I have had the same experience as others below. Proctors managed my property for a year and I had no issues, as soon as it moved to Cook Estates I have not received a single rent payment on time, sometimes in bits and pieces and always taking multiple emails and calls to which are all ignored before finally receiving payment. It has caused me a great deal of work and stress and to be charged for this is appalling. I would not recommend this company... Read more

Strongly advise against using Graham Cook for property management. I used Proctors for five years and for the first four they were excellent. I had to switch to another agent as I had issues for around a year with them not forwarding my rental income, despite my tenant paying regularly. It was an ongoing challenge and they were totally unresponsive. Save yourself the stress and find another agent!... Read more

DO NOT USE Cook Estate agents (know formally as Proctors East Agents Anerley) the worst most unprofessional company I have ever had the pleasure to deal with. My wife and I attempted to market our property with Cook estates for rental. We have previously used them (when they we under Proctors) and the service was pretty good. Therefore a no brainer to use them again. We also wanted to support local business in these testing times. Their unwillingness to respond to phone calls has been disrespectful, rude and lazy and therefore didn't end up using them. We eventually marketed with KFH and had multiple choices of tenant within days of going to market. As mentioned we rented with these guys previously when they were under the Proctors umbrella. Again disappointment, we have been waiting to receive our deposit back (as landlords, previous tenant agreed to some damages) for over two months. That money seems to have been consumed by Graham Cook himself. Very disappointing, and the matter will be taken further. My advice. AVOID THESE GUYS.... Read more

What can I say other than an absolutely excellent service from beginning to end! My dad was a hesitant mover but Tom put him at ease throughout the process, going above and beyond what you would normally expect. Registered interest in viewing a property the day it was listed, my viewing got cancelled 4 times, each time I had to call Warren to check the viewing was still on and each time "some drama" had happened such as losing the keys meaning I couldnt go to view. The final viewing was cancelled half an hour before as someone else had offered. After 3 weeks of trying to see the property i am unsure how someone else managed to get a viewing, lucky them! This could not have been good for the seller either as they could have recieved multiple offers but Proctors just didnt want to put that effort in. Very annoying.... Read more

Do not trust them to manage your property. We have made this error and months of rent payments are missing and no one is able to explain what is happening with our rent. It takes weeks to get a lousy email, and the last one just to asks for the information I already sent and have been chasing a response to. It is super dodgy and I am very worried about my flat, this is now (due to the lockdown) the only income I should be receiving, so this is extremely stressful. I have been chasing this for months. Terrible customer service. And this is despite of us paying the highest fee option, for the full management of the flat. Unprofessional and untrustworthy.... Read more

Warren and Kathleen were absolutely amazing and I could not recommend Proctors enough due to them. I was the purchaser on a property which I so desperately wanted but I was having difficulty selling my own property. Warren and Kathleen understood my situation and they did everything possible to help ensure that I could buy the house they were selling on behalf of the vendors. When I was in a position to proceed with the purchase they were with me all the way and helped get me completed a swiftly as possible. They allowed me to view the property as many times as I wanted and let me explore the house without any pressure but were always on hand to answer any questions no matter how silly I thought they might be.
