Extremely disappointing experience with Johns&Co at London City Island. From our very first conversation, we made it explicitly clear that parking was a requirement for us. We were initially shown a property with parking, shown the parking area itself, and then shown another property which we were told also included parking. Based on those representations, we proceeded and had our offer accepted. Only later did we discover — via a WhatsApp message from the agent Katie — that the property did not in fact include parking and that we would need to rent a space separately. This was clearly material information and something we had specifically stated was essential to our purchase decision. We would never have proceeded had the correct information been provided from the outset. What made the situation worse was the handling afterwards. We were initially told compensation would be offered, but after querying the amount, the local manager Elliot called to say we would receive nothing because the issue had been discovered “early in the process” and he did not believe anyone had done anything wrong. The overall attitude felt dismissive and lacking in accountability. We were left having wasted significant time and effort progressing a purchase based on inaccurate information, and ultimately had no choice but to withdraw. I am compelled to write this having just moved out of a property. Some of Johns and Co's practices are not only underhanded but illegal. They will try to take money out of your deposit for 'final bills' (eg. electrictiy), despite us having settled these ourselves. We lived in a property that started with a broken dishwasher (they were already aware of this prior to moving in) and a broken airconditioning unit which they did not fix in our entire tenancy. The bathroom was so poorly maintained that during the first week of us moving in the bathroom pipes leaked into the below neighbour's flat. The shower also continued leaking on to the bathroom floor every time it was used because of failure by the landlord and John's and Co to maintain the property. Additionally, we booked a move out cleaning to be done as we have a dog (which we paid additional monthly pet fees for) and we used their desired contractor. For a 1 bedroom and 1 bathroom flat to vacuum some dog hair they charged nearly £800 (it is a 500sq flat) and tried to claim that the upholstery was in a bad state. We had covers on all upholstery for our entire stay there. This upholstery was severely stained and marked when we moved in due to lack of cleaning and maintenance done by the landlord/ John's and Co. WARNING !!!!!!! BIGGEST LIARS, SCAMMERS, THUGS & THIEVES. DO READ TILL THE END. Me and my girlfriend moved into this super plush building in a canary wharf called the Wardian. On the first night in the apartment, a sewage pipe broke flooding the entire apartment with Sewage from other apartments. Being new international students we were stuck in that apartment full of sewage waste for 3 days before Johns and CO could move us to some other place in peak winter covid. That some other place where we were moved was so unsafe that on the first night someone grabbed my girlfriends hand in the elevator and pushed her to come with her - Response from Johns & Co, call the cops but that's the place where we can offer you to stay. We stayed in that temp apartment offered by them for a month scared to death that what do we have to face next. In the process of sewage and expansion, we were told that we would be compensated for the loss which we have incurred since most of our stuff was filled with Sewage waste and water. The entire case has been half a year down, still no response from Johns & Co. My worst experience in LONDON. Would never recommend anyone to contact JOHNS & CO. Remember it's just a big name to RIP you off your entire life savings and then bullying and harassing for the next six months payments again. I will never get involved with such a petty company ever again. I wish I could write every bit of my experience with them but words are not enough, although I have been tackling with their superior management (which is again useless) team that also does not have answers for anything. I'll be moving ahead with some legal advice now. But this is to warn everyone before they get into anything. Also to Johns & CO, I don't want you to reply because I know your automated reply will be : Dear Tanuj, We strive to provide an excellent level of service to all of our customers and your experience is not at all indicative of the service we pride ourselves on. NEVER AGAIN JOHNS & CO!!! we have been in our apartment 1 month ago and we found that the wine cooler was broken and the heating was malfunctioning! We are in winter season, we have a baby daughter of 3 months, we have pay 6 months in advance and Johns & Co (nine elms office) doesn’t want to do the repairs....! My lawyer will take care of it....!!!!... Read more

Great first impression, followed by a rapid and strong decline, such as wrong information about property given at viewing, poor and unnecessarily super last minute handling of paperwork, no in person hand over of flat, slow response rates with aftercare. I'd like to leave this for Ivan Fiaccabrino. Definitely the best agents I met - other agents made me want to Run. Knowledgeable, skilled, transparent and efficient through?out the stages. Among showing apartments that were at a highly competitive price point and beautifully finished, Ivan's insights were perceptive and humourous.
