Proctors sold my first home in Sidcup in August 2026 and I would recommend them without hesitation. Nick in particular was outstanding from the very first valuation right through to completion.<br><br>The care taken over the marketing was obvious straight away. The photography was genuinely excellent and showed the flat at its best, and the listing was accurate and well written rather than the usual copy and paste. That effort paid off in the quality of the viewings we had.<br><br>Where Nick really stood out, though, was everything that came after the offer. He kept us updated and informed at every stage, and just as importantly he explained what each step actually meant and what our options were, which made a real difference when we had decisions to make. He was always easy to get hold of and never left us chasing him for an answer.<br><br>Ours was not a straightforward sale, and Nick and the wider team at Proctors were relentless in the best way, chasing and liaising with the solicitors on both sides to keep everything moving and to make sure nothing slipped. He was proactive rather than reactive, and more than once he had already picked up an issue and started sorting it before we even knew about it.<br><br>Selling your home is a stressful thing to do. Having Nick and the team at Proctors handling it made it far less so, and I am very grateful. Thank you!

We recently sold our flat through Proctors and couldn’t have been happier with the service we received from the whole team, with a special mention to Nick Rose.<br><br>From the very beginning, Proctors really set themselves apart from other agents we spoke to. Their communication was fantastic, their advice was always honest and considered, and we immediately felt that we were in good hands. The marketing of the property was excellent too. The photographs looked fantastic and the write-up was thoughtful, detailed and genuinely did a great job of selling the flat.<br><br>Nick handled the viewings and negotiations superbly and managed to secure us buyers at a great price within a month, despite what was an incredibly slow market at the time.<br><br>Where Nick really went above and beyond, though, was during the sales progression. Because of the chain we were working to a tight deadline, and shortly into the process it was discovered that our lease was outdated and required a variation to reflect the current situation. This added a significant complication at exactly the wrong time.<br><br>Nick was absolutely brilliant throughout. He communicated regularly and tirelessly with everyone involved, including ourselves, the buyers, the rest of the chain and the solicitors. He kept everything moving, chased where necessary and made sure everyone knew exactly where things stood.<br><br>The sale eventually went through right at the last hour, and I genuinely don’t think it would have happened without Nick’s persistence and involvement.<br><br>We are extremely grateful to everyone at Proctors for the service we received. If I could give 10 stars, I would. I wouldn’t hesitate to recommend Proctors to anyone selling their home,

We used Proctors for both the sale and purchase for our recent move. Despite a lengthy chain leading to some sleepness nights and some challenges the Petts Wood team, particularly Carl were fantastic - supporting us throughout. Nothing was too much trouble, and thy were adept at managing some tricky situations. We would definately reccomend to anyone thining of moving. #greatteam!

We used proctors in petts wood to both rent out a property and then to sell. Nick made the process very easy. He found us fantastic tenants and made renting a simple process with no issues .
When we later on sold the property he was fantastic. In fact the whole process just took a few months. He found a buyer quickly and helped explain anything to us that we did not understand. From start to finish proctors have been brilliant. And I highly recommend them for tenancies and selling| buying.

Fantastic customer service from start to finish from the team at Proctors on both the sale and purchase on a new property. We were working to tight timelines with the birth of our first child due next week, and thanks to Nick's tireless effort liaising with solicitors on both sides to ensure the process continued moving we've managed to get in on time. I would highly recommend using Proctors Petts Wood if you're thinking about selling / buying a new home.

Proctors are very nice nice and friendly to deal with. However, my only criticism is that the photos of my flat were not professionally done. I have today seen a £1,600,000 house advertised by Proctors and the photos are in a totally different class. Admittedly when it was first listed I had not done away with lots of furniture etc and it now looks much better, however, I didn't find the photos good enough and my family and friends agree on this. As most agents use professional photographers I find this was a mistake on their part. But please do not mention my name to them. But they do know this area and my building so that is in favour of them.

Overvalued the property against market knowledge . Zero viewings in 12 weeks. We removed property from their hands as soon as we could.
Feel very much let down and unsupported. Proctors Beckenham complacent. Not hungry enough.
