I have been with this Estate Agent for 12 years that they have been managing the flat that I was renting. STAY CLEAR OF THESE LIARS Me and my partner recently agreed to rent a property from this branch, from the minute we started the process we was lied to, manipulated and treated with extreme disrespect. First of all, their properties are falsely advertised, we got the keys to our new flat and upon arrival was greeted with mould, cracked windows, smashed appliances and stained carpets which we was unable to see when we first visited due to the former tenants still being at the property. The flat was advertised as "available immediately" yet we had to wait over a month for the tenants to move out and for supposed "works" to be carried out on the flat. Our move in date was delayed because they was apparently getting contractors in to make it more acceptable, however this was not the case. When we walked in we could immediately see that no works had been done at all, a child could clean a flat better than the state it was left in, we was appalled. There was even stains on the wallpaper which had what appeared to be human waste. Disgusting to say the least. We went back to the office and was immediately patronised and spoken to horrifically by Tom, who told us to just cover the stains and marks with our own furniture! He tried dismissing us as soon as we aired our concerns, very professional! We was also lied to about a potential parking space, we was told to apply for a permit through the council, yet upon research of this, it turned out you can't get a permit for the area. As we are a young couple they thought that they could just talk down to us and make us feel stupid for wanting a clean flat to raise our newborn due in December, I would like to see him let his children crawl on them disgusting carpets! We eventually managed to get our money back, however prior to this we had reached a verbal agreement to take the wallpaper down as it was clearly not suitable. Then, Tom decided to lie to the landlord and say that we took the wallpaper down without permission which they tried charging us £200 for for one wall! I didn't agree to this and instead of trying to resolve it they thought it would be acceptable to deduct £150 off our deposit without permission. They are thieves. They have now decided to re list the flat on all platforms with false pictures that do not show the extent of the damages or stained carpets. Do not go anywhere near this branch as you will be treated horrendously, it is safe to say we will never be renting through them again or recommending them to anyone. Stay well clear.... Read more

Thankx to Zoe Bailey at Reeds residential in southend on sea, she went extra mile to get my family a place to stay, after 4months of searching for accommodation.most of the residential agency's could not help, even we had money to pay rent for 3 months. As first time tenants it was so difficult to get help from the agency,,we viewed more than than 50 houses In the past 4months, westcliff on sea. Leagh on sea, and Southend-on-Sea.. But we could notbe offered.. To my surprise most of the of the house we viewed are still empty and not occupied.. Most south end housing agency to be honest are very difficult to deal with and very unhelpfully. But Zoe Bailey at Reed residential and was super star for us..... Read more

This review is a bit long winded but, I would advise anyone wishing to do any business with Reed Residential to fully read it. My stepdaughter rented a house in Southend on Sea managed by Reed Residential. In December last year they gave her 1 months notice that her rent was going to increase by over 20%. She could not afford such a large increase as she is a single mother with 2 toddlers. She gave Reed 1 months notice on the 8th January and it was arranged to hand the keys back on the 8th February. On the 8th February she went to Reed's office in Westcliff on Sea to hand the keys back. After handing over the keys my stepdaughter asked how to pay the 2 weeks rent that was outstanding. She was rudely informed by the property manager that she would have to pay rent until the end of the month. My stepdaughter was shocked by this but felt intimidated by the property managers abrupt and nasty attitude. She then walked out of Reed's branch and told her mother what had happened. After getting some legal advice her mother phoned me to tell me what Reed were demanding. I instructed my wife and stepdaughter to go back into the branch and get the keys back. If they were charging rent until the end of the month then they were not entitled to have the keys back until the end of the month. My wife went back into the branch with my step-daughter whilst I was on the phone with her to confront the property manager about having to pay until the end of the month. My wife told Reed that they were not entitled to charge rent after the 8th February and that my step-daughter would not be paying it. She was then told that they would take it out of the security deposit if it wasn't paid. After a bit more discussion I told them to leave with the keys, which they did. On 13th February my stepdaughter received an email from the Reed property manager stating that because she didn't hand the keys back on the 8th February as originally planned, she would be charged rent on a daily basis until they were returned, and that she would lose any potential rent refund if they were kept until the end of the month. This email obviously caused some concern because it completely contradicted her statements in the branch. It was clearly a CYA email to cover her mistake. My step-daughter sent a response clearly telling the property manager that she knew damn well the keys were handed back on 8th February and we only requested them back because they were not entitled to have them if rent was payable until the end of the month. No response or denial was received from the property manager. My stepdaughter along with my help then started a formal complaint process. At the end of a lot of back and forth emails Reed are completely denying saying anything about having to pay rent until the end of the month. They have no explanation why we requested the keys back. They seem to think that it's believable that a single mother with 2 small children would choose to continue to pay rent on an already vacated property just for the fun of it. They have denied everything. Reed are willing to take over £500 in rent from my stepdaughter, that she didn't need to pay. Whilst renting the property my stepdaughter had many issues with the house. There was an issue with rodents which she was absolutely petrified of. The shed in the back garden was falling to pieces and had become dangerous, preventing her from letting the children into the back garden to play. A brick wall had collapsed into the alley behind the shed. All of these issues were reported to Reed on multiple occasions by my stepdaughter and my wife. Not a single thing was ever done about anything in the 4 years she lived there. The neighbours told me that the property used to be run as a brothel. The neighbours complained to Reed many times but nothing was ever done. Obviously this matter is going to be taken further and might end up the civil court. Reed Residential are probably one of the worst, morally bankrupt, unscrupulous company's you could ever deal with. Do yourselves a favour a steer well clear.... Read more

NOTTINGHAM STUDENTS DO NOT USE THIS COMPANY! I have never worked with a company with so much incompetence ever in my life. We rented from Reed for 3 years and not a single thing was done correctly. The time it takes for them to send out contracts, the number of spelling errors on them, sending the guarantor ones to the tenant and vice versa, spelling names wrong... the list goes on. (I think the replies to these reviews from Adam, the supposed manager, speak for themselves)! We renewed our tenancy, had paid our deposit to MOVE IN on 10/09, the contracts weren't sent out until 28/10 despite chasing them constantly, then they had the audacity to tell us we weren't supposed to have moved in yet as we hadn't signed a contract that took them 48 days to send AFTER the move in date. It gets worse.... We started our final year and everything was 'okay' for about 2 months. We then raised that there was a leak from the bathroom through the ceiling to the lounge and there was an alarming amount of mold. After going back and forth with Emily saying 'yeah mold is a thing - nothing I can do' and with the contractor not showing up for weeks we quickly started regretting signing the contract. We showed her photos of our walls, our clothes/shoes which has mold on them and how the mold on the wall was dangerously close to our built-in beds and our heads when we were sleeping. Finally, the contractor showed up to fix our leak and noticed the damp and mold throughout the house and rang Reed to instruct them to get us to move out of the house ASAP. The last night we spent in our house we discovered a load of mold on our bedsheets and pillows as well as mold mites in my bed. In all fairness we were moved quickly to a nice 5-bed flat and they replaced my bedding; we were very grateful for this. Living in a mold-free home was obviously too much to ask for as a few months later we received an email from Reed telling us to pay more rent because we were moved into a 'more expensive' property - which was never previously agreed! After asking them to prove to us that this was in some sort of contract/if we were notified of this before, they dodged the question repeatedly. Obviously, we didn't come to an agreement (aka they couldn't find any proof and knew that we (the tenants) were in the right) Reed decided to take it out of our deposit. Fortunately TDS sided with us as, like mentioned before, there was no contract that stated the price increase due to their embarrassingly bad admin team. This all took place during our Third Year exams and as you can imagine caused us much stress. It's not worth using this company as they are all incredibly dumb and can't string a sentence together let alone get contracts correct/on time - don't bother.... Read more

I am furious at the ever changing rental policy. First cannot view as no guarantor and now cannot view because a tenant has to earn x3 the yearly rent (more expensive than a mortgage). Yet the property remains empty and the perspective tenant could have moved in a weeks time! Local people are being overlooked by this local company who has grown and been made successful by the very community it is now rejecting!! You are biting the hand that fed you by greedy pricing and unrealistic terms and conditions; preferring having an empty property with no income instead of a working tenant who is ready to move in! Further more your telephone staff need a retrain in customer services as they are rude and abrupt and really sound like they don’t want to be at work!... Read more

After moving out of our student property, they took over half of our deposit from us (most of it due to cleaning charges even though the property was disgusting when we moved in). And it was much cleaner after we left. To which their response was 'everyone's standard of clean is different'. Promised us a de-humidifier and never received it. They once even called me to ask me why I hadn't paid my rent even though I'd paid it months prior. After confronting them about it, they put the phone down on me then called me back shortly to tell me I was right. Please stay away from Reeds, they do not care about their tenants at all and when you have any sort of issue they make you feel like you're being a burden for reporting it. I rented a property managed by Reed for 12 months, and in that time had multiple issues that highlighted both great incompetence and a lack of care on behalf of Reed. When I first moved into the property there were several issues including a broken oven, a non-functioning extractor fan, a broken shower head and a broken blind. The maintenance workers hired by Reed failed to show up and I ended up fixing all these issues myself. While Reed apologised for this, the fact that they hired such unreliable maintenance people shows some serious issues. Also the fact that such repairs were needed made me question Reed's reliability as I was told that I couldn't move into the property early as maintenance needed to be completed, this maintenance clearly left a great deal to be desired. Reed also made an annoying habit of ignoring emails, I once emailed Reed about supplying me with a letter box key, but they failed to respond to my email in any way, one of my neighbours who has lived at the property for far longer than I, had simply said, 'you have to keep trying'. I should not have to repeatedly email a company to give me access to a letter box connected to the property that I am renting. Ultimately, this was just minor inconvenience as I was able to bypass the lock to open my letter box, raising further questions about the security guaranteed by Reed managed properties. Finally, I must note the incredible incompetence with which Reed handles emailing tenants. I on multiple occasions received emails from Reed that were intended for other tenants in other properties managed by Reed. This supplied me with the names and addresses of other Reed tenants and highlights, at best, incredible incompetence on Reed's part or, at worst, a complete disregard for the privacy of it's tenants. I responded to Reed on these occasions informing them of their mistake, but they did not acknowledge it on any occasion. Finally, on the day I received my email regarding my deposit return, the email had someone else's name on the top of it. From start to finish Reed have been an example of incompetence and I would avoid recommending them to anyone, in fact, I would be far more likely to recommend avoiding Reed Residential as best as you can.... I rented a flea infested property. The last tenant supposedly called Reed the day after my rental started and informed of the fleas. I never stayed at the property as I was staying at a friend’s, but the property smelled disgusting, it was definitely unsanitary. They hired pest control to treat the property yet it was an extremely unusual flea treatment, supposed to take 4 weeks to fully eliminate fleas. After 2 weeks I tried to move in and a flea jumped onto my arm, I made a flea trap and caught about 8 in 24 hours and sent them videos that clearly showed they were fleas. I had to pay for a hotel myself and the agency refused to refund me anything, even the rent, as “it was normal to have fleas as the treatment is still working”. Although that doesn’t make sense as cat fleas transmit diseases and tapeworms, so the property is uninhabitable. I felt extremely lost as I had paid the year in advance, being an international student. I decided to rent a new property and find a replacement tenant when the property was truly clear of fleas. After 4 weeks they claimed pest control went there and it was free of fleas so I went there to check for myself and build another trap. I left with about 20 fleas on my jeans. I was extremely traumatised, not knowing where to go as I didn’t want to infest my new property. They didn’t believe me, even with a video of fleas in my jeans, so I hired my own pest control to produce a report, they certified that it was completely infested with cat fleas and it was a health hazard. Overall it took 3 months for them to decide to refund me the full amount (and the first time they gave me ANY refund), only after they treated the property again and I found a replacement tenant and made multiple threats of going to small court. They treat their customers horribly, do not reply to emails or Whatsapp (or reply partially), do not repair things and in my case they simply did everything they could to deny the existence of fleas. Even if their pest control company made a mistake they shouldn’t treat people like they do and should investigate a complaint like that and offer the person housing if their property is undeniably infested. Edit: After they knowingly denied this truthful information I decided to add photographic evidence. Translation of the email "you have to live with fleas even though it's a health hazard because we hired some sketchy pest control company that claims that the treatment takes 4 weeks. We won't provide you with safe accommodation nor a fair refund." They only get good reviews from landlords as they obviously mistreat their tenants, avoid at all costs!... Read more

Booked appointment to view a property at 14.00 explained to the agent that I'm coming from London could get delays. No issues agent stated. On the day there was traffic delays called up and spoke to reception who said no problem. Half way through my journey the agent phoned again and said if I'm later than 14.00 they would be unable to do it. When I tried to explain I had called earlier , the agent stated he has to go home to collect his son and his son is more important. On the whole, we received a poor service from reed residential. We were students that decided to rent out a 7 bedroom flat in Birmingham. When we arrived, my flatmate had vomit on her bed mattress and a broken chair, another flatmate had a broken bed, my wardrobe door was held together by a piece of string, and the place was filthy (especially the bathrooms). Throughout the year, the service for our maintenance requests was mixed, with some being speedy and efficient, and other sometimes less so. We also requested to know how much electricity we we’re using to ensure we wouldn't be charged for using too much, and we never heard anything back. When we reached the end of the year, we also had issues with our deposit. We waited 3 months until we heard anything official about our deposit deductions, despite our contract stating that we should hear “within 10 working days of the end of the tenancy if they propose to make any deductions from the deposit”. The owner asked us to set up a WhatsApp group with him, and sent us an image of our individual deductions scribbled onto a piece of paper - hardly professional. The deductions were initially outrageous, but the owner did offer to bring the price down due to the time we had to wait to hear back. I’m sure the owner will come back to this stating that we left the flat in an unacceptable state, which of course, is not true, as we spent the whole week cleaning the place up. Nevertheless, I doubt any of the deductions from our deposit will be used to clean up the place, given the mess we moved into at the beginning of the year. I would not recommend using this agency.... Reed Residential lets a terrace property between my own property and my neighbour's. Both my neighbour and I have requested maintenance to adjoining elements of Reed's property which are in need of repair (and subsequently effect myself and my neighbour's home if left in a state of disrepair- such as a fence post which cannot hold a panel, and a garage roof leaking into my neighbour's porch). My neighbour, the tenant, and I have repeatedly reported these issues to Reed Residential during the last four years but the responses have been apathetic, evasive, and ultimately ignorant. The issues have been repaired and reluctantly paid for by ourselves, but the experience of Reed's has been appalling. And I personally think that my goodwill to the tenant has been exploited, which discredits the idea that Reed understands their responsibility to the communities in which they operate; nor do they appreciate the source of their profits.... One of the worse estate agents I’ve experienced yet. Various issues with a flat I was staying in, they sent their “handy man” round who broke 3 door handles and left us with a sink that was broken, We had several leaks from pipes, including a hole in the roof which when is rained leaked into the carpet and draped down the hall way, this was in Finchley Road with £950pcm rent. These issue were emailed across and reminded on a monthly basis but nothing was done to fix, So I found a new place to live. The staff are young and not really clued up, I was told I was “unable to leave my flat until I had found a new tenant to replace myself” I stayed at this property for around 18months of which there was never 1 inspection! Worst estate agent ever !!! Avoid at all cost. I have been calling several times to receive a working key for the postbox and never got one after 12 months, only a rude confirmation that they already recorded the problem. One of the rooms had water dripping inside the middle of the room everytime it rained. Reeds promised to fix it but never did !!! Now they claim £540 fees for cleaning and painting when the property was left cleaner than found. On top of that, they expect the Tennant to pay £50 for the privilege of seeing their 'proof'. Bad quality flat. Once we moved in, most of the stuff didn’t not work like radiators and shower. The issues were reported but the agency did nothing. The house suffered from mold. It was reported and nothing was done about it. Upon moving out at the end of the tenancy, the agency expected us to pay rent twice for the last month, they can’t even calculate properly. We were charged for the issues that were in the flat when we moved in, they all were reported but the agency charged us like it was our fault. I highly don’t recommend them. They are unfair. One star is being generous. I have been renting for awhile now and Reed are by far the worst company I have come across. They are slack on maintainace. I have had the same issue since September and have been told each time someone will look into it and each time nothing comes of it and they will expect the problem to just disappear. It has taken a lot of chasing up to get them to take a serious interest and even now I do not trust they will bother sorting things. As long as they get their money they do not care about you. There is a huge problem with lack of communication and members of staff I have spoken to in the office seem very inexperienced/unknowedgable. To add to this is signed to live in my place another year due to convenience. However reed then still put my property up for rent and arranged viewings (also giving less than 24hr notice) despite the fact I had signed a legal contract to stay another year already. I am sorry I ever went near this company and will make sure I avoid them at all costs and advise you do too. Phoned them back to explain we’d never had a call, simply said they didn’t have keys because they couldn’t reach the tenant. So phoned them back a day later to express interest in another property and were fobbed off again saying we’d get a call to book in. We never did get that call. The worst management company!! Emails are ignored, calls are rudely brushed off and we are always made to feel like an inconvenience for asking for basic things.... Don't maintain anything, the property was falling apart when we moved in.... They couldn't even organise the clean and paint refresh when we agreed on the contract. Luckily the letting agent had morals and sorted it for them.... We have been without full running hot water for 4 months and without any for the past 2 weeks.... When we call we are passed from pillar to post, we get given the directors number and he tells us it is nothing to with him and call the office.... No sense of responsibility. A plumber they had booked left the property without payment as they had decided to lie about how they were going to pay (said card when apparently invoice, according to the plumbers head office) with no one taking responsibility in handling those they contract. A clear assumption can be made that for landlords this company would result in upping costs as a result of not fixing problems once they have been warned about them. For us this has resulted in causing the building damage and not just the property in question.... Read more

Terrible with maintenance, we were without hot water for three months! They were rude on the phone when I rang up with issues, it generally felt like you were an inconvenience, not a customer! They also started renovating the house and made my room unusable before the end of my tenancy ignoring specific instructions not to start on my room.
