Absolutely Terrible Experience, Avoid Sheldon Bosley Knight at All Costs
We had a truly awful experience with Sheldon Bosley Knight. We called within minutes of a property being listed, submitted all our personal details immediately, and provided everything they requested. We followed up consistently and were assured we were on the list for viewings.
Come Monday, we called as soon as they opened and were told the keys had just been returned and we should expect a call shortly to arrange a viewing. We waited… and waited.
By Wednesday, after hearing nothing, we called again, only to be told that viewings had already taken place and the property was being rented out. No call, no update, nothing.
This is beyond unprofessional. Their communication is appalling and their service is disorganized and dismissive. We were strung along for no reason.
I wouldn’t recommend Sheldon Bosley Knight to anyone. Save yourself the time and frustration, go elsewhere.

Shocking from start to.... well still waiting.
We initially booked a viewing for a rental property. This wasn't easy for us as myself and wife both work full time so to just drop everything at the click of a finger to get time of work wasn't easy - but we did it. At short notice they cancelled our viewing due to "logistical problems in the office" they then said there diary was very full and they'll try and find us a new date. Eventually they got back to us with a new date that only my wife could attend - I couldn't due to work commitments. But they offered and agreed from this point that if we wanted to go for the property - they would make sure I got to view the property in person before we were expected to sign anything or pay anything.
My wife viewed the property and we applied for it on the basis I would be able to view it before proceeding.
Anyway the landlord chose us as his ideal tenants so we requested for my viewing and basically got told they were to busy, we needed to pay the holding deposit or risk loosing out to someone else. They eventually offered me a viewing for the following morning at 9am - again to short notice to get the time off work.
So we reluctantly told them to bypass us as we didn't want to mess the landlord around and we weren't happy because they'd gone back on what they said.
I then contacted them the next day to say I understand if the property has gone to someone else now, but if they were able to make a viewing for me the following week(something they'd promised in the first place before expecting and holding deposit or official proceeding with the property) to allow me time to give work enough notice then we could look to proceed forward. They were very rude and basically told us they didn't understand why we wouldn't go ahead initially, and that they thought our reasoning was "weird" . This wasn't the first time they were rude - multiple times on the phone and also in person to my wife in the office.
They eventually told us they'd contant the landlord and get back to us... we still haven't heard anything back nearly a week later.
We've been left very frustrated and annoyed by the whole experience with Sheldon Bosley Knight. Considering all of this was caused in the first place by them cancelling our initial viewing we could both attend - yes these things happen - but there whole attitude and approach since then has been disgusting. They need a serious lesson in customer service and how to talk to people. And by the looks of other reviews - we aren't the only ones who think so. Pretty sure they wouldn't have explained to the landlord how and why this whole situation panned out as it did with his "ideal tenants" ????
UPDATE : Conveniently the following day after posting this review - my wife received a call from SBK stating we could still proceed with the property but again requesting a holding deposit to be paid before I could view the property. Unfortunately I was at work unaware of this call, and since we had heard nothing in well over a week - we had already viewed and applied for other properties. For which moments before my wife received the call from SBK I had received a call whilst at work stating we had been accepted for so paid the holding deposit.
This whole situation has been a farce and could have been avoided had there been more organisation and quality of customer service from SBK in the first place. And ultimately its caused a headache for the landlord whom im sure is oblivious as to why this has all happened and probably thinks we are just messing hin around when really its the incompetency of SBK.

Offered on a property- all be it a low offer- the offer was not reported to the seller. Would happily increase but when I called to follow up on my initial offer and increase they had NO record of us at all! Or our offer! Then proceeded to tell us that the property had sold (subject to contract) since we called the previous week- therefore we could not increase our offer.
I believe agents are legally obliged to report EVERY offer. How can an agent justify “working for the seller” and “try to achieve the best price possible” if they haven’t and will not report offers?!?!
Seller could have potentially achieved more but now they’ll never know!

Once it became clear that my Uncle was not going to leave this care home I appointed SBN, Nuneaton branch, as agents.
As executor the staff all helped me manage the sale of the house sensitively and professionally.
The advice offered helped my family benefit the most from my late Uncles estate by securing a respectable price for my late uncles house.
There flexibility around borrowing there set of property keys, arranging viewings, arranging access to the property for trades people and accommodating our wishes as a family was second to none.
This was very much appreciated as I live 2.5 hours away from the property.

We came from London to Coventry and we did a lot of paper work with you guys, but unfortunately we got rejected because of racism. We got what we was looking with another property agency.

Wouldn’t recommend using SBK as a buyer especially first time buyer. Completely took the excitement away from purchasing our first home. They aren’t there for you unless your the one paying them, we waited 10 months for our property we were as patient as anyone would be considering we were told it was no chain straight forward exchange.
We asked for a final inspection without the seller being at the property before signing contracts, they decided to avoid communicating with us to tell us the seller didn’t want to do that. We made it clear we were not signing anything until we had viewed the property as we hadn’t seen it since January. The females response from SBK was “erm okay well I don’t know how to tell her that, I’ll have a think and let you know”.
Upon completion day we had exchanged, the house had legally become ours and we were told to wait while she finished clearing the house out so we offered to collect the keys from the property rather than wasting anymore time going to the office as we have been so patient through the process. They informed us we weren’t to do that and they would find out what was going on. When we went down to the Nuneaton branch to collect our keys, we were met by people that didn’t even bother getting off of their seat to say hello, we were handed our keys like we were dirt and there was no congratulations etc until we had our backs to them on the way out of the office, which even then it was “oh congratulations by the way”.
We left the office with a set of keys and feeling MASSIVELY deflated on buying our first property.
Unless your the one paying them, don’t expect any warm feelings especially if the sale becomes complicated because then you are just their problem.

Recently had the misfortune of viewing a property with Hawkins and in particular one of their agents, who is extremely rude when communicating. Every time you speak to this particular person within the agency it is clear they have a chip on their shoulder. I really am not overly shocked at the low reviews and would steer clear in future.

If I could go less then 1 I would.
Customer service is APPALLING, along with general property maintenance and management for rentals!
They allowed for an 83 year old man to live in a property (rented) and refused to do any maintenance work, to the point there was mould, damp, faulty electrics (which is another kettle of fish!), part of a door frame fell onto his head as it was so old it eroded away, and we had asked if we could have a shower fitted to help him out while we worked to find a home for him. Told it wasn't essential and nothing was done. He then passed away, living like that. And then had someone in to refurb it and put the shower in - I know that's landlords discretion but he was there 30 odd years - it was going to be needed at some point!
The guy who was in doing the refurb was shocked at the state they allowed it to get to and how bad the wiring which was done by their own "handyman" (pretty sure they don't have training!)
I have had countless issues with my own property, but no one at Hawkins gives a flying toss about tenants. I had people in your lettings team speak to me like dirt, I've had messages ignored until I mentioned legalities, I've had work not completed for 6 years (leaking windows, water in through the roof, no hand rail on very steep stairs while heavily pregnant, boiler constantly packing up and it being bodged to work a few more months, radiators not being repaired)
I spent 6 months when the bathroom flooded fighting them on who caused the leak and damages, as they didn't want to take blame in the slightest for faulty pipe work - even Roy Hawkins come to see and agreed it was pipe work eventually!
I've had property managers tell me to "just get on with it" when I had to put my heating on full heat to get hot water, in the middle of summer - yearly.
And then they have the nerve to hound for "rent owed", avoided sending me proof numerous times and then chased within a day of sending over invoices finally - they're only interested in grabbing your money as a tenant!
Do not rent from them, unless you want just constant headaches and stress. Oh, and they can't keep appointments for inspections in line at all and will expect you to use your annual leave if you have a job and work in the week as they "don't do weekends" and then berate you for not getting it quick enough.

I found these to very unhelpful and uncaring. Repairs were never done no matter how many times we rang. The place was full of damp and no one said anything about it it when they came and did their annual checks. We will never have any dealings with these again.

As a former domestic abuse survivor, finding an agent to advocate for you and be professional in their manor towards you is high on our criteria when looking for an agent to represent us as not only a tennent, but ultimately whilst we save to buy our first house.
Sadly due to the unprofessional email sent between your staff that they unknowingly tagged me in (The one where Paige laughs and states to Gav shes missed reading these intros...) You have just lost yourself a client, as a persons housing situation is not to be taken the mick out of. You have no idea what their personal circumstances are and should act professionally in all occasions. I hope your landlord realises he's just lost a decent hard working family because of your unprofessional mistake.
If you care for me to forward to you what I recieved from your staff today I would be happy to do so. I suggest some customer training.

We put an offer in on the house, and throughout this process the team was supportive and responsive, always acknowledging and responding to our emails quickly. Dont expect a viewing on the property that you want to buy from them. They are doing some sort of magic, every property I enquire about is not available for viewing. I have made a number of enquiries about a lot of properties recently and every time. There was this property listed on 07/01/2022 on friday and now when I called them on 10/01/2022 monday morning the property viewing is not available anymore. There are offers access all the time.

It was an anxious roller coaster for me due to house chains falling through but Hawkins from the start till the finish were helpful, enthusiastic, calmed me down when things got difficult gave me belief that I would have a happy outcome. They kept me up to date through the whole sale calling with advise and updates and even went out of their way to help without being asked when the house needed checking on. We let a flat out via Hawkins for nearly three years and they've also just handled the sale of it, too.
Myra our Property Manager throughout was excellent - everything dealt with professionally and timely (things always confirmed in writing), but personally too - felt she knew the property. World's apart from the agent that managed our other flat in a different area!! Wouldn't hesitate to recommend and will also return to Hawkins if / when we purchase another BTL in Nuneaton, which is a possibility in the future.

Recently applied for a rental property with Hawkins. They will insist that you apply and pay a holding deposit, ours was £150, ASAP before the referencing is done. They will reassure you that it will be fine. But if there is even the smallest of issue, missed information etc, they will make no attempt to sort it out, no they will just cancel your application and keep your deposit. You will have no sympathy nor understanding if they even bother to contact you. When I tried to talk to them I was told the person I needed to contact was too busy and they never called me back. Enjoy my money Hawkins you robbed my family.

Hawkins are one of the worst Estate Agent i have encountered. We lived in rented property for few years and the shower was not working. I had my hip replacement and could not get into bath. It was not fixed. I was served notice and threat for legal action. Had to do house move on my crutches. Subsequently was trying to put an obstruction to new let as well. Never recommend. I could have given them 0/-ve star if an option.

Hawkins helped me sell my home in Nuneaton. I met with Philip at the property and right from the start he provided a knowledgeable and thorough review of the sale process. I dealt primarily with Charmayne during the sale and she was excellent at keeping me updated and did a fantastic job of liasing with the buyers and both sets of solicitors. Without a doubt, the sale wouldn't have progressed as quickly without her help.
I sold my property for the full asking price and in 12 weeks. Considering there was an issue with the boundary I think this was a great result.
