Thank you very much to All the team at Moorlands in helping me find the perfect place to rent at an affordable price in the locality i desired.
I have found AJ and the team to be very helpful, understanding of needs and have done all the hard work behind the scenes to help me source a great rental, taking so much burden off my shoulders. I would recommend as a tenant and for those landlords the team will listen to your needs and the type of tenant you require and deliver. My landlord was very pleased to rent her home to me. I paid on time every month, and minor issues resolved speedily and have had nothing to complain about. Would definitely use Moorlands again. Thank you so much AJ.

Terrible estate agents! Preys on the poor by providing shoddy and in many circumstances illegal places to live (no running water, black mould problems, unclean communal areas) and then refuses deposits back when tennants no longer want to reside! I would stay clear.

AVOID, listen to the reviews!!!
Waited a month to view a property after they put the wrong date on their post, didn't get a call the morning of my appointment, rang then 2 hours before as I don't live close to be told they don't have the keys so it would have to be tomorrow or the weekend. Was told they would ring me back at 3pm that day to let me know if they keys had been dropped off but I ended up ringing them at half 3. Went to finally view the property and NO ESTATE AGENT turned up. Was just two workers (who told me they were the landlords tenants in his other house) they said the estate agent dropped the keys off and if I had any questions I can ring them.. even after this I told the estate agent I would be interested in the house.. the day after it was taken off their website & put on a different estate agents. Received no call from them all at throughout any of it. Avoid , time wasters. Genuinely don't know how they are in buisness.

So disappointed with the customer service offered from this firm that I don’t know qhere to begin.. First things were going well, we applied for the property and they said they would get back to us within 5 days which they didn’t. I decided to call them my self and ask for an update and the lady on the phone said they were waiting on a response from the landlord and they will get back to us. It’s been 2 and a half weeks since then in which I have been calling this firm almost every single day asking if there was any updates in which they replied the same as the first time and said they would email/call me when the landlord gets back at them. I called today and they said the property is no longer available and I told the same lady that she could have at least emailed me since she knew that we were really interested in it and all of a sudden she stsrted to get rude to me out of no where. So I would definetely not recommend dealing with this firm since they demonstrated 0 profesionalism and give attitude.

DONOT rent with this estate agents!!! Unprofessional service!!! You call them and can never get through, when you finally get through and book a viewing for a property they text you on the actual day of the viewing to cancel. This has happened on 3 occasions. Surprised they actually have tenants.

They almost never answer the phone. Had a viewing booked, had to call to get the address. Was calling to be met outside the property and no one answered the phone. Very unprofessional. Do not waste your time and money Contacting these people

Absolute car crash of a letting agent!! I arranged a viewing on a rental property they were marketing and was left waiting outside an hour by the joker who was meant to conduct the viewing. We ended up going home as we lived nearby on the premise that he would call when he eventually got there. He kept us hanging all afternoon with odd excuses before cancelling altogether. We rearrnged for the following day and then that was cancelled at the last minute as the property wasn't ready to view. I then actually went down to Moorlands office where I was finally told that the property wasn't ready for viewings as some cleaning and decorations were needed following the outgoing tenants leaving. Why they weren't up to speed before booking us in I don't know! Anyway, I was sympathetic and made zero fuss despite having been massively messed around. I explained that we were extremely keen to view the property when it was ready for viewings and was promised that they'd be back in touch with an update once it was. Never heard from them again.
I feel I've dogged a massive bullet here to be honest and would recommend that any prospective landlords or tenants avoid this unprofessional disaster of a company at all costs!

Steals your belongings from your rental property. Refuses to give belongings back to tenants. Changes locks well before you have any notice. Doesn’t give notice. And doesn’t do things the proper law abiding way.. he’s a rich man who gets his heavies involved.

Reprehensible money-grubbers that have no issue representing slumlords. Was advertised a property to buy only to find out the pictures were 3 years out of date and the landlord was using it as an opportunity to dump a family of 6 onto the street. Get your act together.

The agency never answered my calls or called back even if I have left several voice messages. Recently they informed me 10 minutes before my house viewing that it is cancelled without giving me a valid reason. I wasted 3 hours driving and their behaviour is unprofessional.

Absolutely appalling customer service. Made several enquiries by phone and email, each time promised contact however never returned calls.
Eventually got a viewing booked only to turn up and find the property had already been let and no one in the office had the decency or common sense to let us know. Staff sound disinterested in conversation and seemingly a lack of management and structure. Not even worthy of 1 star.

Extremely unprofessional company.
I read all the bad reviews but thought I’d give them benefit of the doubt and gave them a ring about a property I wanted to enquire about.
I had to call 5+ times at numerous times during the day before I got an answer. I also sent an email in relation to another enquiry the same day and almost a week later no response, nothing at all.
I dread to imagine what they’ll be like if you are to encounter any issues when actually renting through them!
They have some decent properties to rent at seemingly fair prices but based on their lack of basic professionalism I will be avoiding this outfit like the plague and recommending the same to any one else who asks me about them.

Asked for a video tour to which I was told they did not have one, and that's all. No more help.
Only 2 photos listed for the property so impossible to evaluate, and we're considering in a pandemic, it would only take a small bit of initiative to gather one, or potentially request one from the tenants.

Shockingly unprofessional. I called the other day to organise a viewing. After being on hold someone answered the phone, started laughing and then hung up. I called back and the person was still giggling, said she would send me a text with details for a viewing on a property, of which I did not receive. Didn't ask for my email or anything. What a waste of time. Who trains these people?

I have never had a problem with Moorland's.
They have been managing two properties for me for the past 4 years and have always been extremely fast and efficient.
I would reccomend anyone in the Leeds area to seriously consider using Moorlands to manage their properties as you won't be disappointed.

I have used Moorland Property services for a number of years now.
Due to the nature of my work and busy schedule I needed a trusted person to manage my properties.
My experience with Moorland's has been second to none and there has never been an issue with any payments. They are very prompt in answering emails and phone calls and are extremely professional/friendly.
I would highly reccomend them to anyone who wants a peace of mind - hassle free service at an amazing price.

A year later, I have been billed with a council tax and an energy bill that aren’t mine. I have been trying to contact Moorland to receive a copy of my tenancy agreement as proof that I was not living there. My last hope was to leave an extremely negative review to get their attention and it has worked. It has taken a negative review to finally receive my tenancy agreement.
I am grateful that I have received it now but it shouldn’t have taken so long.
Other than this, I had no problems with Moorland. Whenever there was a maintenance issue, they resolved the matter quickly. Applying for the property and the paper work was also very simple and I received my deposit back quickly after my tenancy had ended. I had no unresolved issues whilst I was with them.

DO NOT USE THIS ESTATE AGENT IF YOU CAN POSSIBLY AVOID IT.
I rented a house from them. I stated from the beginning that I was only interested in a long term let as I was living with my 76 year old disabled mother and her health was not good. The agent assured me it was their standard policy to only let for 6 months in the first instance but after that period we would be able to have a tenancy of up to 10 years as the landlord wanted long term tenants.
When we moved into the property it became evident that it was filthy and in need of much maintenance and repairs. The owner of Moorlands was rude to my mother and totally disinterested. He offered to pay for cleaning materials but said we’d have to do the cleaning ourselves.
Within 6 weeks I was asked to show prospective purchasers of the property for a viewing. The landlord had the property up for sale with another estate agent. When I contacted moorlands they again showed no concern and gave my mobile number to the owner WITHOUT MY PERMISSION, who then rang me and threatened to sue me if I didn’t let prospective purchasers into the property. It transpired that Moorlands owners relative was friends with the owner so did not support us as tenants in our dispute with the landlord. Sure enough we were served with a section 21 notice to end our 6 month tenancy, which caused my mother much distress and caused us more expense in having to move again when we had been promised a tenancy of up to 10 years.

I was in the process of renting from Moorland. Left holding deposit already to move in. Circumstances changed, explained this to Dan. He was very understanding and confirmed the manager would return my holding deposit in full. Agents tend to get a bit of stick so credit where credit is due.

So, for the beginning. Discrimination. If you are a woman, don’t expect to solve something. For them you are nothing.
If you are a man, but you are not from their country, same treatment.
For any issue, you have to wait a lot. Many calls, many visits....always, but always, they forget.

Booked a viewing to 6 days before. Called a day before again to confirm appointment as I was not confident with agent I spoke to as he kept mixing it between sale and to let. Took a day of work and they call an hour before the appointment saying the landlord no longer wants to sell. Waste of time. Avoid at all cost. Absolutely hate liars. Only thieves lie. Tells you a lot

Took to see a house yesterday that looked lovely on the photos, when we got there it was completely different. Looks like someone has lived at the property for years after them photos were taken. House stunk of smoke and they didn’t even bother to hoover before we came. Completely false advertisement and unfair to advertise something that the property is not.

I don't recommend this agency. Two or three months in the tenancy they started ignoring our emails or getting late responses, ignoring calls for serious issues (leaking ceilings/walls is definitely serious). At the end of the tenancy we got our deposit back after several phonecalls, emails and finally stating that we would take legal actions.

Really great and helpful staff! They helped me find somewhere after months of searching, and the application process was fast and easy. I had to go with someone else in the end but this is just because of the location, as everything here was perfect!

I would highly recommend.
Just started a new tenancy. The staff were professional, quick to respond and excelled at dealing with the application process. They were very enthusiastic and seem to genuinely care about their clients.
Application fees are also much cheaper than what competitors offer.

DO NOT USE THIS LETTING COMPANY EITHER AS A LANDLORD OR TENANT!! If Google allowed a minus star then I would award minus 4 stars. There are far too many comments to make but the few below act as a flavour:
1. Very poor customer service. The front desk staff are not trained and have very little power or freedom to act in any way. Their standard response is "I don't know, I'll have to ask AJ".
2. AJ will never reply to your calls, texts, emails or left messages. If you call the staff say he's not there or they don't know when he'll be next in. They suggest you 'book' a time to speak with him. When that allocated time arrives he never calls. So you call again, the staff say AJ's not in, you can book a call....and on it goes...absolutely terrible.
3. Does AJ really exist you might ask yourself? Well AJ does exist and 9 times out of 10, he really is there - he's just cowering in the back office. In order to 'catch him' in you have to rely on sending someone else to walk straight passed reception and walk into the back office. He's generally there - probably playing Solitaire or something else more useless and less productive.
4. They do not inform the landlord of any problems with the property or concerns from the tenants. Instead they just let situations linger on until either the tenant has enough or the landlord conducts their own inspection of the property.
I really could go on but this company has already robbed me of my precious time over the time I've used it (not to mention the money it still owes me!). So I think you get the gist. Bottom line is USE THIS COMPANY AT YOUR PERIL!

Tried to call and e-mail on a Saturday morning to book an urgent appointment to see properties and to discuss. When contacting someone on the other line this person didn't introduce himself, I can only assume that was the same person ignoring my e-mails - Aj. I've been told during weekends they don't arrange viewings or anything like that. They are only there to pick up rents and for urgent queries - between 10 am - 2 pm that's all they do, so I've been told. I've asked them to be a bit more flexible as I work in a different city and can never be in town during week before they close - at 6pm. Have been told that's how they work and was told Goodbye and he hung up on me before I could even say goodbye. Very poor customer service and adverts have got very poor descriptions. In future I suggest you add something like this to your advert - we are close during weekends. That's 100% more accurate than anything you will find online. And again giving a star it's being very kind.

DO NOT USE THIS LETTING AGENT. We viewed a property recently which was available to let, however the person who came to show us around was 20 minutes late. When he did arrive, the property which had been described as both "furnished" and "fully furnished" online was actually unfurnished! We were given a pathetic excuse that they had recently changed systems and were left feeling very frustrated and annoyed. The only positive was that we wouldn't have to use their service in future!

Fine until anything goes wrong, then expect phones not to be answered, promises not kept and Aj to look for any opportunity to tell you to 'f*** off' so he can continue to ignore the problem. 1 star being the minimum I find myself having to be incredibly generous with my rating for this company.
