We recently sold our house through James Dean having purchased it through them in 2014 and then using them as our letting agents when we had issues with our original letting agent. Dean oversaw the sale himself and went above and beyond to get the property ready for sale, arranging for it to be decorated, new carpets laid and even putting a dehumidifier in as we're now based overseas. He provided honest advice and we had regular calls to discuss progress; we genuinely felt we could trust him that he was acting in our best interests. We would use them again in a heartbeat.

The staff at James Dean were absolutely wonderful; professional, yet warm and incredibly helpful. They went above and beyond with assisting my house sale and purchase, and calmly supported us through all aspects, including stressful periods. They were unendingly patient with my many questions and never too busy to respond quickly and efficiently. They also took the initiative to chase all parts of the chain to speed up the legal process.

Renters beware! - Take pictures of everything when you move out! Or better yet, don't pay your last months rent!
As all of the other reviews have mentioned, JamesDean will try to take at least half of your deposit for nothing. We've had to spend hours providing pictures of the house looking spotless because they've tried to charge for everything left, right, and centre. It seems like it's quite a common thing - so get everything you need to prepare for a fight.

James Dean Reigate have been incredibly incompetent in dealing with my tenancy at a property they manage.
The property had entirely electric appliances however the homeowner foolishly hadn't had the gas meter removed, so the property was receiving bills addressed to the home owner for the supply still running to the meter.
I contacted James Dean about this and how I was not liable for the bills as I was not consuming gas at the property and if the landlord wanted to keep the meter, he had to pay for it. They assured me that they would contact British Gas and have the bills be sent to them in their name as it was nothing to do with me.
Fast forward a few months, and I'm in the last month of my tenancy and I receive an email from British Gas with a bill for the property in my name.
I have confirmation from Kayley Dinnage that she set up a British Gas account in my name without my knowledge or consent and gave them my contact information.
After a frustrating back and forth I had to go in to their offices to watch Hayley on the phone with British Gas to close the account in my name and have all responsibility passed on to James Dean. She assured me they would send her a confirmation email of this but I am yet to receive this and have no idea if this account was closed.
James Dean had no right to give my information to British Gas and fraudulently set up an account in my name.
I'm out of my tenancy now, have been for a couple weeks and still haven't heard about receiving my deposit back.
There was talk about deducting gardening costs from my deposit despite the fact that the landlord never provided tools to maintain the garden (paved garden, no grass to mow just an overgrown bush) and in the checkout report it was stated that the property had been well maintained throughout.
On a final but small note, in both the check in and check out reports it was stated that there was no water meter at the property, obviously there was and I even told them when I moved out there was, gave them the readings and they still haven't updated this information so the unfortunate next tenants will also have to deal with that hassle as well.
All in all my experience with James Dean was one of incompetence and ignorance to data laws. Avoid if you can.

Moving with James Dean was a really good experience, when I finally found my flat they were really good with the information and what was needed. When I collected my keys they gave me a card to say welcome to your new place, a bottle of prosecco and a voucher for the local butchers, I couldn't help but feel so looked after. They're the agents looking after my flat too, and have been fantastic with any questions or concerns I have. I truly recommend them

Renters beware. (and, good landlords)
"It's not about the service, it's about bringing in the money" this is what we heard when we were in the branch when two members of staff were talking between themselves - if this is an agency you want to work with as a landlord more fool you.
We rented a property for a year, kept it in great condition and made it spotless to move out, we've even fixed some of the terrible decorating mistakes that had been made to the house previously (paint covering the windows/glass doors etc) but when it came to moving out, James Dean claimed every penny they could for work that didn't exist. Luckily, we had pictures of everything so have spent hours so far fighting these costs but no one should have to go through this hassle, landlord or tenant. So, if you're currently renting from JamesDean, take pictures of everything and get ready to fight for your deposit. I wish now we'd have just not paid the last month's rent.

No wonder the rental property agent market has such a poor reputation when tenants are treated as I am being treated by James Dean. I feel for tenants who have no option but to use this type of company for a roof over their head. Having given the required 2 months notice, used the specialist end of tenancy cleaning company (they recommended!) and having done nothing negative to the flat I rented for 12 months they are trying to claim that the property is not clean (it’s cleaner than when I arrived!), has been painted shoddily (it has always been painted shoddily - I haven’t touched it with paint!) and that the sofa (the sofa I purchased) is part of the inventory in order not to return my deposit. Rude, inaccurate emails are ‘topped and tailed’ with meaningless pleasantries by individuals who quite obviously are being trained not to provide customer service but do everything they can not to return significant deposits (as well as rent not applicable) paid in advance and good faith. The service is a world away from the service I received from Foxtons when I rented for 2 years in London. I will never use James Dean again.

Selling your parents house and family home is never easy. Dean and Andrew in the Reigate branch went the extra mile.
Dean valued the house higher than any other agent and achieved full asking price. I was able to contact him even out of hours on occasion.
I found there whole service very professional, they did what they said they would do ! Turned up when they said they would and negotiated me a great price

We rented a property from James Dean in October 2018. We have just moved out and despite renting numerous properties across the UK James Dean have been the worst agent we could have chosen.
There are many examples of how we feel robbed for every last penny, but in particular it was the deductions from our deposit for the cleanliness of the property.
To explain, when we moved in the bedroom especially was revolting, the mattress was stained and there was even dirty underwear left on the floor, the whole place was filthy (even though it was meant to be clean to a professional standard before we moved in).
It took James Dean and the Landlord 5 months to replace the mattress and redecorate the bedroom, we were living in disgusting conditions the rest of the time, to the point where we purchased our own bed and moved into the dining room.
Throughout the whole tenancy period we had issues with poor service and response from James Dean and they even accused us very aggressively of subletting and not paying or rent (neither of which were true).
When we moved out of the property, it was spotless as I had cleaned it for 5 days and we had a professional window cleaner and carpet cleaner. I was present when the inventory check took place and the representative from Blinc informed me that it was “cleaner than when you moved in”.
You can imagine our shock when the report came through and James Dean informed us they would get a professional cleaner in and deduct it from our deposit. This completely contradicted what Blinc had told me and took no consideration for the state of the house when we moved in.
Kayley at James Dean who was dealing with it showed zero understanding for the circumstances which was so disappointing after we had only ever been reasonable tenants and looked after the property very well.
The way we were treated saddens me very much as we were absolutely cornered and felt utterly robbed. In the end we returned to the property to deal with a couple of minor issues (such as dust on the skirting board).
We were charged £60 for another inventory check to be done. We were also charged £85 for the first inventory check, make sure this is not in your contract as the law has now changed and it is the LANDORDS RESPONSIBILITY to carry out the inventory check. We were utterly cornered and we feel we were taken for every penny by James Dean and they only ever behaved in an unprofessional and disgusting manner.

The first red flag was that we were asked to leave a review as soon as the rent papers were signed - don't do it until you have finished your business with them.
After we moved in, the visits were every 3-4 months to check up on the property - intrusive, and the house never felt like our home.
Eventually, we were given notice to move out due to the landlady wanting to sell the house. Frequent visits after were made after we were given notice, sometimes even multiple times a week. One day to evaluate the property, another day to take pictures - why couldn't they do everything at once?
After we moved out, we had to pay for the referencing - I did not have to do that with any of my previous estate agents.
Then I had to provide final bills to prove that all the utility accounts were closed in order to get my deposit back, and I disagreed with having to do this. I emailed them multiple times, and they stopped answering emails until I sent the emails to the directors of the company as well. If I'm wrong then tell me why I'm wrong and don't just stop answering my emails. I never had to provide final bills in order to get my deposit back with any letting agencies in the past.
The only positive I can think of is that it was agreed to let us move out one month early with the landlady's permission, but that was probably due to hoping to sell the house as soon as possible.
Google "James Dean Reigate reviews" and you will see that the reviews are not so rosy on other websites.
James Dean in Reigate are not tenant friendly, look elsewhere.

I receive an excellent service in both Lettings for new tenants and Property Management for attending to my tenants' needs promptly and efficiently. All of which assists in tenant retention. As I take on new property I will be using James Dean every time!

Most uninterested unprofessional people I have ever dealt with. 4 months without heating during the peak of winter when outside was at - 5c and lower. At the time our child was 2 years old and the manager couldn't care less. It took withholding rent, contacting the directors(who never responded either) and the threat of complaint to the ombudsman.
When we left they then tried to screw us out of our deposit. Believing basic garden maintenance includes the cutting of 13 feet high hedging. No surprise they didn't get anything much and even the dispute manager said we were being generous with offering £60.
They simply don't have a clue.

Really bad experience if you're tenant. The only word I can use to describe how they treated us is "abusive". Every time I reported a fault within the property I was met with discontent and lack of trust it what I said, as if it was my fault things went wrong or I was making things up. Oh and the people they work with either use really cheap material or their work is really poor, so I ended up accepting some shortcomings rather than dealing with James Dean all over again. Also at the end of the tenancy they withhold my deposit until i could prove that the utility accounts have been closed, which in total took about 6 weeks. So plan well ahead not having the deposit should you need it quickly after the tenancy end.

I have been searching for months trying to find a place to rent, in budget that would allow me to bring my dog and when I finally found a place James Dean were fantastic at getting everything done, the referencing was back within days, I was notified at every step so I didn't have to wonder. The lettings negotiator Andrew couldn't have been more helpful and to top it off I got a welcome to your new home card signed by the team, a bottle of fizz and a voucher for the local butchers. They really go above and beyond and I would definitely deal with James Dean again in the future

We have been really really impressed with the whole team at James Dean during the process of selling our house with them. We encountered many difficulties with buyers pulling out and being difficult but all the staff at James Dean were great and kept us calm during the problems. They respond to phone calls and emails almost immediately and kept us up to date at all times (and didn't seem to mind me pestering them with constant questions). We chose to sell through them as they seemed more professional and competent than other agencies and we were so glad we did. Chris led our case and was brilliant at managing what was going on, George and Luke were also really helpful and always so polite and friendly. Would highly recommend!

After having sold and bought 4 houses, I have had experiences of many Estate Agents - Good and Bad. I was so pleased with James Dean Estate Agents I wouldn't dream of recommending any other. They were professional but friendly and all four members of the sales team went out of their way to help and assist in the selling process . They updated me with feedback from viewers immediately and when accompanying viewers their knowledge of the area and of our property was most impressive.They had obviously spent time knowing all there was to know about the property before the first viewer arrived. Ben was excellent, nothing was too much trouble. I have never felt strong enough to write a review for anything before, but it would have seemed wrong in this case not to do so. Please dont use James Dean, they are the most incompetent agents in Reigate. As a tenant it takes weeks of infuriating daily phone calls to get repairs made, inspection reports are not read or responded to and parts of the tenancy agreement are illegal, at least according to staff at Mann and White and Sons . If I owned the property we lived in, I would be furious at the lack of care, incompetence and general neglect this company are well versed in.

Couldnt have been any more helpful and efficient from the moment i called and Luke offered to stay later than evening to show me around the property. When we arrived to collect the keys all the paper work was ready to go on a desk set for us and everything was explained very well, Luke even let an engineer in to the property for us a couple of weeks later so that we could install wifi whilst we were at work.

Ben at JamesDean Reigate, has from the start stood well above all other estate agents we have dealt with. Through the whole process, he has been friendly, helpful, efficant and alway provided everything he promised and more. I work long hours and viewings were always arranged to work around me, even if they were after hours.

I've now bought and sold through this place and have to say that on each occasion, they have been absolutely great.
As a seller.
The whole thing went through very easily and I was kept informed each step of the way.
As a buyer.
This wasn't so smooth, with the individual who was buying my house quibbling over various aspects that had already been agreed. These problems were handles quickly and efficiently by James Dean, with everything being dealt with using common sense.
I wouldnt hesitate to recommend them.

I would never use them again and would certainly not recommend them. They were Unhelpful, dishonest, uncaring. Interested only in the money, but not prepared to do do anything for it once a buyer was found. Didn't even have the courtesy to answer emails or phone calls. The whole experience was very stressful using this Estate Agents.

Please do not use James Dean Estate Agents if renting in the area. They have a really high turnover of staff so they will make assurances to you & then they excuse themselves by hiding behind the fact that you spoke to somebody who no longer works there when you try to get them to honor their promises. We had a 6 month tenancy this year, which they made us sign in their branch with all agreements & paperwork dated 2016 as the start of tenancy!!.. and then they lost our security documents which contained very sensitive information and then had the cheek to ask us to come in & provide further signatures and paperwork to correct their mistakes. They also lost some keys to the property (which is not good if you're a landlord or a tenant)
They also appear to have a number of rogue landlords on their books..we were even forced to live with damp within the property & one of us ended up having a really bad bronchial illness as a result so both of us couldn't wait to leave. After a month of the tenancy ending, we are still chasing them to authorise the release our 6 week deposit (which was in excess of £1000) so our nightmare still continues and just before Christmas. According to the DPS (the Governments Deposit Protection Service), they have been breaking the law by withholding deposits for over 10 days after the end of tenancy.
Please avoid James Dean, we really found them to be quite crooked and dishonest, you would probably be better off going to a more trustworthy reputable agent somewhere else in the high street to avoid the kind of unexpected nightmare we experienced.

I've used James Dean as a letting agent for our property in Reigate for some time now. Their service is appalling. It takes days, sometimes weeks to get an answer to questions, enquiries or repairs to do with the property. I've dealt with Directors (rude and arrogant) through to Administrators (absent minded, burgeoning on ignorant). The only thing they are prompt with is billing us. In addition, unlike some agents, they bill for the entire year in advance which isn't always clear in their mystical paperwork. I ask you, who has terms of service like this these days? Not at all recommended - go with White and Sons or Any Other.

We have had a terrible experience with James Dean from start to finish. We were left without water for 4 days due to a leak, we left messages but no one would return our call. It only got resolved when i went into the office and told the manager. Then they decided to offer an insulting amount of money for compensation for the days we had non-liveable accommodation. They will lie through their teeth to get what they want out of you, please don’t be fooled by this company! I WOULD NOT RECOMMEND THIS COMPANY TO MY WORST ENEMY. Save yourself the hassle and find a company that is not going to take liberties!
