Phil Jacob carried out our survey for us. He provided the report at silly o’clock which he didn’t have to do so appreciate him going the extra mile. I visited a property that i liked with Paul Burns. He ensured me that the property was all fine and ready to be taken and it seems all fine. I asked what I needed to do to take the property and he said I should pay £150 fee for the checks, a month deposit and the first month. I paid the £150 and he said the checks went alright so that I needed now to pay another £420 to see the contract and to be able to to a technical inspection on the property (survey). He never mention this £420 from the beginning but he assured me that was the last fee to pay and I would get the property. I asked if i could see the contract before I pay this money and he said it wasn’t possible. I asked if i could make the survey before pay the money and again he said wasnt possible. I asked but if I dont like something what happen? And he assured me that the property was perfect and if had anything in the contract that i didnt like they could make changes and agree with the landlord . I then paid the £420 and scheduled the survey (technical inspection) in the property. When I brought my husband thats engineer and another electronic engineer to the property for inspection, turns out that the WATER, GAS AND ELECTRICITY connections where all connected to another property and that i wouldn’t have access to my meters or could pay my own bills accordingly to how much i spend. On top of that, the gas was disconnected without boiler but the huge radiators was still installed in the property and i would have to pay a gas engineer to remove as the landlord wouldnt remove and wouldn’t connect gas. Also, the electric engineer found out that the cables that feed power to the property were so thin and small that would melt if I installed electric heater and all other electronics SO I WOULDNT BE ABLE TO HEAT THE PROPERTY. The property wasn’t fit to be rented and I didn’t want it anymore, of course! Now Im trying to get my money back as I didn’t sign anything and they just don’t answer ANY of my mails and when I call nothing is resolved so now I will have to hire a solicitor to get my money back which I will surely do as they shouldn’t have taken people’s money for a property that is not even fit for renting!!!! And they shouldn’t trick people in a disgusting way not telling them the exact conditions of the property BEFORE offer to rent it! I only imagine if I haven’t got engineers from my own to check the property and had rented it like that?!!! One advice: stay away from this agency.... Read more

I Contacted Frobishers to market a shop I own. They attended on the Monday, at 1.30pm, took photographs and measurements and I signed a contract to instruct them. However, I reflected and discussed their fees with my husband and quickly realised Frobishers fees were excessive. Two fees in total, one to start marketing the property £350 plus VAT (total of £420) and a second fee when a tenant was secured, £500!!! A grand total of £850!!! Andrews Estate Agents charge £250 for a tenant find only for both commercial and residential. By Tuesday (before business hours and their office had even opened and before any monies had been paid) I sent an email advising I did not wish to continue with their services. I received a number of calls from Paul Burns asking to meet with me face to face and insisting I had signed a contract and owed them £420. Worse was to come!! On the Wednesday I was contacted again by an extremely pushy and unprofessional Paul Burns informing me a 'To Let' board had been put up (this was after my early morning email and our conversation by telephone that I did not want to market with them) and that he had a tenant lined up to view the shop!!! A highly likely story one could be found so quickly. Probably a friend of a friend!! Avoid this estate agent at all costs. Will not take no for an answer and attempt to threaten and intimidate....
