Absolutely horrific experience. AVOID AT ALL COSTS. We stayed in a property of theirs for 12 months and it was horrific.
A few things that happened;
-Our heating didn't work, someone came out to fix it and actually made the issue worse, it began leaking water everywhere causing damage to some of our personal items and tripping the electricity to the flat. A second repair was completed a few days later but the pressure was raised so much that another repair man came out to look at it and said it was impossible to lower the pressure and we should avoid using the heating as the resting pressure was three times higher than it should ever be. He couldn't even manage to bleed the radiators properly.
-The floorboards in the ensuite had rotted away due to a historical water leak and I was advised that the toilet would sink on one side, the man inspecting told us that all properties are in disrepair and he was unsure if he would be back to fix it before the end of our tenancy. He never came back, this was six month into the tenancy.
-Our fridge broke. They were insistent it was our fault and would only find a replacement if we turned it off for twelve hours and then switched it back on and waited for twenty four hours to make sure it wouldn't come back on. It didn't. It took six days in total to have a replacement.
-Constant harassment insisting that my flatmate hadn't paid rent. Every single time she has already paid, some instances she had paid double and it would always take them a ridiculously long time to confirm they had the money, that they had double what they should, and then return what they weren't owed.
-A viewing took place whilst I was away for the week, when I left I had used a coloured toilet cleaner in the bowl ready to be washed away on my return. When I came home after the viewing my toilet was used, not flushed, and the person had clearly had an upset stomach.
-Black mould in the bathrooms.
-Dirty upon move in.
-Initially refused to give us our deposit back as they said we had destroyed the flat. Once presented with their own itinerary and photos of the state in which they left it, they returned all our money and never contacted us again.
-We moved out at the end of July. We gave them our final meter readings so we would no longer be responsible for paying bills. Tomorrow is OCT 1st and I have just recieved an email that I owe for gas and electricity from Aug- Sept. They have moved the meter readings to a different company but left the bills on my BG account so I cannot alert BG that I no longer live at this address.

Another estate agency providing rental homes that are a disgrace to the UK. Broken, ripped furnishings - mould that is covered up only for it to reappear - repairs carried out to such a cheap & poor standard wherever possible - and a massive lack of consideration for the tenants. I am extremely disappointed with the services provided by George Adams. The level of professionalism and responsiveness was severely lacking throughout my experience. Communication was poor, with numerous emails and phone calls going unanswered. When issues arose with the property, the agency was slow to address them, causing significant inconvenience. Additionally, they’ll impose everything on you and started charging you unethically.

AVOID, AVOID, AVOID! 3 months into living in one of Goerge Adams properties our apartment started to develop large patches of black mould caused by open leaks and damp patches within the building. After countless emails back and forth, phone calls and complaints, Goerge finally looked at the apartment 6 months later. Leaving us with an open hole in the ceiling and water leaking into our smoke alarm. Subsequently triggering our electrical units and causing firemen to access our building multiple times. The lack of care and urgency this agency has is laughable, our flat was falling apart with black mould giving us health concerns and the only compensation they could give us after 8 months is £100 off the last month of rent. Lesson learned, check google reviews before your rent.

I would not recommend anyone to use this estate agency. I used them whilst at university. George Singh was difficult to deal with. He tried to hold back our deposit despite there being no reason to.
Fortunately, we were able to deal with his complete lack of professionalism and got our deposit back.
Since leaving University, I have rented with other estate agents, whom have been nothing but professional, friendly and incredibly helpful. This has luckily restored my confidence in renting.

Went to view a property they had listed for sale after multiple times they changed the date. Then on the morning of the viewing they changed the time. Then never showed up and phone just went to answer machine. After speaking to the resident of the property it seems this is a usual occurance. No wonder the property hasn't been sold in over a year. I will be contacting all previous tenants that have left 1 stars you have been stealing from people for long enough I will be collecting all the evidence that your company uses as tactics to each and every tenants and forwarding this redress scheme and the ombudsman.

The staff is rude and unprofessional. They tried to keep our deposit with no evidence or invoices, when I requested the deposit scheme ID they had not put the deposit in one, this is ILLEGAL, once threatened with legal action they finally gave me my deposit back as again this is illegal.

Did not have a good experience with George Adams as our estate agents. Would advise anyone looking to rent to avoid George Adams completely. Details below for anyone who wants to read but property was infested with fleas when moving in (they made us pay for some of the costs involved in getting rid of these), bugs in light fixtures, rude staff and kept a larger chunk of our deposit than was appropriate given the circumstances.
Had several issues throughout our tenancy, in fairness to George Adams some of these were resolved reasonably quickly. When the fridge broke they arranged a replacement and when the oven broke they replace that too. However, there were other issues during the tenancy and they were incredibly inconsiderate when we moved out.
There was a leak in the roof into the kitchen lounge area which was an issue throughout the entirety of the tenancy and caused significant visible damage to the walls. The estate agents put us in touch with a roofer and that was the end of their assistance, it was then our responsibility to continually get back in touch with the roofer because despite multiple visit to 'fix' the roof to prevent leaking it continued and got worse and worse. George Adams never gave much help, anytime I got in touch to say the leak was still getting worse they just told me to get back in touch with the same roofer again.
The property was also infested with fleas when we moved in and we had several bites in the first few days. Although George Adams arranged for someone to come and do a flea treatment at the landlords expense we were told it was our responsibility to cover the costs of cleaning all clothes and all soft furnishings in the property at the necessary high temperature to kill any fleas and eggs. This was incredibly annoying as we were three recent university graduates on tight budgets and suddenly had to find money to cover dry cleaning and the cost of the increased utilities from doing multiple loads of laundry at the house.
The biggest issue we've had is the lack of consideration from the staff. Viewings started taking place at the property far sooner than the two months prior to the end of tenancy mentioned on the contract. We were fine with this on all occasions except one on a Saturday morning which we asked to move and my house mate had the phone hung up on her by a member of staff at George Adams when she rang to discuss. They were also extremely inconsiderate when we were moving out. We were charged for several things out of our deposit, some of these we were fully accepting off and had been expecting however they tried to charge us for weeding of the garden despite the fact we left it in a far better condition than when we moved in. This was removed when we argued against it but I was not impressed they had attempted to charge us for it in the first place. What they refused to debate at all was the cleaning fee of almost £200. We deep cleaned the flat prior to leaving, the only aspect that still looked unclean was the carpets because the vacuum we had (which we purchased when the previous one stopped working but estate agents only gave a budget of £40) was rubbish and therefore didn't vacuum well at all. We reminded George Adams that the responsibility of tenants is to leave the property in the same level of cleanliness and hygiene as when we moved in and given the fact the property was infested with fleas and the light fixture in the bathroom was full of dead and live insects and bugs when we moved in I would find it hard to believe anyone would consider that remotely clean or hygienic and therefore find it shocking and incredibly inconsiderate of George Adams to not reduce the cost of cleaning at all, especially given the fact that the property was in a far cleaner state than when we moved in (besides the carpets requiring a further vaccum). We ended up accepting the return of the deposit with the deductions for cleaning because from our experience it became clear that Adams simply did not care and we didn't expect to be able to get anywhere with them.... Extremely Disappointed with George Adam's Letting Agents
My experience with George Adam's letting agents has been nothing short of a nightmare. I strongly advise against choosing them, regardless of how appealing the property may seem. Having dealt with various estate agents in the past, I can confidently say that George Adam's stands out as the worst in terms of their service and professionalism.
One of the most frustrating aspects of my tenancy was the complete lack of respect and rudeness I encountered whenever I had an issue. On multiple occasions, I found myself on the receiving end of incredibly rude and passive-aggressive emails and phone calls from Chloe, one of their staff members. It's disheartening to interact with someone in a client-facing role who lacks basic decency and respect towards tenants.
To make matters worse, we were often left to handle maintenance problems ourselves, as George Adam's failed to address them promptly or effectively. It became a regular occurrence for us to personally contact independent maintenance professionals to resolve issues, as the letting agents were unresponsive. It was only later that we discovered George Adam's had not followed the correct procedures when dealing with maintenance problems. This lack of communication and negligence became evident when the landlord informed us that they were unaware of the issues and that there was a warranty in place to address many of the maintenance concerns.
Overall, my experience with George Adam's letting agents has been deeply disappointing. The unprofessional behavior and negligence displayed by their staff, particularly Chloe, made living in their property an unpleasant and frustrating experience. I strongly advise potential tenants to look elsewhere for reliable and respectful letting agents who prioritize their clients' needs and adhere to proper procedures.... Read more

Worst estate agents in Manchester. Greedy with keeping your deposit money and when you try to dispute it with photo proof they are rude, condescending, and outright refuse to listen to you. House was dirty when we moved in. Multiple issues throughout the year that took weeks if not months to fix as they constantly ignore emails, calls, and texts. Horrendous, and rude people. I have never had a bad experience and they were always prompt in getting back to any requests that was raised. The move in process for key handover and the move out process was at ease through Email communications. They do not care at all and will mess you around, they didn’t care when we had rats, didn’t care when our rubbish wasn’t taken for 6 months which we tried our best to resolve on its own, they didn’t care when the house was rotting in bits, they didn’t care when the back gate collapsed and didn’t send anyone to fix it for 3 months.

Reading the reviews now it all makes sense...
If I could give zero star, I would...
Started with viewing the property to rent. The lady represantative of the agency (can give her name if necessary) who showed the property had a great attitude problem for sure. Felt like she has been punished to work on Saturday afternoon...
After the viewing had some questions.
When is it availaible? Her answer: Now.
When clearly the property needed a good cleaning as work was still being done at the time of moving and as it was advertised fully furnished there was barely any furniture in it. Bringing this up her answer was: `yeah, whenever`
In spite of that I called the agency on Monday to give an offer to the house.
A lady answered the call, assuming from her voice a young, inexperienced lady, which is fair enough she was helpful that time. Acknowledged my intrest and asked all my details needed for reference and credit check. Answered all the questions over the phone. Has been promised to give all information to landlord and they would get back to me.
Sent an email straight away asking them to copy me in the email when they sending my details to the landlord. No answer to that. At least that the landlord wants to protects his privacy or anything...
I just wanted to make sure that my answers to all the questioned would be viewed genuinly by the landlord. As other property agencies asking to fill up a detailed application form, nearly asking everything inlcuding the colour of my underwear, with this agency it all happened everything over the phone. My assumtion that the landlord never heard about my intrest of his property at all.
Two days later on Wednesday I called the office again for an update as their proposed date of moving was on next week Monday which was getting closer.
I believe the same lady answered the phone I recognised the same young voice who I talked to on Monday.
According to her the landlord has chosen someone else which is fair enough but why I did not get contacted about it... Her answer was a simply `Sooorryyyy` Then silence.
Is that it? Did not sound too convincing.
Asking if she knows the reason of being declined. Her answer was a simply and cold 'No'
Stating to her that is not too professional behavour what she was showing, her answer was silence towards me.
Absoulutely unprofessional both represantative I had the pleasure to talk to. No communication. Giving attitude is outragous. Do you care at all? Or it does not matter because eventually someone will rent the property and the comission goes to the pocket, right?
Never experienced anything like that with other property agancies...

I don't know about the other reviews, but if you are a good tenant, read this review as it will be the most relevant to you.
I rented from George Adams a flat in birchlane back in 2017, and left in 2021.
First of all, the flat was spacious and the location was excellent given how close it is to Longsight market, the rent fees were very good. I got the flat in a clean condition and everything was working properly and as described in the Ad. Throuhout the 4 years the were quick to fix and problems (such as leaks and similar things) and never asked me to pay or accused me of ruining it. To be realistic there were some delays in fixing some non-urgent problems in the flat, but this is expected.
After 3 years of renting with them, I was not sure when I am leaving the UK, and therefore was not able to sign the usual full year contract. I asked them to help with that and they kindly accepted to continue the tenancy on monthly payments instead, which really was a relief for me.
At the end of my tenancy, I had to leave the UK urgnetly and therefore was not able to give 1 month notice. I told Mr. George and again, he kindly agreed to try to let the flat as quickly as possible in order to avoid having me pay the rent of the notice month.
Finally, and because I didn't want to disppoint them as they have never disappointed me, I cleaned the flat well before leaving it, and surely eventhough there was some expected "wear and tear" in the flat, they did return my full deposit without any deductions.
They were one of the best people I dealt with in the UK, and therefore I would like to thank their team for being helpful during my stay there.... Read more

Acted nice till we moved in and then became very rude. Multiple things broken which we weren’t told about before moving in, including the oven, when contacted about them being broken they told us it was too much work to fix it so they wouldn’t fix it. House would flood every time it rained and they sent someone out but they just said its unfixable and it just happens when it rains and just put a towel on it. Got to the point nearly 12 months later where the flooding got so bad that our entire ground floor was a puddle from the flooding and they eventually agreed it need to be fixed and they would send someone out. Took another month for them to send someone to fix it saying it was too hot to get a handy man to fix it??? Turns out the gutter was broken and once fixed never flooded again, but it took a year! Then the carpet was ruined and smelled disgusting and we were worried there could be mould under the carpet from constant flooding, but they refused to do anything about it.... Read more

DO NOT use this agency, they work with the landlords to make sure they can rinse you for your deposit as much as they can.
The first warning signs were before we signed, when it was apparent that due to our student status that we were lesser customers and therefore mattered less.
When in contact, they take no responsibility, provide no help and make you go round in circles. They try to push you to talk to the landlord regarding any issues that you may have - with the landlord pushes you to the agency for any issues simultaneously.

I have lived in Manchester for 6 years, and dealing with this agency and landlord has been the worst 11 months in that time. We got the flat dirty, the estate agent and the landlord (who I assume are brothers) are both incredibly rude and interested only in money. any query is met with "I have a mortgage to pay". When we got the flat, it was dusty and dirty throughout, and after leaving we ensured it was clean and we had hoovered the whole flat - yet were still charged a cleaning fee. We had damp walls from October (which we told him about multiple times but never got fixed). The blinds in one of the bedrooms broke and did not get fixed at any point even after being told. Repairs are not being fixed, e-mails ignored. I've rented from many private landlords and agencies for many years now and George Adams is the worst - hands down. After the property was vacated and left in an impeccable state, GA (like they did with other tenants) start charging sums against the deposit, having dodgy contractors that make up invoices for them, etc. - the full program. "Who wants to know..?" then passed over without a word or an explanation to the new agent who is apparently handling the case. BIGGEST FRAUDS IN MANCHESTER.
Do not take out a tenancy agreement with these crooks. They will happily take your money but will find sick ways to charge fee's when the contract has ended. They will intentionally cause damage to their property once the contract has ended and you have given your keys to them and will then send photos of the damage they have caused and charge you 'cleaning fees'. Went for a veiwing of a bungalow today the estate agent turned up and seemed very dismissive of us we we're waiting for her to show us around for her just to say look at the kitchen there was already people in the flat looking around before we got there without the estate agent she spent more time with the other people and was very vauge with regards to questions we asked we had a guaranteed rental bond from the council but she told us they don't take anything from the council(it goes to the landlord not the estate agent) she didn't even ask the landlord. AVOID!!! Honestly the worst estate agents I've ever come across. George and Chloe from George Adams were rude, arrogant, didn't do their job. They would often not reply to emails for a week or more, and I'd have to spend time chasing them up. Truly awful customer service in every encounter I had with them. Most of the time none of the team seemed to know what they were doing.
I also had a strange experience where I was told I had to pay for a re-let fee. I asked for a receipt several times, and a written receipt of what I was paying for, but never received one. All very dodgy as they just avoided my questions. Additionally, I gave 2 months notice when I asked to move out early, paid the fee straight away, and we didn't have any viewings for weeks. I had to move out and continue to pay rent a month later than I had asked. They were charging me for rent until they found new tenants, so I asked what the re-let fee was for if it didn't mean I could move out. Really unprofessional and ridiculous - just trying to get more money for not actually doing their job.
When I moved into my flat it had barely been cleaned, there were stains all over and dirt on work tops, dust everywhere, hair in drawers. I left it professionally cleaned, MUCH cleaner than when I moved in, and they took money off my deposit for cleaning.... Read more

When we moved out, the flat and furnishings were left in a very clean condition as conceded by George Adams themselves, but we were still charged £63.60 as a "minimum" for a light clean of the flat. I was also charged £12 for the privilege of George Adams sending me a cheque in the post (2nd Class stamp and everything). However after the constant struggle with them throughout the year, we just rolled over. Here's why.
The flat was not clean on moving in and had a persistent damp smell which took us months to combat and never fully went away.
Blinds were broken in multiple rooms when we moved in, non functional mostly including only 2 slats left in the bathroom, completely exposing anyone using the shower. After several months of asking the blinds were replaced - everywhere except the bathroom, where the office had asked them NOT TO REPLACE the blind at risk of mould, taking us from little privacy to none. The contractors were also asked to leave the blinds in the flat for us to dispose of, as tenants in the residential waste. Completely incorrect and unprofessional.
We reported frequent infractions of security in our building, and they simply passed the buck to the building management - who passed it back to George Adams to act as liaison, leaving families with young children in the building stuck in the middle. One of our bikes and another friend in the buildings bike were stolen on site due to lax security and still it was not addressed for a year after reporting this from day 1. Minor changes were only made after mailboxes were broken into and a newspaper article was published detailing dirty needles found on stairwells in the building. However, more robust external doors and cheap CCTV have not changed any aspect of the lax security that allowed the theft and damages as people can still tailgate into the building, and the car park gate is still usually broken and stuck open.
Finally, the customer service is dire. At one point one of us lost our keys, leaving us stranded inside the building until replacement key and fob arrived as the intercom to our apartment never worked and was never fixed. I went to the George Adams office to ask if a spare key was available, and George himself told me without looking up from his phone that they "don't keep keys" to the flats on the premises and then we were dismissed. They don't keep keep keys – except for when they do viewings of the flats?
The OWNER of the company did not at all care about our plight as tenants, no attempt at help or even bothering to offer sympathy.
Care for tenants is at the bottom of George Adam's list, which shows in most of his employees too.... Read more

The worst agency I have dealt with in my life.
When I moved with my colleagues in the new house it was so dirty it required 2 days of cleaning to get it in a decent condition. When we arrived at the house for the first time (after traveling for 12 hours) the agents realized they had lost the keys to the property so we had to wait 2 hours in front of the house with our luggage until they managed to get another key (although we had reminded them of our arrival several days prior to our moving date). Not to mention we had our storage boxes delivered in that time so we had to keep them on the street too.
We had several issues within the property during our almost one year contract:
- there was a completely broken down fence between our backyard and our neighbor's backyard that we requested to get fixed but never happened
- the fridge was so old (as many of the appliances which were probably bought at the 3rd,4th hand) that it started leaving a horrible odor that was not caused by us; after trying to find the source of the odor but not managing it we requested the agency to send someone to check but instead one of their employees came into our kitchen and said that the odor doesn't seem that bad and did not want to send anyone to check;
- our washing machine also broke; something inside the machine was broken and it shut down one of our safety panels switches; this was also probably due to the machine being old, however the agency tried to blame us for the faulty machine with the excuse that we somehow "got it wet"; when we talked to the handyman who came in to replace it (after WEEKS) he reassured us it was not our fault;
- our dishwasher was broken when we moved in, we required for it to be changed and it took them a month to deliver us a new one and another week to send someone to install it; however, when they came to install it they realized they ordered the wrong dishwasher as it did not fit into the kitchen furniture so we had to wait for much longer until they ordered the right one and installed it;
- we had a hole in the carpet in the living room (left from previous tenants) that they decided to replace 6 months after we moved in;
Basically, they have absolutely no respect towards their tenants - who are mostly students so they take advantage of that knowing they probably won't be legally pursued. They literally try to extort everyone's money, they have the lowest customer service and try to intimidate tenants (every time we asked them to come to resolve an issue they would start threatening us that they will withhold money from our deposit).
Too bad that they actually manage decent homes. However, to anyone reading this who found a nice home that is managed by them - DO NOT TAKE IT - this company doesn't deserve any customers.... Read more

I have recently moved out from the property I have lived in for the past 3 and half years. I have truly enjoyed my time there and George Adams have been very helpful whenever I needed their assistance. Within reasonable time (few days) they have managed to replace/fix different utilities (fridge, freezer, washing machine, bed, etc.) when these became out of function. On the first day I found the flat in a great condition and before handing in my keys I probably spent about 15 hours to make sure that everything is clean and in place for the new tenant. One of the least helpful estate agents I have ever dealt with, we had deductions from our deposits due to issues pre-existing our move into the house. Had a leak in my bedroom which took a week to fix from when the toilet wasn't fitted properly and damaged the carpet which I was later billed for. When I claimed to them that they had wasted my time after they had me take time out of my day to discuss the deposit. Michael replied saying ''You don't seem to have anything better to do''.
George Singh seems like an angry and arrogant man who is quite happy to take your money but not so happy to return your deposit, claiming that specks of dust are enough reason to retain your deposit despite the house being thoroughly cleaned.

Staff were happy to take our money and get us moved into the property quickly, but once we were in it was difficult to get them to do anything. Here's a quick bullet point list of some frustrations:
- We were told before we moved in that the sofa would be replaced. When we moved in and took the towels and blankets off the sofa it was appallingly stained, to the extent it looked like it had been thrown up on multiple times, and bleached repeatedly. It was sickening to look at. Never got a replacement sofa, the landlady refused and the agency wouldn't back us up even though a member of staff who did our check-in inventory was equally disgusted. Had to settle on a removable cover to go over it.
- They refused to do multiple repairs. Inner glass on the oven missing. Blinds broke repeatedly. Lino in the bathrooms was so old it was stained and you couldn't vacuum over it or it would peel off. Every time we were told that the landlady wouldn't do it or refused to replace it.
- The staff were incredibly difficult to get hold of. Multiple emails would be sent before they would respond, and then they would get the wrong idea, say they hadn't seen a photo we'd sent originally, make excuses...
- It took us over a month to get a key to the bins area. A month. For a key. Which they then said they put in our letterbox, which wasn't there. When confronted, it then mysteriously turned up the next day.
- George was personally condescending to us, especially with our concerns about black mould in the bathroom and on the living room windows, saying it was just condensation. Condensation LEADS to mould, but they're not the same thing!
- On check out we were told only minimal cleaning would be done, then suddenly when we asked for the bill for that, the cleaning was being done by the landlady instead...
- They set up our electricity account with incorrect readings and never took photos of the meter readings, which led to problems later on with the electricity provider.
Don't rent with these people. They are unhelpful, unprofessional and untrustworthy. Thoroughly glad to be out of there and out of that awful flat.... Read more

I would advise anybody and everybody to avoid the misfortune of dealing with George Adams Estate Agents. In my opinion, they are an untrustworthy and predatory firm.
Firstly, I would like to make clear that it was demanded we filled out the inventory despite being unable to assume physical occupation of the property. We were given assurances in person that elements such as an enormous damp stain across the living room ceiling would be restored to a condition that could be judged as 'good'. After all paperwork was finalized, it became apparent this was not the case. Said damp would later reveal an oversight in terms of the reparation from the leak that caused it, leading to plaster warping and breaking throughout the year. George Adams' response to this? They advised we did not use the shower until it could be fixed, which took weeks in itself, and offered us no compensation for the inconvenience.
Upon leaving the property, there was no sign of an inventory noting the final condition of the property for our reference. Myself and the other tenants were never shown any photographic evidence of the so-called damage we had caused to a property that was already in disrepair upon our arrival. Pre-existing damage and cleanliness issues were blamed on us during the the deposit resolution. Additionally, having told us that we were to supply light bulbs, with many rooms missing them upon our arrival, they tried to claim the cost of light bulbs back via the DPS. We certainly left the property in a better state than we found it and were therefore absolutely shocked to find, and I quote, requests for the costs of "light hoovering" and "light dusting" to be deducted from our deposit.
George Adams Estate Agents failed to respond to my dispute of their review and my subsequent attempts to follow the issue up. This forced us to follow the single claim process via the DPS in order to retrieve our monies. The deposit resolution was long and arduous due to George Adams' inability to communicate at all effectively with their tenants.
Overall, I think George Adams Estate Agents have, in the knowledge that we are students, attempted to take advantage of inexperienced tenants. They have caused the other tenants and myself a great deal of stress and inconvenience. As students without consistent salary, we depend on the return of our deposit in order to fund the subsequent deposit of future tenancies for the following years of study.
If you must use George Adams Estate Agents, please make sure you take time-stamped photographs of the property when the tenancy commences and make sure to have a written record of all communications with them. At the end of your tenancy, be prepared to wait almost four months for a resolution but do not be put off by the DPS' ADR process - it will protect you from being taken advantage of.... Read more

I found the estate agent to be very unhelpful. When I looked round a property they were selling, the agent was cross that I wanted more than a cursory look. When putting in offers, the estate agent declined to give any indication of what sort of price other people were offering, and implied that the vendor would accept the asking price despite knowing this not to be the case. I asked the estate agent to come back to me if the sale fell through, and they didn't. I asked the estate agent to come back to me if my offer (when the property came back on the market) was outbid, and they didn't. I discovered by chance that a different offer had been accepted, and the estate agent then tried very hard to put me off putting in a new, higher offer, despite it being only two days at most since the vendor had accepted a different offer and despite my having explicitly said I wanted the opportunity to bid higher.
I'm very disappointed as I am disabled and this was only one of three physically suitable properties that had come up in a year; the other two however needed more work and were less suitable for other reasons.... Read more

Usually I tell myself that each person might have a different view of the story or might not have the full facts, but the reviews for this agency turned out to be pretty accurate.
First of all the agent who showed us around before we signed seemed gloomy, didn't smile much and had an off-putting manner of speaking. I tried to think perhaps this was not her best day, so I didn't read much into it and didn't generalise this experience for the entire agency, as the remaining staff members seemed perfectly friendly face to face.
Yet, once we paid deposits, moved in, paid rent and started reporting all the repairs and changes that needed to be done, the quality of customer service went down. The quality of repairs (of those few that were done from our list) also left much to be improved.
Emails were not replied to, or answered in an unpleasant fashion, e.g. when I addressed an email that was ignored, I didn't get a single 'sorry'. Instead excuses were made, such as 'I didn't notice a photo' (hence why I didn't reply for 2 weeks) or 'I was not aware of the issue' (same person to whom I wrote 3-4 times about it.... Read more

Wow, easily the most backward, sneaky and downright horrible estate agents I have ever dealt with - and I've dealt with a few. Basic things like replacing a broken shower head - which after having been made to contact the office FOUR times and having emailed persistently, they sent someone who replaced it with.... ANOTHER BROKEN SHOWER HEAD. And this itself was after nearly three weeks! The toilet seat that came with the flat was far too small and unstable for the toilet, again we emailed and rang constantly, we were promised to have it sorted, but surprise surprise, the repair man brought with him.... ANOTHER WRONG SIZE SEAT. Given an invoice of £178 after we moved out, but when we requested pictures of the dirty areas, 7 of the 9 pictures we received were of dust. George is downright arrogant and speaks in the most patronising and condescending tone and his staff in the office are so incompetent it borders on humorous. I wish so much I'd read these reviews before signing with these cowboys. If you are considering them, prepare yourself for a level of disappointment you didn't even know existed, watchdog and crimewatch are surely looking at them?... Read more

From the day we moved into our flat, we knew that the owner of this establishment was an immoral conman – polite when taking our money, but discourteous and negligent thereafter. On the day we moved in, he insisted we had not paid our deposit and demanded we pay it again. The flat we moved into was unhygienic, despite being promised a professional clean before move-in. There were earrings left around, the fridge and sink held remains of food, along with nail clippings and mud on the sofas. The carpet was in such a dire state, the hoover required emptying after the first use and still needed a carpet cleaner. The bath was stained and mouldy and the drain was blocked with pubic hairs. The balcony was covered in cigarette butts. When confronted with these facts, the owner insisted that the flat had been cleaned to a high standard. Aside from the cleanliness, the flat was missing several light bulbs when we moved in, the toilet seat was falling off due to rust, the showerhead was leaking and the blinds broken. Nothing was reimbursed to us.
Neither the owner nor any of the staff had any knowledge of how anything in the flat worked, including the whereabouts of the electric and water meters. A staff member provided an incorrect landline number in order for us to install our broadband, a huge inconvenience setting us back many weeks.
When any problem arose throughout the tenancy, they were not taken seriously. For instance, the toilet was severely blocked and we had reason to believe it may have been a plumbing issue with the entire building, as despite our efforts, it remained blocked. Upon raising this issue with George Adams, we were told to use a plunger and “give it hell”. When a plumber was eventually called out, he confirmed, indeed, it was a wider issue. Moreover, they were unwilling to sort any problems out, and required several, aggravating phone calls and face-to-face visits for any action to take place. On occasions, after much persistence with issues, we had little option but to sit with a member of staff whilst they call their contractor, to force them to act. Twice, we were actually accused of purposefully breaking property within the flat, to be subsequently charged. Some persisting problems, which were never solved, include an inactive de-humidifier in the bathroom.
Only the maintenance worker was brilliant – very friendly and kept the public areas of the building in fantastic condition.
When we moved in, George Adams insisted that we only have one parking permit between the 2 of us. As we didn’t have 2 permits, our guest was fined. Months later, they said we should have been given two. We are convinced that they kept our second parking permit for themselves to park their car! Also there were 2 of us in the flat, but only allowed 1 gate key between us.
Even after leaving, we still had issues with getting our deposit back even though we left the flat in far better condition than it was given to us. We had to fight to get our deposit back and it wasn’t the full amount – no receipts given of the “professional” work they supposedly used our money on, even after we requested several times. 3 weeks after we moved out, they still have not sent our final meter readings to the utility companies – I had to call the utility companies to find out why our accounts had not been closed. George Adams said they had sent the information by mail, even though we are now in 2017 and they have working Wi-Fi at their office.
Overall, leaving 1 star is too much. The staff are as incompetent as their manager, George. Their customer service is nil – they have belittled, insulted and scammed us repeatedly. George Adams is the worst company we have ever had the misfortune of dealing with. Overall, a highly challenging tenancy and we recommend others to avoid at all costs. You wouldn’t want to touch them with a bargepole. If you have no choice but to use them, take pictures of everything in your rented place, including the insides of cupboards and oven etc. They will 100% try it on, con you, and take your deposit when you leave.... Wow what an awful experience. I remember we read the reviews after we signed and our only regret was that we should have read it before not after but that was our mistake. From the beginning of the tenancy things were falling apart and breaking for us to be blamed for past tenants faults. It took days, if not weeks for our repair requests to be fixed e.g. The washing machine took two weeks to be fixed. Not only was it broken but the ill-advised woman who answered my call to offer her advise suggested that we turn it on and off. For it then to have been serviced to find it was just an old machine that needed replacing. Throughout our 12 months the staff continued to amaze us for their unprofessional and questionable service. However, the real issue was with George. George was extremely unhelpful and passive aggressive. He came around to screw a door knob back on by taking the screws out of one door and putting it on the other. Leaving one to fall out and drop on a fellow tenants foot. No, really that did happen. Please take note of what is in your inventory for previous marks and PLEASE take photos when you move in and out. It's so important. Following on, so after we moved out it took four weeks to get a response and a decision. They said our deposit was delayed due to a carpet being refitted due to a burn but when I had to email them seven times to send me an invoice. It was only my last two emails (in one day) where I had asked for the receipts alongside the invoice that they sent their invoice. Not only had they not put a receipt for a new carpet refitted butt other mistakes they were trying to threaten us with weren't on there. They are totally unresponsive and unhelpful when trying to get anything done, they are quite happy to take your money in agency fees and deposit and then you are just continually ignored. When moving out frauduelent damage claims were made, no evidence provided. Seem to exploit students and the theme of reviews on here should speak volumes! AVOID!... Read more

Worst estate agent ever. Very concerning that there is a pattern emerging in the comments. In the flat I rented I found a copy of the 2014 tenancy agreement that listed a number of items as damaged. As a tenant of 2016 when we moved out they tried to charge us for damages listed on the 2014 agreement that they no doubt charged the 2014 tenants for. I suggest they systematically charge tenants for damages and don't rectify them. I also think that anyone posting good feedback about them is in some way connected to the agent. They are lying scum, thieves and con artists.
Currently seeking legal advice to take action against them.
You will not get deposited money back regardless of how clean you leave it, they purposely charge you for damages the property already had from previous tenants, but never fix them, and change the next tanants again etc.
The building we were in was literally the coldest place ive ever stayed, with only storage heaters that cost a fortune to run.
I am empathetic and kind to people most of the time, but these guys deserve being exposed for the lying scum, con artists, thieves and down right nasty people they are.

Terrible. No communication and when they do it's often lies. Wanted to view a property but as I have a cat I wanted to check beforehand that pets were accepted. They confirmed they were and I viewed the property which was in a less than desirable state. I queried the pet situation afterwards and they ignored me. I was a landlord with this estate agent.
I'm not the type to spend my time writing a review but this place is so bad that I can only hope others won't experience what I had to.
George the boss does not care about the tenant or the landlords' interest. What he really and only cares about is getting money. This is my opinion from being a landlord with him. He gives extremely poor communication between the tenant and the landlord. If you feel like hiring an estate agent that you have to constantly chase up and potentially still won't do the job then george adams is for you!
I always like to save money whenever I can but would I ever go with George Adams again even if they offered the cheapest service? No. Why? Because paying this agent for service would be almost as beneficial as throwing the money around on the floor.... Read more

I do not recommend this estate agents! They were fine when we were actually tenants, usually arranging repairs etc fairly quickly. However as soon as we left the property they changed, we left the flat in immaculate condition (cleaner than when we moved in) yet were charged £80 for "light cleaning" that apparently needed to be carried out, as well as replacement of items (eg. Lights) that we never had when we moved in. I doubt that this "cleaning" even took place as we received no bill for it. Fees during the tenancy were also very expensive for simple things such as continuing the tenancy for another year. They cannot be trusted and I am very disappointed in the company considering we were good tenants.... Read more

Vile. All nice and friendly when paying application fee. But after never receiving contracts to sign, and having to get them off another one of my housemates we were then told we had 4 days to give them everything or we couldn't have the house. Even though no previous deadline had been set. After sending off all forms with more than enough time ,on first class postage, they then refused to acknowledge they had received it and said we could no longer have the house. After stating we obviously really wanted house and would happily pay everything there and then, they said the landlord doesn't want us as tenants, so the whole deadline was really a cover up for this... Another reason for lying about contracts not arriving. After then feeling mugged off I asked for mine and my housemates application fee back for being treated unfairly to then be told to basically **** off.
They talk to you like crap. They are vile to you when they don't get their way. And if you still feel uncertain then read every other review on this page. This is not a one off bad experience.... Read more

Absolutely awful to deal with once you leave. They will nit-pick at every single thing. We took on the apartment in less than stellar condition, and despite restoring it to the highest possible way, this was not good enough and they expect more than what is expected to restore it to the condition it was left. The demands are unreasonable, they are rude to deal with, and I would AVOID AT ALL COSTS. You will be over-charged, belittled post-leaving and insulted. They are an awful company. Possibly the worst estate agents i have ever come across. They do nothing you ask for and messed us about when it came to giving deposits back, after i cleaned the house for hours and left it in better condition than when we moved in!!!! Do not reccomend these to anyone. The staff are rude and unhelpful, nothing was fixed in the house when asked and took a lot of chasing up to actually get something done, which then wasnt properly completed. Arranged a viewing to then ring and ask if we could go ahead and sort out deposits and applications etc, to then be told they Would contact the landlord and then ring us back with further details. They didn't ring for four days and we then phoned them and they said that they had given the property to another agent who had let it out and not even had the courtesy to ring us and let us know. We then rang to ask why we hadnt been told of these changes to which we got an answer of "oh, we thought we had told you". I really am not the person to spend time out of my day writing a review online about a service I have received, however I feel I have to say something.
We moved into our property in July 2014 and all seemed okay, up until this point we had paid our deposits and signed the appropriate paperwork. We went around the house with the man from George Adams and pointed out a number of things around the house that were damaged/broken, namely a drawer in my bedroom was broken, and the lock on the bathroom door was faulty. Once we had told the man about these things, he said they will mend them within 1-2 weeks. We also looked under the stairs which was going to be one of our main storage spaces, to find that it was completely full of old appliances left there by the previous tenants that had not been cleared prior to us moving in.
At this point we enquired about parking, as our property was surrounded by a private car park. The man from George Adams said we need a parking permit to park in any of the numbered spaces however we didn't need one to park in a visitors space, we asked him what if we do get a ticket, he told us that if we do we are to send a copy of our tenancy agreement to the parking company and say that we live here and are waiting for permits. Apparently the permits had not been handed over by the previous tenants and they would chase them for them and pass them onto us.
Two weeks down the line, the lock/drawer still weren't fixed and we had no parking permits, which was a little inconvenient when we got two parking tickets (whilst being parked in the visitor spaces). Following George Adams instructions, we rang up the company who had issued the tickets who told us that the information we had been told is wrong and that the tickets could not be void. We then rang George Adams and I spoke to the manager, George, who stated that we were responsible for the mix-up and that we were liable to pay the fines, I argued with them and they agreed to pay the fines, and also for some replacement parking permits. We were to pay or the fines and the permits and they would reimburse us for the costs.
A week later when everything had been paid I rang George back and he said he agreed to pay for the fines, but not for the replacement permits, totalling £58, and so we were left to pay for these ourselves.
Shortly after this, the door broke on the oven, through no fault of our own, we contacted George Adams and they said it would be fixed in a week. Long story short it took nearly two months for them to fix it.
With us being students we were relying on our student loans to pay our rent. I rang up George Adams and said it is much easier for us if three of us ring up on student loan payday and pay our rent instalment up until the next one is due. This was cleared by someone at George Adams. Then, when my housemate called up to pay, they told him he had to set up a standing order. Although this is the norm with rent we had agreed otherwise and so my flatmate had to inform the new staff member of the change. This lack of communication between staff lasted for the entire time we were paying rent.
In November, the heating broke when the other 3 house members were away, and I was left with no heating, in the middle of a cold spell. I rang George Adams as soon as it broke, and they said someone would be round to fix it within a week. Now to my memory it took them a week to come and fix it, but the fact that I had no heating, on my own for a week was absolutely disgusting.
Coming to the end of our tenancy, we left the house in a suitable condition, certainly to the same standard we moved in at to find that £180 had been taken for cleaning and it has taken us just over 3 months to get our deposits back due to an error from George Adams at the beginning go the year.
I cannot stress enough how much I was dissatisfied with the service I have received from George Adams, if this review saves one person from being put through the inconvenience we have, the it was worth it.... Read more

BEWARE! the owner here is a complete conman, as well as having incompetent staff to cater for your needs. The property when you enter is not cleaned, some may vary but ours had food, dust, grime etc scattered over the house. We however, left the house in a fresh and hygienic state only to be told that it needed cleaning due to being messy, then the owner simply laughed in our faces and claimed we received it in immaculate condition. Even though he knew of the situation he simply stated it was 'one of those things'.
Throughout the year they do not respond to any requests for any repairs, it took 4 months and numerous phone calls to fix a leak in the bathroom, this was just one incident of many.
I warn anybody, but more importantly students not to go with these people, they are a small independent estate agent with no standards or regulations, they will attempt to receive an extra pay day at your expense even if it's undeserved and unethical.... Read more

We were their tenant. They are IRRESPONSIBLE and SLOW .
Didn't tell us stuff they should( I only ask them what to do just before I left, they reply did you not have a list (which they obviously not give us)).
They often don't respond (11 weeks to give us a respond for our deposit). Include fixing stuff (Leave a lot of thing unfix after told them at the routine check)
And charge us unreasonably large sum (as told was cleaning fee) after we left. I have clean it to how it was given to us (I thing it was cleaner then we were given). I have video and photo evidence of the place we rent on the day of return to them.... Read more
