We rented property through RA Bennet and as it was good deal for us we lived in that property for almost 2 and half year. We paid all the rents/deposit on time. Property was old so there were always some minor/major issues. Due to mold related issue we had to close down one bedroom. So we were able to use only 1 bedroom. Anyway for two of us it was sufficient.
The problem is we have left the property on 28th August 2024, we left the property as we received it, there were minor wear and tear.
It's been 2 months now as of today on 28th October RA Bennet and landlord hasn't released my deposit.
The new tenant is living in this property since 28th August.
This is really frustrating as they are not giving me proper feedback.
If you rent property from them then say goodbye to your deposit. I am going to take legal route now as £850 is big amount for us.

Let me applaud the RA Bennett team for their actual good work unlike their cousins (Accord Lettings who are just focussed in selling insurance++). Had a bad experience with Accords, hence took service from RA Bennett, no qualms.

Extremely unprofessional… Will book viewings but sign a tenant before all applicants see the property. Good for renters or landlords? No! The most qualified may not get consideration! They should view all applicants, then submit every one to landlord at the same time. Stop playing games!

As a tenant that was living in a house being sold by you, please carry out some staff training:
* DONT forget to actually get keys to access the house you are about to have an Open Day on
* DONT send your staff to hold an open day if they are too poorly to be there. My neighbours witnessed this.
* DO remove your shoes after entering the muddy garden and walking through the house, especially when it’s been requested numerous times.
* DO leave the house as you found it - shut the cupboards and freezer your viewers have looked at so pets don’t stray and food isn’t compromised.
* DONT insult the tenants belongings. Especially when they belong to a father who died only a year prior and their 14 year old daughter hears that comment.
* DONT gas light the tenant by pretending to have “tried to call, tried to email and “tried to leave a voicemail” simply because you forgot to tell them viewings were cancelled
* DO pay attention to detail especially when a mistake is kindly pointed out to you. I never knew in the 17 years I lived there my garage floated in mid air on the first floor.
* DONT push the tenant by telling them you are “being patient” with them, especially when they could have used their tenants rights and refused you entry completely.
* DONT forget when you are dealing with a tenant that’s leaving a property due to a no fault eviction, that they could rent from you.
* DO learn to have some compassion. You do run a business yes, but your clients are people.

My wife and I have used RA Bennett in Leamington Spa to find tenants and provide full management service for an apartment that we own in Leamington Spa. The service provided by RA Bennetts is far superior in comparison to the same type of service provided by another nationally-known letting agency for a property that we own in Rutland, in no small part due to the continuity of care (and knowledge of the property) provided by Penny Hackett, Senior Lettings Negotiator in RA Bennett's Leamington Office - and other team members in her absence.
Penny is very personable, she responds to queries and problems promptly by emails, telephone and face-to-face meetings, and she gives sound advice in a professional, knowledgable, and caring manner. Penny is a good negotiator and she has a canny ability to resolve even tricky issues amicably and as quickly as possible. In summary, Penny provides an exemplary service to us and our tenants, moreover she is an outstanding asset to the agency.

I put in my application, viewed my property in February, was advised the heaters weren't working but they'd be sorted. Application successful, agreed on the 22nd Feb -maintenance work to be carried out prior to me moving in, landlord had been sent the quote by the 27th - have all this on email. 28th March - 4 days before I was due to move in, I received a phone call to say the heating still hadn't been fixed. The landlord had agreed to do the other work but the heating could be looked at once the tenancy starts.
Someone at the office hadn't done their job properly in making sure the maintenance work had been done. Just paid over £1800 in deposit/fees, booked van, arranged for help to move, just to be told that I could cancel & have a full refund if I wanted to. I'd already had the credit checks, sorted my guarantor (who also had the checks) given notice on my house which is also being sold so there was no option to stay longer. I obviously had a huge issue with moving to an apartment with my child which had no heating (legal requirement!) was basically told I should appreciate that Lauren had been trying to sort this all morning (by now 2 days before moving) even though they'd had weeks. Was then advised that actually, the landlord would do the heating but the other jobs would have to wait. I'm asthmatic, moving into an apartment that has a mouldy bathroom ceiling that they've had weeks to sort - not acceptable. Was then told heaters do work - a little but not to capacity. Expected me to use a heating system not fit for purpose, coming out of winter, in the middle of an energy crisis? Absolute joke. Mould and heating would be sorted by the time I moved. Great. Pick the keys up, advised the flats been professionally cleaned along with carpets (by Penny) also states on paperwork. Next day, it's clear it hasn't been cleaned at all, especially not by a professional company, carpets just about vacuumed, the white bathroom is yellow and pink, Woodwork - filthy, walls - filthy, around the cooker - filthy....you get the picture (for which i have lots) I emailed along with pictures and said that it hadn't been professionally cleaned at all only to receive a wonderfully patronising email back telling me it had been cleaned, it may just be the age of the carpet, the marks on the walls need repainting, and the patio doors need repainting too (covered in just old dirt and black mould) I also have previously cleaned and done end of tenancy cleans - I know what a professional clean looks like, I know the work entailed and this doesn't even tick the basics on a deep clean. So now not only have I moved into a flat with less than half the promised maintenance work carried out, I've also had to thoroughly scrub and bleach every surface so that it doesn't resemble a grubby crack den which is apparently my fault for not requesting it to be CLEANED!!!! I've been lied to, gas lit and experienced an absolute sh*t show of organisational skills - admittedly I did lose the plot at one point and put exactly that in my email which wasn't my finest moment but by this point had reached breakdown level.
The last 3 weeks have been awful. This was supposed to be my dream and instead of moving in and being able to enjoy my new home and town, I've spent the last week between unpacking, having to deep clean the grot hole. Luckily marks, scuffs, food scum DO come off walls and paintwork with a cloth and bleach - admittedly not all, but they do so do hand marks. I asked for the company who cleaned it to come back because I wasn't happy with the standard to be told the tenant arranged it so that wouldnt be happening. When signing the property off, the clean just wasn't up to standard at all, it was filthy so either the company should've come back or the charge for another clean should've been taken out of the deposit. Anyway, for anyone else moving/renting with them, moral of the story is, chase the maintainence up and make sure its done. Oh and if you want to move into somewhere clean, specify you'd like it clean because apparently that's your job too.

At last!! A letting agency that treats its tenants as its customers not as second class citizens because we don't own houses in this property owning status obsessed nation. I'm sorry??? WHO creates the money that flows into a letting agency? If you buy a TV in a shop is the important customer the buyer or the supplier of the TV?? At 52 years old I have chosen not to buy and rent crown Estate farms and idyllic cottages in unbelievable locations that no amount of money can buy.. After death of my wife I chose to rent from private agencies.somehow I suddenly felt like i was a second class citizen..??! The house owners being godlike whilst we are merely the peasants who can't afford to buy our own homes like real people do. I have 5 Phds, own patents and 2 companies that will build me my dream eco house without a mortgage when I finally stop long enough to plan it all.put. But i must say 'please may i have some more' when i want something sorted out in a property that i probably pay the owners motgage on???! Hellooo - err it ME funding your business??! OK thats not the normal situation of a tenant and its taken me 15 years of struggle to get to this life, but every single tenant is the same customer funding the agents business and owners mortgages or income!
R A Bennetts is the first agent where I have been made to feel like a much appreciated and valued customer.. for whom they will do all they can to.help you, find solutions to issues and represent your concerns to the owner as strongly as TV retailer would represent a customers dissatisfaction with a product to its suppliers. Every single staff member is like this so.it must be due to excellent management and leadership. From Penny who showed me around and handled every detail and call and request for measuring or revisits before moving in, to sam who did the key handover, to Nalatie handling all.my requests for updating washing machine and dishwasher etc. All treated ke with the lvrl of couretsy and care that you would expect in a 5 star hotel. Surely its rocket science for agents to realise that the key to really successful business is to keep your real customers happy? Loyalty comes from this - i will.think twice about moving again not only due to the house but also this level of service. Even if I did need to move, I would probably hold out for them to find the next property and not lose the fantastic level of service. Whoever leads this agency should get a bonus! Thank you

I'm so glad we went with RA Bennett for the sale of our Property as we'd heard good things from our neighbours regarding the sale of their property only a few weeks before ours. Not only did RA Bennett give us a fair valuation on our property that both myself and partner were happy with but they also managed to get an offer (which we accepted) within three days of it going on the market! The help and support didn't stop there though as both Jen and Rachel have been keeping me updated and are helping myself and my partner through the entire process. Not once have I had to moan, chase or complain which is absolute bliss when it comes to something as stressful as moving house! Couldn't recommend these guys enough!

WARNING! Tenancy process forces you to sign up for Spark energy. I switched energy supplier immediately but that didn't stop them from calling me four times a day from different numbers. I am not exaggerating here, I promise you this is how it was. Even if you do pick up, it's a machine that then asks you to wait to be put through to somebody.
Make sure your phone can block calls and texts because you will be harassed even months after leaving this energy supplier.
To R. A. Bennett, I say shame on you for putting your customers through this. Where you make £5 in commission, we lose dozens of hours dealing with this abhorrent company.

Contacted RA Bennett speculatively following a flyer they'd posted saying our house was in demand in the area. Figured it was a marketing exercise but we were planning to sell at some point anyway. Rachel was very responsive and knowledgeable and we agreed to put the house on the market. We were surprised and obviously very pleased that it was sold at the first weekend of viewings.
We found Rachel, Jen, Charlotte and the team to be professional, responsive , very good at communication and keeping us updated, throughout the process.
Compared to other agents we've dealt with in the past, they're a cut above the rest.

I would not recommend using their services if your looking for renting an apartment.
They do no answer back emails, call back nor give invoices unless you demand it and still they don’t clarify in the invoice what it was for.
(And their prices are not cheap!)
I also had to chase them for a month to get my deposit back.
Extremely cold staff (especially Aimee) they are all just waiting to show you the way out - the second you enter the door.
In short it’s a place that makes sure that you are aware that they don’t care about you, only your money.

We were relocating a considerable distance, but RA Bennett took the stress out of the move. A bit disappointed.
Extremely cold (let) staff, absolutely not welcoming. Agency fees are incredibly high (£700 for an unfurnished 2 bedroom place) compared to other agencies (~£350). Slow to respond to our issues after we moved in.
In the opposite, we had an appointment with a mortgage advisor. That was brilliant. Very instructive and interesting.
RA Bennett in Leamington does the job of being a letting agent by dealing with our landlord. But the very young letting staff wouldn't go the extra mile to please you and make you feel comfortable.

This is the second time I have used the lettings team at R.A. Bennett and can honestly say their service is fantastic. I feel they take all the stress out of finding a new tenant. They have offer to go above and beyond. I receive texts every time there is a viewing and get constructive feedback where a tenant declines. When I raised one concern with an element of their service they were very quick to ensure it was dealt with to my satisfaction. My Mum has let through another agent on Euston Place and has not had the same experience, turns out they are not all the same!

We would definitely recommend this agent. A realistic valuation and no a hidden charges. Rachel was a star, she and her team kept on top of things when there was the threat of the wheels coming off due to another vendors solicitor! The branch kept channels open and liaised with all concerned.
