Very impressive first site visit. However, room measurements not completed until well after marketing so viewers had no idea. Narrative on advert had to be rewritten by seller as wrong information re village amenities given and wrong descriptions of the house and rooms.
Wholly unlikely viewers sent along before selling contract agreed and inflated offer and price given. No follow up for four wasted weeks until seller checked progress to be told offer retracted. Agent had gone on holiday and no coordinated with seller or colleague who on checking ascertained viewer had withdrawn some wasted weeks previously.
Open Day arranged without seller being told.
Accompanying representative relied on seller to provide details to viewers as he had no knowledge of property.
After offer agreed, sale moved to Norwich office and was managed by excellent person there.

We chose Minors and Brady after the valuer did a good talk, which we unfortunately fell for! When the valuer suggested we market our property at between £410,000 to £425,000, which we thought was over priced and told him why. As we wanted a quickish sale we suggested that it be marketed for overs in excess of £395,000, the valuer said they would have no problems selling at this price. He said they had their own staff who would do the viewings and someone would be in contact with us to pop round and see the property so they knew what they were selling. We made it quite clear that we only wanted viewings from purchasers who were on the market after having time wasters last time we sold our property, even someone making a viewing appointment as they wanted to see our kitchen island! We said that we were going away for 3 weeks and did not want the house on the market whilst we were away so we would only be signing up with them for 8 weeks. As the valuer had told us they would have no problem selling at our suggested price then 8 weeks wouldn’t be a problem.
We noticed a few days later that instead of signing us up for 8 weeks, as agreed, he had signed us up for 20 weeks, which he didn’t tell us about. However after contacting Minors and Brady they were happy to drop this to two months, as agreed before we signed up.
I had plenty of updates from GetAgent but didn’t hear anything from Minors and Brady for the first few weeks. When I rang their office regarding the contract tie in date, I was told how many clicks etc our property had received and he would email the information over, which I never received.
Four weeks later we had no one contact us about arranging to come round and see the property so they could see what they were selling, as we were told would happen and still not had one viewing. We had a call from the agents suggesting we drop to offers in between £375,000 and £400,000; so the price had been dropped by £50,000 from their initial suggested valuation in a month despite the valuer saying they would have no problems selling our property at the suggested price!
After 5 weeks we received a call to arrange a viewing, I asked what the purchasers situation was, and he asked what I meant, when he was fully aware of what I meant. I said what is the purchasers status. I could tell I was just about to be fed a load of lies by his stuttering. He said let me get his information up on the system. After waiting, he told me where the purchaser lived and said he was on the market. I said I couldn’t do the day he suggested due to furniture being delivered but could do any other day, but pointed out as he hadn’t sold there was no rush. He said that there was a rush as the purchaser was having lots of viewings and lots of viewings booked in so it looks like he will sell over the next few days. I arranged a date a couple of days later. He also asked if I was happy to do the viewing, despite being told initially that they had dedicated staff to carry out the viewings, but as I was keen to have a viewing I agreed to do it.
I was very dubious about the information I had been led to believe so checked the details on Rightmove to discover that there was not any properties for sale on the road he had given me.
I emailed the manager, who I had to chase for a response, who confirmed that I had been lied to, as I suspected, the purchaser didn’t have his property on the market so he didn’t have a lot of viewings booked in, which is probably why Minors and Brady staff didn’t want to waste their time travelling to me to carry out the viewing but was quite happy for me to waste my time to carry out the valuation.
Unfortunately we have not had a good experience with Minors and Brady. What was promised has never materialised and having a member of staff quite blatantly lie to us is totally unacceptable. Even after bringing this to the managers attention I have received no response, so he obviously thinks it is acceptable for members of his staff to lie! Under the circumstances I would not recommend Minor's and Brady

Poor coordination. Drove from NW London for a viewing to be called an hour before to cancel the appt because they couldn't get anyone there due to a broken down vehicle. I know these things happen, but they seemed to not have cared. Lucky we hadn't booked a day off specifically for it; could we do it in a few weeks time was the suggestion... not risking it again.

We found these agents good communicators and helpful with the sale of our house. We were clear with them that we wanted a realistic valuation for a reasonably fast sale in the current market, and so with this understanding we did well. They called us every week with an update.
The photographs they took of our house were excellent, and the photographer did a great job as she found some brilliant angles to show off the features of the place.
After sales care was good; Nagilla communicated well with solicitors and kept us in the picture with what she knew.

Six months later, the last offer we received was half the original asking price based on their valuations - 'but it's the market, we've never seen it like this before.....' is what they said. They are now suggesting we go to auction.......not impressed.

The company valued the property for 325 which was significantly higher than the actual sale price of 275. It is accepted that this was driven by the current housing market.
The original brochure pictures had to be retaken as they did not show the property in its best condition e.g. improve on staging areas.

Moving is stressful! Moving as you are getting on in years is many times more stressful but our experience of using Minors and Brady has certainly helped comfort us through the process.
We chose Minors, not because they gave us the highest valuation (because they didn't) but because our initial contact gave us confidence. In addition, the property that we were buying was for sale with them and we thought that it would help smooth the process. Our contact with the pre-sales people was of a friendly, high and professional quality with particular mention of Kyle, but it was in post sales that they really shone. Nagilla was our point of contact and throughout the transaction, she has kept us up to date and fully informed of the process and how it was progressing, often making up for the void that seemed to emanate from our solicitors. Contact has been when necessary and not just for the sake of it. In the early part of the process, we looked forward to our Friday afternoon catch up. As the transaction progressed, calls and e-mails were as and when needed to answer questions, and ensure all answers were given and received in a timely fashion from both a seller and buyer perspective.

We had a really disappointing experience with Minors & Brady. Their business model is to send out sales people to do the valuations and to get people to sign up. Comparing them to other agents (and having been told by numerous other people since) the business model is to overprice everything & tell the vendors what they want to hear. It's only natural to them be tempted to go to the agent who tells you they will get the most for your house. Don't fall for it. Look at their listings & pretty much all of them are reduced. Once you've had no interest in the first two weeks & you're then tied into a 20 week contract with them, they will ask you to reduce. They also say the 20 week contract is standard in the industry which isn't true. Pretty much every other agent I've spoken to either does a 1 month rolling contract or 10 weeks. They tie you in for 20 weeks as they know you'll just reduce & reduce until it sell.
We had so many problems with our sale. They tried to squeeze 2 viewings into a 30 min slot. Their staff member arrived late & didn't have a clue about our property, it was embarrassing. Our sale fell through twice which wasn't their fault. But after it fell through the second time, I was asked to reduce the price AGAIN. Even though it had sold twice in the last 3 weeks at the price it was currently listed at. They'll do anything to make their jobs easier. Three days later, we sold for the 3rd time. Imagine if we had reduced as asked to? We would have got much less in terms of offers.
I do feel a bit sorry for the sales team in branch. Their life isn't made easy by having valuers who overprice properties, so the sales team are constantly dealing with angry vendors who have been promised the world & aren't getting any viewings or offers on their property.
We were offered a change in our contract and the opportunity to go joint agency after 10 weeks. I then got a call from the area director who said "I didn't agree to that and it's my area. They didn't run that past me, we don't change our contracts" I literally had it in writing from the other manager. What a way to talk to clients!
Then we got through to "after sales". Where do I start? It seems we only got emails on a Friday afternoon last thing. Our buyers had it on their terms throughout the whole sale as it seemed M&B were too scared to be strong with them in case they pulled out. I must have said about 20 times "our buyers need to close that ISA or it will delay things" all the way through July. Completion was scheduled for 31st July & low and behold on the 27th of July the ISA wasn't sorted!
Minors & Brady genuinely suggested a simultaneous exchange and completion on one day as a solution for the whole thing being so delayed. When we have a 10 month old baby and our vendors have 2 kids, how do they actually think this would work? How do you schedule removals when you are waking up not knowing if you are moving or not. This was simply suggested as when it has exchanged, they get paid! No actual thought for the people who are in the chain.
When we met the valuer initially, we were sold on getting X% over the asking price & having a huge database of people looking for properties exactly like ours. In the end we sold for 10% under the original asking price which was reduced 3 times in 8 weeks as it was so far out from the rest of the market.
Don't be sold on the fact they take nice photographs and their marketing is slick. The whole process was an absolute nightmare from start to finish and it is a massive regret from myself and my wife that we went with Minors & Brady over other agents.

Confirmed a viewing yesterday at 4pm, booked a hotel to attend as I am disabled and travelling is difficult. Got DIP's from their recommended mortgage advisor, so they knew we would be competitive buyers. Written confirmation of appointment was provided.
Today, an hour and a half after the cut off time for hotel cancellation I received a call from Minors and Brady to cancel the viewing, leaving me several hundred pounds out of pocket.
Any "confirmation" you receive is seemingly worth nothing.
Edit: we did notify M&B several times in fact. 24/10/2022, 10/10/2022 and 04/06/2022, and of course on the phone when they called to cancel.

AVOID- DEREHAM BRANCH-Had to make a formal complaint to Directors of the company (let's see if they return communication, because Branch Manager doesn't)intend to refer matter to The Property Ombudsman. Totally unethical-total lack of communication, in fact poor communication- lack of competency. Do not return emails and behave in an appalling manner. My partner sold her property with M&B and could not fault how she was treated so it was without hesitation that when I came to sell mine M&B and it had to be Rosie at the helm. Everton’s knows that buying and or selling is stressful and you have to have good people working for you. I can’t fault the whole team at M&B. I’ve gone through this process a number of times with a number of estate agents and I can say they are premier league when compared to most.
Having gone through the sale collapsing twice (nothing to do with M&B) and with our new build completing fast we stuck with them and Rosie was our driving force. And she is very very good at what she does to get things done. We both can’t praise her enough, and when on a few occasions we thought we were going to loose our dream home, she didn’t give up. She won’t be beaten. I can honestly say that without her all would have fallen apart and she will always have our gratitude for all she’s done. She makes you feel that you are her only client and your the most important work she has on that working day. Clearly she has a number of people she’s dealing with but you never feel your one of lots of others. And she keeps you informed. Weather good or bad but always with ‘leave it with me’.

We saw a house that we really liked, we put an offer in, which was declined due to a higher offer. The higher offer then pulled out, and we were told verbatim "If you can offer £255,000, the vendor has said he will accept your offer and take the property off the market" - Well, we offered £255,000, and for 3 days we were fobbed off on the phone, and promised callbacks that never happened. Upon finally speaking to the store manager, we found out that they had actually said the same thing to lots of people to try and start a bidding war, and someone had offered £260,000 which was then accepted. So we were lied to, ignored, and misled, all in the pursuit of the agent making a bit more commission. Rest assured, we will never be using Minors and Brady ever again.

We recently purchased a house via Minors and Brady in Dereham. We had 1 failed buyer on ours then the next buyer was part of a long chain which could have put off the sellers if the house M&B were marketing, however this estate agent was the only one in the chain to really do their job 100%. We have bought and sold many properties over the years and this one was our dream home and a big move. Out of a big chain they were the only obe to bother to get everyone's details in the entire chain and phone everyone once a week to keep us all updated. I honestly believe without them the chain would have collapsed. They did an outstanding job. What's sad is that if estate agents want sales in chains to be successful they really ought to be doing this rather than leaving int to chance. I will happily reccomend this agent and if needed use again!

We were initially impressed, they said all the right things and the sales team in the Dereham branch found someone to offer on our home within 4 days. However, after accepting an offer we became irrelevant and unimportant. They allowed the sale to “progress” for 8 weeks- without ensuring the buyer made any actual progress and resulting in us being back to square one 2 months after putting an offer in on a property ourselves.
They insisted we would be a priority and that they would do everything they could to get us a sale and progress so we wouldn’t lose the house we had put an offer on. Once again they quickly found another buyer but, this has definitely not been the case. Minors and Brady claim to have been proactive as they have made sure they’re “always speaking with the solicitors and buyers for anything that you might request”- failing to see that this is not proactive and not our job to chase them.
Most worryingly, they gave out my key to a surveyor without my permission, or at the very least notifying me. The surveyor was told it was a vacant property despite being my family home. It was luckily inhabited that day- or my dog may well have got out onto the road.
When I called to ask how on earth this had been allowed to happen- nobody even seemed to know that someone had collected our key for a survey and they really were not bothered. They had no record of them calling to book in the survey and clearly no knowledge of it having happened- just one of the many times we have had to inform them of things happening. If we hadn’t already found a buyer I would have terminated my contract then.
Our sale has now fallen through again, due to buyers own personal circumstances. They’ve asked us several times to avoid communicating, or outright lie, to others in the chain so to avoid them knowing our position. So, I finally wished to end the contract after there being so many ways they had failed us.
They appeared to ignore the sections of my email giving notice of termination of contract- only responding to other parts, warning me that if I listed with anyone else without giving notice I would be liable to pay both fees. I had given notice. Twice.
It took 5 days for them to acknowledge the notice had been given.
6 days to remove the property from online.
And nearly 2 weeks later their sign is still outside my property.
The irony in it all is that it has taken countless emails and phone calls to try and get an explanation/response to my complaints about the lack of communication from them, despite the fact they have insisted they have been communicative with us.
A manager requested to have a telephone conversation with me regarding my complaints- called at nearly 5pm the following day, telling me that she didn’t know our case and that she hadn’t read the file so couldn’t comment. Everything is a matter of delaying and shunting responsibility.
I’m yet to hear how my keys being released with no record was “handled in branch”. Appalled but not surprised as we have never been a priority.
Although, not having been sent the complaints procedures (which state within them that they should have sent me), I await their response to my complaints. However, I’m not really expecting any resolve to the situation from them, without having to take it further, at this point.
Moving is a stressful enough event, I did not need this added to it and so would definitely not recommend.

I have had a great, hassle free experience buying my first property through Minors and Brady. A big thank you to Scott in sales progression who would contact me regularly with updates and was constantly checking in with both mine and the vendors solicitors (completely unprompted). My parents house sale was also being progressed through a different estate agents and they were often complaining about how they couldn’t get a call back/ email back from their sales progression. In contrast, my calls and emails were always replied to really quickly. Scott always conducts himself in a friendly and professional manner even when he was understandably exceedingly busy towards the end of the stamp duty holiday. Even though I was probably one of the smaller clients on their base and exempt from the stamp duty holiday timescales, I was still updated throughout this time frame and not forgotten about.

Our house move was a challenge to say the least. The market being what it is currently meant that there was a huge pressure to complete before the stamp duty holiday ended. We lost buyers for varied reasons and our chain almost collapsed again 6 months on and the day we were due to exchange. The team at M&B were very professional. Listening to our wishes and keeping us informed. I want to specially mention Dan and Chloe for going above and beyond to attempt hold the chain together and allay our concerns. Dan and his team at the Dereham branch generated lots of interest in my property very quickly and despite a few false starts eventually found me a buyer. Once the sale was agreed, the local branch, to my surprise, handed me over to their aftersales team who, whilst based elsewhere in the county, took over the sale moving forward. I am not sure whether other agents offer this as a standalone service but if they don't they need to consider it. I was lucky enough to be allocated Chloe Curtis who oversaw what turned out to be a tricky sale with a few bumps along the way. Those bumps, caused by people further down the chain, were sorted out, managed and resolved by a very competent and professional Chloe. She kept me informed all along the process and dealt with a very impatient me very calmly and courteously and nothing was too much for her. Minors and Brady have a refreshing modern style as estate agents and it was not long before we had an offer on our property.We had weekly updates and I could ring up and speak to anyone regarding the sale, and not have to wait for a return call for the 'one person' dealing with it, as many traditional estate agents operate.
When we accepted an offer for our property we were then in the care of the conveyancing team.Sarah became our 'go-between'. It was a very protracted transaction with very little response from the other professional bodies involved. Sarah kept us up to date as best she could even on moving day as it was a 'SIM' transaction in the end.Without Sarah's input I think we would still be waiting to move. Sarah is a great asset to the Minors and Brady concept.

While the process started of great and the initial team in Dereham were great, the after sale process and handling of our sale has left much to be desired. I have never experienced service like it from an estate agent, Jamie & Dan actually listened to me talk about my move and helped me negotiate my new one through another agent. They have just sold my house and took amazing pics from a professional photographer and did a great write up. I also had 2 viewings before it was even online from Dan! We are selling through Minors & Brady Dereham office as we have sold through their team in Norwich a few years ago. It is a similar team who handled us, with the directors being personally involved in the valuing and selling parts. I went in to see them yesterday and couldn't believe one of the other reviews they've got, which looks like another (jealous) estate agent in Dereham, who really should be working on their own business. I have sold with M&B before and their whole service was superb, including their after-sales team; which explains why they won so many awards!. We have just listed with them in Mattishall and have got me several viewings this time around, so all i can say for someone reading this is go and speak to them for yourselves and you'll realise they are a really motivated team who will do anything to help!! AF x

Another Estate Agent comes to town ! My experience of the Dereham Branch, at best monkeys at worst Arthur Daley types. Check their web site lie after lie on the review page, or they are really good at selling. Posted on the 27/1/2020 some one had had a valuation, mortgage and by the tone had sold and bought all in 3 days ?? And Dereham is not even in their search criteria on the website which tells me ZERO properties available here. The amount of grammar, spelling & punctuation mistakes on their website would worry me trusting my sale or buying a property with these guys, sloppy very sloppy.
