Rude. Incompetent. Lazy. Unreliable. Terrible property management. You have to contact them several times to get a response, and then they'll send a handyman out to take a picture and never return. The only part of managing a property you can trust them with is taking the rent - they don't expect to actually have to do any work for it.

I had a very disappointing experience with [Letting Hawkesford Leamington spa]. I inquired about viewing a 2-bedroom apartment as soon as it was listed, but received no response. The following day, when I called to follow up, I was told that all viewing slots were full.
Despite explaining that I’m a strong candidate—no pets, no children, non-smoker, with permanent full-time employment—the staff member rudely refused to take my details in case of any cancellations. It was clear that this was simply because I’m not British or European.
As someone serious about moving with excellent situation, I expected better communication and respect. Instead, I encountered rude behavior and clear discrimination, which is unacceptable.
I strongly advise others to consider other agencies that treat all potential tenants with fairness and professionalism

Let me tell you a story.
Three years ago, I was looking to move to the Warwick area for work. A colleague suggested checking out estate agents on Euston Place. After some initial disappointment, my wife and I walked into the Hawkesford office and were greeted warmly. They informed us about a house that matched our criteria but wasn't yet listed. We viewed it, fell in love with it, and lived there for three years without any significant issues.
Hawkesford was very accommodating and responsive when we requested permission to install CCTV and a new hob, even though the old one still worked but was inefficient.
There were a few minor issues. The previous tenant had left rubbish in the garage that was never collected despite assurances, so we eventually took it to the recycling center ourselves. The garden was unkempt, and windows that were warped outwards weren't replaced until five months into our tenancy, leaving our home cold during the winter. Additionally, despite acknowledging the rotten decking, it was never repaired, posing a safety hazard.
Despite these issues, we were overall satisfied with Hawkesford as our landlord. We took the initiative to leave the property in excellent condition—painted, cleaned, and with mowed lawns. Hawkesford appreciated this effort, and we received our deposit back without any fuss.
If you treat your landlord with respect and kindness, they will reciprocate. In summary, I recommend Hawkesford as a landlord. They're good people.

Do not use this company. I instructed them to sell my house they told potential viewers they didn't know anything about it and had never heard of it after they told me to pay for a floor plan. The lettings manager didn't do 1 inspection and screamed at me down the phone because I was trying to find out if my rent had been paid over. I made a formal complaint. James Hawkesford had complete disregard for my concerns. I am suing and will go to the ombudsman

We have rented a house from Hawkesford for the last two years and they have been really helpful. They were also really fair when it came to the deposit at the end of the tenancy and understood that there is general wear and tear when living there (unlike some estate agents that charge for unnecessary things). Had a viewing scheduled for 5pm today, confirmed 3 times. As of 5.30 today I'm still standing in front of the property, no sign of the agent. I called twice since, being assured they're on their way. The office is now closed and I'm left with no contact.

It was an absolute pleasure to work with you all. All repair issues were dealt with speedily and efficiently, and we felt very taken care of.

A great local agency who are friendly, professional and know their market well. We've had a few bumps along the way with our house sale; however, Hawkesford has not been a problematic element and the team in Southam worked very hard to sort issues out, often being very patient with ever changing circumstances and less than professional behaviour from other parties, keeping their cool and focusing on selling our house. I would thoroughly recommend.

Selling a 1 bed flat with vacant possession, no chain and a reasonable price - what could be simpler? However the sale was hit by multiple offers that subsequently fell through. Hawkesford always stayed positive along the way with good advice and excellent communication. Their staff showed great understanding in dealing with the setbacks, finally getting the sale completed. We cannot recommend Hawkesford highly enough. Due to personal circumstances and COVID-19, we had a long journey in selling our house. However, we were supported and given accurate and honest advice which resulted in the right sale at the right time for us. As a foreigner in the UK, who didn't understand how estate managemnt and lettings worked in the country, Hawkesford has been amazing. Hawkesford have been my one and only estate agency. I spent 4 years in the same property with them and had absolutely zero issues.
They offered great support when I was getting the contract signed and along these 4 years, whenever I needed any kind of support, Pauline has been amazing with quick responses, transparent communication, very clear instructions and always reasonable. They definitely made my life a lot easier in this regard and this is one of the reasons I did not chose to move to different places even when my work place changed.

We have been renting through Hawkesford for over a year now and are very happy with the service they provide. The fees they charge for referencing etc. are very reasonable and the contractors they use to look after the property are very good. Whenever we have a problem, they are quick to get it resolved and we're almost always happy with the result. I'd recommend them to any one that was looking to rent in this area.

Hawkesford have been a brilliant Estate Agents to be part of. Our Estate Agent, Michelle, was so communicative, very swift to act on recommendations or problems with the property we made, and was a delight to know during our time with Hawkesford.
Michelle was brilliant at acting on problems from our end, and getting in touch when builders/repair guys were available to fix up the property.

Have been with Hawkesford for a year, their property manager is really good. Solved all of our problems asap and was very communicative. Our washing machine and dish washer both broke in the first week and we had new ones within a couple of days or so.

Absolutely rubbish, phoned to view a rental property, they said somebody would ring me back as they were in a meeting - no return call so rang back again. Made an appointment to view the property and Michelle who they told me would show me the property never showed up.
When I rang whilst I was waiting outside the property they said they couldn't find my details!
If I was renting out a property I WOULD NOT USE this company, as they are incompetent.

We were tenants in a property managed by Hawkesford and I sadly have to say they were shocking. At no point did Hawkesford employee Debbie ever represent us as tenants. We had severely compromised security, and despite having young children, we just had to live with it. Parts of the property leaked, but because the owners were not willing to spend money making repairs, Hawkesford did a silicone patch repair and we just had to put up with that too. We have now moved and have a delight of a letting agency representing us.
So prospective tenants, beware.

Absolutely terrible customer service.
They never return calls and seem to have no care at all regarding customer needs.
Extremely rude on the phone, and the person you require is always unavailable.
Estate agents in general seem to have a bad reputation and im sorry to say Hawkesford Leamington Spa lives up to that very reputation.
Those on here who say differently are the lucky ones.
When i moved into the property i complained it was dirty and there was an infestation of ants, the response was: "well you will have to give it a clean then and Don't tell me about ants, every ones got them, you will just have to get used to it"
Update: a conversation regarding a deposit ended up with them laughing at me down the phone, i had to request to speak to a manager who apparently was unavailible

The are unprofessional;
We booked a flat viewing a week ago, on the day of viewing which was suppose to be at 1pm. We have been told that They do not have the keys to enter the property, when we called again this time we have been told that current tenants do not want any flat viewing when they are out of property. They changed the viewing time from 1pm to 5:30pm and guess what they did not even bother to appear to show the property. The current tenant let us in and showed the flat. I would like to add that they knew we were coming from Reading which 1 hour 45min journey by car. Basically even they had a week, they could not arrange a proper viewing.
They are waste of time;
They made us wait 4.30 hour and did not came to show the property. On top of that when we decided to rent the property the property's availability date got changed by a month which made it impossible to rent. That showed us they are not reliable at all, in every step of the viewing process we got miss informed.
We wasted a day with them and wont go around them again, I would advise any one If your time is important and you value being trustworthy DO NOT DEAL WITH THEM.
