DON’T USE FOR LETTINGS - CHECKS NOT CARRIED OUT
I’ve recently purchased a property via care4 which they had managed as a letting property through a previous owner. Upon purchasing I’ve complained about 20 bin bags of old goods being left in my loft. They have obviously not checked that the tenants removed everything from the property on behalf of the last owner/landlord and this I why I would not use them and advise others to avoid doing so.
Their poor checks have resulted in £££ expense and time on my part. I appreciate these things can happen and offered for them to resolve for me and not receive this review. I’ve not heard from them.

I had a few viewings with Care4Properties, and although the properties were not for me, I think that the service was exceptional.
I think that most people will agree that talking with an estate agent can often feel like they are trying to trick you, or hide things from you, as so many often are, but these meetings with Demi Jackson felt relaxed, honest, and open. I will definitely be on the look out for more properties managed by Care4Properties, as I know how important it is to have, and how hard it is to find, trustworthy people to work with.

Recently I enquired about rentals and Ms Chele was very Profesional ON THE PHONE from day 1, conversation to visiting the office for bookings. Dressed very smart ,office dress code every time I visit the office superb, with of course a beautiful smile all the time.
She appears to be of great high Quality experience like her other manager Demi from Care 4 Properties. Chile is not only knowledgeable and proactive, but she is also proficient and solutions driven.i viewed few rentals and with few minutes ,all application forms were on my emails and responsive was fantastic.I would highly recommend Chele to any other person endeavouring to rentals.

Absolutely terrible Agency, everything went from bad to worse. At first, when you're in the process of letting the property they answer emails and phones. However, as soon as the property is let to you they take days to answer emails and nevermind them answering your calls because they don't unless you ring them a thousand times. They managed the property horribly, I moved into the flat after they promised it was cleaned, it was in fact dirty The bathroom toilet had hard rusty stains and the floor had dirty dried mud prints all over. the bedbase had a huge hole in it the door knob was falling off and I can go on forever. The property had electric meter issues which would cause a power outage for over 5 hours + if not topped up on time which could have been prevented if they topped up when we phoned them hours ahead. Almost every other day I went without a hot meal or warm shower because they neglected to answer the phone and top up. No compensation, barely an apology. To make matters worse they decided to up the rent from 600 to 750 for a one bed run-down flat! But when I finally moved they thought it would be smart to charge me a cleaning and repair fee for everything that they neglected to fix before I moved in !!
In summary, don't rent with them. Also, landlords, do not hire them to manage your properties because all they'll do is collect money and do nothing to improve the quality of the property. Greedy and useless agency!!

Not only does Demi provide a service with a smile she is very knowledgeable, understanding and provides a personal human touch therefore having my interest as a landlord at heart. Care4Properties team have always been a great help whilst remaining professional however Demi has taken customer services to the next level.
I have always received excellent communication and high level of professionalism which always makes things as smooth as possible and on many occasions eased my nerves when I’ve rented out. Demi is fantastic at managing my rentals and takes away any stress. Demi is never chased by me, in fact before I teach the phone she has either called me or emailed me in advance which is very refreshing and has saved me time and effort.
I’ve been so impressed by Demi due to the excellent service she has provided and would definitely recommend her to anyone in the Leeds area wanting to rent, sell or purchase a property.

Demi @care4properties helped us to view the property. It was unhabitable and she said that will be done during referencing days but we were given keys to a property with nothing done, it was worse in fact with mud in the kitchen. 3 weeks in dump started, our neighbour confirmed it has happened before, asking the agency they denied that. It took them 5months to fix the dump with more than 10times of people coming to have a look and leave. Pav came to do measurements when we requested curtains, he said oh no, don't worry, we will do it for you since you have struggled with dump, he did measurements, sent onother person to do the same so that 5 months later we will be told no we don't do that after many calls with them. I have never been more disappointed by a group of people like that. I wish I had chosen a different agency. If anything changed I'll edit otherwise no thanks in the future.
Edit: contract problems fixed, still awaiting response on other issues.

Before you give care properties as a previous landlord reference go to their office first and ask them if they can give you a previous landlord reference first because l was embarrassed by them they said that they don't know me and the letting agency l was looking to rent thought l was lying about being a tenant there and l went to their office in 188a roundhay Road and eventually they agreed to give me a previous landlord reference. They said that they couldn't find my name because l left 3 years ago but 3 years is not that long ago they should keep a record of all their tenants since the beginning of the business in 2010.why is it that umar sadiq left c4p he was a nice man. He must have left 3 months ago because l saw a review here on Google implying that umar sadiq was at c4p 3 months ago so he must have left in the last 3 months. Because l had given umar sadiq as my reference and c4p never even replied to my emails l went to the office to ask for umars number that's when l was told he left

I rented a house from care4properties and stayed for six years, if there was work doing they takes weeks or sometimes months to fix it, I complained about carpets needs changing and they always said that they need permission from land lady and never came back to us. Six years imagine how the carpets may have been. Promises were made but nothing was done. Because of this my daughter started falling sick and my wife develop asthma. I thought of leaving this place so have them the notice. When handed the key they said they will check the house and give my deposit back which was £400. But when time came to give my deposit back they said the carpet was a mess. Now my nice and lovely people can decide if you live for six years in a house with your family what will be the state of the carpet but I even used the carpet cleaner once and the house was kept very clean. But when the times come to give the deposit back they have always got reason. FRAUD PEOPLE IGNORE PLEASE

Absolutely brilliant service from start to finish. I live in London but our property is located in Leeds. It was extremely difficult in the beginning trying to find a reputable company that could provide a high-quality level of service and trustworthy enough to do the job being a 4 hour drive away and not being able to come down often to check on progress. Pav and his team did not disappoint!
The moment I realised this organisation was a professional company came when I received 3 different quotes from different companies and Care 4 Properties was the only organisation to follow-up with us continuously whilst we waited for our insurance company to payout for damages caused by tenants.
The refurb works were extensive to our 6-bed, 2-bathroom house (£25,000+), but Pav was extremely flexible to our schedule. He came in, assessed the damage and gave us his unbiased opinion on what works to have done within our given budget and how he could help us achieve our goals. We worked out a price plan and a schedule of payment that was flexible e.g. 50%, 25% 25% payments for different works regarding flooring, decorating, electrical and heating installation. I wanted to pay this way to check that works were completed to high standard before finalising payments and this method worked wonderfully. There’s always a risk that dodgy works have been done and it’s too late to get your money back.
Pav was always contactable and always returned our messages and emails promptly. Where issues occurred he was always forthcoming with information and provided extremely competitive market rates for works (especially our heating installation).
The works took roughly 4 months but was worth the wait. We never once had a complaint from neighbours regarding noise and Pav and his team were exceptionally tidy in cleaning works away. I have throughly enjoyed working with Care 4 Properties and would recommend them to anyone as an independent and unbiased customer. I found them on the FMB website and trusted the reviews of others, and I am glad to say I can leave this review of my good experience with them.

We called for viewing a property that was available to view after one month. We were the first to view and we called 3 times in this period of time to be sure that we have a chance to view the property.
After viewing it we told the agent that we agree with the terms and we want to rent it so the agent said that the house is ours now and we were as well the first people who saw it so we were very happy. He said that we have to go to their office to sign the papers. At the office we showed the documents required for renting, everything was completely perfect and legal with them (that's what another agent from there said) and he told us to come to the office after 2 hours because he need to speak with the landlord to see if he is allright with renting to us.
Coming back after 2 hours, we were shocked to find out that apparently the landlord found already somebody to move to the property, but both the agents told us before and for several times that everything is fine and if we like the property it is definitely ours.
I can say that the staff was unprofessional, with lack of communication, they were being very rude and unpatient as well when we tried to explain them that both parts we agreed with something and we don't understand why they changed their answer completely.
We were coming from another city to view the property, spend a whole day viewing the property, going to the office being completely sure that we are definitely renting it (as we've beend told), waiting for the answer and at the end being told something completely different.
I don't recommend them to anyone. A very unpleasant and highly unprofessional experience. There are so many agencies on the market to look for to help you and I'm afraid they are not one of them.

I don't like the way they carry out their inspections what they do they photograph the ceilings,the walls,the doors the stairs the bathroom and your bed.first of all thats not very nice .they can do an inspection without taking pictures.by doing that they make you feel like they dont trust you as a tenant and that you may have damaged the property so they have to take photos to show to the landlords they should stop doing that.secondly they don't do any repairs you will be lucky if any repairs are carried out.ali Hassan

Never mind renting from them. They can't even arrange veiwings. First they book one in on a bank holiday (when they were closed). Second on several occasions told them to book on in for 2pm. After reading up on them I decided to cancel it. Just as well as they had it in for 12.30 .If they can't use a calendar what chance they with your money???

This company are a shambles!! Advertising properties without epc gas certificate and electric certificate. Electricians x3 have said the house needs to wiribg and is dangerous. They are aware of this yet have offered the home to another incocent family!! Taking people's money not using deposit schemes which is the law. Coming mob handed and bullying clients. They are aware a property is dangerous yet offered it to another family with children!!!

Bad bad bad never seen anything like it . The rude lady that works there (bad saleswomen). Arranged a viewing without letting us know , so I did not let her in and she went on and say that normal people are awake at this time and I shouldn't be here (11.00am) , i should let her in and she even said she'll quick me out the house ???? haha care4properties is a joke period .
Don't respect people base on where they live cos at the end of the day they all your properties and like u said c4p so u should care for all of them and for all your customers aswell .

Went to this establishment to let out a house. It took them 2 weeks just to get the property advertised on their own site, and after a month still no tenants. They didn't push my property to be let out at all. They wouldn't respond to my phone calls or answer my emails to give me a status update on the property. Unprofessional service and lack of urgency when taking on the responsibility of letting out a property. There are plenty of other good lettings agents in the area. I would steer clear of these.
