Market was a bit stagnant when we listed. Price was initially too high although all but 1 quotes were the same. We did have to drop the price more than once & eventually sold, ironically at the price that the odd 1 said! Happy with service. If we asked then to do anything different they did. Loved the AI photos they did which showed the potential when there initially wasn't much interest.

We bought a small bungalow for my father with M&B Lowestoft and then therefore decided to engage them to sell the main family house. As a buyer, the experience was fair. As a seller, on the whole, we found the experience quite underwhelming and somewhat regretted the decision (by the looks of other reviews, we had similar issues).
The valuation and initial engagements with Henry were very positive. Good start.
The first few viewings were conducted by a lad that really couldn’t care less about the particulars of the property or its key selling points, and whose sole purpose was to open the door and let viewers in.
We had to rewrite a lot of the marketing material ourselves as it sounded like it was written by ChatGPT with parts that were plain incorrect and misleading (e.g. “wheelchair friendly” but there are major steps in and out, narrow hallway, and a staircase to the first floor!). Several iterations were required back-and-forth and I wondered what our agency fee actually covered. Photographer turned up on wrong day and took lots of photos with the house looking very untidy, which were then put into the marketing material (luckily these never made it into the market as new photos were eventually taken).
One-on-one engagements with the team were generally pleasant, particularly when booking viewings. However the whole office shares responsibility for all sales which means there is no “go-to” person for your property. This might be efficient for them but it’s not great for customer experience and you end up repeating a lot of information with every person you speak to and not building a trusted relationship with anyone.
We were pushed quite hard to accept a very low offer (even when taking into account the soft market) but were not in a rush to sell. It would have been good to get advice, from experts, on how to improve appeal rather than being advised to just keep dropping price. We were misled into believing that our buyer was chain free, whereas we were actually at the top of a four-property chain! When asked several times why they’d said this to us, they avoided our question which, for us, was an admission of guilt.
Post-offer there was no proper handover and our enquiries went unanswered until we figured out that we were now in the hands of the after-sales team (the only time there was a nominated person, yet we weren’t told). No post completion engagement either, just an email to the conveyancer confirming their fee.
We appreciate it's not a frothy market like previous years but, with so many agents in the market, that means even greater attention is needed on good customer experience, which costs very little.
My advice to potential clients would be to use recommendations from friends. I am quite surprised by all the short, positive 5-star reviews from accounts with only 1 or 2 reviews conveniently naming specific people(!), as these did not match my experience.

I have two parts to this review;
Julia who eventually dealt with our sale (after 2 staff members left) is an asset to the company. She took a genuine interest in our needs and put in a lot of time to champion our case in order for the sale to succeed. Julia was always reliable and 99% of the time would call back when asked and regularly kept us updated. She responded quickly and efficiently to solicitors requests, and developed a friendly rapport with both us and our buyer. We were grateful for her support and honesty, and felt she personally wanted the sale to succeed as she knew how much it meant to us.
As for Minors and Brady, we were disappointed. After initial enthusiasm and promises to put our house on the market and the success of a quick sale, the after sales (apart from Julia) was disappointing. We felt we were passed from pillar to post initially, with a distinct lack of communication though out, and their recommendation of solicitors severely impacted the progress and speed of our sale. Obviously we were pleased to sell, and the photos were great, but we would have appreciated more commitment to us as customers from the team as a whole. We felt undervalued once our house was STC.

Absolutely appalling service. Had the house on the market for 7 weeks, no offers, barely any viewings. We’re not kept up to date frequently enough. Did it do enough to get people through the door. Feedback was not consistent. Then when we decided to switch to another agent all we’ve had is harassment and voicemails with nasty tones. Emails and phone calls saying to pay a fee to them!!! You did not sell our house, we are not paying you a penny. Avoid this company!!

So far so good !
Been looking to buy my first property for the last 3 months (on and off). Probably 80% of the viewings were with M&B and I couldn’t fault anyone. Hannah Graver was always very nice and of course she is now our favourite as she showed us the house we just purchased !! We are supper happy and excited as expected and hope everything goes alright until the papers are signed.

Ollee at the Lowestoft office went beyond what I expected from an estate agent. I couldn’t view the house that I subsequently had an offer accepted on due to having Covid and being out of the country but I knew the house was for me. Ollee very kindly and quickly arranged a video tour and was expedient in getting answers to my questions. From making the initial phone call on a Friday, a sale was agreed the following Tuesday. Without Ollee’s dedication, proficiency, professionalism and kind consideration I would not have been able to proceed. 5 star service. all change within 24 hours after the house was supposed to be off the market I was told there was another offer from a cash buyer so I increased my offer by £17,000 to be told the same day vendor would accept my offer as I was in a better position? When I asked why was I in a better situation than the other purchaser if we were both cash buyers? Turns out the cash buyer has to sell their house first so in essence aren’t actually a cash buyer whereas I am!!!! Who needs to be played like this?????? I don’t know if it’s the vendor or the agent but what I do know is that Charlie at the Lowestoft office, apparently the manager, has a loose understanding of someone who actually has the cash in the bank (I sent them the proof, instructed a solicitor and surveyor) and someone who ‘will’ be a cash buyer eventually! I wonder if the vendor was aware of this? Or did the conversation go something like, let’s try and see if we can get more money for the house? I’ve attached this to the initially 5* review as Ollee did act professionally it’s only all gone west when the Boss took over so now in hindsight this agency shouldn’t even have 1* in my opinion.AVOID

I am writing on behalf of the experience my mother in law had with Minors & Brady very recently. Her house was overvalued by £25,000-£30,000, so her buyers had to magic an extra £20,000 from somewhere. Luckily they managed too but this was not the end of the problems. The aftercare team was beyond incompetent, between being lied to in emails and phone calls to not responding at all. From September when she sold the house, she was told repeatedly that she would have to play catch-up as everyone was ready to move. She was told that they would be exchanging contracts at the start of November, but they didn't because of complications in the chain. The top of the chain buyer was being slow at best, rather than informing the rest of the chain, it was kept under raps. Then my mother in law only found out after Christmas that the first in the chains mortgage agreement had expired and they where waiting for him to get another one before they could exchange contracts. She was told by Minors & Brady that they would be exchanging contracts at the start of November, so she told the property company as such, she was getting a new build. The company was nice enough to hold the property for an additional two months, but this story doesn't have a happy ending. Due to the uncertainty of the whole situation and the severe lack of communication the property company put the house back on the market and sold the property three days after for £10,000 more, which has resulted in my mother in law being £3,000 out of pocket and now backing out the sale, due to her having her heart set on this new build. I would not recommend this company to anyone.
P.S I have noticed that all the negative reviews about this company seem to disappear, as I looked a couple of days prior to writing this review.

They have been harassed with phone calls by this company and forced on the door step to sign contracts at a high fee to a very vulnerable old lady which is bang out of order and we are disgusted by it! We had sold within hours but due to time wasters this fell through just as quickly. Tamsin and the team were quick to get us back on for viewings again and we sold within the week getting above the asking price and more than other agents valued the property for. They have kept in touch and ensured that the process of selling our property has been as smooth as possible. I would definitely recommend them. They were the only ones where the photos really did give you a good idea of what the property looked like. We originally had our property up for sale with William H Brown as the house we wanted to go for was through them.
However after receiving multiple emails/ letters through the door from other estate agents, we decided to list it with Minors and Brady in Lowestoft due to them being new to the area. They offered great customer service and really brought people through the door to view our house.
Tamsin was our main point of call who was dealing with our viewings. Tamsin was so easy to build a good rapport with because she was so friendly and listened to us, she knew everything about our house from the inside to the outside, and helped us find buyers who now see our home as their forever home.

Just sold and brought a property through the Lowestoft branch. We have had fantastic service from the Lowestoft office over the past few days. Charlie was very efficient and polite in calling us early on the 1st working day after our 4 viewings and once our offer was on the table he called us back to explain everything and what we needed to do seeing as the vendor accepted. Our first contact was with Tamsin who arranged our viewings and also recommended a couple of properties to us (one of which we have purchased). Charlie went above and beyond to ensure we were able to view our properties as there was sickness in the office and he arranged for Lawrence who was based at one of the other offices to conduct our viewings bearing in mind we were travelling 120 miles to look at houses. Lawrence was friendly and knowledgeable in spite of the fact his speciality is lettings. Thanks to the Lowestoft office for all their help so far and look forward to dealing further with them as we complete the purchase of our property
