Don't choose them unless you are prepared to:
1. Lose all your deposit because they require you to pay for the time they spend looking for a new tenant, even though you gave a 1-month notice and the contract didn't state that you need to do so.
2. Not receive any support from them; for example, the bin was missing from day one, and they ignored all the emails I sent requesting a new bin instead of sharing with the neighbour.
3. Pay for equipment repairs (washing machine, water heater, etc.) even though the contract states that the landlord is responsible for repairs.
4.Receive an email from them asking you to pay your rent to a new account that is different from the one in the contract. They can claim that they never received the rent, so be aware!... Read more

Avoid. This is a family-run business, so they are all scammers, especially the agent called David Wiseman. They will ask you to pay for extra days for them to find a replacement (even if you gave them a 30-day notice and it’s not stated in your contract & you are in a periodic contract). If you don’t agree, they threaten to take your deposit.
Edit: The "Notice that you must leave" by community and local government on P14 stated that: "If the tenant is a periodic tenant, any notice they must give, its length and how it should be served, will be at the discretion of the landlord. Any notice given by the tenant should reasonably bring the tenancy to an end at the end of a complete period of the tenancy (for example, at the end of a month, if the tenancy is by the month) although this requirement should be stated clearly in the tenancy agreement. If the tenancy agreement is silent on any of the above issues, this is likely to be regarded as the tenant having been given no obligation to provide notice.”
Edit 2: The common law states that you are not responsible for anything that's not in the contract. You are only responsible for the services you used unless stated otherwise in the contract.
Don't believe their lies and fight for your deposit!
They are just trying to raise the rent using your money. If they can’t find a new tenant who agrees to the overpriced rent they will then drop the price back down. And that's when they tell you all your money is gone.... Read more

They need to change their system. First place I've enquired about a viewing that wants ALL MY INFO before I'm even eligible to be booked in to view anywhere. By all I mean they send a long form and want you to add your landlords personal phone number, full name, plus other personal info etc... (this is BEFORE you can even view a place). It's a required field to move on with the form before you're even told whether you can view the place or not! . Won't be using them at all.... Read more

If you are a Landlord they are your best friend if you are a tenent with a issue don't hope for much.

I would not use this company again or recommend them. We used them to sell our house which cost us over 3k.
We heard from them maybe twice during the whole process. (It was a 6 month process).
The house was undervalued.
Our first buyer dropped out and we found out via the surveyor they had booked, not the estate agent.
They could benefit from hiring a photographer as the pictures where not great.
The client portal was not updated so we had no clue what point of the sale we were at unless we asked the solicitor.
The for sale sign got to under offer but never changed to sold.
We didn't receive any instruction when it came to moving day- no check in or anything and once they'd been paid there was no email to say thankyou for the business or anything if the sort.
I'm not sure if all estate agents are like this but over 3k seems like far too much money for the work done.... Read more

Bar far the best estate agents I have ever had the pleasure of talking to, working with and living under. We have rented from Frank Wyles for the past year and a half and they have been absolutely fantastic. If we have ever had problems (shower leaking, roof leaking, locks falling out, kitchen electrics cutting out) they have messaged or called within minutes, made sure that we were okay and arranged a plan. Their roofers, electrician, builder and everyone in their team are equally as fantastic as they are and incredibly knowledgeable (we have saved their numbers for when we move!). Even at 2000/8pm on a Sunday Frank Wyles called me back when I thought we were alone with the problem and sorted us out! They are always kind, patient and incredibly knowledgeable. Talking to them feels like talking to family or friends. They are so understanding and Helen and Lindsey have gone above and beyond for us multiple times, they are true assets to the company and deserve a pay rise plus the recognition that they have been and are amazing! They have been the best estate agents we have EVER lived with and nothing was ever too much. Thank you for the past year and a half and we will be sorry to leave you.... Read more

I have noticed this evening that the property we viewed last week now been marked as let agreed. We rang after viewing this property within the hour and we advised we were interested and would like the interest to go forward. I was told by the person who showed us the property that we would hear within the next few days and he took a our details .
I am disgusted how we have had absolutely no contact from yourselves even though you had my email , contact number and my address.
I am very disappointed that you didn’t even have the decency or professionalism to let us know what was happening . We will continue to look for a suitable property but it certainly will not be through you .... Read more
