STAY CLEAR OF THESE LIARS
Me and my partner recently agreed to rent a property from this branch, from the minute we started the process we was lied to, manipulated and treated with extreme disrespect.
First of all, their properties are falsely advertised, we got the keys to our new flat and upon arrival was greeted with mould, cracked windows, smashed appliances and stained carpets which we was unable to see when we first visited due to the former tenants still being at the property. The flat was advertised as "available immediately" yet we had to wait over a month for the tenants to move out and for supposed "works" to be carried out on the flat. Our move in date was delayed because they was apparently getting contractors in to make it more acceptable, however this was not the case.
When we walked in we could immediately see that no works had been done at all, a child could clean a flat better than the state it was left in, we was appalled. There was even stains on the wallpaper which had what appeared to be human waste. Disgusting to say the least.
We went back to the office and was immediately patronised and spoken to horrifically by Tom, who told us to just cover the stains and marks with our own furniture! He tried dismissing us as soon as we aired our concerns, very professional!
We was also lied to about a potential parking space, we was told to apply for a permit through the council, yet upon research of this, it turned out you can't get a permit for the area.
As we are a young couple they thought that they could just talk down to us and make us feel stupid for wanting a clean flat to raise our newborn due in December, I would like to see him let his children crawl on them disgusting carpets!
We eventually managed to get our money back, however prior to this we had reached a verbal agreement to take the wallpaper down as it was clearly not suitable. Then, Tom decided to lie to the landlord and say that we took the wallpaper down without permission which they tried charging us £200 for for one wall! I didn't agree to this and instead of trying to resolve it they thought it would be acceptable to deduct £150 off our deposit without permission. They are thieves.
They have now decided to re list the flat on all platforms with false pictures that do not show the extent of the damages or stained carpets.
Do not go anywhere near this branch as you will be treated horrendously, it is safe to say we will never be renting through them again or recommending them to anyone. Stay well clear.... Read more

Thankx to Zoe Bailey at Reeds residential in southend on sea, she went extra mile to get my family a place to stay, after 4months of searching for accommodation.most of the residential agency's could not help, even we had money to pay rent for 3 months. As first time tenants it was so difficult to get help from the agency,,we viewed more than than 50 houses In the past 4months, westcliff on sea. Leagh on sea, and Southend-on-Sea.. But we could notbe offered.. To my surprise most of the of the house we viewed are still empty and not occupied.. Most south end housing agency to be honest are very difficult to deal with and very unhelpfully. But Zoe Bailey at Reed residential and was super star for us..... Read more

This review is a bit long winded but, I would advise anyone wishing to do any business with Reed Residential to fully read it.
My stepdaughter rented a house in Southend on Sea managed by Reed Residential. In December last year they gave her 1 months notice that her rent was going to increase by over 20%. She could not afford such a large increase as she is a single mother with 2 toddlers.
She gave Reed 1 months notice on the 8th January and it was arranged to hand the keys back on the 8th February.
On the 8th February she went to Reed's office in Westcliff on Sea to hand the keys back. After handing over the keys my stepdaughter asked how to pay the 2 weeks rent that was outstanding. She was rudely informed by the property manager that she would have to pay rent until the end of the month. My stepdaughter was shocked by this but felt intimidated by the property managers abrupt and nasty attitude. She then walked out of Reed's branch and told her mother what had happened. After getting some legal advice her mother phoned me to tell me what Reed were demanding. I instructed my wife and stepdaughter to go back into the branch and get the keys back. If they were charging rent until the end of the month then they were not entitled to have the keys back until the end of the month.
My wife went back into the branch with my step-daughter whilst I was on the phone with her to confront the property manager about having to pay until the end of the month.
My wife told Reed that they were not entitled to charge rent after the 8th February and that my step-daughter would not be paying it. She was then told that they would take it out of the security deposit if it wasn't paid.
After a bit more discussion I told them to leave with the keys, which they did.
On 13th February my stepdaughter received an email from the Reed property manager stating that because she didn't hand the keys back on the 8th February as originally planned, she would be charged rent on a daily basis until they were returned, and that she would lose any potential rent refund if they were kept until the end of the month.
This email obviously caused some concern because it completely contradicted her statements in the branch. It was clearly a CYA email to cover her mistake.
My step-daughter sent a response clearly telling the property manager that she knew damn well the keys were handed back on 8th February and we only requested them back because they were not entitled to have them if rent was payable until the end of the month.
No response or denial was received from the property manager.
My stepdaughter along with my help then started a formal complaint process.
At the end of a lot of back and forth emails Reed are completely denying saying anything about having to pay rent until the end of the month. They have no explanation why we requested the keys back.
They seem to think that it's believable that a single mother with 2 small children would choose to continue to pay rent on an already vacated property just for the fun of it. They have denied everything.
Reed are willing to take over £500 in rent from my stepdaughter, that she didn't need to pay.
Whilst renting the property my stepdaughter had many issues with the house. There was an issue with rodents which she was absolutely petrified of. The shed in the back garden was falling to pieces and had become dangerous, preventing her from letting the children into the back garden to play. A brick wall had collapsed into the alley behind the shed. All of these issues were reported to Reed on multiple occasions by my stepdaughter and my wife.
Not a single thing was ever done about anything in the 4 years she lived there.
The neighbours told me that the property used to be run as a brothel. The neighbours complained to Reed many times but nothing was ever done.
Obviously this matter is going to be taken further and might end up the civil court.
Reed Residential are probably one of the worst, morally bankrupt, unscrupulous company's you could ever deal with. Do yourselves a favour a steer well clear.... Read more

NOTTINGHAM STUDENTS DO NOT USE THIS COMPANY!
I have never worked with a company with so much incompetence ever in my life. We rented from Reed for 3 years and not a single thing was done correctly. The time it takes for them to send out contracts, the number of spelling errors on them, sending the guarantor ones to the tenant and vice versa, spelling names wrong... the list goes on. (I think the replies to these reviews from Adam, the supposed manager, speak for themselves)! We renewed our tenancy, had paid our deposit to MOVE IN on 10/09, the contracts weren't sent out until 28/10 despite chasing them constantly, then they had the audacity to tell us we weren't supposed to have moved in yet as we hadn't signed a contract that took them 48 days to send AFTER the move in date. It gets worse.... We started our final year and everything was 'okay' for about 2 months. We then raised that there was a leak from the bathroom through the ceiling to the lounge and there was an alarming amount of mold. After going back and forth with Emily saying 'yeah mold is a thing - nothing I can do' and with the contractor not showing up for weeks we quickly started regretting signing the contract. We showed her photos of our walls, our clothes/shoes which has mold on them and how the mold on the wall was dangerously close to our built-in beds and our heads when we were sleeping. Finally, the contractor showed up to fix our leak and noticed the damp and mold throughout the house and rang Reed to instruct them to get us to move out of the house ASAP. The last night we spent in our house we discovered a load of mold on our bedsheets and pillows as well as mold mites in my bed. In all fairness we were moved quickly to a nice 5-bed flat and they replaced my bedding; we were very grateful for this. Living in a mold-free home was obviously too much to ask for as a few months later we received an email from Reed telling us to pay more rent because we were moved into a 'more expensive' property - which was never previously agreed! After asking them to prove to us that this was in some sort of contract/if we were notified of this before, they dodged the question repeatedly. Obviously, we didn't come to an agreement (aka they couldn't find any proof and knew that we (the tenants) were in the right) Reed decided to take it out of our deposit. Fortunately TDS sided with us as, like mentioned before, there was no contract that stated the price increase due to their embarrassingly bad admin team. This all took place during our Third Year exams and as you can imagine caused us much stress. Reed Residential rescued me and my family when I was almost giving up. on searching for a house for Rent.The initial property which I applied for did not go through, but they gave me first refusal on the next one. I was a bit anxious because I was not sure if they will really give us the property. The Agent assured me that they will definitely do their best, and I am excited that eventually I got the keys. I am furious at the ever changing rental policy. First cannot view as no guarantor and now cannot view because a tenant has to earn x3 the yearly rent (more expensive than a mortgage). Yet the property remains empty and the perspective tenant could have moved in a weeks time!
Local people are being overlooked by this local company who has grown and been made successful by the very community it is now rejecting!! You are biting the hand that fed you by greedy pricing and unrealistic terms and conditions; preferring having an empty property with no income instead of a working tenant who is ready to move in!
Further more your telephone staff need a retrain in customer services as they are rude and abrupt and really sound like they don’t want to be at work!... Read more
