Cameron seemed helpful, but I’m not sure I fully trust this company or who they use for referencing, check reviews on FCC paragon before handing over a holding deposit, seems we were destined to loose £420 from the start. Easy way of making money I guess. The house we viewed was beautiful but should easily have been snapped up, perfect location for commuters so it’s shocks me it’s still available, probably taking a few more ‘holding deposits’ a big con sadly.

I have been in touch with Emma and Cameron since March 24, and at the time, I was still waiting for my certificate of sponsorship for the skilled worker route to be approved by the Home Office. I met with Emma first and she was kind enough to show me around a lovely one-bedroom apartment at the Baryta House in Southend-On-Sea and sat down with me and talked about my situation and then took in my my personal documents for review. I could simply tell from the appointment with her that day that she and her team was genuinely trying to help me where they can to secure my first home in Southend. However, due to belated visa approval, I had to postpone my search for an accommodation. Then, 5 months passed, I finally got my visa and started my new job. I reached out to Ayers & Cruiks again for help, and this time around, Cameron very kindly showed me around another one-bedroom apartment in the same building and was very friendly and helpful in terms of following up with me through emails and my application. My overall experience with Ayers & Cruiks was very positive. I would definitely seek their help again if one day in the coming future I were to purchase my own property.

I used to have property let via A&C sold it 5 years ago. Had a tax issue dating back to 2017 needed some information on a monthly statement I had lost/misplaced that I needed. Rang A&C spoke to Lettings who investigated then referred me to Accounts who within a matter of minutes had emailed me the relevant missing statement. I was shocked as I no longer have a relationship with the company so was expecting for them not to care or make an effort to retrieve the statement. Both people were so helpful I am an older person and have never written a review and didn't even know how until found out you just go to business website but was worth the time as when someone goes over and above what you expected the praise is earned. Thanks to Phil Hammond and the guy from Lettings who also helped - sorry can't recall the name.

I have just moved into a new property with Ayers & Cruiks and the whole process was smooth and stress free. I primarily dealt with Jo and Nick, however, the whole team were very professional, extremely helpful and always friendly.
I have been a tenant with them in another property for 10 years and they have always provided an exceptional service dealing with issues that arise in a prompt and efficient manner.

Just want to take some time to give a massive thanks to Bradley for helping me find the right commercial property for our business Roberts Raw Animal Foods. I arrange a viewing, go have a viewing, the same day I am sent forms to fill for referencing and am told that it will be sent to the landlord for consideration.
For 17 days there is absolutely no response from the agent whatsoever, and then on the 17th day the property is no longer on the market on Rightmove and can't be seen on their website.
Be aware, checking their reviews here on Google, this seems to be a common occursnce with them.

Has to be one of the absolute worst and rudest estate agents I’ve come across. The woman I met had literally 0 people skills and was sour faced and rude, I literally think a dog with rabies would have been more welcoming. I explained that I’m a PHD student and wanted to rent a property with my partner. The woman literally spoke to me as if I was a child and said “Oh no sorry, we’ve been burned by students before. Why don’t you ask your mum to be your guarantor and we can double check if that’s ok with mum?” I am 30 years old not 17 and have privately rented for over 10 years.If I had continued with the call, I would have been able to explain that I worked in law for the last 10 year so have an excess of savings (enough that I’d be able to buy a house if I wanted to do so) and my partner is on 70K a year so money wasn’t an issue. We actually did go ahead with viewing the property and once she realised that we weren’t 13, she tried to backtrack with some of the most vomit inducing arse kissing I’ve ever experienced. After that we both decided we definitely wouldn’t want to have to deal with a person like that as our point of call for tenancy issues so we went with Gilbert and Rose who were a million times better and didn’t have an attitude problem.

My situation was somewhat complicated due to recently arriving back in the UK after many years working abroad, not having a job in the UK at that time, having a cat, and wishing to move into a rental property as quickly as possible. Jo at A&C worked really hard to help me jump all of the hurdles, and she got me in to my lovely new rented home, which has recently been completely renovated, in just over 2 weeks from viewing to move-in. Thanks, Jo! You did a fantastic job.

When we achieved our Right to Manage in 2021, Ayers & Cruiks were the stand-out choice of company to take over our day-to-day property management. They made what was a daunting task feel effortless and a “no brainer”.
Since then, Ayers & Cruiks have been professional, knowledgeable and friendly, with nothing too much trouble. In a highly competitive - & crowded – commercial market, Ayers have shown how traditional business standards of ethics, integrity, honesty and trustworthiness can be maintained successfully. I have rented through Ayers & Cruiks for over 12 years and have just signed up to another, smaller property as we needed to downsize. The process was very easy and staff go the extra mile to make the transition a smooth one.
The ‘fixflo’ system for reporting repairs that need attention is a good one, seeing familiar maintenance people is also a bonus as you build a good working/ trusting relationship with people coming into your home.

Ayers and Cruiks and in particular Kevin Cruiks the owner of the business cost us a considerable amount in our sale of our flat due to his negligence. Actually on frequent occasions he dropped the ball and never offered so much as an apology.
In fact after we set out all of the ways he had not done his job properly and asked for reimbursement for a management pack that was produced for the wrong flat anyway we just got a reply saying 'this matter is closed.'
I don't think I've ever dealt with anyone quite so unconcerned with customer wellbeing as long as it doesn't hurt him in the pocket. I tell anyone considering renting or purchasing a property managed by Ayers and Cruiks to steer well clear. They will make your life hell!

Ayers & Cruiks manage our residential building in Southend and are absolutely SUPERB.
They are proactive and effective and just get stuff done with no fuss.
Friendly and responsive too and always go the extra mile to achieve results.
They sorted an issue with windows at our building within months meaning that we could get work done that had been blocked for 10 years !!

Awful letting agents. The ‘luxury apartments’ I lived in were such a state. Walls are painted with cheap paint. Lifts are always breaking. CCTV cameras always being ripped down. People smoking drugs inside their flat. Building floors and walls are disgusting! People’s post gets stolen from the mail room. Most people you deal with at Ayers and Cruiks are rude and don’t know what they’re doing. Such an incompetent company!!! Building is built so poorly. Everyone I spoke to in the building always had their bathrooms flooded due to the awful shower screens. Pipes are always leaking under the bath. I would NEVER recommend this company to anyone!!

I have been a model tenant in one of the 'penthouses' in Baryta house.
I have endured 14 months of sheer hell from antisocial behaviour by neighbours on the adjoining balcony. Ayers and Cruiks have consistently failed to enforce the lease or deal with extremely distressing behaviour by these neighbours....They make excuse after excuse for these people and clearly do not care! I have been forced to listen to screaming/swearing/shouting/wailing/retching/vomiting etc, sometimes until 2/3 am. God help whoever moves in after me as I am leaving!
The arrogance of the 'team' at Ayers and Cruiks is breathtaking.

Very poor service all round. Been with them for 3 years. Leaking roof / rotten window. Complained 11months ago, still not repaired!!!
The maintenance team turned up and plastered over blown plaster!! fitted cracked window sills!! And trod mud throughout the house etc etc etc

Absolutely terrible service, I've never experienced such a pathetic letting service. We were told the apartment is immediately available, but we're only allowed to move in a month later! They are extremely slow to perform any and all services, and do not provide you with feedback or an update - you have to continously phone and email them the whole time to find out if your checks were approved, and continuously ask when are getting the contract, when can you move in, what is the status of the application. Basically you're doing half of their job. They couldn't answer half of the questions and requests regarding the property
Complete waste of time - do not waste your time and money, avoid them if possible!

Worst Estate Agents, a child could run a building better than they do. Live in one of the 'luxury' apartment buildings that they supposedly 'look after'. Building is falling apart, Lifts never work, Drugs and Cigarettes are smoked within the building on a daily basis which is ignored. Cigarette butts left in the lifts and in the communal hallways. Theft in the communal areas and the mail room. If anything breaks, you have to pay for it, even when it wasn't your fault. Twice gone without hot water for 2+ weeks. constant Leaks, what does the building manager get paid to do? he always claims nothing is his responsibility. Windows smash every time the Sun comes out. Emails and phone calls to complain always conveniently ignored yet rent is going up? AVOID AVOID AVOID.

We have been dealing with Ayers and Cruiks for 18 months now as our office servicing agents. They are professional and very helpful. If there are any issues or questions they response the same day, and visit the premises on a regular basis to check everything is ok with the tenants. Julia Richards is my contact and I cannot fault her at all. She is extremely helpful, knowledgable and nothing is too much trouble for her and sorts out all my concerns, even the minute ones!!

I live within one of the residential blocks Ayers & Cruiks 'manage' and my experience has been terrible. Every issue reported, i'm met with arrogance & unjustifiable reasons not to get necessary works done. Any call back or follow up on works in non-existent, leaving tenants confused and annoyed with outstanding works.
Very poor customer/ management service.
