I was also a little jaded by disappointing viewings and negative experiences of other agents. The first property Zoe showed me was the one I ended up purchasing - from the time I saw it for the first time to completion, Zoe could not have been more helpful. Hands down the best in Brighton! Look no further if you are searching for the right estate agent.
We sold our flat with John Hoole and honestly couldn’t recommend them highly enough. We mainly dealt with Zoe and she was incredible; So organised and knowledgeable. She was so thorough with chasing up all parties during our sale/purchase. She went above and beyond to get us to the finish line during a very turbulent time in the market when I don’t think many other agents would have managed to.
Zoe was also helpful in giving tips for finding our onward purchase, which ultimately meant we found the perfect place to move.
Lastly- when selling your home you have to talk to your agent a lot and Zoe is lovely, kind and friendly so she was a breath of fresh air during a stressful time.
I hope we don’t have to move anytime soon but if we did need to then we’d definitely be using John Hoole again.

This was the first time I had sold a property, and I couldn't have asked for a better estate agents than John Hoole. Zoe looked after the sale and I always felt that everything was under control. I like the fact that it's a smaller agency - they always have time for you, and any query or question was answered quickly and efficiently. At the time of writing John Hoole have 105 Google reviews from sellers and buyers, all of them five stars. That's not an easy achievement and should speak volumes to anyone who is considering who to engage as an agent in Brighton & Hove.

We were relocating from Ireland and John and Zoe inspired such trust and confidence in helping us to secure our property and also went the extra mile in helping us through a difficult purchase due to Covid and the Stamp Duty changes.
The solicitors John recommended; Dezrez were also a joy to work with and gave a fixed price quotation for the purchase. I would happily recommend them also.

We were fortunate enough to be the buyers to a house that John Hoole were selling for their vendors.
Having spent a year previously, buying and devastatingly losing houses, we have now gained a lot of knowledge/experience with the real estates, and the market, here in Brighton. We experienced a similar experience, 10 years ago, when buying our first home in Brighton, when we left London - only that took 3 years(!).
With the above in mind, and the experience we have gained along the house-buying journey, we could not possibly rate, or recommend, John Hoole highly enough; they definitely shine above them all.
They, Zoe Woodward (and John Hoole), are extremely professional, highly knowledgeable of the market, proactive, together with being ever so caring, and lovely to deal with, throughout the gruelling process that buying, and selling, is.
Buying (esp), and selling, is a stressful, and vulnerable time and, due to our quite tough ride in finding our family home, we were pleasantly surprised, and grateful, that we were met with: genuine care, and support, in the process, constant contact throughout and helping to keep us calm and positive. This is something we have not found to this day previously. Such a high standard to this level is very rare and why they stand out above all the rest, and always will. They make you feel as though they are a friend, desperately wanting to assist you with their expertise.
We were especially impressed, as we were not the sellers in this transaction. As the buyers, we have been previously made to feel that we were on the wrong side of the transaction - that being the buyer was not as important. However, Zoe ensured we were also also taken into consideration, updated throughout the process, whilst still making sure her sellers were first and foremost and completely happy their sale to us.
Now, thanks to Zoe and John, we have our dream “forever home” and can’t thank them enough. So grateful Zoe (and John). You’ve been amazing ????

John Hoole did a fantastic job in selling our new home to us this summer. They are quite simply the best estate agent in Brighton & Hove!
It was a fairly long and arduous process for us to reach completion on our sale and purchase, taking nearly a year from the point of finding a buyer. We had numerous prior purchases aborted by sellers, and we viewed dozens of properties over the period, so we encountered almost every local estate agent in the area. We experienced the usual failings from the other agents we dealt with, either in responding to calls; or not making attempts to conclude a negotiation on price; in missing issues with their clients' intentions to sell; and even with our own agent who messed up on a basic key release. However, John Hoole were remarkably different.
From the point of our initial contact on the property, we were introduced to Zoe and from that point onwards we felt we were being expertly managed at every stage. With Zoe facilitating the process so efficiently, it took just 6 weeks to get from acceptance of our offer through to completion. Zoe runs a robust due diligence process on the offers she receives, and is quick to spot any potential weaknesses in a chain. She regularly makes calls to other agents, solicitors and surveyors, so that she can understand the real root of any hold ups, and in order to keep things moving along. Zoe was friendly, courteous, and professional at all times, but also inquisitive and never afraid to challenge a position she was given.
John Hoole stand out in the crowded Brighton & Hove real estate market as a very hard-working, ultra-efficient, and extremely ethical practice. We would certainly consider using John Hoole on any future property transaction we enter into (although in honesty we're hoping that we won't now need to, as Zoe helped us find the previously elusive Forever Home!).

It’s Zoe and John at John Hooles Estate agent. There are no silly waiting messages on the phone, no chatting to someone random who hasn’t got a clue what is going on with your case. They keep each other up to date so you can talk to either of them too.
Zoe was so proactive and helpful. We heard from our sellers estate agent that it was her that got everything moving and was talking to agents and others involved right up and down the chain. I believe it, she was so great at getting things moving and I trusted her to advise on what we ought to be doing next.
You don’t realise how much contact you have with your estate agent, until you sell. So make sure you find someone you like. They are both lovely people and so unlike other estate agents I have dealt with before.
Such a breath of fresh air. If you are looking to sell they are the ones to do it for you. Their rates are very reasonable too and there are no hidden costs.
At least there is one part of the process that can be nice and straight forward.

We chose John Hoole for several reasons:
1. Right from the start I got through to them easily and arranged initial introduction and valuation straight away, another agent I tried took days and several calls to even arrange a valuation, then turned up late.
2. I liked that they were small (just John and Zoe) and thought I would therefore be able to always talk to someone who knew my situation in detail.
3. Gave some honest advice about removing clutter and how best to present our house.
4. They gave some assurances that they would be on the ball with the detail of any chain I might get into, and because I was separating from partner and therefore we were trying to buy 2 places, this was an important plus point for us.
All the above proved to be true, and when I look back this was a decision I felt we got totally right,
We went under offer at the end of the first week on the market, not quite at asking price but pretty close to it, and although there were a few tense moments with the buyer wanting to proceed quickly and us not being ready we eventually completed 4 months after accepting the offer.
We mostly spoke to Zoe and she was very aware of our situation and knew the entire chain from top to bottom, she mailed all the other agents involved so everyone was aware and updated it as we went along.
All in all I can completely recommend John Hoole and I would use them again.

Would highly recommend! John Hoole were the agents managing the sale of the flat we were buying and provided a very friendly and professional service throughout the process. When intially viewing the property Zoe gave us a comprehensive account, answering all of our questions (the virtual tour provided on the website was really nice too, allowing us to go back and look as much as we wanted after viewing in person, despite covid restrictions). We were kept regularly informed of any progress as soon as it happened along the way, found it very easy to get in touch with Zoe or John for any questions we had and felt that they had both our interests, and those of the vendors, very much at heart. To cut a long story short, I found myself far far away trying to resolve a situation where an electrician still had my house keys in his pocket but new tenants were due to move in that morning. Even though it was not directly John’s problem, he very kindly stepped in to rectify the situation. This was above and beyond the call of duty but, as always, he was professional, courteous, timely and proactive. I think I owe him a Christmas present! He honestly saved me that day and prevented a logistical nightmare. I’ve never dealt with an agent like him before because he genuinely wants to help. Cannot recommend highly enough!

I sold my house just before lock-down through John Hoole. Their being locally-based and independent certainly made a difference. Zoe "weeds out" viewings that are unlikely to lead to a sale and I had only one or two views (ie disruptions!) a week and four or five offers, whereas my neighbour over the same time using another agent had 10-20 viewings a week and no sensible offers at all.
As well as being a source of excellent knowledgable advice, Zoe was always patient and supportive when I was anxious or doubtful and explained things gently in a way that I could understand (better than my solicitor) which made all the difference to my life while trying to sell.
I cannot recommend John Hoole Estate Agents highly enough.

Having initially marketed my property for sale through John Hoole Estate Agents and received an excellent standard of service throughout, circumstances dictated that the property would be rented out instead of sold. Whilst John Hoole Estate Agents are solely a sales agent, Zoe nevertheless went the extra distance by recommending suitable tenants straight away and setting up a meeting between us. Simply The Best
I previously had my property for sale via Leaders and unfortunately the sale fell through more than once. I had a few issues with Leaders but overall I thought the service I was receiving was okay but decided to use another agent when I put it back on the market.
When I went to John Hoole it was clear to see that there was no comparison at all. Both John and Zoe gave an exceptional level of service that I cannot fault. The whole process was as stress free as possible and they truly cared about me a customer. They instantly created demand and viewings were quickly flowing. Nothing was too much to ask and there was plenty of communication between us throughout the sale and completion process. As we all know selling a property can be extremely stressful however Zoe and John ensured this was minimised. Zoe took charge of all communication with third parties i.e. property management, solicitors and even tradesmen throughout the process.
I have sold a few properties throughout the years and after using an independent Estate Agent I would never go back to a bigger company due to the personalised service received. In fact I would never consider another agent besides John Hoole.
I am so thankful for everything they have done especially Zoe she is a pleasure to have worked with and gets things done, no messing around.

I can highly recommend John Hoole Estate Agents. Although my sale was a bit more complex and lengthy than I hoped, I was always kept informed and involved. When it required conversation with Landlords, Management Agents and Solicitors, I was supported through this and given all the help I required. I sold my property in Carlisle Road with this company and the service I received was outstanding. So many estate agents talk the talk and then let you down once you have signed up. I would not use any online agent as I believe that is exactly what happens with a ‘cheap’ service. On the sale of your home you cannot get it wrong. Use a proper estate agent like these guys and you will have the whole thing managed smoothly from start to finish and your own expert to advise you on everything as the sale goes through. We were originally recommended by close friends who had used John Hoole Estate Agents in the past, and our experience has been the same as theirs. The service we have experienced on numerous occasions has been bespoke, very reasonable and they go the extra mile to ensure all parties are pleased with the purchase. I cannot fault the speed and consistency they work at, as they had referred the choice of excellent solicitors (solicitors of expert knowledge to areas within Brighton and Hove), and they had previously recommended relevant mortgage brokers for our buyers for a faster completion.
