of the accounts and understand what the actual finances look like, and although I agree that certain costs are reasonable (as an investment in the quality of the building), I think some of the additional costs could have been avoided. At the very least the accounting should be communicated transparently and upfront.
Despite this, Fairways decided to raise the management fee by 33% this year, which is more than triple inflation.
That said, it sounds like things should be a bit calmer from now on so I am hopeful things will improve next year.... Read more

DO NOT USE THIS ESTATE AGENT FOR MANAGING PROPERTY.
I have used them for a few years the only thing they are good at is taking your money. They do nothing and still blame everything on COVID!!! The tenant can do whatever they want, the tenancy agreement means nothing. They have cost me alot of money! Do not take any responsibility.

My dealings with Fairways have always been positive& professional. The block is clean and well kept, & repairs have always been done swiftly & to a good standard. One of my neighbours even had them out on Christmas day to look at a boiler issue which, in my opinion is outstanding customer service.... Read more

If only we could give 0 stars.
Please do not let these crooks, Hilary and Richard, lead you to believe that they are capable of managing a block of flats. They simply are not.
They put on a pretty good show but it’s not long before the cracks start to show. If your block is managed by Fairways, please I implore you to read your lease, scrutinise the accounts, speak to your neighbours.

I don’t often write reviews but felt the need in the case of Fairways Property Management. I bought my luxury apartment last year in a much sought after and stunning grade 2 historically listed building located in Sheffield. Fairways Property Management have been outstanding in every word compared to Inspired Property Management, who were the previous Managing Agents. I had a leak in December and after 6 months of calls and many emails to IPM, I eventually took the initiative to find a builder to fix my problem and repair the damage caused to the walls and ceiling in the hallway. It seemed IPM didn’t really care much about their responsibility but were happy to receive the high monthly service fees. I was very disappointed. Much to our delight, the building’s Management Company replaced IPM a few months ago by bringing on Fairways. Since then, Fairways have been outstanding in dealing with any minor or major issues that have been raised by myself and other apartment owners. I recently had another leak in one of the bedrooms, which they dealt with promptly and within 7 days. A decorator was sent and the room now looks better than before. What really impresses me is that Richard McDonald, one of the Director of Fairways takes charge personally of any internal and external issues. I find him to be an excellent ambassador for the company who leads from the front and always available to take a call. I believe many Property Management Companies in the UK should follow Fairways example as service should be at the top of their agenda. That is what they are paid for.... Read more

Extremely bad service and very unhelpful.
I have lived in a property which are owned by Fairways (not rented) for the last 4 years.
Over that time I have found numerous problems in need of repair within the communal area of the building
(ie broken letterboxes, damaged hand rails on stairs)
When contacting Fairways about these issues they say it's either "not their responsibility" or unless you're persistent, they delay fixing anything for MONTHS. Considering that they own the buildings you would think that they would take responsibility for the maintenance?!
But no and yet they still expect payment of service charge? What service are we paying for???
Don't bother contacting them about anything maintenance related as you'll be wasting your time.

We rented through Fairways for about 3 years and they were fantastic. Having been a private renter for around 15 years I can honestly say that they were by far the best agents we ever had. When problems arose with the house (which was infrequent) they sorted them out quickly, even if not urgent. And when there were no issues they left us alone to enjoy a quiet life in the house. Perfect and exactly what we wanted as tenants.... Read more
