The viewing of the flat was quick and lovely and I was able to secure the place the next day :) Hina was kind and Patient and answered all the questions I had during the viewing and I left feeling very informed and happy to begin renting out the flat :) The contract was sent over quickly and everything was explained effectively :) Hina always answers any questions I have and was able to drop off the key to my new flat with no issues. These positive reviews must be fake.
This "company" is just Hina, and she's a complete and utter nightmare to deal with. Requests for repairs are ignored outright for months, she's rude and obnoxious and is prone to tantrums.
She has absolutely no idea what she's doing and causes headaches, don't be surprised if she rocks up at your house unexpected in a private reg Merc.
Landlords, please avoid because you'll likely be taken to court.

I've recently moved over a couple of my properties to Hina at Kings lettings. So far the service has been second to none. Always only 1 point of contact (Hina) and always prompt at replying to messages, very knowledgeable and reassuring. Hina has been able to market and rent out my properties very quickly but without cutting any corners in getting the right tenants. I would definitely recommend Hina to any landlords considering a new management agent and I will be passing over more properties in the future.

THEY JUST NEED YOUR MONEY! Nothing else.I was staying in their property for last 6 months.Hina maintained unprofessional approach including leaving us without a burner for 3 weeks. As student, this was very very difficult for us.Finally, after moving out, we cleaned the place thoroughly to make sure that our deposits will be refunded. But , they luted us £150 pounds for cleaning, and refunded the remaining deposit after a month( Agreement says 10-15 days) . Absolutely pathetic experience for us, will never recommend this agency to anyone.Their way of messaging was completely inappropriate and insulting.

Had good experiences with King's until recently when it came to my gas check. I received a letter that the matter is now considered to be urgent as they couldn't reach me - so far so good, I do not answer calls with a number I don't know, however, it's not like a message was left on my mailbox concerning this, had they done that, of course I would give them a call back.
I was then informed in the letter that due to the matter now being urgent, the appointment was scheduled and that the person they hired would be given a key to let themselves in if I wouldn't open the door - make of that what you want.
The guy came over today. I was upstairs working as it knocked on the door, so I wasn't able to open the door immediately as I had to tell work I will be right back and then head downstairs, overall this didn't take less than 20 seconds though. Part of my door is glass, so I could see that the dude was already digging for said key - a bit of a fast response, what if I had been in the bathroom for example, couldn't exactly open the door fast either or wouldn't even hear the knock, walk out and some random dude is in my house?! It would maybe make sense to give me a phone call (guess what, today I would have answered random numbers cause I expected someone, everyone's lucky day!) and ask if I am in before immediately trying to make use of the key, but what do I know.
I let him in (surprised him in the middle of digging for the key lol) and told him where my boiler is. He goes upstairs and does gas check stuff, then at some point dashes back downstairs in the kitchen as he needs to turn on the water to check something. I have a build in storage in my kitchen, he asks me "Is this where the meter is?" and BEFORE I CAN EVEN RESPOND HE JUST RIPS THE DOOR TO THE STORAGE OPEN AND CHECKS?! Are you kidding me?! I tell him no, that it is by the door, not really sure how to take his casual roaming in my house, so he asks me if I can get him a chair that he can reach it as it is up very high.
I tell him I can go fetch him a chair and that I will be right back, head to my living room where I currently had my laundry up to dry (yes, also underwear) and go fetch the chair I always use when I climb up there. I leave the door half closed as I do not need some random man see my underwear that is drying. If I was in someone's house and they half closed a door and told me they would be right back to bring me something, I would wait for them to return, but not him - as I turned around he stood behind me IN the room WATCHING me pick it up. Excuse me?! Not everyone may care if some guy sees their underwear or not, but if I half close a door behind me and say "I be right back" that is a HINT, a very obvious one at that.
I am not sure which company the guy works for as I am really happy to leave that review there as well, but @King's, maybe overthink who you are actually sending to people's houses. It is fine for him to perform the gas check but what isn't fine is for him to roam my house like he lives there. Not impressed.

Very rude, greedy I would never recommend anyone to rent out their houses first they’ll never give ur deposit back saying random excuses.
Lady on the phone was very rude, and doesn’t respect the tenets
And the property they gave us was absolute waste in the worst place of the town and there’s no water in the kitchen

Particularly during COVID-19, the staff at kings were especially kind and understanding of my difficult situation, which I massively appreciated. Can’t recommend them highly enough, 10/10 service!

THEY REALLY TRIED IT!!
First of all, Hina got me to sign for a room in a shared house under the pretence it was for students. She did the viewing when nobody was in.
On my first day of arrival at the house, I met grown-up professionals. This was not what I was looking for when I signed up as Hina knew.
When signing the contract, I SPECIFICALLY asked if bills were included as I saw it on the advert and if there were any restrictions- such as timer on heating. Hina said there were no restrictions on things like heating and it was all included in my rent.
Shortly after I moved in (it was a cold September) I found out the heating was timed on the thermostat and changed it so I can turn it on in my room as and when I wanted. Couple weeks into doing this (thinking I was unrestricted) Hina sent me and my other housemates an email I told her I reset the thermostat and changed the timings. Since then Hina and the landlady tried to threaten me via phone call. I insisted that I wanted all communication to be done by email as it is professional and it keeps a record of conversations. Hina hated that I didn’t succumb to her threats and micromanagement.
When I moved out, Hina tried using petty excuses to not give me my full deposit, I pushed for my full deposit as I videoed and photographed the room before leaving. Try to charge me £85 for a cleaning fee, absolute joke.
You have to be strong-willed, find the right support (such as Student Union) and know what you are doing when involved with KINGS. Hina may tell you she knows the law and nothing can get passed her, but she is an empty vessel.

Hina and her team have always been beyond professional, friendly, and helpful. If you rent from here they make sure to protect your deposit properly. The house was immaculate upon moving in and any changes we'd requested had been made. Always plenty of notice if an inspection is to be made and willing to work around your schedule. Throughout the tenancy we've had consistently prompt responses to any issues and always a friendly voice on the other end.

I would highly recommend any student to go with Kings Sales & Letting Agents. They've been so good to us especially after the nightmare we had when we first moved in (which was no fault of Kings). When my flat mate and I first moved in we were with Thrilwells TS1 Students and thanks to their incompetence our summer was filled stress trying to sort out the problems they created. To name some of the issues we had when we moved in - there was no blinds in the bedrooms, the blinds in the livingroom were severely damaged and waiting to be replaced, we had no internet, no hot water, missing furniture in the bedrooms, the lock of my flatmates bedroom door was broken, the extractor fan above the oven was broken despite being brand new, etc. We messaged and went into TS1 Students multiple times to try and get these problems sorted. They did nothing and nothing got sorted, until our letting agents switched to Kings. The difference was night and day. They did everything the could to sort out the mess that TS1 Students made. Any problems we had we could message King and someone would be over to sort it ASAP. The staff are always professional and respectful and try and help you out in any way they can. My flatmate and I are so thankful for what the Kings team has done for us and we implore other students to go with them too.

Incredibly rude. My friend made a human error and accidentally had the wrong address put down on a parcel and Kings did nothing about it but check the house once, expecting me to be able to get it myself when there is an 8 foot gate in the way and no way of alerting the people living there. Absolutely disgusted with the way the woman on the phone spoke to me, she didn't care one bit.
