We have just finished the tenancy with Pedder Dulwich Village and they seem to be heavily favouring landlords for checkout deposit process. We paid for an expensive professional end of tenancy clean but pedder inventory clerk reported such minor issues that it looked hilarious to even notice it.
Similarly, they didn't take normal wear and tear into account and Pedder just asked me to talk directly to the landlord for deposit negotiations instead of looking to propose and release the deposit. It sounds a big pain to get the deposit back.
I would refrain from taking a property again from Pedder and suggest them to be practical so that people have a smooth experience.

Nor did they even try and put up a fight or try and keep us when we withdrew from them.

I find it interesting that overwhelming majority of the 5-star reviews come from people who wrote a total of 1 review - must be very happy customers to write their one and only review about this specific business. In my experience, however, Peder is a negligent and incapable property manager.
As a landlord myself, I would’ve never given them my property. That’s because I don’t enjoy having unhappy tenants who are ignored and literally left in the freezing cold to the point of engaging an attorney for breach of contract proceedings. I believe in paying a management fee and being left in blissful peace, not receiving legal notices because the management company is ignoring its responsibilities.
As a tenant, I feel like I’ve been hitting my head against the wall for three months trying to get these guys to live up to their contractual obligations and provide us with a liveable “luxury” flat as advertised. It was all great up until we signed the contract and paid the fees and deposit. Then things changed - the agency completely lost interest. They expect you to take hours out of your work day to actually go to their office in person for every single bureaucratic admin BS requirement - which they have a lot of. The agent who rented us the flat was negligible and made a number of mistakes that took months to correct, all the while we had to chase him continuously.
The property was delivered dirty and in a poor condition after previous tenants moved out. It took nearly 2 weeks to have the appliances turned on when we moved in and we didn’t have a working fridge the whole time because the property manager is located God knows where, but certainly nowhere near the property, nor does she know anything about it. We had to wait for a landlord to approve the quote for a new fridge, until yet another one of contractors came out and discovered that the fridge was mysteriously switched off through some hidden plug, and not actually broken. A very simple fix had the property manager actually been managing the flat or knew anything about it. Same with a thermostat - a 6 week wait for a contractor electrician because the property manager couldn’t provide us a manual for the unit or assess the problem.
Breakdowns take 6+ weeks to address and require you to take multiple days off work while you are waiting for multiple contractors to come out for quotes first and then to fix - again, after having to chase the property manager continuously. They only seem to take action after breach of contract notices, so prepare to have your attorney on a speed dial. And make sure you are ready to be home in the middle of work day for a 5-hour window on a regular basis (so far 7 separate days in 3 months) if you want to have functioning appliances and flushing toilet/working bathroom.
All in all, be very mindful of this place. We found a flat we thought we could be happy in for a long time, but will have to move once break clause kicks in because we simply cannot handle any more emotional distress of living in a property that is so poorly managed.

Showing us around the properties Dan was friendly and knowledgeable, and had some great local insights into the area. During the application process he was quick and helpful in his replies and was always available to answer questions. Dan made every effort to accommodate our needs on the move in date and made the whole process as smooth as possible.
On the move in day we were met at the property on time and the check-in was done extremely quickly and efficiently.
We have used several agencies in the past and Pedder has by far been the best experience.

Pedder were very very helpful in supporting me through the sale of my house, the process was very up and down but I got more help from Pedder than my own solicitor! Rosanna was always at the end of the phone to help, listen and advise, she got various letters and documents where they needed to be when there were hold ups, which there were. Yvonne who works in the office was also very friendly and helpful, she assisted me with practical things like photocopying, downloading and scanning. It is a stressful business and Pedder’s efficiency, calmness and warmth certainly helped me to get through, thank you.

Very god experience so far with Pedder Dulwich Village, I’ve just started a tenancy and everything went really smoothly. Fees are ok (there’s cheaper and also more expensive) but the service overall is really good.
Sofia has been both very efficient and very kind and nice, which is something I really appreciate as I’ve had some bad experiences with rude and dismissive estate agents.

Would not recommend. Consistently poor service over the four years we lived in our last property, so much so that the landlords eventually changed the terms of our contract specifically so we wouldn't have to deal with these people directly any more.
Special mention goes to the agent who managed to accidentally send us a remarkable amount of identifiable information of other tenants over a short space of time.
