I am on of the many (apparently) who had a bad experience with Manners. I'm not going to write my full story here but just the headlines.
-> You will be treated as a contract and not as a human even if you pay every month on time and in full.
-> Water meter was wrong and I was told to fix it instead of them (good luck with that during the pandemic) - In the end I managed to call Affinity Waters and fix it
-> Internet infrastructure not properly manifested (had to take annual leave for several engineer visits until it got fixed) - I upgraded the infrastructure
-> Electricity meter was at the basement of a shop which was closed during the lockdown and guess who had to pay extra because could not submit the readings
-> Waste was not being collected for several months and had to keep trash inside otherwise there would be a health hazard
-> If you make the mistake to rent with them, make sure to take detailed pictures of all the apartment right in the beginning. During check out, their independent assessor will find lots of minor things to take out of your deposit. And all will be markup prices.
-> Make sure to use the "End of tenancy" cleaning service they suggest. Otherwise they will claim it is not properly cleaned and will not allow another company (besides the ones they trust) to clean the apartment.
-> Due to lack of HGV drivers I was unable to dispose of a table and left it in the yard. I was expecting some sort of human understand after everything I had been through and the services I provided to the apartment (instead of the other way around). Yep, you guessed it, I was charged for that.
-> The only reason I give 2 stars instead of 1 is because they are being transparent all way through.
-> They will probably will respond to all negative comments on Google reviews asking for feedback in order to improve. Don't fall for it, it's just to show a good public profile. They will take advantage of your weak position and lack of law knowledge and housing market, especially if you are foreign.

I did not make a complaint at the time but after receiving an email of the property we viewed TWO MONTHS LATER I feel justified in doing so.
My friend and I viewed a property in Knaphill on 28/07/2020. Our original viewing time was meant to be in the morning as we were viewing other properties in the area that day and had lined them up in accordance, I was emailed an hour beforehand telling me that this had been cancelled with no explanation as to why, I then rang their office to be told that they could only fit us in at 4.15pm, I informed them that this was an inconvenience to us as we do not live in Woking however we conceded because we knew that this was most likely the property we wanted.
We waited the three hour gap in Woking to view this property and the estate agent was 15 minutes late. Once viewing we sat outside and decided that we would very much like to rent, we then rang their office WHILST STILL SAT OUTSIDE THE PROPERTY to be told IT HAD ALREADY BEEN LET EARLIER THAT DAY, not only this but we were not offered an apology just "it's already been let, can we help you with anything else? no? bye?". We of course were extremely disappointed and angry as we had wasted three hours of our time waiting to see it and thought we had found the perfect flat.
My friend has now found a place of her own as she was on a time limit to move out, and now I am being emailed TWO MONTHS LATER to be informed that the place we WANTED is actually available?
We are absolutely disgusted with the service provided to us by Manners residential and would like this to be passed on to Senior members of staff and would like a response.... Read more

There are few things to improve within Manners Residential. First of all, communication between the members of staff and more efficient record keeping, because at the moment it seems that the left hand doesn't know what the right hand is doing and it doesn't leave a good impression on us as customers. Also, response time could improve as well. When sending a query over via email, sometimes we had to repeatedly send the same email or follow up by call after a week or so to get any response.
Review revised after a prompt response from Nick from Manners with an apology and explanation. Thank you Nick for taking time to respond to the outlined points. I have now removed some of the comments thanks to a better understanding of the background. I have rented my first ever place via Manners Residential. It was nothing but a pleasure to deal with my consultant Mark.
Once i have moved in, I have experienced a few issues with the property (all which could not be prevented, so it's not the agency fault). The Management team member, Julie, has been nothing but very proactive, understanding and supportive in the process of resolving those issues.
I would strongly recommend them as an agency. They are big enough to have some great properties but also, they are small enough to still care about their clients (tenants in this case) experience.

I am only giving them 1 star as it is necessary to give them this to leave a review. Everyone I have dealt with directly have been abrupt , rude and absolutely useless. After our flat got broken into manners nor our landlord seemed to care (only about when the door was being replaced) . Nicky at manners has to be up there as 1 of the worst people I have ever had the misfortune of dealing with. Upon moving out of the property due to the break in, when I rang Nicky to inform her where the keys are she felt necessary to spend 10 minutes belittling me and listing reasons she is dissapointed in me as she was unable to find 1 set of keys in the property, by far the number 1 rudest "professional" exchanges I have ever had absolutely venomous woman. I have dealt with many letting agents over the years but in my opinion Manners Residential is by far the best Woking property agency that I have ever had the pleasure to deal with!
The staff are extremely knowledgeable, professional and above all courteous. Nothing is too much trouble for them and I always feel they have my best interests at heart when they dispense advice to me.
Manners Residential have a clear and concise fee structure, which is vital for any Landlord to consider when selecting a trustworthy company to deal with such a high value asset like an investment property.
Overall they have my full recommendation for any Landlord, experienced or not, who would like to use a great independent company.

I am writing on behalf of someone else. Following the review from Andrew Hunt I would never let the person directly involved with you write it because they would not be safe.
They LITERALLY rip you off! I have worked with at least 3 agencies now and none has charged me AS MUCH MONEY AS they have. They ask you to pay for every little, tiny thing. It is appalling to see that they can get away with the way they work. If I were you, reading this, I would work with anyone else except for them. In fact, the current agency I am involved with is charging so little it makes it even more ridiculous that I went through all the nonsense with them!
If they ran out of business, then they would realise that IT IS NOT OKAY to charge people the abusive amounts they do. We are working to be able to live, not to pay estate agent fees. Do not do business with them! You will regret it!

I absolutely agree with Andrew. Very unprofessional and know nothing about what they are doing. Showed me the property and I liked it and went ahead and made an offer and apparently got declined by the Landlord. LOL felt like I applied for a mortgage or a credit card. Where the real case was the agent had seeked another prospective client of his choice.
My response: You have no record because Mr. N G (your agent) has not put it on the system. We viewed the property on the 11th of December 2014 with Mr. N G at 11:30 AM, came home after that and filled up the Application for Tenancy and Guarantor Application and sent it out through email by 12:45 PM that very day. If you are the owner then I would like to know why our offer was not put through. I have all my emails and application forms as proof.... Read more

Manners Residential were nothing but trouble from the start. I wrote an accurate review about my terrible experience with this company 15 months ago. Manners Residential initially contacted me about it at the time, obviously not happy that I had thought to actually write down the things they get up to & the way they do business but because I had written evidence of this at the time they quickly backed down knowing they could do nothing about it. Fast forward 15 months later and they are trying again. Just got a special delivery letter just a few days ago regarding it. This time they are in luck because I have since thrown away my documentation so now if they try to make a legal issue out of it I am no longer able to prove my words as true. However I can still state the following. If you take a letting with this company you may find that they have compromised morals, you may find yourself given 2 months notice to leave the premises regardless of keeping fully in line with your tenancy agreement (i.e. home in good condition and rent always paid on time) even if your tenancy runs out in 3 months, you may find yourself only getting a slice of your deposit back even though the only damage found was a broken bolt from an attempted burglary (which you reported), You may find that they arrange viewings for potential new tenants at 18:30 and then don't show up until 21:10 expecting to be let in. You may find that they will just turn up at your home one day without notifying you even though they have to contact you first & give 24 hours notice. But one thing they certainly will do is not only will they threaten you with legal action if you write a review of them that they are not happy with. They will also threaten legal action against your family whom have done nothing to oppose them. Somehow me writing a review under my own name upset this company so much that it has prompted them to threaten legal action against my wife as well, who has done nothing to upset this company. This is one thing I can prove as I have the document addressed to my wife. But this company seems to be the sort of company that acts how they want & then thinks later. And that is a shame. My advice is, save your money & a lot of unnecessary hassle. go to a professional & reputable agent. don't go here.... Read more

I was recommended to Manners Residential by a friend who used them to rent out their property recently. I was looking to buy a house to rent with some money I'd inherited and since they are both a Letting agent and involved in 'buy to let' they seemed like a sensible choice. I was not disappointed!
