I had agreed a viewing for a rental property, which was about a 30 minute drive for me. I met the agent at the property who was not very talkative or welcoming. But, i did like the property, so i decided to take it. Filled in the referencing form, paid the holding deposit, and about a week later, they told me the vendor decided to sell the property, so its no longer available for rent. Pretty annoying as they should've had better communication with the vendors and what they were planning on doing, but i guess it can happen. Ultimately, 1 hour round trip wasted. So, they suggested another property, similar location, again, 30 minute drive away. Met with the same agent, same demeanour as last time. But again, i liked the property so decided to take it. And for the second time, after about a week had gone by, they told me the vendor was selling the property so its not available for rent. This whole ordeal led to over 2 hours of wasted driving and time, as well as 2 weeks wasted whilst the agents were apparently figuring out what the vendor wanted to do with the property. If you're unsure, don't take them on!! But of course, they want their commission, they don't care if they waste other peoples time. Alongside that, I never got confirmation from Hobdays of a refund for the holding deposit, accompanied by a rude email from Samantha. If you're looking to rent, buy or sell with this agency, i would stay well clear. Their priorities are clearly to make a quick buck, and not properly vet their vendors. Don't waste your time!!... They are extremely slow to respond to any issue, you will constantly have to chase them, even for essentials like heating and hot water. They often behave in ways that are unlawful, i.e. they did not fix heating and hot water issues within the timeframe stated by law. They disregard severe issues like mould; instead they ask tenants to paint over it rather than discuss with their landlords the actions needed for essential property maintenance. It took them 6 days to replace a broken fridge and an entire month to find a tree surgeon to reduce a tree branch - a job that literally only took 5 minutes in the end. They insist on “inspecting” the property a few times a year but do not tell you about this before signing the contract and do not give a reasonable window of time for when to expect them. Anything you report as needing repair during that “inspection” is always ignored. They will be very quick to follow up, though, if they need something from you instead. At the end of the tenancy, they did not release our deposit within the 10-day limit as the law requires and did not keep us updated. It was only when they were threatened by being reminded how their behaviour was unlawful that they returned the deposit, without even apologising of course. Avoid them if you can. As for the response below: it is telling that they do not take any responsibility for any of the aforementioned facts. It is very convenient to look at the 'records' of the property, considering they can write whatever they want in those records and then just deny any of that happened, or make excuses for how slowly they respond to any request to begin with. To clarify, the mould was not a condensation or "lifestyle" issue, it was due to the lack of roof and (external) wall insulation.... Read more

I have been renting my house through Hobdays for 7 years. I am extremely satisfied with both the speed and quality of the service.I would like to personally highlight Nikki Millard, who responsible for my house. She interpreted all my requests to the landlord in a way that they were listened to. This is how I got a new huge terrace, new carpet on the stairs, and the fence and front door painted in a colour I liked. The landlord either paid the costs or most of them. If I move to another place, I'll have to take Nikki with me :D... Read more

Appeared helpful at first. Proceeded to spam my email almost daily with property updates only to say they had found 0 properties applicable. Contacted months in advance on renting to ensure we were applying in the right time frame. Then told several months later that we were too late and most properties had gone. No will to help customers from my point of view, no idea how they are surviving. Apparently a criteria of 'two students wanting a two bed house' was unlikely to result in any luck finding a property.... Read more

I got valuations from other estate agents in Potters Bar and some promised rediculous prices to get my listing only to know it wouldn't get that price. Always professional, friendly and best of all they all are happy to help even if it's not their sale or instruction listing. Knowledgeable in the area and no pressure. Being an experienced buyer of property for many years in this area I can say I've been using Hobdays for over 10 years. The sales team, Claire Garnet in particular is brilliant. No timewasting she grasps what you want straight away and does not give you properties you clearly don't want. This agent is not commission hungry and pushy like other local agents in the area, these guys actually give a monkey. Properties are priced realistically and sellers get decently vetted buyers. If you are planning to buy or sell I would strongly recommend using them as they are by far the best local Potters Bar agent in town!
