Aware of their sometimes mixed reputation, I signed up with Jack Barclay slight trepidation. I needn’t have as from start to finish they have been utterly flawless.
Just in terms of “getting the job done”, they smashed it. I had my property on the market with two separate estate agents for nine months prior to choosing Jack Barclay. They sold the property in two weeks - before it even went online!
Not just that, but the service throughout has been impeccable. I worked with Michael and Isha, and both were brilliant, even though Michael had to deal with very pushy sellers and a crazy amount of pressure from further up the chain. The process was characterised by a practical, friendly, professional and can-do problem solving attitude throughout. I am now happily established in my new home thanks to their hard work.

Absolutely disgraceful behaviour from estate agent Bryony Garrett. She lied to the agent managing my flat (different agency) about needing to do an insurance valuation to gain access to the flat I live in. She lied to enter the property and brought along a prospective tenant to actually conduct a viewing. We realized what was happening and asked them to leave. She convinced our landlord to fire my existing property agent, rent with her, and serve us an eviction notice after we have been great tenants for 4 years.
If she is representative of what Jack Barclay estate agents are like, I hope to never work with them ever. No class. An absolute violation of tenant rights. Just plain awful. Save yourself the mess and hassle of dealing with someone who has zero professionalism and go elsewhere.

Worst agent I've ever had the experience of dealing with! I was a tenant for a year and during this time they were not very attentive to issues we had with the property which was one of the major contributing factors to leaving.
When it came to leaving, they would not respond to any requests to release our deposit for almost 2 months! I had to go to a solicitor to assist with getting the deposit back!
If you can find any other agent, please do - it's not worth the hassle!

i haven’t interacted with this agency as a potential tenant, but they are organising our landlord’s new lettings for the house we are being forced out of due to an unfair rent increase, and their attitude has been concerning. when isha came to visit just to inspect the house, she brought a viewer to our front door without notifying us, and expected that we would just allow them in after we had specifically been told that no one would be viewing that day. we had a conversation with her about the proposed rent increase being unfair and exploitative (we pay £4000pcm, they have told our landlord they can get him £5500!), and how we were being forced out of our home, and she proudly said (basically verbatim) “i have managed to rent out houses with the ceiling falling down for more money than this”, and laughed. we have made clear that we have low availability for viewings due to dealing with our eviction, packing up our home, and being on the brink of homelessness, yet we keep receiving calls asking for info about the house that they should be requesting from our paying landlord, and constantly calling to book viewings. this agency seem like scalpers, both to landlords and tenants, and i would avoid.
edited to add that after informing isha multiple times that we specifically would not be able to host or discuss viewings over my birthday weekend due to being busy with family visits, etc., she called me on my birthday to book a viewing and was quite rude when i explained that i did not want to deal with this on my birthday.

I was a tenant for two years with Jack Barclays and they were the most unprofessional estate agents I’ve ever dealt with. During our time, they would give us conflicting information, asking us to contact the landlord when issues arose then telling us that we needed to go to them directly instead. The price of the rent online was incorrect when we then viewed the property, and when we moved in, the promises of appliances installed weren’t delivered, leaving us to wait for weeks until we had working fridges despite multiple phone calls and promises it would be installed by our move in date. We had no information on the rental increase after 3 months, 9 emails and multiple answered phone calls, and only found out the right before the end of the contract that our rent would increase by 35%. In addition, they were incredibly unprofessional with Briony leaving multiple phone calls in a row, asking to arrange last minute viewings before giving us no notice that they were cancelled until hours before. I have nothing to gain from writing this review and am doing this to help other renters as it has caused both me and my flat mate months and months of grief dealing with them with a lot of money wasted.
Follow up: Jack Barclays only returned our deposit after 3 months of chasing even though the law states it should be returned in 10 working days after the move out date. They only returned the deposit as we wrote to inform them that we would start making court proceedings including a claim for interest. Absolutely disgusting behavior. They have never emailed or responded back since.

**AVOID AT ALL COSTS! READ THESE REVIEWS BEFORE CONSIDERING JACK BARCLAY ESTATES.**
If I could give 0 stars, I would. I deeply regret not reading the reviews before placing a holding deposit on a 2 bed flat in Park West Hyde Park. My experience with Bryony and the team at Jack Barclay Estates was nothing short of a nightmare.
After 2-3 weeks, it was clear that we were not going to get the flat under the agreed-upon terms. We repeatedly asked for photos and videos of the flat finally when they sent the video it was so bad that it looked fake which I immediately flagged to Bryony. Bryony claimed she would take new videos and send them on specific dates, but these promises were never fulfilled. We also requested an inventory since the flat was supposed to be fully furnished; she initially agreed to send it but never did. Eventually, she claimed there was no inventory or floor plan available, which was alarming considering the flat was advertised as furnished.
After chasing Bryony multiple times with no success, I began reading the awful reviews of Jack Barclay Estates. One review detailed a tenant arriving to find their "fully furnished" flat completely empty, forcing them to sleep on the floor. Another mentioned being forced to vacate just a month after moving in. These stories made me realise I was not alone in my frustration.
Incredibly, Bryony even refused to provide a simple floor plan, stating that Jack Barclay doesn't offer them for lettings—a claim that seems ridiculous when even the most basic listings on Rightmove or Zoopla include floor plans. After 14 days—the legal limit for holding a deposit without a tenancy agreement—we still had no agreement in place. Bryony kept changing her story, one moment saying the tenancy agreement was on its way, the next claiming it would be sent later in the week. None of this was true. We never received the tenancy agreement, a receipt for our holding deposit, or any clear communication.
When we finally tried to retrieve our holding deposit, we were given the runaround. First, another agent, Isha, promised to reply to my emails and resolve the issue, which she never did. Then, over the phone, claimed not to handle holding deposits at all. Prior to that she said the deposit would be returned within 2-10 days, but this deadline has come and gone with no refund in sight. Now they redirect me to Michael, who always seems busy or in a meeting. Until managing to get the call extension, no one even picked up in the office number.
As we are from abroad we were also going to be paying 6 months upfront. I urge you do not entrust them with your money. Literally any quantity. They are blatantly dishonesty, deceptive, and manipulative and take advantage of you especially if you are not from the UK.
I urge you—do not rent from Jack Barclay Estates. Save yourself the massive hassle and frustration. It’s clear that the positive reviews here are likely paid for, and I’m convinced this company operates in a deeply unethical, if not outright fraudulent, manner. They should be investigated immediately.

I am glad to have contacted the professionals at Jack Barclay Estates for insight into London property market. Being my first-time renting in Canary Wharf we had many questions all of which were answered in depth by Bryony Garrett. She appeared to be smart and honest and provided us with valuable advice. Bryony considered all of our many requirements and was quick to deliver a range of great options. Very impressed with her knowledge of the market and we have now finalised a rent property. Great service! 10/10 Will recommend to friends and family.

Bryony Garrett, Mizan and the rest of the crew at Jack Barclays ought to do themselves and their tennats/landlords a favour and drum themselves out of the letting market....they are nothing short of a disgrace to the london rental market and basic human decency.
Incidents I present without prejudice:
1) Jack Barclay let me a property that had already gone into receivership [would have been clear to any competent letting agent or sensible person] resulting in me having to vacate the property after a month.
2) Jack Barclay kept my deposit despite the above invalidating my lease. Eventually I got my deposit back via dispute resolution despite telling them that contesting would be a complete waste of everyone's time.
3) Jack Barclay didn't give me the key cob to get into my aparment until about 2 weeks into the tenancy
4) Jack Barclay promised furniture on viewing which never arrived. Jack Barclay was very happy to lie when I asked about when it would arrive. Then they just lied and said the landlord didn't want to pay for furniture when she told me she did
5) Jack Barclay never replaced the spare key to the aparment which created a safety hazard when I was living at my apartment
6) Because there was no spare key, when contractors arrived to fix multiple issues with the apartment, they were unable to get in. For some reason, they then lied and said they would come to unlock the apartment. They did not come...thereby randomly wasting 1 hour of the contractors time.
Net net, almost 80% of everything Jack Barclay said was a lie and at times their lies served no purpose it was bordering on malicious.
Any tennat or landlord foolish enough to trust these guys really only has themselves to blame after reading all the terrible reviews here (among the clearly fake ones they've paid for)

Absolutely infuriating! This has got to be the most inept real estate service in all of Central London! I spent over half an hour standing at the property, completely ignored, with no one even bothering to open the door. The agent was nowhere to be seen—no guidance, no support, nothing for a potential tenant eager to view the property. What a colossal waste of time! And then, when all is said and done, all I got was a feeble "I do apologize." Seriously? Your apology is worthless at this point. A word of advice to anyone looking in London: steer clear of Jack Barclay Estates unless you want your time utterly wasted by the "best" renting company. Utterly disgraceful!

The worst agents on the market. 0 Compassion, 0 Support, 0 Communication, No response to anything where tenant is facing difficulty. There was a Leakage issue in the building for which there were huge holes dug from building hallway to inside our Flat. From inside of the flat you can see who is coming or going in the building hallway. Even during chilly winters, there were total 6 holes in the flat which stayed there for atleast 8 months. All the insulation was lost, there was a chilly drift always inside the flat. For this when we reached out to the agents, we didnt even get a response for Months, we tried going to council, which issued a notice to agents but that also didnt help. At the end after getting huge electricity bills because of 24*7 heating i had to use, and no help, support or response from Agents, we had to move out of the property. For this entire duration, the only concern for them that rent is paid on time and they even increased the rent by 20+% a month before this happened. The entire kitchen floor was dug up, you could see the below flat through the hole and the kitchen was left in the same state. On top of this, they are not even returning the deposit. Most inhumane, greedy, selfish and unhelpful agents on the market. NEVER EVER lease or buy a property from them. Period.

DO NOT RENT THROUGH Jack Barclay Estates. My advice: read all negative reviews first, which are unfortunately the only real ones, I'm afraid.
SCAM agency from the beginning to the end; everything was very dodgy, even though we proceeded with them once I've read bad reviews - that was too late already. Communications with agent Bryony were just a nightmare. She easily won't reply for weeks, then comes back saying she was ill or something similar.
Once she chases you to send the holding deposit, saying there's another interested party and it must be done ASAP, then she's not communicative anymore.
Even my bank was advising me for 1h that these bank details which Bryony provided are red-flagged, and I shouldn't send them money, and that's how I found out about them. When you don't pass the reference, they accuse you of providing false documents and won't accept a 6-month rent payment or guarantor.
I've seen reviews also about them putting fake advertisements on Zoopla; maybe it was the same case with me.
In 2019, exactly the same people and the same company, previously called JBE London Limited (trading as JBE London), were expelled from The Property Ombudsman. I've sent my complaint to TPO and instructed my bank, but not much you can do after you send them money.

DO NOT RENT from this agency, save your money and time. Do your research, go with Foxtons or JLL, or any big agencies instead.
Additionally, even the name of the company, Jack Barclay Estates, has no affiliation with the owners names or whatsoever and was copied from Jack Barclay Ltd, which is a famous Bentley cars London showroom

Not really professional. Feels like they’re still trying to find their feet. I requested to view a property, when we got there the current tenant was visibly (and rightly) upset as they had not informed beforehand that we were coming to view. It appeared that there had been several people before us and she had the understanding that all viewing were done and she lost it. I really understood her. I apologised to her and told the agent I was no longer interested in renting with them and left.
I wasted my time and I would not recommend.

AVOID THEM. Very horrible check-in experience. If I could give them zero stars I would have given it. It's a shame that I didn't check the reviews posted here before having to deal with them. Check-in process was very unprofessional keys were left at the concierge when I went to the 1 bedroom flat I rented from them, there was no sofa or any seating space in the living room and no mattress which I wasn't made aware of. In addition to that the lift is out of service for 2 months which I wasn't made aware of ahead of renting the property. Like everyone else mentioned, they were very unresponsive to my emails or my calls as they have taken the money and deposit. I had to walk-in to their office and was told to send emails with photos which I did yet never heard back from them. The conditions of my offer was that the flat is furnished and during the viewing there was no transparency that the sofa & the mattress are the previous tenants stuff, ended with no where to sleep in. If you are a tenant avoid this agency, the only good feedback I have seen are from landlords.

In addition to that the lift is out of service for 2 months which I wasn't made aware of ahead of renting the property. Like everyone else mentioned, they were very unresponsive to my emails or my calls as they have taken the money and deposit. I had to walk-in to their office and was told to send emails with photos which I did yet never heard back from them. The conditions of my offer was that the flat is furnished and during the viewing there was no transparency that the sofa & the mattress are the previous tenants stuff, ended with no where to sleep in. If you are a tenant avoid this agency, the only good feedback I have seen are from landlords.

Would not recommend to anyone. I rented a property with them. They did not carry out any inventory before I moved in. I reported atleast 30 things to repair/replace which were broken/damages most of which were still unresolved till the end of my tenancy. I didn’t have hot water in the apartment for first 3 weeks and took them 3 weeks for get the same repaired. I would assume it’s a very basic check that one should do before handing over the apartment. Once you start paying rent, they don’t even answer your calls or msgs and the supposed admin/repair team does not respond to you. After I moved out from the property, they didn’t respond to me when I asked for updates on my deposit refund or refund of excess rent paid and made no communication to last day. On last day. They tried to make a deduction from it and when I informed them that’s its illegal to deduct such money they told me that it was a clerical error and there are no deductions. I literally had to go to their office and get my deposit and excess rent refunded. Upon visit to their office, they told me that my deposit is already refunded but later to identify that one of the staff from their office and changed by bank account details without anyone’s knowledge and it was credited to someone else’s account.
Their company had failed to send me the required documents like deposit protection, inventory report under STA for a better part of 10 months. When I highlighted this to the owner of this company, he told me that he can prove that he has sent me all the documents and made a wager to pay me £1,000 if I am right against me writing an apology email to them if he wins. ???? It’s been 4 months since this and there’s no update from him????
One thing I learnt after dealing with these small time estate agents is that its always better to engage good reputed agents like Foxtons and not to trust these small time agents and its frustrating for the tenants to follow up and receive mo response. Hope this review helps ppl who are looking to decide whether or not to engage these agents.

THE WORST AGENCY IN LONDON: I’m writing this review to avoid other people to have the same mistake that unfortunately we had with this agency. We had a viewing with Isha yesterday, she barely say hello to us and after all we find that our viewing was shared with another person. Isha let us waiting with the excuse that she couldn’t find the keys, which we understand but at the same time is not our problem and this should be planned before the appointment. After this we reschedule the viewing to the next day. We were waiting for a reminder for the view so because we didn’t receive any answer from Isha we asked her if the viewing was still available. She answer us saying that still she was trying to find the keys but if we want we would be “very welcome to do and offert” without even see the flat. Completely unprofessional and disrespectful.We can say after seeing at least 10 state agents in London that this one was THE WORST AGENCY IN LONDON.

Do not recommend at all! After 5 years living in London, I have to say these are the worst estate agents I've ever dealt with. Constantly felt like we had to fight our way through any communication with them and deal with rudeness at nearly every corner. Luckily our deposit wasn't held by them (our landlord instead) but their incompetence with money is unsurprising when we were accused of not sending rent and ended up in a constant back and forth with them. If you're not from the UK, they will find ways to take advantage of you and get you to pay more 'fees' than you need to as well. If you're looking for a flat/house, please go and find another estate agents, Jack Barclays is not worth the stress.

We submitted a DPS over a month ago and they have ignored all contact since we moved out (several emails, calls, left contact number, texted the many contacts from during our tenancy period who are conveniently response and active when they want something from you).
Very unprofessional both during and post-tenancy and would strongly advise to actively avoid renting from this agent.
EDIT upon posting this review, they finally got back to me requesting to remove the review if they organised the return (if they are ignoring you as they did me, I recommend this).
Most of the deposit has been refunded but an amount is being withheld due to ‘unwanted furniture left in the property’ which was provided by Jack Barclay.
They are assuming no responsibility and claim that they never even managed the flat for the 2 years we lived there with them as our estate agent.

We eventually got the majority back but the remainder is being withheld due to ‘unwanted furniture’ left in the property (provided by Jack Barclay). JBE refuse to accept responsibility for managing the flat despite being our only contact for the 2 years of our tenancy.

I do not recommend, If there is a problem with the property you will simply be ignored, they never respond to emails unless they need something from you and on the phone you will only receive affirmative answers but in reality you are ignored. If the boiler breaks down, it rains in the house, etc., be prepared to wait months until the problem is solved, if it will be solved at all. I had to go to a lawyer to get the deposit back.
If you still rent, ask them to tell you where your deposit is protected.
It is a very unserious agency.

If I could give this agency 0 stars, I would. DO NOT RENT THROUGH THEM. My housemate and I paid a holding deposit on a property whilst making an offer. Unfortunately we did not get the property, however, we are STILL trying to get our deposit back from the agency. We were advised this would tale 10 working days. It has now been twice that. On top of that, the communication from the agency with regards to the whereabouts of our money has been incredibly lacklustre. Multiple employees have been unable to give us an update on the whereabouts of our deposit, when to expect it to be returned - they have even actively ignored our phone calls! We are now contemplating taking legal action.
Dreadful customer service. Very untrustworthy. Utterly unprofessional in every way. I suggest you find another agency.

Literally the worst agency. Took our holding deposit and never sent it back. We are currently in contact with Citizen Advice and we are contemplating taking a legal action against them. Not worth the stress, find a different agency.
Edit: First of all, you asked for 500 pounds where our rent was 1900. 1900x12÷52=438.46. That is illegal. Second of all you can only keep the holding deposit if a) we decide not to rent the property b) we mislead you or the landlord c) we fail a right to rent immigration check. Also we have been told by the Citizens Advice that „the landlord must write to you within 7 days to explain why they are keeping the holding deposit. If they don’t, they must return the holding deposit in full”. You never gave us an explanation. And the way you spoke to me on the phone was extremely aggressive and unprofessional.

Don’t EVER use this agency. Total scammers.
1. They take holding deposits more than the legal limit.
2. They promised things that we weren’t going to get.
3. Whatever they said and promised, they will deny ever stating.
4. We found it very weird that they ask you to pay a deposit first then they will ‘help’ negotiate terms between you and the landlord.
5. Very hard to get solid answers, things like viewing dates, furnishing details, etc they pestered us to pay them asap but as soon as we paid they made us endlessly wait to get answers for our questions.
6. Main office has no customer service support, they will push the matter to the specific agent that you are dealing with even though you are having problems with the agent. So if you have issues and your agent blanks you forget to get your problems dealt with.
7. They sold us a place even though the place is in way below rentable state. So that to me shows that they don’t care about legal living standards.
8. Agent we had very unprofessional manners, passed on the responsibility to their so-called ‘admin’ that she will be in touch but we never heard from her.
9. Agreed and signed offer didn’t matter because they didn’t get half the things ready before our move-in date and gave us last minute notice that our moving date has to be postponed to a later date.
10. We haven’t got our money back despite numerous issues we’ve had with them.
Updates since the initial review:
It’s been over 4 months I’ve been trying to get some answers from HQ, agent Isha, and Admin Usef on the issue I am having with them. They breached contract and yet still no deposits returned. No answers to calls or emails. Its truly amazing to see they have time to watch and stack up good reviews in just under a few weeks but completely ignores their problem and keep people’s money. It’s so shady and unprofessional. Be aware of them especially tenants as they made what shouldn’t be so much of an issue a long standing problem I have to solve using my personal time spending months.
Update no.2: Provided customer service email doesn’t work, my email bounced back. Please speak to said agent, get my email address and actually TRY to resolve the issue by reaching out to the customer. This is a joke.

Really don’t recommend this company. Organised a virtual viewing with Taniya originally for 4:30pm, she changed it to 10:30am and by 10:45am I still heard nothing. I then messaged her and she told me the key wasn’t working and she would follow up by the end of the day which she didn’t. She then sent two more properties, one way overpriced and the other not close to my move in date. When I told her this she then asked for my requirements again. Really unprofessional and would not recommend. There are far better estate agents in London in my opinion.

These agents are so incompetent that I would give them 0 stars if possible. However, since this is not possible - I give you a 1. Massive bunch of money hungry scammers and put a bad rep on the good estate agents that are out there. Please do not pay attention to the rest of the reviews as they PAY people / their own co workers to write these. It’s actually embarrassing how unorganised and useless these guys are. The WORST COMPANY IN THE WORLD TO WORK WITH, not just worst estate agent. YOU SHOULD AVOID. I moved in to a new build and everything was unprofessional from the beginning. They didn't do an inventory they changed my move in date on the day I was supposed to move in so I had to pay for hotels and car rentals. They would never respond to emails and every time I called they would say they are going to call me back but wouldn't. I alerted them of the issue of the mould in my bedroom and didn't do anything to help solve it so I had to live in that mould for 9 months. I had to call the council and only then they done something because the council was chasing them. They do not care about their tenants only about stealing money. GENIUNLY WORST COMPANY EVER. All they do is take a payment and nothing else I would avoid at all costs.

Having used many estate agents over the years and all of them "over promising and under delivering".. working with Jay from the "Jack Barclay estate agents" has been a breath of fresh air.. he got a sale quickly and for a very good price on our property in canterbury kent . he was 100 % proactive and always on the end of the phone regardless of time of day .. a fantastic mediator between buyer & seller & solicitors.. much needed in these uncertain times with a pandemic worldwide. Selling & buying can be very stressful as it is but Jay was very professional always calm and chasing the sale to push it through.. I would encourage everyone to try a different approach & use "Jack Barclay estate agent " especially when the staff are as good as Jay & the rates are better value than the high street for a far superior service.

Just sold our house with jay. We had exceptional service from start to finish. Our professional photos were taken the day after we signed up with him, all of the viewings were handled by the estate agent and condensed into one afternoon for our convenience. All offers were negotiated by jay himself and our house was sold for asking price within two weeks of it being listed! We were then moved out within three months! Everything we needed was done promptly and efficiently. Cannot recommend Jay and his team more.

I was really hoping not to have to put this post up. But i dont see any option, I am a Landlord with one London Property through JBE, not only did they withdraw the Tenant Deposit (beware Tenants) but this left me liable for a 10k fine (they put it in so it looked like it was covered then took it out and spent it), I am also getting sued by the tenant for not solving issues in the flat.... none of which I knew of!!! basically with most things there are two sides to an arguement... with this, there isnt.... unbelievably shady and unprofessional.... use at your peril.
