Andy at Home Smart has held our hand from initial enquiry about putting our house on the market to purchasing our next house. As fairly new to the house buying process (other than buying off a builder) I was nervous about the whole process. With Andy (and his colleagues) I need not to have been.<br><br>When our house was valued by Andy he came and checked through our house and gave us a realistic number we could obtain. A yes man he is not, but you purchase expertise for a reason. Our house sold for less than the advertised amount, but Andy helped guide us through the whole process end to end and actually we look to make the same saving on our onward purchase that we lost out on at our own, giving a nil effect, thanks to his hand holding (even checking in on us whilst on holiday!!) and advice given on negotiating a purchase price.<br><br>Genuinely interested in your progression and can’t do enough for you!<br><br>Thanks Andy!

Andy came out to do valuation.<br>We agreed a listing price.<br>Next day Andy, sent me a new valuation £20,0000 lower than agreed valuation and on top, he dictated that he would reduce the price every 2 weeks by £5,000 without sellers consent.<br>Housesmart fees 1% plus vat, that's £3000, they only do online app, where the customer takes responsibility for viewing and feedback.<br>They don't want to take calls or be mithered by customers.<br>The description of my property didn't meet compliance in terms of valid certificate or proof.<br>I had to stop the sale.<br>I called Andy and advised him not to proceed.<br>You need to think very carefully before using this company who has only 18 properties on the market.

We all know how stressful it can be buying and selling houses.<br>We can honestly say thanks to Colin and the team at HomeSmart, all that stress was taken care of. Colin continuously went above and beyond to ensure that our sale went as smoothly as it did. We did have a few hiccups along the way with the solicitors not to mention last minute legal paperwork to contend with, which was of no fault of HomeSmart as it was out of their control but Colin eased the pressure by even hand delivering the signed copies to the buyers solicitors so there were no further hold ups. We even had potential buyers remark that they wished they had also gone with HomeSmart as they were always on hand and returned calls, keeping us in the loop continuously, along with Colin’s sense of humour made the sale even more plain sailing. A massive thank you to Colin and the team and should the need arise again for using an estate agent, HomeSmart would be our number one choice.

I have had a good business relationship with Homesmart for over 8 years now, while they managed my rental property. Having taken the decision to sell it, they were the natural choice to act as the Estate Agents for the sale. They were thorough, kept me fully informed at each stage of the process, and were unfailingly helpful throughout - becoming actively involved during a couple of hiccups with the process (no fault of theirs) which helped resolve the situation and complete the sale to everyone's satisfaction. We have been very happy with HomeSmart Lettings so far. First of all, when we viewed two houses (one of which we now live in, the other one was too nice to last long enough for our indecisiveness on the day), we were impressed with the good state of the houses, especially in regards to cleanliness and state of repair.<br><br>Once we made an application, due to our financial situation being in a slightly awkward spot for referencing (fairly recent self employment), the referencing process took a bit longer than usually, but Homesmart were really understanding with the situation and helped with communication with the landlord. I should clarify that Homesmart weren't the ones doing the referencing, so they didn't have much influence on it taking long.<br><br>Once that was all through, we were able to receive the keys within just a few days, with them willing to work around our schedules as I often work away from home.<br><br>Since then there have barely been any issues, and the one little thing there was was resolved within a day. One of the locks (there are two consecutive doors, so it isn't essential for locking the house) was malfunctioning and only worked normally some of the time. As soon as we reported that, they organised for a locksmith to come the same day who called us, so we didn't even have to take initiative in organising this. He took a good look at it and fixed it quickly, and we haven't had any issues with it since.<br><br>Most of our interactions have been with Alisha who has been polite, professional and helpful in her communication and prompt in doing whatever needed to be done in the situation.<br><br>All in all, we have had a positive experience through and through, and are loving our new home. If we needed to move but in a similar area, we would go with HomeSmart again any time.

Yesterday, I visited a property and promptly submitted my letter of interest via the online form an hour after the viewing. Despite not receiving any email acknowledgement, I didn't dwell on it at the time. Today, I decided to call the office to confirm the receipt of my application, only to be informed that the property has already been taken. When I inquired about the lack of communication with applicants, the woman abruptly hung up, which I found to be highly unprofessional and displaying poor etiquette. I strongly advise avoiding this place.

GOOD EXPERIENCE<br><br>My husband and I have been looking for a new house to relocate since April, and its finally at the beginning of this month we found a house in Runcorn, after a long and stressful search.<br>The house is beautiful, fit our need as a family but more importantly our Budget. And we are happy we got the key to our new place last Saturday thanks to the team effort.<br><br>Right from the beginning William has been a great and kind agent as I met him on the viewing date till the day he gave us the key, always so friendly and very understandable as I have a toddler always running around. Thanks Wil.<br><br>Sophie, although she works part time, always found time to either reply to all my mails and answer questions or to assist us every time we popped in the office on Saturday, she always had toys ready to entertain my toddler, as she is always a mum. Sophie you are a GEM.<br><br>The only reason I did not give a 5 stars , its cos there was a small Favour I needed from the agency to help with because of the situation I am IN right now being a term of pregnancy, and moving from Manchester to here: and I realised through the process that I was not understood, misjudged and little effort were made to help in that sense.<br><br>I have not been able to meet the landlord, hence I couldn't confirm if he is the owner or not, and I won't be able to meet him as he has someone else managing the house that I have not met neither. Can't wait to enjoy our new home. Will update in the future if anything.

Absolutely horrendous service since my private landlord switch the management.<br>We are privately renting and our house used to be under private management and things were absolutely perfect.<br>But since the landlord switched to HomeSmart, everything has gone downhill from bad to worst. I have had my fair share of rude agent on the phone, never follow up on repairs, shout on you when you call, never let you place a word and etc.<br><br>Today was a tip of the iceberg. Before I give few details of today incident, let me say few other things. Since switching to this company, I always have to call to follow up a repair, they do not bother at all, to message, mail or call to let you know what's happening not matter how many times you calls... Nobody has actually ever come down to see the house, no one made the effort to do so, anyway...<br><br>I am heavily pregnant, in my 3rd trimester with 2 Little ones at home 5 & 3, yesterday 7/7/2023 the kitchen sink stopped working, meaning water stopped draining all of a sudden, on their reporting system because of all these factors, I should be priority.<br>Few hours after completing the report, I had to call and spoke to Colin who is in charge of my house, he was very polite, suggested things I could do to fix it and I explained to him that I already know & have tried but no luck, then he added that he will chase with the landlord and get back to me, but did not do so (I suppose he was not able to get hold of the landlord).<br><br>Today Saturday 8/7/2023, I took matter in hand and ask husband to let's try and fix, we had everything possible at home to unclog sink, husband emptied pipes, cleaned it, we use Mr MUSCLE , but nothing worked.<br>So I Called HomeSmart to find out what's going, the person called Samina to whom I spoke to about my issue was so RUDE, to the point I was shocked, and I could not contempt anymore my anger against the management of this agency.<br><br>After forcibly trying to explain the situation which first of all she was not even willing to hear me out till the end, I had to force for her to listen, just to listen to my inquiry.<br>I was calm , compose and distress and just wanted some kind of follow up.<br><br>She asked me: do you any other sinks in the house? I said only one kitchen, and that's all, so unable to cook or wash dishes as I do not have dishwasher in this house.<br>She followed up by saying but don't you have toilet sink? I ask her do you mean my shower room sink upstairs? she continue by saying YES, and that's okay because I can use that in the meantime...<br><br>Her answer bothered me as I was not sure I heard properly the first time, so I repeated, so do you mean I should carry all my vegetables upstairs , cooking stuffs upstairs to wash in the toilet sink and come down to cook in my condition ? and she answered YES.<br><br>So basically, as heavily pregnant as I am I should carry all my loads upstairs to wash it then come down cook?? I had no words left in my mouth than I should definitely report this girl...<br><br>I managed to find a way to wash my dishes by using a larger pot . washing them in the pot, throw water outside and rinse it, anyway somehow, but I have not been able to cook, because in my condition I am struggling to stay standing for long, thank God for a very helpful husband...<br><br>This is even to say I can't recommend them, I have been living in this house for 4 years now and never ever had an issue when it was privately manage, the landlord never had any issued with us because rent is always on time (direct debit0, I have made so many beautiful repairs in this house with my own money which will definitely increase the house value when we go up, etc... But since Homesmart took over its like a little nightmare... They are so rude...<br><br>The only reason I even put one star was because I could not put zero but also because of the new guy managing our house called Colin, very polite and courteous...

Amazing landlords we have been residents with home smart lettings for 10 years. Any issues are sorted out immediately. We felt so safe in their hands. Had we not relocated we would have stayed with them for a long time to come.

Based on our dealings over our application for 5 chester close, we felt very let down due to lack of communication when asked for updates, never received promised call backs, emails not responded to, we were told at the viewing that no other application had been received, only to be told it had already been let, felt we had bern lied to and deceived, we will consider applying from them again if these issues are taken on board

NOT RECOMMENDED<br>they are a waste of time, they will schedule you for viewings then rent the houses before you get to see them or have any answer from the application<br>i would give less than one star if possible but as it is not i'll give a free lesson on their job<br><br>here i will teach you how your work should be:<br>1. when a customer calls/texts you have to schedule a viewing for one house and give other options as well<br>2. go to the viewing with the same customer, make sure you can answer most questions about the house/s<br>3. give customer an exact time (ex 24h) to decide<br>4. if decided to take it, make the papers and do not attempt to get other applicants until this one is approved/declined<br>5. congrats, you got a 5* review for doing your job well (not the case now tho)

These don't even deserve 1 star. Survived in the property I rented out for 9 months. They said write a list of potential improvements that needed doing... so I written: lights need fixing in bathroom... cracks in wall... no heating so can radiator be fixed... etc<br>Months went by... I get an inspection to ensure I'm keeping the place tidy... at this point there is mould growing on the wall... I get blamed for this with the reason of condensation from window and because I have a kettle (actual words spoken from the property manager here). So I involve environmental health... months later I finally get a radiator... its now been fitted for 1 month and they said to report if the mould improves etc... no it doesn't improve and it takes over 2 hours to get the room to a warm temperature. It's actually warmer to sit in my car outside the property. And still... after a month of the radiator being replaced I have to live in a flat with holes in the wall from the previous radiator... the walls are literally dripping wet of a night time... but these property managers do not care as long as you pay your rent

The nephew of this family business is a borderline fraudster with no respect for his tenants, their deposits or the truth and actual facts.<br><br>I have experienced almost third world conditions with mould, damp exposed sewerage from open drains backing up into our bathroom and exaggerated and intimidating claims in regards to damage, behaviour and non payment of rent, which I always had paid in advance.
