Rented with C&R Properties for 3 years, your very standard average estate agent where all they care about is your money and slow to sort out repairs.
To secure our 2 bedroom flat for £900 a month in 2021, we needed the £1K deposit plus 3 months rent upfront PLUS a guarantor and employer references. We negotiated to 2 months rent upfront. No wonder we struggle with homelessness when the rental market is this screwed. All just for an average flat in an old council block.
For moving day, they didn't even have our keys ready at the office. Some maintenance guy had them but was thankfully still in the county to drive into the office. This situation set the tone of what was to come.
In 2021, our 2 bed flat was £900 a month. A year later, they tried to up it by another £200 a month. Negotiated to £150 instead.
A year later, they tried to up it by another £200 a month and were refusing to give us a rolling contract at this point despite us regularly paying rent on time for 2 years. I think the landlord had different thoughts and the next thing we knew, we were thankfully granted a rolling contract and our rent only increased by £50 instead of £200 a month.
We left our flat in better condition than how we recieved it. Got most of our deposit back besides from £35 which apparently went towards some crumbs on our bedside table.... They also accused us of rent arrears which was false. Always quick and so overly confident to accuse you of things when actually they're in the wrong.
If you're not sharp about the processes and what you've signed up to, it would be easy to lose money that you wouldn't be entitled to give.

Nightmarish experience - faulty appliances, withheld deposit for no reason, frequent viewings, refused access to power meter - would recommend staying away.
Boiler, microwave, oven, dishwasher were not working when we moved in - took several months to resolve.
Tried to schedule about 15 viewings during the last week.
Refuse to respond to Deposit Protection Scheme for 2 months after the end of the tenancy to return my deposit.
Refused access to power meter - building management would not give it to me, only to the letting agency (C&R). Letting agency refused to ask the building management on my behalf.
Refused to pay the power bill for the month before we moved in — which the power company charged us for.
Paid upfront before tenancy but then extended for a week -- no communication from them for a whole month on how to pay the extra rent until I reminded them -- had to beg them to take my money! That should tell you how seriously they take their work.... Read more

Sadly didn’t have a good experience renting with C & R properties. Whilst Darren and the maintenance team were always lovely, the lack of communication and transparency from the agency was frustrating. A lot of blame was placed on us as renters, even when a cabinet (held up by what looked like toothpicks) fell off the wall, splitting the toilet seat and nearly hitting my housemate. We were also without hot water for nearly 2 weeks last autumn after our boiler leaked and flooded our bottom floor. A faulty dehumidifier was provided which left carpet smelling damp, and our house very cold. We were told to use our own towels to clean up the water, our shoes and belongings were damaged and they gave us minimal compensation but only after a lengthy debate with our property manager.
Emails and enquiries went days before response, and some without any at all. We had to wait over a month to hear anything back after we handed in our keys. Luckily the deposit protection service gave us some money back from their deductions for the delay.... Read more

Recently viewed several properties with C&R and each time found the estate agents at the viewings to be rude, unhelpful and unprofessional. Estate agents were very pessimistic and completely disinterested and made no effort to engage with me never mind sell the property or answer my questions.

Not a good company to rent through, especially for students. House wasn’t in the best state when we moved in. They refused to fix mould even when i’d bought a dehumidifier, followed all advice to get rid of it and told them it was making me ill. They tried to blame me when it was clearly not my fault, and said they’d send a leaflet (which i never got). The person who answered the phone regarding the mould didn’t seem interested in helping at all, even after i ended up going to a&e because i was so ill. We had full confidence in Gurmet after our meeting to launch the sale of our flat.
Everything was handled with care and attention to detail, resulting in a very well presented video and quality photos going on line. I have NEVER had such a traumatic experience. Avoid at all costs unless you want months of sleepless nights. Professional liars and gaslighters who take advantage of students. They intimidate and bully their way out of responsibility.
This is only a fraction of the unprofessionalism exhibited by C&R Hulme:
When moving into the property, it was unfit for living. Despite insisting it had been "professionally cleaned", it was filthy (see photos). The back door could not be locked and could be pushed open - obvious safety hazard. There was a metal screw in the live plug socket - obvious safety hazard. None of these issues were fixed during our tenancy. We did not have a car park access fob for months.
Communication was consistently poor and emails were often ignored. Questions were met with a rude and blunt attitude. C&R errors in the inventory were blamed on tenants. Gurmet the manager is aggressive. He has no interest in finding solutions, only ways to intimidate and blame tenants. When discussing C&R's failure to provide a car park fob, Gurmet's reply was to shout across the office "IT'S NOT A FOB. IT'S A BULLET." When notifting him about the screw in the plug socket. "WELL IS IT A SCREW OR A NAIL?!" - he should channel this aggression into fixing issues instead of obsessing over defining irrelevant details. Eventually, I accepted living in unfit conditions because every contact with C&R was a battle.
Viewings were conducted regularly without 24 hour notice. This is illegal.
At checkout, Abdul gave us no response for over 30 days. This violates C&R's own contract term. He took our deposit for cleaning, despite the filthy move-in conditions and Yas the property manager insisting cleaning fees would be removed. He plucked arbitrary numbers from thin air, then removed random amounts under the guise of "goodwill". He was unfamiliar with their own terms and conditions and could not provide an itemised bill. He took so long to process things that DPS started charging C&R interest.
The positive reviews must be fake or from friends/relatives, because there was not a single good interaction with C&R. Gurmet's personal and rude replies on Google reveal the ethos of the company.... Read more

Called up for a property. They booked us in for a viewing. We showed up for a viewing but no one arrived. Rang up and they said they cancelled many days before. Said they sent me an email. Upon reflection the receptionist had noted my email down wrong despite on the day I said it twice to ensure it was right. Receptionist was not very friendly and seemed to want me off the phone quickly. They did not give a quick call the day before the viewing to cancel our viewing despite having my number on file and we wasted our time travelling hours to the property for no reason. It was nice to meet Tino today, However we do feel there was little desire or interest from Tino to promote the property to get it 'Let By'. There was no "selling us" the property, no story or any indication that she'd done any research on the property. It's an old army barracks, so it would have been interesting to hear about the history of the property. There was no communication about any local amenities, transport links, easy access to any major roads and city centre.
No communication on management of the property, whether the communal areas are kept clean and looked after. No communication on council tax, bills, or confirmation of the PCM price. The communication from Tino was passive, laid back and only reactive (i.e. upon being asked questions). Was sad to see mattresses left outside the front entrance, which already indicates poor management of the property site.
I personally felt it was unprofessional of Tino to start talking about the tenant as they had barely shut the door behind them, I felt uncomfortable as I could tell there was little soundproof between walls, and I certainly did not wish to partake in ridiculing the tenants choice of snake as a pet. We were guests in their home, and this didn't feel very professional.
Tino came across as a nice person, if she can receive this review with the goodwill intended and take the feedback as constructive, we feel she has the potential to become a great letting agent if she adopts proactiveness, shows her research on the properties and knowledge of how they are managed - if the letting agent is engaging it makes for a great experience as a potential tenant and the likelihood of putting down a deposit and taking the property is much more likely.... Hands down the worst letting experience I’ve encountered, maintenance department are basically none existent, we didn’t have hot water for months. Fridge broke and no one seemed to care. Property managers are impossible to get a hold of.
Deposit return process is very long, be prepared to wait 1-2 months whilst they try claim everything they can off the deposit.

Worst agency to ever get a home with. Very unhelpful people. Wrote an email and took them 2 weeks to write a reply. The reply I got was one line which didn’t address any of my issues. My flat mate has been throwing some of my things away and messing with my things. I’m not allowed to find a replacement although these are all valid reasons to terminate my contract. Sent an enquiry to C&R management about a room that was posted just yesterday in Manchester. The agent Sophie replied my email straight away. She was polite but got a bit mixed up and thought the room wasn't available. She isn't in the Manchester branch so I can overlook that simple mistake because I have never received an instant reply from any other real estate agency. After I send another email with the link to the property, she got me hooked up with an agent, Kacper, from the local branch. I am not a native speaker so I had a bit of a problem understanding him but he was patient with me as well. Setup an appointment for viewing just 2 days later. No need to wait for another week.... This is from my own experience in renting properties from this agent. Firstly the staff who speak are so rude.
They are very unorganized and lack ethics in their job. I have booked several viewings with them and even though I confirm that I am the first person to book it, they just show the property to others without following any order.
On trying to clarify on that, I don't get proper response from them in email or phone.They dont bother about their clients. I have emphasized to them that I have been searching for a house for along time and to provide me assistance .But just very compalcent
This shows why they are rated so low in the internet.

C&R Properties North - Had a property for 15 months. I had no heating or hot water. It was of course reported immediately and took 2 months to be fixed. Constant black mould throughout the property which made me unwell and windows were sealed shut. Had an injury on rotted stairs in the cellar, 6 months before I moved out and they still weren’t repaired when I moved, I was told it “was ‘t a priority” even though I had to go down to the cellar regularly to access my gas and electric meters.

Rented a property from c&r a few years ago and was cheated out of my full deposit - I was called afterwards and harassed for leaving a bad review, which has subsequently been deleted. Outrageously unprofessional.
Edit - look at the reply from the business below! Talk about dredging up old business! It wasn't 10 years ago either, was it Gurmet? It was less than 5 when I posted this, and was in response to you removing an old negative review - do you remember calling me to have a go at me about that? I'm far from your only 1 star reviewer, am I?
Calling a tenant who lives 100 metres away from your office to say they left their prescription there doesn't make you a saint - you're trying to make out you're a fantastic human being for not throwing it in the bin???
I paid to repaint a flat and clean it (despite having repainted some of it myself, and it not being clean and stinking of weed when I moved in). You still owe me 200 quid mate, if you've changed a lot over the last few years, I'd welcome the return of the remainder of our deposit.... Read more

Do not rent with this company, there has been nothing but trouble and hardships, I'm going to go over a few of the completely appalling behaviours from this company and it's employees, but bare in mind that it isn't a complete list.
There's talk on here of C&R bullying negative reviewers into removing their reviews, this won't be happening here. Any phone calls or emails I receive regarding this review will be logged/recorded.
First and foremost I'd like to make it public knowledge that I and a couple others have lodged complaints with the ICO.
1. Live wires/alarm box hanging from the wall. The property had a "disconnected" alarm system in the front entry way, the wires hanging out of it were live. This could have killed someone.
2. We didn't have a working oven for 3 months after moving in, this could have easily caused a gas explosion due to the nature of the fault.
3. Unprofessional and condescending behaviour from staff after we disagreed with the deposit charges
4. Mould and damp caused one of our housemates to get sick
5. Faulty electric and gas meter
Please remember that this isn't all the issues we had with the property, but it's the main ones. We have been recommended to contact Greater Manchester fire and rescue due to the property being unsafe to live in.
If renting with C&R is your only option, I'd recommend you get in contact with Shelter or read up on renters law. We figured out that this company/employees will quickly become yes men when legal is mentioned.
All in all, another letting company that preys on the poor and student classifications in society in the hope they can do the bare minimum while still collecting your full rent amount at the end of the month.... Read more

Awful customer service.
I was renting a flat from this agency. When it comes for payments or any other fee that tenants have to pay, they immediately write an email or call. But when tenants need some help, or returning deposit money, they say they are so busy. Rude, unprofessional agents, that doesn't reply to emails, I had to go to their office to talk to them. Besides, they took a money for their late respond for email. They couldn't find the payment for tenancy due their "website problems", but when I demanded to return my deposit, I got rude reply saying it's busy time... Don't use the service from this agency.

Worst estate agent I have ever had.
Take months to sort out issues.
Refuse to do video tours even when there is somebody in the house on immune system suppressing medicationa who would die if they contracted covid.
Insist on booking house viewings even when you have 10 months left on the contract which are all in the middle of the day so you have to either take time of work or let strangers wander around your house unsupervised where they can help themselves to whatever they want to.
They charge £90 if a light bulb goes after you move out despite most light bulbs not working when we moved in.
Some of them are very rude either cutting you off the call or in the way they speak to you.
Will book appointments for house viewings and then fail to show up.
They charge application fees but rename the fee to get around the law forbidding application fees.
Despite having booked in house viewings a week or more in advance will wait until 24 hours and 60 seconds to inform you that there will be a house viewing.
I highly recommend avoiding this estate agent at all costs.
Edit: it seems I was mistaken about them doing house viewings 10 months before the end of the contract it was actually 9 months before we were due to move out.
I won't be coming forwards with my details until after we leave to ensure that our deposit is not compromised over it. I have screenshot and evidence backing up my claims so this will not be an issue then.... Read more

The worst renting experience I have ever had the misfortune of experiencing.
Overall the staff are completely unhelpful, the maintenance team unresponsive, and good luck getting your deposit back!
We had numerous problems right from the beginning. We were lied to about the heating being electric (we were told it was gas) therefore this affected our bills as we originally told our supplier it was gas heating. There was a gap under the front door big enough to completely put your hand under, when we reported this they shrugged and told us to put down a pillow, which matched the badly fit patio doors with large gaps at the top which occasionally let in rain water, that puddled and damaged the floor, the flat itself was FREEZING cold. I mean even with high energy bills I could wake up and physically see my breath in the air. NOT acceptable. After we had already agreed to a second annual term we received a bill from our electric company for a further £2000!! During our tenancy the electric box downstairs actually blew up and was condemned by an emergency electrician we had to arrange and again CandR did absolutely nothing but shrug when we pointed this out to them.
The office team appear to lose track of everything, we received threats of eviction for ‘unpaid rent’ on two separate occasions, which we had to ring and chase up only to be told “Oh sorry yeah that’s our end you did pay on time.” We often paid early!! The office team do not communicate with each other so everything has to be explained again and again to different people, getting passed around and realising they do this to avoid the issues.
We felt completed trapped and helpless. I have numerous emails detailing problems throughout the two years, including the problem with mice which they never attended or even pretended to care about.
When we eventually got out we spent two entire days cleaning the flat, yet almost two months after we left (we had zero correspondence until I had emailed repeatedly and rang the office 4 times regarding our deposit) we receive a large itemised bill for damages and cleaning procedures which apparently had to be carried out?! Some of this included dirt in the corridor - possibly due to the huge hole in the front door?! Which you can feel literally blows in a draft?1 Furious. However as we didn’t move far we understand the flat was moved straight into as we left and therefore we know this cleaning and damages were never actually addressed, yet apparently this ‘doesn’t matter’ when questioned.
It is of our firm belief the employee in charge of deposits is likely given a ‘target’ amount of which to pull from tenants deposit at the end. An absolute disgrace! We were perfect tenants, always paying rent on time and even jet washing the balcony on occasion to improve its condition!
Learnt a stiff lesson here: Document EVERYTHING! You have to be harsh and rude when getting problems solved and photograph everything when you move in, we were blamed for leaking taps and windows even though we reported these!!
There are much better letting agents in Manchester. We are now with a company who give us a dedicated property manager with a good online issue reporting system. Much better to use, and they reply within the day!
Avoid like the plague!! Have told everyone I know to avoid CandR.... Read more

But i was offer to have the viewing the next day and I agreed for that. On the day of viewing the agent didn't have a key to the property so we couldn't enter it so I just wasted my time.
